90 DAYS TO MAKE $100K WHOLESALING REAL ESTATE FROM ZERO — OR I QUIT (Portrait)

In this livestream Jackson Sudderth documents a day in his 90‑day challenge to generate $100,000 in wholesale real‑estate profit from zero. He alternates between live cold‑calling sellers—showing his double‑dialing workflow, voicemail scripts, and real‑time property evaluation (square footage, repair estimates, MAO calculations)—and explaining the tech stack that powers his operation (GoHighLevel CRM, Deal Closer AI, auto‑DM Instagram scripts). Jackson discusses his marketing preference for Facebook ads over Google, outlines his team’s roles, and repeatedly offers viewers free access to his wholesale training community, including a bonus one‑on‑one call. Interspersed are personal journal entries where he sets a 365‑day self‑improvement plan centered on faith, becoming a better husband, learning Spanish, and daily prayer. He demonstrates an Instagram comment‑to‑DM automation, shares click‑through metrics, and handles a Spanish‑speaking lead. The stream includes frequent audience interaction, breaks for dog walks and meals, and a transparent “accountability” narrative where he announces a one‑hour pause before returning to more calls. Throughout, Jackson balances business tactics with personal authenticity, aiming to both hit his $100K target and model disciplined personal growth.

Dude, I have no idea how this works. Yo, I do have a viewer. Okay, cool. Okay, let me get a headline for this really quick. Good morning. Let's see. Okay. All right guys, let's get after it.
I—
can you guys see me or no? Let me know if you guys can see me, cuz I'm about to, uh, start making dials here in a second. Got to get live on TikTok too, but let me know if y'all can see me, cuz I've never done a live stream like this before in my life. So I want to make sure I'm doing this right because honestly I have no idea. Yes, good. Okay, cool. Let's get it. I'm about to set up the TikTok live stream right here. All right, so I just got a lead in this morning. I haven't got all my leads ready to go for the day yet, quite yet, but what I'm gonna do is I'm going to go ahead and make my first dial. Guys, if you don't know, so here's the— here's what we're doing here, okay? Before I make this dial right now, here's actually what we're doing. So I have— I basically got a fat crib in Miami, right? And so I wanted to prove how easy it was to be successful in wholesaling. So what I'm going to do is I'm just going to document the next 90 days. I'm going to do $0,000 to $100,000 profit. I'm not going to use my team. My team's still gonna run their portion of the company, but for what I'm gonna do for this is I'm literally going to— I'm starting from scratch legitimately. I'm starting from scratch. I'm doing all this myself. So we're gonna see if I can get to $100K profit. Let's see. Let me pull up the first lead we have here. I'm gonna search up the address and then we're gonna get straight into calls. I do have a team meeting every morning at 10:00 AM. But let's see. We got a contract signed yesterday, though. I'm not leaving this chair until I get a contract signed today. All right, let's do this. This person from St. Pete. Let me get my script pulled up. Sales process.
All right.
Where is my— Go here, all the way to the bottom. All right, so you've got this pulled up. Let's take our first call of the day.
Your call has been forwarded. Boo! Boo!
Double dial, always.
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hey, Fee, this is just Jackson here with Fast Cash Offer Now. I noticed you had filled out one of our forms on Facebook. I wanted to give you a shout to see if we've had any way we could possibly help you on this property here in St. Pete. Give me a shout back. I've got about 30 minutes before my next appointment. If not, no worries. I'll get back to you by the end of the evening. Thank you. Have a blessed rest of your day. So on to the next lead, guys. Let's see. Here we go. On to the next lead. Yes, we have buyers in Pittsburgh, and I do call through GHL. So I'm calling through my CRM phone right now. So that lead did not answer. I'm going to call some of the other leads we have in here. She did not answer, so let's get to the next one. Have we had a conversation yet? Here we go. I think this is a vacant lot, it looks like. On to the next lead. And guys, if you have any questions, let me know. I will gladly Most ridiculous hairdo on the internet. I literally just— I literally just got out of the shower. My hair is soaking wet, but it's okay. Let's call the next lead. Mm-hmm. Oh, this is a— this is just a mobile home. He doesn't own the land. Annual rent. Yeah, I'm not gonna even call that lead because I'm not— I can't, I can't work that lead. It's not a net lead for us. Here we go. Here is a good lead right here. Input 1. Here we go. Hey Michael, what time is it in Brandon, Missouri right now? Actually, it's no late. Yeah, it's 8:07. It's fine. It's fine to call.
Mm-hmm. Hi, I'm Call Assist by Google recording this call for the person you're trying to reach. Before I try to connect you, can I ask what you're calling about?
Hey, my name is JT or Jackson. You had filled out one of our forms on Facebook about this property here in Brandon.
Unfortunately, the person you're calling cannot take your call right now. Have a nice day.
Bruh. How far am I into the challenge? This is day 1. I literally just started this challenge today. But I'm not leaving this chair. I am not leaving this chair until we get a contract today. So we might have a long day ahead of us. I do have a— I have a coach, or I have my meeting with my team this morning at 10:00 AM. And then I have a meeting. Let's see. I have a meeting with my team this morning at 10:00 AM, and then I have a— what is it called? And then I have a coaching call later this evening. No, I'm not doing PPL, I'm doing Facebook. Let's see if I can get this person on the phone. Oops. I really like calling through my personal cell phone number. We only have 3 people on our team. We're pretty small. I like to run lean operations. I'm all about profit. So I used to optimize for the highest amount of revenue, but now we optimize for the highest amount of profit. See, Helen. Call her again. Yes, I'm back in business. I am back in business, Amanda. So we're going to put this on. Let me put this on. Did our text deliver? Yes, they did. So this is the correct phone number. So I'm gonna move this opportunity into the working leads, day 0 through 14. Get them out of that new leads pipeline. Okay, so now I'll go back to opportunities. Let's call— guys, we need to get somebody on the phone this morning. So let's see who this is. Buddy, sorry, my dog's going crazy. Are you still inside the operation or do the 3 people handle this from start to finish? So those 3 people, they do handle this from start to finish. However, like, I'm literally doing this challenge to see how much cash I can collect within the next 90 days. So we should be ripping, we should be absolutely ripping these people. Not ripping them, but like, we should be able to, I think we should be able to do at least $100,000 profit within the next 90 days. So that's my goal, $100,000 profit in my bank account, like going directly to me within the next 90 days. The only thing is I've gotta get people on the phone, which has been a little bit of a struggle. Let me go to the next lead. I'm gonna move this, I'm gonna move both of these people too into, so this is a dead lead. I'm going to dead lead this one 'cause this is not even on a, That one's not even on a lot.
That—
they don't even own the land. So next, next woman, let's go. I wish I could play music, but I have like all— I have like everything going at once. Here we go. There's just so many things going on. Guys, I'm ready. I'm so ready. I'm gonna— I'm telling you, I'm not leaving this chair till we get a contract today. Here's a really nice house. Okay, pull this up.
Please leave your message for 294 Direct to voicemail, double dial always.
Please leave your message for 209-4— You guys can't hear her number. I don't want you to hear her number. Thank you, thank you, thank you.
Mailbox is full. To send an SMS notification, press 5.
Here we go. She is going to go into the working leads bucket as well. See, these people are just going straight to voicemail. That's lame, y'all. We got to get some people on the phone. I'm trying to close. We should have some new leads popping in throughout the day. So the good news is, is what I'll do is I'm gonna run this for a little bit, and then hopefully I can get somebody on the phone before our 10:00 AM appointment, before our 10:00 AM appointments. Um, but we'll see, I guess. Daryl, the next guy's name is Daryl. Here we go, let's see. Okay, so where is this house at? This house is in Louisiana. Got it. Beautiful. Let's give him a shout. Hello.
Calling him back.
Why am I going straight to voicemail?
Hello.
Okay, I don't know if it's my numbers going straight to voicemail or what, but I got to get this fixed because nobody's answering. So I'm going to throw him into working leads. Let's get into the next one. 21 Edge Dell Lane, Sanford. "So you have 2 lots under contract right now and you can't find a buyer. What else should you try?" How many offers have you got on your lots and where are they located? That's the 2 questions I have for you, Emmanuel.
I'm sorry, the person you are trying to reach has a voicemail box that has not been set up yet.
Please try one more time.
I'm sorry, the person you were trying to reach has a voicemail box that has not been set up yet. Please try your call again later. Goodbye.
Boo! Move him into working leads also. Guys, no one wants to answer this morning. I'm gonna go through them all later again today, the ones that don't answer. I've just got some definite— we just got to clean up the CRM right now. 5-1 West Main. Good morning, everybody. Where do I— where am I getting these leads from? I'm getting these leads directly from Facebook marketing campaigns we have running. What is this? 24 days on Zillow. Okay, this property is listed on the market. I do not work with listed properties because I have my license, my real estate license, and it's, what is it called, torturous interference if I call this lead. So what I will do is I will assign that to Mike. I'll have him call that lead. We do, so for our follow-up sequences in GHL, what we actually do. And guys, I'm gonna be able to— I'm applying for TikTok. I don't do Google Ads, and I'll tell you why. But I'm gonna be applying for TikTok to be able to let me share my screen with you guys. Because if I can share my screen, I can actually show you guys— what up, y'all— how I set up my Facebook campaigns. I'll also show you guys how I set up my pipelines and my SOPs to be able to get these sellers— how do I put this? To be able to get the sellers warmed back up without me ever having to call them. So we have specific drip campaigns, and I could read them out to you, but the big thing here is you probably don't necessarily care about that specifically. But I can't share it on— you won't be able to understand if I don't share my screen. Let's get into the next one. Sorry, I'm like, my head is everywhere this morning. I just need to get people on the phone. Like, that's literally all I need. If I can get people on the phone, they're getting closed. Simple as that. Carla, here we go.
The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording—
Always double dial, my friends. Throw her into working leads. Call has been forwarded to voicemail.
The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hey, Carla, this is JT. I know you had responded to one of our texts. You had an offer from Opendoor, I believe. We just wanted to give you a shout, see if there's a better way that we could help, you know, get you out of this property and help you find a solution that maybe makes more sense for you than Opendoor. I'm not sure. I'd love to give you a chat later this afternoon. I do have about 12 minutes before my next appointment if you want to call me before then. If not, completely no worries. I'll get back to you this afternoon. Have a blessed day. She's going into working leads. Also, we got to clean up this pipeline. Why don't you run— Oh, so guys, the reason we don't run Google Ads versus— the reason we don't run Google Ads, we run Facebook ads, is because Google Ads are more of a laydown. So there's a couple of reasons actually. For one, Google only will spend your money if you have a super high budget. So you have to have at least— you have to spend at least like $8,000 $1,000 a month on Google in order to be able to even like get spend in a lot of markets. So you'll like, if say you put like a $2,000 budget, Google probably wouldn't even be able to spend your money because you're not even in the top, you're not even in the top spenders, right? And if you're not a top spender, they're not gonna spend your money and then you can't even get leads in the first place. In addition to that, with Google, they're super easy to close. So like you, I could probably close like 1 out of 4, 1 out of 5, or 1 out of 3 to 1 out of 4. Realistically. The issue is, is the cost per lead is high. Now, we do not optimize for cost per lead here. We actually optimize for cost per closed deal. So we're all about profitability here, and so we don't want to— and profitability and efficiency, let me add those two together. So what our goal is, our goal isn't to just fill our pipeline with as many leads as possible for as cheap as possible. We don't care about how many leads we have. We care about how many deals get closed for the cheapest price, right? Because at the end of the day, if your average deal cost is super low and your average deal size is super high, you have a bunch of caked-in profit. So that's what we're doing. We're optimizing— what is my dog eating? We're optimizing for profit here. We're not optimizing for cheapest cost per lead or none of that. We only care about profit. How much do we take home at the end of the month? All these people online, they want to flex how many deals they closed. Cool. How many freaking, you know, employees they have.
Cool.
That's awesome. How many— how much revenue they done. Cool. What really matters is, hey, how much you get to take home at the end of the month and put into your pocket, right? So yeah, um, I have a marketing guy, but I also run these ads myself. And the reason I run the ads myself is because to become a world-class wholesaler To become a world-class wholesaler, you have to be a world-class sales and marketer. It is as simple as that. This is not a real estate business. This is simply a sales and marketing business. And it is your job, if you want, like, this is the lifeline of your business. You have to understand that. And since it is the lifeline of your business, you need to have control, right? And that's the big thing here. Here we go. Okay, so this guy, I don't know where this lead is from. Let's see, 803. We need to find out where that 803 area code is. Ran into the same thing using Google Ads, spent a ton of my market, and after a week they still— yeah, you can't, they won't place your funds. You have to spend like a ton of money. Greenville, South Carolina, good. So Columbia, South Carolina. Here we go. This is really good. So this looks like dirt cheap, but we're going to give this guy a shout. James, let's get somebody on the phone. Did you ever— bro, I literally just signed a lease in Brickell. I literally just signed a lease in Brickell.
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message.
Let's double dial this dude. Also, I know my hair looks bad. It is wet. I just got out of the shower. Let's call this guy again.
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hey James, this is just JT. We had chatted a little bit ago on text about your property here on Magnolia Street. Um, we haven't got a chance to connect. You might have even spoken to my assistant Mike. Um, if you don't mind, Try to get back to me within like the next 20 minutes. I have some availability before my next appointment. If not, no worries. I'll try to get back to you by the latest tonight. Have a blessed day, brother. Nobody's answering. Guys, we're like 30 dials in this morning and not a single person has answered. Dude, I'm just going to let you guys know this guy, Viral Flow AI 2 Versal App. He is pitching his software. But guys, I just built the most insane software in the entire space and I'm giving everyone a free trial. But, ooh, I don't even know if I launched that, I told people that yet. Surprise! I built a software called Deal Closer AI and I am releasing it on Tuesday, the full thing. I'm releasing the full thing on Tuesday. I could show you guys a little bit of a sneak peek, but yeah. Let's see, working leads here at the 14. Dude, my dog is tearing something up over here. What are you eating, bro? Hey, bro, what are you doing? Stop eating that. He's got a pen in his mouth. Let's go, guys. Good morning. Good morning. Good morning. Let's get somebody on the phone, though, please. I'm begging you. How many calls? We're like actually a shit ton of calls in right now and we still haven't got anyone on the phone. All right, let's try this woman, Tricia. None of these leads are answering, but I'm gonna— as soon as we should be having some new leads. Let me check my marketing chat and see what time we should have new leads coming in. I'm hope for third Let's go. I'm about to make $100 today, tech sales. I get it, have fun. Yeah, we're about to rip it. I'm wholesaling for 6 years, love to see how much value for your system you bring. Guys, Deal Closer AI is launching on Tuesday. I'm gonna do like a webinar, like a live training of how to utilize it best. So let me know if you guys want access. Let's see, we're not calling agents though. Who is this woman again? Okay, Tricia. Let's make the dial. Let's dial, dial, dial, dial, dial, dial, dial. Where are you at? She's not showing up on here. She's not showing up on my phone. Here we go.
Please leave your message for— oh.
We're getting a call back from James.
Press any key to connect.
Let's go! Hey, hey, this is JT.
Hey, hey, this is James.
Oh, hey James, how are you, man?
I'm good, how are you, man?
I am absolutely blessed. I'm blessed.
This is—
I do have the right number, right?
Yeah.
Perfect, man. So I know you have, you know, you chatted a little bit ago. We texted, I mean, probably like a week or two ago about this place on Stratford Place. Are you still looking at possible solutions to sell?
Yeah.
Okay. Well, here's the good news is I was assigned to your file because they thought I would be the best fit to try and figure out a solution to help you. So really, this first call, it's super basic. It's more for us to find out a little bit more about the property and the situation, just to see if I can even do anything good to help you. Okay?
Okay.
Perfect. And by the end of this call, once we do find a solution that makes the most sense for you, we'll send you over a simple agreement to approve so we don't keep you waiting and waste your time, because I'm sure speed is important to you, right?
Yeah.
Perfect. And I know it's a little bit early. Are you in a position to be able to move forward once we do find a solution that makes sense for you?
Yeah. Perfect.
Okay, cool. So really quick, just in case we get disconnected here, is there any way you could pull out a pen and paper or something to take notes with? I'm just going to give you some information you'll surely want to know, especially if we get you approved. Okay.
Yeah. Yeah, I'm ready.
Perfect, brother. So my name is Jackson, but for short, you can leave it JT. Just really just two letters, JT. The company I'm calling from is Fast Cash Offer Now. And our website is FastCashOfferNow.com, where you can see all of our testimonials, our reviews, and you can see exactly how our process works as well. And the phone number— go ahead.
Uh, just, uh, can you text me this, uh, this, this information so that maybe I cannot write them very well? So that if you text me Yeah. That would be fine. Yeah.
James, perfect. I will do that for you. What I'll do after this call, and I'll text you over all of our information, of course. The one thing that you'll surely want to know as well is the file number. So once we do take this back to the underwriting department, if they get you approved, they're going to assign a file number. And for you specifically, it's going to be JC-8168. 8.
168.
Yes, sir, brother. Okay, perfect. Now let me make sure I have the right place pulled up here for you. All right, out here in Colombia. It is the one out here in Colombia, correct?
Yes, this is Columbus, South Carolina.
Yeah, perfect. Okay, sweet. So that should be all you really need for now until we find out if we can, you know, get you approved for an offer. But until then, could you give me like a little bit of a rundown? Do you currently live here? Are there tenants? Like, what's going on? Well, This on 2513. Yeah. Mm-hmm.
Yeah. I need this address. Yeah.
2513.
You said that? Yeah. I'm living.
Oh, you live there currently?
Yeah.
Perfect. And then where do you plan on heading to next?
Yeah, I would. I want to move.
Yeah, for sure. Do you have a place in mind already or no?
Yes, I got a place in mind.
Okay.
I want to go, I want to move to Ohio, Ohio State.
Oh, what part of Ohio?
In Cleveland.
Oh, Cleveland. Awesome. We actually just bought a couple houses out in Cleveland for our rental portfolio, not a like a few months ago.
Yeah, just— Yeah. Awesome. I want to buy a house there and stay there.
Yeah. Do you already have a house picked out up there or would you need like help finding a property out in Cleveland as well?
No, just I try to find because I am searching online and I got some family members who are living there.
Yeah.
Yeah. So if I, if I see a house, I, I used to tell them to go to visit and to tell me what is going on with the house.
Awesome. And so when, when you move up there, are you moving because you want to be closer to family or?
Yeah.
Awesome. Do you have family in Colombia or no?
No, in Colombia I don't have any family.
Yeah, I would probably want to be closer to my family too.
That's why I want to move. Yeah.
How long have you been down in Colombia?
Now 10 years.
10 years. Okay.
Yeah.
And how long have you been feeling like, I'm ready to get closer to my family again?
Yeah.
Been— how long have you been feeling like that? A long time? The full 10 years or no?
Yeah, a long time.
Yeah. Awesome. So let's say, for example, you know, we figure out a solution that makes sense for you today, right? Are you like— would you be able to like move in with your family for a little bit or would you need a little bit of time?
Yeah, I will need a little time, like 1 month to move all my stuff.
Yeah, man. What I'll make sure when I take this back to the team, I'll be like, "Hey, he needs a little bit of time to move his stuff. Let's put like 60 to 90 days on there. And if he can close before then, we'll do that. We'll figure out a way that we can get you out of there sooner. We just don't want to rush you." You know?
Yeah.
Perfect. Perfect.
Okay.
And just so we're aware, right? All the stuff you currently have in the property, I'm sure you're going to want to take it. What's kind of the plan for getting it from Colombia to Cleveland?
Can you repeat again? Yeah. Yeah.
So I know— I'm sure you have— like, you've lived there for 10 years. I'm sure you have a lot of furniture. You have a lot of things that you're going to want to, you know, take and move with you to Cleveland. What's kind of the plan for packing all of that up and getting moved up there?
Uh, you're asking me, uh, just the stuff that I want to move?
Yeah, like, do you, do you have like, or do you have like movers aligned? Do you plan on moving all of this stuff yourself?
Like, what's kind of your game plan to be able to, um, uh, just, uh, I want, I want to move some, some stuff, uh, I just, uh, I will, I will need just a truck To move with.
Okay. Yeah.
To carry all the stuff. Just I have to make like 2 or 3 Jackson trips from here to Cleveland.
Oh, so you'll need to take a few trips back and forth.
Yeah.
Okay. Would it make, like, for example, I don't know if this would make more sense for you, say, like, if we could, you know, attach with one of our offers, we might have some options where we could actually get a really large moving truck for you and have a moving team take it out there in one go. Would that help you out or no?
That can be good.
Okay, let me put this into the note. Let me put this into my notes really quick because I want to make sure that when we give you an offer, that we give you multiple options. That way you can pick the one that makes the most sense for you. Okay. Okay, perfect. And just so I'm kind of aware, like, what is your biggest priority here? Like, when it comes to moving, is it like simplicity? Is it— is it speed? Like, what really is like the big priority for you in working with someone like us?
Uh, just my, my, my priority is just to, uh, just even if you understand your question, just, uh, my priority just is to move, uh, just, uh, uh, before, before July, just before July. And if I still being here is because just I'm waiting for the graduation of my son.
Awesome.
Now I am here. Yeah.
How old is he? How old is your son?
He's now 14.
Oh, awesome. Awesome.
Is he—
what's he graduating from? High school?
No, the middle school.
Oh, middle school. Awesome. I was thinking, man, if you're— if your son's graduating high school at 14, he's one smart man right there.
Yeah, there is one that will graduate next year in high school.
Oh, how many— how many kids do you have?
I got a lot of kids. I got a Jackson Sudderth.
7 kids. You?
Yeah, I'm African, man.
You, you must have a busy plate.
Woo!
Better you than me, brother.
Yeah.
Do you— do they all live with you in here at— in Colombia, in this— in this house?
Yeah, just Two are married.
Okay. Okay.
Two. Yeah. Two, Jackson Sudderth, they live with their husband, one in North Carolina and the other one, the other one is in Ohio.
Okay. Awesome.
Awesome. Yeah. But all the rest, I live with them here because they're still young.
Yeah, okay. Perfect, man.
Perfect.
Okay, so just so I understand, like, the rationale here, like, what's the main reason you're reaching out to us for, I don't know, maybe like a quicker close or easier transaction versus like, I don't know, just taking a chance and listing it with a realtor and going through all that hassle?
I need the real close.
You just need someone to like guaranteed close by July, right?
Yeah, I need just some guarantee to close by before July. Yeah. So, so I need to close before I move.
Yeah, of course. Of course. Yeah, we just need to— go ahead.
Yeah, because is that money that I will go to buy at the house?
Yeah, of course. Right. So we got to make sure that you have enough money to move up to Cleveland and be able to get closer to your family, you know? Yeah, of course.
Yeah, of course.
Okay. And I'm assuming all— so I know you have 2 kids, one in North Carolina, one in Ohio, but the other 5, are they going to move up to Ohio with you?
Yes.
Awesome. Awesome.
Okay. Yeah, they're still young. They are under 18.
Oh yeah. Okay. Yeah, they got to be close to their dad, don't they? Yes. Perfect, man. Perfect. Got it. I mean, I think I have a pretty good understanding of, like, the situation. Right. And I think we probably can figure out a solution to be able to help you. And I really appreciate you sharing all that with me. So before— I guess now a little bit about the house, right? Before we get into the inside, can you walk me through the outside a little bit? Like, tell me about the neighborhood and the neighbors and all of that.
The neighborhood of this area. For me, I see that there is no problem here in this area because I live here now more than 5 years.
Yeah. So you've lived in this house for 5 years?
Yeah, more than 5 years. Just like I believe I'm here 7, 6 or 7 years.
Okay, awesome.
Yeah, so I, I never see any kind of problem here. The neighborhood is good and just we are close to the, close to the, just the, the main road, the Tunas Road. Yeah, this is close to downtown, close to downtown. So, uh, this is a good area. That's why many people want to buy this house.
Yeah, of course. Okay. And so are the roads out front, is it like a private road or is it like a double yellow line?
Uh, just, uh, yeah, the big road, the main road that I told, I said, uh, is that one.
Okay. Okay. And then let's see. Like, what about the condition of like the windows and the doors?
Did I send you— did you see the picture?
No, I haven't seen any pictures.
Okay, just send me just the phone number so that I can send you the picture. Yeah, for WhatsApp.
On WhatsApp. Okay, I'll send you this. I'll send you my personal cell phone number on WhatsApp. Is this Let's see, let me put you in here as a contact.
Yeah, so that I can send you the picture.
You got it. Let's see, let me pull this up. James, let's see. Awesome, here we go. I am texting you right now. Here we go. Let me know if you get that.
Okay.
Did that deliver? Did you get— did you get that text or no?
Uh, no, hold on, hold on, hold on, because I was, uh, I was writing something on the computer.
No worries.
No, there's not any message.
No message. Let's see, let me make sure I send it to the right place. 803-528-9186. Here, how about this? I will send you— because I sent that to the— I sent that to your WhatsApp. I will give you my number on here, or I'm going to text it from my— the phone we're talking on right now, and then you can write me. You can send it to my personal cell on WhatsApp.
Yeah.
Let me know if you got that message.
Yeah, I got it.
Perfect.
Yeah, the number is ending by 2160.
Yes, sir. Yeah, go ahead and send those over. Send those pictures over while we're on the phone and we'll go through them together just to make sure, and I'll ask you any clarifying questions I need.
Yeah, okay, let me, let me save this number and then call and send you the message on WhatsApp.
Yeah, no worries. If you don't mind, just stay on the phone really quick because I'm probably gonna have a couple of additional questions that will just make more sense for us to just talk about right here so we can get you straight to this offer and get you out of here by July. If you don't mind.
Say, yeah, are you in Tennessee?
Yes, sir, I am in Tennessee.
Okay.
See if I got this.
Ah, okay, I see you.
You do?
Yeah, I see yesterday, uh, I see the WhatsApp.
I want—
yeah, let me attach now the pictures. You can say, do you speak Spanish?
I do not speak Spanish. I wish I did. That's actually— that's one of my goals for this year. I was— before I called you this morning, after my first meeting, I spent 30 minutes on Babbel trying to get better at Spanish. So maybe one day, so maybe one day I will be good enough for to speak Spanish with you.
I want to move to Ohio because, because just because of my religion.
What religion are you?
I'm a Jehovah's Witness.
Oh yeah, okay.
So I want to move there. There are a lot of people They speak— we speak the same language.
Yeah, it's super important. It's super important to be close to like-minded people, for sure.
But unfortunately, there is— is very cold.
Yeah, it is very cold. Do you like the cold?
No, I don't like it.
Me either. Me either. I hate the cold. It's the worst. Are you, are you able to— do you— you did find me on WhatsApp. Are you able to get those pictures over?
Yeah, I'm searching for the picture now.
Okay, no worries. Yeah, take your time, take your time, man. I've got all day. Well, not all day, but I got a good amount of time.
Thank you.
And just so I know I have the right one, this is the— it's a 3-bed, 1-bathroom, correct?
That's what is written on the, on the system. That was— so it never changed since I bought it. But currently is a 6-bedroom.
6-bedroom?
Yeah.
How many bathrooms?
2 bathrooms.
6 bedrooms, 2 bathrooms.
Yeah. And yeah, and 2 living rooms.
How many square feet is it?
I don't know. I never make a measurement. I never check that, but that is what it is. And it's a big, big house. Big house. If you see that, it's a big house. We have two big living room. And one dining room and one kitchen.
See, it seems like a very big house. I'm trying to make sure I have the right one. It is. You make sure. Yeah, here we go. This is—
I don't know where you put those pictures.
Let's see. So when you moved into the house, did you make any like renovations or repairs or, or like—
Yeah, it was, it was like a 3-bedroom. So now it's a 6-bedroom. I changed the roof.
Okay.
I changed many things. Just the floor, everything I changed.
Yeah.
Okay. Okay.
Yeah.
Because I knew that it's my place to live. So I was doing that slowly.
Mm-hmm.
Jackson. Yeah.
And did you— was that work? Did you— I'm not going to— I'm not going to tell on you. Right. But was that— did you do that work permitted? Like, did you get the permits from the city or no?
I just had to make those changes. That's why in the system, you see, is written 6, is written 3-bedroom because I didn't—
Okay.
I didn't get the permit for that. Yeah.
Okay. And when you made it a 6-bedroom, did you add, like, did you actually add bedrooms? Or did you just like, did you add square footage to the house or no?
Yeah, I added.
Oh, you added, like you actually added, like added on to the house?
Yeah, there is a place that I have just one. So I attached one, one living room, the kitchen. And the bathroom.
Okay.
And one room and the garage.
Okay, perfect.
Yeah. Okay.
And so I know you just said you put on the roof, right? How old is the HVAC? Do you know?
Yeah, there is no HVAC.
So it's window units. What's the source?
Yeah, we use only window units. Just, we found just the HVAC, the installation was broken. And I didn't, because the people were asking me a lot of money. So I didn't do that. But But the big, the big outside, uh, AC is there, is there outside, so it needs only the installation.
Yeah, okay, okay. And is there anything like in the back of the house, like a shed or a, or a pool, anything I can't see from the front of the road?
Yeah, there is a small shed, but it's not, it's not really a shed. Okay, something like that. So I cannot say that, I cannot tell you, is a shed, because even me, I would like to pull it down.
Okay, got it, got it. Okay, and yeah, that until we— I mean, we can definitely handle some pictures later for sure. I guess that's really everything I need to know about like the outside for now. I know we discussed a little bit about the inside. Um, but could you kind of— I know you added some bedrooms, so could you walk me through the layout of the current house? Like, what is it like when you walk through the front door? Can you walk me through like exactly what the layout is like?
Yeah, let me send you the picture because I have all pictures of outside, inside.
Yeah, okay.
Yeah, I'm right now I'm selecting them because I will just see them.
Oh, you found them? Okay, cool. That's fine.
Yeah. Now, 27 pictures.
Perfect.
27. And some video.
Okay, perfect. You sound like a professional photographer. Are you Spanish?
No, I'm African.
Oh, you're African, but you speak Spanish.
No, I don't speak Spanish. I speak French and I speak other languages, other African languages.
Well, what made you ask me if I speak Spanish then?
Because I see you look like a Spanish.
Everyone says I look Spanish. Everyone says that. That's so funny. But I'm learning Spanish this year, so next time you ask me if you think I look Spanish, I'm gonna be like, hola. Cómo te amas.
Because of your hat, the big hat, that, that is from Spanish.
Yeah, yeah, yeah, like it's like my cowboy hat looks like a sombrero, huh? What, uh, what part of Africa are you from?
East Africa.
Oh cool, awesome.
One of One country is called Burundi.
Awesome. One of my best friends was from Mali.
From Mali?
Yes, sir.
Ah, okay. There they speak French too. That is West Africa.
Yes, sir. Yeah, West Africa. He's— let's see.
Okay, I got him taking out the pictures.
Yep, I got him. Perfect. Yeah, thank you so much for sharing those with me, man. Good stuff, good stuff. Let me see, and just to confirm the countertop type, it looks like— is it the countertops? They look granite. Is that what it is?
The countertop? Yeah, of the kitchen?
Yeah, the countertops. It looks like, um, it looks like granite, but I can't really tell. Do you know what material?
Yeah. Yeah, he's a Grunge.
Okay, perfect, perfect. And then let's see, let me pull up these other pictures just to ask anything else I might need. Okay, I do not see the bathroom in here unless it's in the video. It might be in the video. Um, I don't see the bathroom in here though. You said there's two bathrooms?
Yeah, yeah.
Okay, and are they two full bathrooms or no?
Two full bathrooms.
Awesome, okay. And what kind of shower? Is it a tile shower or is it like a tile shower or is it more like the insert, like the fiberglass?
No, it's a tile shower. That is, uh, is on the head.
Okay, got you. Perfect. Okay. Well, yeah, thank you so much for sending me these pictures and being so detailed. I guess let me ask you this, right? Let's say I gave you like a $50,000 Home Depot gift card, right? What would you do to this property and to make any necessary repairs to get it HGTV ready? If I was to give you a $50,000 Home Depot gift card?
Uh, just, uh, I don't know. Just the first one, it will be to make the HVAC.
Mhm. Okay.
Yeah, I will have to repair my garage.
Repair. Okay.
Yes, some stuff is just inside the house to, to paint the house, to— so just, I believe, to make repair. It depends on each one.
Yeah, okay. Yeah, that makes total sense.
Yeah, yeah. But the priority for me will be the HVAC and to make those garage. The other things I can be Repairing them slowly because I am inside.
Yeah. Okay.
Yeah.
Makes sense. Makes sense.
Okay. So, about $50,000 is too much money to repair this house. Too much money.
Yeah. Yeah. Okay. And I know we need to get this done before July so you have enough, you know, so you can have the cash to move up to Cleveland. With your family. But is there anyone else that might even be like a tiny bit concerned that you're going to be selling the home?
Can you say your question? Yeah.
So like, is there anyone that might be even concerned that you're selling the home? Like anybody we need to run this by or?
Yeah, there are many people that they They need this house because they text me, they call me.
Oh, yeah.
You see, that's why I told you I have the picture because I send many pictures. So now I need— I try to compare the offers.
Yeah. And where have your other offers— what have your other offers been like?
No, that is the secret. I cannot tell you.
Oh, you don't— you don't want to— you don't want to tell me the secrets, huh? Well, that, that's okay. But what, like, what held you back from moving forward with them?
You say— you say when will I go back to, to, to deal with them?
Oh no, sorry. I meant like you, you have offers from other people. Like, why did— why not just go with them?
Ah, no, just the time is not, uh, because just I, I need to— I just, I, I need, I need to receive money at the end of this, uh, this just this year, this May. I don't like to sell before May.
Yeah. Okay.
That's why I didn't finish with some other people, because if I would like to finish, it could be before even last year.
Yeah. Yeah.
Okay. Yeah. But because Jackson Sudderth, I was waiting for this graduation. So that's why.
Yeah. So we'll make sure you have enough time. To watch your son graduate and get out of middle school, and we'll make sure you have enough time to move your stuff up to Cleveland as well so you're not left rushing or we just, we keep you stuck, you know. I don't want you to have to go through that.
Yeah.
And do you have a mortgage or no?
No, no, no, no. There is no debt. There is no any kind of loan, any kind. Means that you finish with me and then you finish everything.
Yeah.
There is no any kind of problems.
You're a cash money kind of guy, huh? Yeah. Okay, okay. Perfect, man. And after, like, after, you know, since you have no liens or mortgages or nothing like that, like, how much do you actually need in your pocket in order to be able to, you know, move to Cleveland and and get closer to your family up there?
I don't like it to receive just something, something under $100,000. I need— yeah, because this is cheaper because I'm moving. That's why I need the $100,000.
Yeah.
Okay.
And that $100,000, is that to— is that to buy a new house up there or what? What exactly?
There in Cleveland.
Okay, okay.
Yeah, there. Just, I will buy something that I can repair, or I will not repair. It will depend on, on what I will see there.
Yeah, okay. I just, I mean, I'm looking around here, and by no means is this our offer by any means, but Like when I look around, it seems like other investors are buying properties for like much— like it seems like a lot lower than that. If— I don't know, it looks kind of like other investors have been buying properties at like $30,000 to $45,000. Now I know that's not what you're looking for, but would that still help put you in a better position than you are right now?
In this area?
Say that again.
Where?
Well, I'm just taking a look like these other investors like down the streets are buying properties in similar condition around like $30,000 to $50,000.
Like, in which— what street? What city?
Like, on Livingston, Columbia? Yeah, in Columbia. Now, again, this is by no means our offer, right? I'm just trying to understand what I should do in the case that my underwriting team comes in a little bit lower than, like, you and I are hoping for. Like, off here on Schoolhouse Road and off of, like, on—
those are small houses. Those are small houses, 2 bedrooms. Those are small houses.
Right. And—
Yeah.
By all means, like again, this is not our offer by any means. I haven't even gone back to the team yet, right? I'm just trying to understand because they're going to give me some pushback, James, about the fact that, you know, 3 of the bedrooms are unpermitted. They're going to be kind of— they're going to give me some pushback on that. Now, I'm going to fight. My best. I'm gonna do absolutely everything in my power to get you like the absolute highest that I can get you, right? But like, I mean, what is, what is like the, the lowest you could, you could actually go?
100.
Okay. Yeah, I'm, I'm not sure I can do that. What I'm, what I will do for you is I'm, I will just take this back and try everything in my possibility to, to get that to them. But let's say, let's say for example, we go back to them right now. I'm able to get you $100,000 or at least close to it, right? In your pocket at closing. So that way we can get you out of here by July, give you the money so you can get up to Cleveland with your family and not stress you out so you can, you know, have the time to watch your kid graduate. We gave you the time to do that. I mean, would you have any concerns at that point?
No, I will not have any concern. That will be good for me.
Okay. So if we're, if we're able to do all of that, like, what do you want the next steps to be from here?
Oh, just, if you agree with me, with that money, then the next step will be Will depend on you because, yes, I'm ready and this is the month that I need to receive money.
You've got it.
So it will depend on you if how, if we can meet, if we can do that online, whatever you want will be the next. So I'll be ready.
Perfect. So what I'm going to do from here, James, is I'm going to run down the hall to the underwriting department. I'm going to see what we can or if we can get you approved for one of our offers. And then within the next few minutes, I'm going to put you on hold for like maybe 2 to 3 minutes. I'll be right back. And then I'm either going to have for you, A, an approval attached to that file number we discussed earlier, or B, a denial with a reason why. So just hold on a couple of minutes. I'm going to be right back. I'm going to put you on a quick hold.
Okay.
All right, guys. $100,000 is probably a no. So we're going to have to do some serious negotiating here. Let's see. I'm trying to pull up comps right now. So this guy did 3 bedrooms of unpermitted work. So I'm going to get a shit ton of pushback on that. I can already tell you. Now, this street, that one sold for $159,000. This one sold for $118,000. It's a 3/2. So I probably could— like, why is this? So I'm— so we're just gonna— we're gonna put 2 bathrooms or more, right? So I think I could— this street just sucks. Like, why did this street sell for so cheap? Wait, when did this sell? It sold in— it sold last year for $118,000. Oh, off market though. Wait, no. It didn't sell off market. It went pending sale at $119,000. I'm trying to look at these comps right now. It was unpermitted work. Yeah, so it's unpermitted work. So we're going to do this. This— it's 29204 on Magnolia Street. And I bet you the ARV is like one— like this is like perfect ARV here, like $145,000, it looks like. Stop. I gotta get my dog— take this from my dog really quick. Hold on, he's like eating some shit. Quit this. Quit, buddy. Take this stuff out of your mouth right now because if you eat it, you're gonna get sick and then Dad's gonna be mad at you. Okay? And I don't want you to get sick, buddy. Okay, so I'm looking at like $140,000 ARV because this area Like, I mean, I don't know how much he added on to this house, but it's going to be like $140,000 ARV is what I'm pretty confident in. But I don't know, because Magnolia just doesn't seem like a very good street, right? This is a 4/2, 1,600 square feet. Okay, so what we're going to say, we're going to say $140,000 ARV. And I'm guessing about $50K repairs. But I could probably sell it on the market in as-is condition for like $115K. Here's what we're going to do. I think I could sell it on the market right now for $100K actually. He's like unrealistic. He's not unrealistic. Hey, James, can you hear me?
Yes.
Okay, perfect. So I don't have good or bad news quite yet. They wanted me to ask you just a couple more questions before we can get you an offer that we can like firmly stand behind. I know you said you just put the roof on not too long ago, but what is the exact age?
Jackson Sudderth has one roof. So the roof that has 5 years, is like 5 years, is the roof that I didn't repaint.
Okay, so you only did a part of the roof.
Yeah, yeah, but the roof that I just— I make, I made. Yeah, yeah, is 2— yeah, is I believe 2 years, 2 years. So that is the big side, big side of the roof is 2 years.
Yeah. Okay. And so let's see here. What about the foundation? Is it a basement? Is it a crawl space? What kind of foundation is it?
You said the foundation is wood.
A wood foundation. Okay. So it's on like wood and there's a crawl space, correct?
What does it mean across the bridge? I don't understand that.
Like, what's under the house? Like, is there a place you can crawl under the house or no?
Yeah, there is a place there under the house. There.
Okay.
There you can make the electricity lines, the plumbing. Plumbing lines. Yeah, you can pass by there, but you cannot walk. But so, uh, so, so there under the house is empty. That's what I can say.
Yeah. Okay. And is there—
but there is, there is another side that is, is concrete.
Okay.
And is this on The front porch is concrete. The room, one room and one living room is concrete.
Okay. And the concrete, the current, let's see. And is it— it's on city water and city sewer, correct?
Under city water?
Yeah, it's like you— it's not a— it's not a well, it's city water, right? Like you get your water from the city?
Yeah.
Okay, perfect.
Okay, the water from the city is not the water from the underground.
Yeah, yeah, yeah. Okay, and then is there— do you have internet? Like, do you have like Wi-Fi hooked up or not? Or, or not?
Yes, yes, I use Wi-Fi right now and on my computer I use Wi-Fi.
Sounds good, brother. So that is all they needed. So I'm going to go ahead and submit that file to them right now. But before I take this back to them, do you mind if I share with you how our process works first?
Can you say it again?
Yeah, I'm about to send this information back to the team. But before I do that, do you mind if I share with you how our process works first?
Yes.
Perfect.
Sure.
So like we discussed earlier, if you do receive a final approval, it's going to be attached to that file number. Once we come to an agreement, we'll send you a simple 3-page agreement that you and I will go over together. It'll outline how the process will work. And luckily for both of us, it is written in third-grade English. Not to insult your intelligence, but we just want to make sure everyone can easily understand it. And then once it is approved, within the next 72 hours, we're going to send out one of our team members to the property so we can get you— like, get some pictures and make sure we get our quotes ready to start the closing process. And then once we have pictures and our quotes in hand, we're going to get like our accurate repair budget, and then we're possibly going to work with the open partner market to make sure that we can get you the price that we say we will and the timeframe we promised you. We may need to schedule a couple of more walkthroughs with our contractors and retail partners, but our team is used to this. So for you, this process is completely hands-off. That way you don't have to stress about repairs, you don't have to stress about cleaning, you don't have to stress about anything like that. And so from that point, all you do is you sit back, relax, and you get paid. So for you, do you have any questions or concerns about the process before I take this back to get final approval?
No, no.
Perfect, awesome.
Go ahead. Yeah, I don't. I don't have any problem with your process. You can do any kind of process, but when you're done, okay, there's no problem. If you want to buy, you buy. That is for me, there's no problem.
Yeah, we're super, super simple to the point. What we're going to do really quick, again, they just had those few questions left over, and you're totally comfortable with our process. So all I have to do is go figure out how much we can get you in your pocket. So Give me a couple minutes here. I'm going to tell them what you told me earlier about the roof and the stuff of that nature, and I will come back and give you something that we can firmly stand behind if they approve it.
Okay?
One second.
Thank you.
Guys, I'm about to— I don't know.
I don't know.
Quit, buddy. I really have no idea. This Magnolia Street is like not a good market. It's like not a good area at all. Let's just reset all filters. I'm gonna see what's sold on the street. Okay, so on Magnolia Street, the highest comp we have is $145,000. Now we have $170,000. We have a $170,000 comp here. I have a $170,000 comp and it's a 3/1. Okay, let me look this property up really quick. How did this sell for $170,000 though? Okay, so it listed for $170, okay, and it sold quick for $170. Yeah, it sold at $170,000 as an investment property. So, see, $101,000. So we're going to take this at $170,000 ARV. It probably needs about $50,000 repairs. Yeah, I'm going to be at like— I'm going to be at like $49,000. Okay. And then my maximum is $70K. All right. Got to tell that dude that you're not going to be a solution. I'm going to find a way. There's always a way. Now it's just time to negotiate, baby. He's asking for $100,000. If I get this deal done, guys, I'm the GOAT. Dude, $70,000 is max for an ovation, Tory. $70,000 is max for an ovation because I can probably list it on the market like $90,000, it looks like. Hey, James, can you hear me? Yes. Okay, so unfortunately, it did come in you know, right around where I was thinking it would. It looks like the best that we could get you approved for is $39,000, which will put $39,000 in your pocket. And I know— get you up to Cleveland. I know that's definitely not, you know, what you and I are hoping for, but would that at least put you in a better position than you are right now?
You say how much?
$39,000.
No, I cannot do that. Okay. I got a good offer. I got a good offer. So, yeah, don't worry about that, man.
Yeah.
And yeah, even $60,000, even $70,000. I can't do that. There are many people just, they just come here and they visit and they say, we can give you 85, we can give you 89. There is one who told me 92. So I need just 100. Yeah.
And have you been able to find a a company that would offer you $100,000?
Yeah, there are some people that they will give it to me. There are many people that are looking at the houses in these areas.
Yeah. And I mean, honestly, man, if you really want $100,000, you might be able to get that on the market with a realtor. But if you're looking for something like, you know, guaranteed and assured, the only problem is, man, is like with the unpermitted work, like we have to go to the city and get inspections. Like once we bought it, we would have to go to the city, get inspections done, and they might not even give us the approval of work. So we wouldn't need— we might not even be able to sell it as like a 6-bedroom. Right. So, and that's where, that's where they're, I know it's just, I know it's not ideal, right? But like, how far off are we from like actually finding a solution that, that makes sense for you?
Uh, just, uh, don't worry about that, man. Don't worry about all that. I see that you, you don't, you don't have a good offer. Yeah, Jackson Sudderth. I tell you the truth. There is one who came here with his team. Mm-hmm. He's a family that they want to buy this house. They told me $92,000. They have this money on cash.
Yeah.
I say no. Yeah, no. So don't believe that because I tell you I want to go to Cleveland and there the houses are cheaper, so that why you can give me the money that, the money that value the house there in Cleveland. No. And this house, I sell this cheaper because, because I just, I am in need and I, and, and I want to move. But if it But, uh, in July— if I— if it is in June, the end of June, I don't find the 100, I will stop selling. That's what I will do. I'll stop selling because I will— I will make sure just I fix it by myself and I make many changes so that I can sell it next year. That would be very, very, very high.
Yeah. So basically, if you can't get $100, you're not going to sell at all and you're just going to stay in South Carolina.
Yeah. Okay.
Yeah, man. And I apologize that we weren't really able to help you out. But in the future, if things change, we'd love to offer a solution to be able to help you get up there quicker and, you know, probably pay for your moving expenses and be able to get you up there. But when it comes to just $100,000, like, we would be really lucky to sell it on the market with a realtor for $100,000 in its current condition. And that's like the highest price you'll ever get is with a realtor. So what we'll do is we'll stay in touch with you and try and offer you like as much value as we can over the time. And if things change, man, I would love to help you out in any possible way. But just being in all honesty with you, man, it's that price, which you very well may could— that price, you would need to list it on the market with a realtor.
Yes. You know, to sell the house here, it doesn't— it doesn't need owner. It doesn't need only to put it in the market with a realtor. No, just even if on Facebook, if I put it, but many people, they come here just say they know only that I'm selling this house and I didn't put it on the market. Yeah, you see, that is—
and I get, I get it, like, like people will, they will come and they will definitely buy your house. I mean, we'd be willing to buy your house too. But if we're going to, you know, do it and we're going to take care of all the fees and we're going to, you know, make it an easy process, we can't give you like, we can't give you market value. You know, like, I'm just being honest. And I would love to help you. But my team, like, I can probably talk my team up some, but I don't want to set an unrealistic expectation with you and try and say we could possibly get you approved for $100K. We just couldn't do that. But if you were willing to, like, if you're willing to work with us, I would love to figure out a way to possibly help you. But like, at this point, if it's really just like $100,000 or I'm never going to sell, I really can't help.
Yeah, Jackson Sudderth. I know Yeah, that's what I told you. If you know that thing, you will be, you will be under, under 100. Yeah, don't worry about that. So I will not do that under 100. I will not do that.
No worries.
I can't.
No worries, brother. No worries. Well, man, what I would suggest you do in the meantime is if you, if that 100 is super, super, super important to you, um, then I would probably suggest taking— going to the city and trying to get permits for what, what you worked on. And if that's the case, they— you could probably get a lot more for the property. But just like currently with the city, it'd be—
yeah, because I got some, some people who are working at the city, those inspectors Yeah. And so just, they came here, they told me to go to pay some money. If I pay that money, I can sell this house for like 200 or 250. Yeah, that's what they told me. Yeah.
And maybe that— and that may be the case very well. That very well may be the case. But just like I That's like hoping, right? I just can only give you what it's currently worth in its current state. And by no means, I don't mean to be insulting. This is what we got approved for. And like I said, I can definitely help you get— I could probably talk them up some, but I would just need, like, in order for us to talk them up some, I would need you to work with me a little bit. And I just don't think we're on the same page. Age enough to be able to, you know, get them to a price that actually makes sense for you.
Okay.
All right. But man, I appreciate, you know, talking to you today, and hopefully, you know, later in line, like later down the line, we can figure out a solution to maybe that maybe makes sense for you. If things change and you have any questions and you'd like to like to chat with me, I would love to, and we'll try and figure out a solution to be able to help you best. Okay, buddy.
Okay, thank you.
Yes, sir. Have a blessed rest of your day. Okay, guys, so let's recap that call. Let's recap that call. So that guy, here's the thing. Rapport, excellent, right? Because I lowballed him and he didn't hang up the phone, so we built good rapport. The issue was, is he's unrealistic. Super unrealistic. So this is a good long-term follow-up because at some point, whenever you have— This is a good long-term follow-up because at some point, whenever you've been trying to sell this thing for God knows how long at this point and it hasn't sold, you have to have something I like to call a come to Jesus moment. Like you have to have a come to Jesus moment. And he hasn't had that come to Jesus moment yet. Nobody's buying that property for more than $70,000. I can promise you, it's like literally impossible. You would be burning money doing that. Why am I not a fan of iSpeed2Lead? Because iSpeed2Lead leads are sold like 10 times a piece and oh shit, oh fuck. Frick, I, I can't do that. Uh-oh, I might have messed this up. How do I main camera? What did I do? Here we go, guys, let me pull this back up. Uh, I do not— I just messed up this live stream. I ain't going to cap, but we're going to try and figure out how No worries, guys. Give me one moment. I am new to live streaming and I just messed this up somehow and I do not know what I did wrong. Sorry about that. And let's take this out. One sec. And I'm gonna start calling more people here in a second, but I can't— oh, shh. Here's what we're gonna do. I think I messed up this camera, but that's okay. That is fine. Put this back in. Here we go. Awesome. So sorry, guys, messed up the camera, but that's okay. I don't know what 2Notch is, to be honest with you. What's up, Jordan? I haven't seen you in a minute either. We're going to get back into calls here, but what I need to do really quick is meet with my team with the current morning huddle. I need to give them their actionable steps for the day. Guys, all the deals we currently have pending, I'm not going to include towards my $100,000 profit within the next 90 days. However, I do need to hop in here with them. Yeah, I don't know too much, but yeah. Yo, what is up? What's up, guys? What up, what up, what up, what up, what up? Where is our lovely lady Abby at this AM? I know, guys, I'm a little bit late. I'm a little bit late. Also, guys, I'm on day one. You said what?
A little bit?
Yeah, a little bit. Watch yourself. No, I'm kidding. I was on a closing call with this guy. It was an hour and 15 minutes, and he was asking a lot of money for the property. Right now, I need to check where that lead source came from. And if it came from a specific form— can we text Abby really quick? One of you guys text Abby. I need to see where that lead came from because what I'm assuming is that lead came from one of the first creatives that this guy launched because that's gonna go into long-term follow-up but like yeah, that was ridiculous. He was like, let's see James, James, James, James, James, James, James, James, here we go. Where did this lead come from? Oper— see his history in here. What up, what up, what up, what up, what up, what up? Okay, so that came from the New Life campaign. That's correct, that came from the New Life campaign. Let's see, Abinator. Where's Abby at? We got to find Abby.
She's probably in the restroom somewhere because I, I did text her, see, we're having a meeting. She told Told me we didn't know she was locked in.
She said no worries because I just— we just need to go over the dispo pipeline really quick. Then we're gonna get on with the rest of our day because guys, I'm literally ripping calls all day long. Yeah, I noticed that. I'm ripping calls and I'm telling you we're about to get deal after deal after deal. And Tony, so the new deal we got yesterday, thank you Mike, great job on the deal. I need to get that contract signed, but we need to get that marketed black. We need to get Facebook posts out. We need to get our— we need to get a list. Oh, that's a Memphis deal, correct?
Yeah, we got to get a Memphis deal. Uh, yes, correct.
Let me ask you a question. Yes, I try to put a list from, uh, uh, Deal Machine.
Okay, it says we have reached our limit of $60K.
You might have pulled enough limits for the month, but you should have Memphis buyers and you should already have a Memphis list.
Uh, I believe I do.
You should already have them.
I believe I do.
Yeah, so any— so you do— everyone who said do not call, we need to block them. Like, you need to— if they say stop, you need to make sure we do not text them again, right? Um, so that's very important. Uh, the other thing is, is that— but we do need to get a marketing blast out for that. So we need a marketing blast out for that. We need a— we need 1,000 texts minimum. And then I also need, uh, what else do we need? I need 1,000 texts minimum, and then I need 1,000 phone calls too.
Uh, the house is boarded. Uh, so, uh, whoever gonna go in, we just remove the boards and put them back again. Yeah.
I noticed that.
I looked at the pictures of the property. Yeah. Someone stole this. Yeah. Uh, he signed a contract with someone, 30 days.
Then they asked for an extension. Then they never gave them the keys.
Like, lost the key. Yeah.
Okay. That's classic wholesaler, right? Yeah. But we need to get feedback immediately on this because I don't know if we have it priced too high. I think it's okay, but we need to get feedback immediately and get offers on this, Tony.
Okay. Yeah.
By the way, we have the land as well.
We have the two of them.
There's a lot. The house and the lot. Yeah, next to it. Okay, so that's good to know. So yeah, what I need you guys to do then, um, let's— because I don't know where Abby's at. It's of course my fault for being late to the meeting, but a couple things I need done. Settlers Road, we need to get an update from Tasmania. So let me— I'm gonna send this to Abby in the group chat right now. Update from Tasmania sellers on Settlers Road to get it listed.
Yeah, you're right. I do have a Memphis, uh, yeah, I do, I do, I do.
We need it because I was worried because I deleted everything on my computer.
I just cleaned out my computer. You know, I got cats, so all that hair gets inside that. So I just cleaned it out and I was like, just delete everything on there. So I was like kind of worried.
I was like, I hope we have it in the system.
That's why I didn't know how to respond when you asked me, you got a Memphis?
Facebook and Facebook and blast for Memphis deal.
Now remember, we only get off— I'm only gonna do 500 texts a day. I can't do more because then you guys won't be able to text.
I can change that, I think, but that's fine.
Remember, we have a 700 limit.
Yeah, but that's because I haven't changed it. I think I can change it, but I'll let you know. Update from— so we need, uh, update from Tazia Sellers. Sellers on Sellers Row to get it listed. And then we need a Facebook blast. Mike, what I wanted to ask you is, uh, well, JT, you want me to do intro call with these people for Mike's deal?
Yeah.
Yes, because what I want to do is be able to take that goddamn, uh, uh, boards off and try to put a lockbox on there or something to do that.
And he's not going to do it, would he, even if we pay for it? There's no key to put our lockbox. That's what I'm saying. Can we not send somebody out there to, to, to, to, to change that so we don't have to every time have somebody go there have to take that board up?
We don't want to put a lock on the property because we're gonna have to pay for a locksmith, and I don't want to do that. So, Tony, because just in case we don't get it, just in case we don't get it, correct. What you need to do immediately is get a buyer out there to see inside take pictures, okay? And then let us— and then let us know exactly what our next steps are from there, because we don't know until we get pictures of the property. But I need pictures like ASAP. But somebody's correct.
Correct.
He sent you some?
He's gonna send me some. I called him this morning.
Okay, try and get those ASAP, then we can get it out to the buyers. And then, Tony, the big thing is we're gonna do one mass showing. That's what I want to do. Okay, that way we only have to take the boards off one time.
That's, that's, that's what I'm— that's what I'm trying to get at. I don't want everybody to have to go see the property, have to take that damn board off.
Yeah. So that's what we're gonna do.
Hey, guess who called me yesterday? The guy we made— the guy I took to the vacant lot, or the property was supposed to be there. He asked me, hey, you got any more crappy houses like that?
In Flint?
Yes, in Flint.
And I told them we did have one, which was the one that we never got sold.
But he says anytime we have anything that comes out of there, let's go ahead and reach out to him.
Him because he's really interested.
So we already have a great, uh, investor out there.
Cool.
And he speaks Spanish, so good. He's only my investor.
Yeah, good, good, because I don't speak Spanish, except the seller this morning asked me if I speak Spanish, so I was like, no, bro, I do not. Um, but sick. Okay, let's get after it today then, guys. I'm gonna send this to group— to the group chat right now. I know it was a short meeting, but we really don't need that much more. Mike, immediately I need to get pictures as soon as possible, okay? And then we need to just get marketing blast out ASAP. If you guys will get on a group chat, get on a call with Abby so you guys can all realign on what you guys need to do for the day. Um, Mike, Mike, go ahead and just get into some calls. Um, what I might do again is I might run a text blast. I don't know exactly what I want to do, maybe set some appointments, but I'm trying to get some new leads into the CRM today to to rip because I'm literally making dials all morning or all day. All right, let's have a blessed day, guys. If you guys need me at all, hit me up. All right, guys, so if you don't know, so we have this role. We have right now We have an Axe rep, we have an executive assistant who does like all the admin work, and then we have a dispo rep. That's literally it, right? So, but for this challenge, it's literally just me. So guys, if you don't know, today is day 1. What up, Taznia? I literally just told the team we got to update your deal. Um, but for day 1 of the challenge, or today's day 1 of the challenge, and we're just getting leads to the CRM, and I'm just gonna start calling these people hella right? We're doing inbound leads from the Cowboy Marketer. If you guys don't know who that is, if you guys don't know who that is, the Cowboy Marketer, my team is deported people. Like, that's like not being a joke. Like, I just hire people who've got deported from the United States, which is crazy, but that's dead serious. It— let's see. Now somebody just sent me a deal. They said, how can I frame the sellers to let us list them? And do I need the same— do I do the same novation contract for land? Let me check. 1058 Black Rock Road. I'm— what do you mean? Dude, there's like communities of people who have been deported. Guys, let me get— my dog's chewing something up. Give me one second. I'm gonna do this again. We're gonna get back into some calls here in a minute. Actually, I kind of have to use the restroom here in a second, but give me one sec really quick. Matt, bro, you need your butt whooped, bro. Like, you are dead serious tearing up every single thing in this house. Huh. They said get an American Bully. They said you'll love him. They said And I do love him, and we cuddle all the time, that's my boy, but golly, he's a pain in the ass. Okay. So there's a, let me text this guy. So, Jackson, there's a shit ton of inventory in this market, you know this, in this Loudoun, like in this Tennessee National subdivision, like there's so much volume here, or there's so much inventory here. So for one, you have to get it for a good price still. Because if we're gonna list this thing, it's gotta be below all the other comps, and it has to make like a no-brainer. For them to do it. Okay, so what I suggest is you being like, look, as you can see, there's 300 other people trying to sell their lots right now in this area. So you can be like all them and wait and never sell because like, let's be serious here. It's like not going to sell. Or you can actually do it at an aggressive price and we will help you figure out a solution, be able to help you no matter what it takes. The only way we're going to be able to do it is at a good price. But it's up to you. You can hold on to this or you can be like everyone else and you can list it and try and wait forever, or we can just get it done so you don't have to deal with it anymore. Yeah, so guys, what day are you at and how much money? I literally— this is my first day. I literally just started. I need more leads to come to the CRM though. I need more leads. Oh guys, I need to check my rental applications because some of my— People are trying to— Here we go. All properties, alerts. We got 2 applicants right now for my lease. So I'm going to call some of the applicants and I'm going to try and get them to see the property. Here is Lico. She has total income before taxes $11,000. Smokers, no. What the hell? Verified of you. Okay, so I— this is crazy. How did I get started? So I got started, I lost all my money in the stock market, then I started cold calling random lists off PropStream, but then I started really making money when I started cold calling for sale by owners. Jackson Sudderth, hold on guys, let me screen some of my tenants really quick. Tennessee. How much are you spending a day on Meta ads? So I'm going to be spending roughly like $200 to $300 a day on Meta ads right now. That's what we're doing, bro. Stop chewing. How did you even find another one? Quit. Like, look, he finds everything he possibly can. I, I don't even "Spoiled Rat Terrier named Duchess. She's 6 years old." Oh, that's sweet. Okay. Income documents attached. Self-reported. Well, this is pretty solid. Lika. Background check. Here we go. Awesome. Let me text. Let me give her a shout. I'm actually just going to call her. Here we go. This is to get one of my— Meta is not necessarily better than Google, but it's a really good way for people to It's— if you're really good at sales, it's the same lead quality. But if you're not that good at sales, it's not the same lead quality. Google's laydowns. Your call has been forwarded to an automated voice messaging system. 866— I don't want you guys to hear a number. —52 is not available. At the tone, please record your message. When you've finished recording, you may hang up or press 1 for more options.
To leave a callback number, press 5.
Howdy, Liko, I hope that's how you say your name. You applied to one of my rentals here on Ivy Avenue. I'd love to get a time for you to go in here and check it out. Your application looks great. So if you don't mind, give me a shout back at this number, please, and we'll find you a time to get in there. All right. Talk soon. That was number 1. So now we have another woman. I'm currently working on my credit. TransUnion says fit. View background check. Let me see. No court records, no criminal record. That's good. But she only makes 1.94 times the monthly rent. I don't think she's going to pay. Mainly looking for innovations or wholesale? I don't care. How do I convince them to do innovation instead of listing with an agent broker? It all comes down to, like, if you want to know the honest truth, it all comes down to just getting them to want to work with me. Like, I build a shit ton of trust on the call and they just end up wanting to work with me. It's as simple as that. And then, oh, my dog wants to go out, guys. For everyone who's on Kick or on YouTube right now, my dog wants to go out. I'm taking him outside really quick, so I am going to put you guys on a brief BRB and I will be right back. So don't leave, I'll be right back. We're going to make some more calls here in about 5 minutes. I just got to take my dog outside. Now I'm going to take you guys with me cuz I can hold you on my phone. But I can't hold my dog, or I can't hold my computer. Okay, I like both of them more than I like donations, honestly, but at the end of the day, it is what it is. Also, guys, by the way, I have a couple of cool things. Yo, bro, I'm not gonna be in Bull's Gap this weekend. I'm taking a break from bull riding just for a little bit because, bro, Rodeos take way too much time out of my week. And I'm moving to Miami and I gotta get like super, super rich really quick. So I'm not gonna be in Bulls Gap this weekend. So, but as soon as we get some practice pins at Raptor S or something of that nature, I will definitely be back. But I'm not going to be like, I'm not gonna be going to many rodeos here coming up. Let's see, Mainstream, we're back in business. Let's go. Oh gosh, okay, let's get into some more, some more calls. House tour. Well, this is my office. Welcome. Okay, so let's get into— I need some more leads coming in. Call for 10 hours straight. I'm literally going to be here until I sign a contract. My ass is not getting out of this chair until I sign a contract today. Let's try and call back this person. They still haven't answered. Fee. Let's see. Jackson, it's Thomas. Don't know who that is. Oh, cool. Um, okay, awesome. We've got us— we got it. We're gonna launch an ad creative here too. Let me, let me do a couple of things really quick. Here's what we're gonna do. Do I JV? Yes, we JV. But here's what we're gonna do really quick. I am going to— let's see, first I am going to change the link in my bio to the school community, which is really sick. That's what we're gonna do for now. I need to fix this link, my— because it's a free school community, it's a free course, it's the link in my bio. So let's change that. I'm gonna change this to a free course. So boom, I You guys now have a free course in my bio. Let me change my, uh, see.
Boom!
Free course in the bio now. So I'm gonna change that. That's on my TikTok. Now I got to change one here. I got to go back here. See, I'm gonna go back to my IG. We got to get back into calls, guys. We got to get back into calls. Links, boo. We're going to take this out, remove link, and then this is our primary link. Hold on, guys. Let's see. And then our title is going to be Deal Oh Yeah School. Okay, so we should be getting leads coming in. They just turned on our ad campaigns. My team did.
Here we go.
Let's see. Hold on. How are you running ads if starting from zero? Credit cards, Jack, because I— this is how I first started. I racked up $40K in credit card debt. Literally starting from zero. Credit cards, baby. That's exactly how you got to do it. Book an audit call. Um, you're good, bro. Um, let's see. Uh-oh, I'm too over.
Shit.
Learn— what should my bio say, guys? Leads should be coming in any second though. Bet. Oh, let me text the team really quick. Say these leads are getting closed, you better, you better be ready. Hold on, reload required. All right, the leads are turned on, guys. So what I'm gonna do is I'm gonna sit here and answer questions when leads come in. I'm not gonna do really follow-up on here because I, I'm a firm believer in the one-call close, um, but I'm going to close them on here. And guys, everyone who's watching, does anyone— does everyone here want a free chance to make money? Can I put— can I get a 1 in the— if I, if I get a 1 in the chat, put a 1 in the chat right now if you guys want a free way to make money while watching this. Who wants a free way to make money while watching this? Put a 1 in the chat. Put a 1 in the chat. Okay, guys, here's the deal. I want— if everyone— if we get everyone in here, it doesn't have to be legitimately everybody, but if we're getting people to follow me right now, if everyone will go and follow me right now, when I get a deal locked up, I will let the viewers that have followed me in the crowd, everyone who's followed me in the crowd will have the chance. I have— I don't need to work that deal for $5K. $5K is not enough for me. Everyone who follows me in the chat, when I get a deal under contract, I will give you 30% commission if you dispo the property. Did you hear me, guys? Listen up. 30% commission if you dispo the property. You heard it here first, guys. If you dispo the property, I will give you 30% commission. So when I get a deal locked up on livestream, I'm going to let you guys have first dibs to dispo the property for completely Free. I'm going to pay you 30% commission to dispose of the property. I can easily do it, but why not give my viewers a chance to make some bread? Just saying. I don't think anyone else in the game is going to ever let you guys do that, but I will. What's my fee? What do you mean? I'm a dispo manager based in J. Let's work. Let's go, Jaden. I'm down, bro. It's going to be fire. We should— we're getting a contract by the end of today. I'm not leaving this chair till we get a contract. Simple as that. Not leaving this chair till we get a contract. Now my ads are turned on, so I'm just waiting for leads to come in. Hopefully they start coming in soon because I'm ready to make some dials. Guys, who, who I have running my leads right now is Alpha Media, right? They have pay-per-lead options and they also have other things. Oh, my average assignment fee, $29,788.60 is my average assignment fee. It's probably changed since I calculated that. I calculated that a little bit ago. I can't get a contract in the next 3 minutes because I don't have any more leads coming in, but I'm going to have leads coming in very soon. I'm trying to work on my— learn from a 7-figure wholesaler. Free course from a 7-figure. Here, I'm going to do this 100%. 100%. Yeah, here we go. Just got a contract signed. How should I dispo this? So what we utilize for dispo is we utilize a plethora of things. We pull the cash buyers list from Deal Machine and we text blast all of them and we call all of them. And then we also run like 30 Facebook posts, like as many as possible. Right? So we just launched this in there. So here's what I'm going to do. I'm waiting on some leads to come in. So while I'm waiting on some leads to come in, we're going to get some of my ad campaigns fixed. And launched. Let's go. Never gotten a deal from these TikTokers. I buy in GA, but I've never got a deal from these TikTokers. I almost rarely do deals in GA, but I do do some. Here's how much are you actually taking home in your wholesaling business? Either A, you don't know, or B, it's not as much as you want it to be. If you don't know me, my name is Jackson Sudderth. Over the past 4 years, I have built a business that has is generating me $50,000 in take-home profit every single month. And that's not revenue, that's not assignment fees, that's how much I take from the business and put in my pocket. And I— Guys, we're about to rip, rip, rip, rip, rip, rip, rip, rip. Dude, I don't know. I'm running, I think I'm running nationwide campaigns right now. I think I'm running nationwide campaigns. We're about to find out. Yes, guys, I use Courtney, the Cowboy Marketer, for marketing. I use the Cowboy Marketer for marketing. He's the GOAT. I'm gonna send him a video of you guys right now. Guys, if you don't use Courtney, the Cowboy Marketer, for Facebook leads, well, for one, you're not the most intelligent person. For two, you're just burning money. Courtney has got me the best return out of anybody in the country when it comes to leads. I've tried PPC, I've tried direct mail, I've tried SMS, I've tried cold calling, I have tried everything. Literally, I have spent hundreds of thousands of dollars on other marketing sources. Nothing has produced me the ROI that Courtney Scott leads have produced me, and that is a promise on everything, on everything. I'm only friends with him because he helps my business make a lot of money, because he's the only person in the space that I trust for Facebook ads. He is the only person in this space that many of the biggest wholesalers across the country trust for Facebook ads. And I've tried a lot of companies for Facebook ads, and they all do the same shit. They optimize for cheapest cost per lead. Courtney optimizes for cheapest cost per closed deal. Courtney doesn't care about cheapest cost per closed lead. Why? Because you can fill up your pipeline with 10,000 shitty leads, or you can have 10 good leads and close 3 of them. And be way more profitable with 1/3 of the effort having to put in. That's what Courtney's all about. I love Courtney. He's awesome. I'm never— I didn't record that part because him hearing me say I love him, that's ridiculous. Hell no, he'll never hear that shit out of my mouth. But he is the GOAT. He really is when it comes to Facebook marketing. Nobody runs it, nobody knows it like him. Nobody does it like him, legitimately. Okay, so that is school number 5. Let's see which is the other one he has prepared for me. He said he has 5 and 6 uploaded. Which one did he say? 8 and 5 with proof, 7 and 4 coming soon. Here's school. What if I told you that closing more deals is actually going to do nothing but kill your wholesaling business? My name is Jackson Sudderth. Over the past 4 years, I've been able to build a business called Fast Cash Offer Now that has put $50,000 a month profit take-home in my pocket. And that's after all credit cards have been paid off and our business still has 3 to 6 months of reserves. And after working with hundreds of companies across America, here we go, guys. I cannot wait. Ah, ah, I literally cannot wait to get some more leads. Let's go! We need to dance or something, bro. I'm so hyped. Do we do land? Yes, I think we have 6 lots pending right now. Hey, hey, sorry guys, I get hyped. Yes, we do land. I think— I don't know how many lots we have pending, but we have a good amount of lots pending right now. How you be getting your leads? I get my leads through Courtney Scott Alpha Media Facebook leads. Facebook leads are the only thing I use, yo. I've used everything you can imagine. Facebook and PPC are similar conversion rates for me because I'm really good at sales. But for those of you who aren't that good at sales, PPC will convert better, but they're gonna be way more expensive. But you're gonna have to spend— in order to convert PPC leads the best, you need to spend at least like $8,000 a month. And then at 12 o'clock today, guys, we have a call with our community. What up, Ultra? Do I run Facebook ads? Yes, we were running Facebook ads. All right, so test them. She gonna run it like a pro. She'll do it, she'll do it like a mo. Y'all like Chris Brown? Let me play a little bit of this here until we get some more leads. Kai, bro, what up? It's Dudeals Live today, bro. I should have come out there. Are you at— are you there or not? Oh. Play that OG Justin Bieber, Jordan. You're going to catch me lacking. I'mma start singing and shit. Put on some OG Justin Bieber. Yes! Hello, tell her I said hello. I hope y'all are having a blessed time. How are y'all How are y'all doing without Shay right now? Flatline is so fire. That's what I'mma play. What are the KPIs for Meta? Really good question. So depends. I'm going to tell you how we optimize our campaigns, how, how we optimize our campaigns KPIs versus how other people would probably optimize their campaigns. So A lot of people, they optimize their Facebook campaigns for cheapest cost per lead. And I used to do this when I was a beginner. So how they structure their campaigns is they do creatives that get people interested in filling out the form based on trying to motivate them as— trying to motivate them via— makes them so good. I'm not going to be able to show you guys on Kick. I don't think I can share my screen. I don't really know how to do this. I'm not going to cap. Sorry guys, I actually might be able to do this. I don't really know how though. Um, so for example, here is a really good— I'm going to show you guys really quick. Let me— I'm going to have to break down like all the KPIs of this. Okay, depending on how you're making your campaigns, Let me show you. Right. So when you are doing pain-based creatives, right, like this: "Facing foreclosure? We'll rescue you before it's too late." Or: "Hey there, are you struggling to sell your house?" Notice how they— "Tired of those massive—" Notice how they say the word struggling, tired of, like you're there. We're talking about pain-based creatives here. Right? Sell as is with like a really picture of a crappy house, right? What are we doing? We're marketing to people with pain. We're not marketing to people like no repairs, no renovations, right? What we're— we're not marketing to people like, here's something I see a lot of— face getting a cheaper cost per lead, but you're getting more leads and they're not actually motivated. So when we do pain-based creatives, I can close roughly 1 out of 4 leads, right? Or 1 out of 4 conversations, which usually ends up being about 1 out of 6 leads, right? So for me, it's 6— for me, it's 1 in 6 leads. So here's how it really goes, right? 8— we're trying to go— we're shooting for an 80%, uh, qualified lead rate. So a qualified lead is, hey, I want to sell my house and I have a reason to sell and I'm going to sell. That's it. And it's the correct phone number. So there's 100%. So if I get 100 leads, I want 80% of them to be qualified and I want to offer all 100 of them or all 80 of them. So you want to offer 80 or sorry, you want to offer 100% of your qualified leads, but you want to like, you want to offer 100% of your qualified leads. Like that is like almost a non-negotiable for us specifically. So that's what we do. We optimize for the cheapest cost per— or sorry, we optimize for the cheapest cost per closed deal. And we do that by getting our meta cost per lead around $70 to $100. Did you start off cold calling outbound leads or did you always do inbound? So I cold called initially. I did something called Driving for Dollars. And then I also cold called for sale by owners too. But then I started, I just spent a bunch of money on credit cards. That's what I'm doing right now. Like, I'm— we're doing the Start Over from Zero Challenge, and I'm just ramping a bunch up on credit cards, and I'm not spending money at all. Like, I'm gonna— I'm gonna act like super poor over the next, like, year because I'm gonna try and build— like, I'm— I pulled the classic kid who makes money, and like, I was like paying myself like $30,000 to $50,000 a month, and I was— I was blowing through all of it. I blow through through money, like legitimately. So I'm not going to do that anymore because my business is like, does really well, but sometimes I spend personally, like I degenerate, and I don't want to do that anymore. So guys, I just, um, Do you recommend adding a website to go through the Facebook ads, or would a Facebook page be good enough? So that's a really, really good question. We do Facebook lead forms here, but we do 7-question Facebook lead forms. So 7-question Facebook lead forms, I can walk you through the exact questions we ask. I actually have an SOP for this. Let me see if I can share my screen with you guys. I don't really know. Know how to do this though. Oh, here we go. I actually just did that. That's like really cool. Here's what we're going to do. I don't even know if you guys can see my screen or not. So we're like optimizing ad accounts right now, but let me see, I should have of. Here we go. I should have a marketing SOP. What is that? My attention, she was dragging my name through the dirt. Oh, where's my SOPs library? Here we go. Here, I'm gonna show you guys my My SOPs are now, guys. I'm going to try and be able to share my screen. Can you guys see my screen, or is it too blurry for you guys to see on, on here? Like, everybody who's watching on like YouTube and on, uh, on Kick, can you guys see my screen actually, or no? Here's what we're going to do. All right, so here's our 7-question lead form. First name, last name, or you can do one, right? Best phone number, the address of the property they'd like to sell, what best describes their situation, because you want to utilize their situation on the first portion of the call, then their timeline, current condition of the property, and is anyone currently living there? So the goal is actually to get the 4 pillars. You want to get the 4 pillars while you're on the— or while before you ever talk to them. Because if you get the 4 pillars before you ever talk to them, then it's going to be way easier. Sorry. If you get the 4 pillars before you ever— yes, let me show you guys. So guys, Your goal is— where's my cursor? You want to ask first name, you want to ask best phone number, you want to ask address, you want to ask what best describes their situation, and then their timeline, and then their current condition. The reason being— and then is anyone currently living there? The reason being— and also you can ask is the property listed with a realtor? But the more questions you have, the more expensive your cost per lead will go up, but the higher quality of your lead will go up, right? So a lot of people, like, by asking more questions and overqualifying, like more qualifying the lead, is actually gonna help. Might increase your cost per lead, but it's actually gonna make you more profitable. And at the end of the day, guys, revenue doesn't matter, or the amount of leads doesn't matter. We just wanna become ultra profitable. What the hellie? What just happened? I think I might have to— okay, so I need to make a quick duplicate this. So we're gonna delete this ad set. So guys, I'm gonna— I'm going to scale this ad campaign, try and get some more leads in. If you guys have questions you want me to answer right now, I would love to do that. I just joined your stream, had some— just want to share too, but I don't want to share this one now. I'm with you. Let's see, so let's get talking head. 1. So here's Talking Head that we're going to change this, and I am going to add video. So we're going to add School Ad number 5. So we're going to add the school ad here. That's Talking Head 1. Then we're going to change this to Talking Head 2. So let's take this talking head too, and I'm going to change this creative. And then we need to get on some more calls. I need a lead to— I need a lead to come in, bro. I can probably— let's do this. Talking head too. Okay, so this is done. All right, my ads are ready for this quick win. So we have quick win number 1. Okay. If you took 2 weeks off tomorrow. Okay, so here's what we got. I have 2 testimonials. I have 2 talking heads. Let me see what this guy wants. What's in here? Don't worry, guys, we're gonna get back on the call soon. I just need more leads. I just need more leads, so we're just gonna wait. Okay, so 4 buckets of value. So this is— so we need that. Okay, so I should be running. Hire us. Okay, testimonials, right? So we have talking head 1, talking head 2. You know, I'm gonna launch these. I don't even care. Let's launch them. Okay, so this is broad. This is our broad ad set. Let me make sure I have this set up right. Maximize number of conversions, which is purchase pixel. Um, $50 a day on this ad set. Audience is just completely random. Advertiser does not matter. Placements is random as well. Quick duplicate. We're gonna make this an interest set campaign. So this is optimizing my Facebook account right now. I'll show you guys how I— you guys want to see how I optimize my Facebook accounts or no? This is actually for a different business, but do you guys want to see how I optimize my Facebook accounts or no? This will help you if you guys want to set up your own Facebook marketing campaigns. I can show you what to do. I can actually take you guys into some of the accounts if you guys want, some of the— some, some of my clients' accounts. Let's see. Okay, so I need to set up— I need to optimize all these ad accounts really quick. Interest, uh, so let's do this. Um, show settings, interest. Here we go. So let's do investing, or let's actually do entrepreneur, entrepreneurs, creative entrepreneurship, entrepreneur, entrepreneurship, interest, entrepreneur, young entrepreneur, interest, social entrepreneurship. And then let's do, um Real estate, interest, real estate, development, appraisal, marketing, coaching. Here we go. Real estate. These are, these are good interests right here. So okay, our interest campaign is created. Now let's do a quick duplicate. Let's do a lookalike audience. All at $50 a day. Let's see here, uh, suggest an audience. No, let's do controls. Show more controls. Uh, how do I do this again? Oh, use the saved audience. No, that's not it. Give me one second, guys. I got to figure this out because I totally forgot how to do it. Hide controls, minimize, suggest, include these custom audiences. Here we go, uh, lookalike. I just want to get to know you. All right, let's launch this campaign. Publish. Damn, this shit is mad crazy. I just want to get to know you. Okay, let's get after it. They're trying to get me to spend more. Of course you are. Okay, cool, that is done. So we've got that checked off for the list for today. Let's go. Okay, cool. Here's what we might do. I might run a little bit of Dispo from Memphis. Oh, new lead! Haha, let's go! When did it come in? Literally just came in. You guys ready? Okay, got it.
Telephone number: 256990. Yep, I'm going to call her again. Telephone number: 256-990-941.
Let me text her. Let me take her out of this automation. Automation turned off. Hey Sandy, it won't let us call you. Please give us a shout back. Okay, let me update her notes. Won't let us call you. Please give us a shout back. Instant VM. Okay, so I think I am gonna go have them scale this budget on this campaign. So I need to go check this first row. Here we go. Which day of it? It's the first day, legitimately. "I'm doing around $50K a month now, Robe. We talked in January. I told you my life story." Really incredible job, dude. $15K a month is really, really good. Really, really good. Guys, this is the first day of the challenge, $0 to $90,000 or $0 to $100,000 profit in 90 days. Okay, so let me see what these creatives look like.
Just say the quiet thing out loud for a second.
You're not confused. You know what the problem is. Okay, I need to see this. The hell? Stop that, buddy. What a compassionate sale actually looks like on 4 inherited homes. Oh, here we go. We're making a cash offer. We purchased homes with fire damage found. Oh, here. These are good. These are good. These are good. Scale. Okay, I'm going to give him the go ahead to scale this campaign. Okay, I'm gonna watch every video of this, retain everything. Really appreciate what you're doing. Yes, sir, bro. We're— I'm literally gonna go live every single day. I'm going live all day today until I sign the contract. Who is this person? Okay, she is not answering the phone, so she's got to get moved to open— or she's gonna get moved to working leads at 0 through 14. Guys, I'm hungry right now. Like, dead serious, I'm so hungry. Jordan, are you the— are you the Jordan that just follow— you're the same Jordan that just follow me on IG, right? I want to make sure that's you, cuz I don't want to like trip out and follow some random person. Okay, let's see if I can get some more people, bro. I cannot get any— this guy on the phone. Let's see if I can get this person on the phone. I just want to get to know you. Okay, let's do this. Let's call, see if I can get anyone on the phone. Lawson.
Your call has been forwarded to an automated— bro, if they don't answer, you got a double Your call has been forwarded to an automated voice messaging system for—
you guys aren't allowed to hear, you guys aren't allowed to hear, you're not allowed to hear their phone number. I'm sorry, sorry, is not available. I'm not—
the mailbox is full and cannot accept it.
So the reason I don't triple dial, guys, is not because I'm afraid. It's because— well, I am afraid, but not because I'm afraid of them getting mad. I'm afraid that my number will get banned because like carriers don't fuck with triple dials. They don't even— they don't really even like double dials, to be honest with you. But that's a non-negotiable for me. Let's call this guy.
You reached Stace's voicemail.
I'm sorry, bro. Why can I— hold on.
Voicemail. I'm sorry, missed your call. Please leave your name and phone number and I'll call you back as soon as I'm available. Make it a blessed day. The mailbox is full and cannot accept any messages at this time.
Let me see. Send him into the gulag. I got to send this guy. I got to update his opportunity too. Dude, it's 11:30 here, bro. To be fair though, this should be the last call. This should be— this is our last of our, our people who haven't been contacted. Dude, we've called them so many times. I need to send a brief to my team too that if— Her name's Catfish. Let's see. Let's pull up her property. What is this? Mobile manufactured. It's on 1 acre. I'm down to call this. This looks like a good lead. Oh, we're going to get an answer. We're going to get an answer.
Hello, please leave a message.
Double dial, always, baby.
Hello, please leave a message.
Hey, Kathy, my name is Jackson Sudderth. I'm giving you a shout from Fast Cash Offer Now. You had filled out one of our Facebook forms not too long ago. We tried to get in touch with you, haven't been able to be lucky enough yet to figure out a solution to help you. But if you don't mind, I've got about 30 minutes for my next appointment here if you want to give me a shout before then. If not, no worries. Just try to get back to me by this evening. Blessings. Okay guys, so here's the issue now. Oh shit, I almost fell out this chair. See, this Jam guy be commenting on my hair, be commenting on my haircut, be saying double down, such a douche move, all this stuff. Okay, great question, are we doing AI ads? So we're not really doing AI ads, um, we use some AI, like we use AI image Images. I can show you guys some. Most of the stuff we utilize though is UGC. We actually do actual UGC creator content. But that being said, we also do sometimes use AI UGC. But when, yeah, let me just, let me just, I'm not going to break that down super in depth, but. See, posmo, wanna get it? Okay, cool. Your hair makes me sad, I hate it. Cool, people hate a lot of things about me and I don't give a fuck. I really don't care. I'm just trying to get into this, uh, what's your follow-through rate? Honestly, we have like— follow rate's not been the best. Like, we have like 30% follow— 30 to 50% fallout right now, which is not ideal. I'm just going to be honest with you, it's a little bit harder in this current market to get most of the deals to the closing table. But like, I've had— I've been having a lot of deals fall out lately for like, uh, I've been having a lot of deals fall out lately for like title issues and all this other BS. What's your fallout rate, Wealth Squad? Dude, okay, so what we're gonna do, I guess because I'm just going to try and dispo this deal because I don't really have that much time. I mean, I don't want to sit here and waste time. Memphis, book a call, bro. I just took it out of my bio, the way you can book a call now. I'll include it. You can join our free Free School community, and, uh, it's a link in my bio, and, um, you can do it from there. Let's see, bro, honestly, Jam is just pissing me off, bro. I just want to be cooking it, but I'm not even gonna do it. I'm just gonna block him. I don't even care. The fact that he has this much time to just sit on here is crazy though. Like, bro, go get your— get your money up, not your funny up. Let's see if people are interested in this deal. I need to find— okay, so what we're going to do, let's just start dispoing these hoes. I have this deal that we just put under contract yesterday. Here it is. Here we go. There we go. I don't know why my shit was not working yesterday. Square feet, here we go, a 2-bed, 2-bed, 1-bath. Most recent deal that I closed and how much was it for? I think it was this month. Oh yeah, it was the earlier this month, $22,000. Let me go check. I don't know the exact number. Hold on, I can tell you the exact number to a penny. Hold on. I don't even know. Hold on, let me go check. My last deal. What do you mean that I can make a— do I have a HUD that I can make a video with? I've already posted plenty of HUDs on here. Let's see, where is this? Here we go. Give me one second, guys. I live in Tennessee, by the way. Right now. The last deal I closed was— here we go, here we go. $20,828.67, bro. Yeah, let me pull up a HUD from a deal real quick from my assets folder if you really want to see, bro. Here's a screenshot from a HUD, $53,000 double close. $49,000 double close screenshot from a HUD. Let me show this too. $49,000 double close, screenshot from a HUD. $53,000 double close, screenshot from a HUD. I think we just showed you this. Walter, I'm closing— I'm doing Facebook, I'm doing inbound leads today. This is a smaller fee, $6,000 fee from a HUD. $40,000 double close on a HUD. $26,000 assignment fee on a HUD. I have more in here. I don't even know where the fuck they are though. Oh, here we go. $44,000 assignment fee on the HUD. There you go. There you go. Okay, now I'm waiting for Here's what we're going to do. I'm going to look for flippers in this area. Let's see who's renting. Rent. Here we go. I'm going to get my deal sheet prepared. Do we have a deal sheet for this yet or no? Wholesale bundle price, this doesn't make any sense. $35,000. Real quick. Okay, let me send a video to the team really quick. Loom. Let me send a video like this. All right guys, so for this Memphis deal we just pulled up here, the asking price should not have been $90,000. Like our expected sale price is $35K. As you can see, like We're looking at, you know, $80,000 ARV. And then let's see, like $80,000 ARV here and then like probably another $5K for the lot, maybe $10K. So we're like all in $90K ARV. That's what the property's worth, right? And it needs like a light rehab. So we're going to try and dispose for $35,000. Like that's what we're going to try and dispose for, $35,000. Okay, so just know that here, but we totally had this wrong. Just FYI. Now let me pull up our comps here because I want to Take this and go check the comps. How many leads have you got so far this morning? I've only got in touch with— only one person has answered me this morning. I honestly, I've only had one lead come in. I've only had one lead come in. The other ones, I guess I cheated a little bit because they came in like earlier yesterday. So I guess I cheated, but today is day one. Like today's the first day of calls. Okay, so, okay, so like, let's see, 2-1, let's do 2 beds, exact match. Yeah, they tried to burr that. Here we go. 2-1 ARV. Here, here, here. Yeah, your ARV on this thing is like— wait, why is this so expensive? Sorry, I was trying to research this. I need to order some food. That one lead, what happened? It was a 1-hour-long phone call. Really good rapport. Guy was just really, really unrealistic. Like super unrealistic. He was like, if I don't get $100,000, I'm not selling the property. But it was like probably worth like $70K. He could probably sold it on the market with a realtor at $100K. Yeah, $80K. Here we go. $85,000 ARV is perfect. Where did I just see that at? This is what I'm going to put as the comp. Here we go. Paste without formatting. Good to one. How many square feet? 14. Oh, shit. We might have this one locked up too high. No kizzy. But we need to get more people on phone calls, so that's the whole goal of today. Just get more people on calls.
So Copy, follow up.
Let's see who this is. Let's take a look at her notes. Already got someone helping her out. Under contract with another company. She's not tasty to do anything yet before finishing a place for her and the dogs. Affordable rent, mortgage payment too high, and she thinks the rent will be the same. She needs to figure it out first before anything. Okay, this could be somebody. This— oh, this is an apartment though. Let me send this all in there to them. Zoom off. Did my shit just crash? No. My— just crashed. Restore page is good. Oh, here's what I needed to do. I needed to build a P&L. That's what I needed to do. I'm going to have Claude build me this. Please build me a profit and loss Google Sheet. That is Closer branded specifically, where we need to actually be able to have a daily, or we need to have a daily P&L, weekly. So here's how it should go. It should, we should actually just do a weekly P&L. So we should do a weekly P&L. These should be different tabs, weekly, monthly, yearly. So weekly should be the only one they have to fill out. So there should be like week 1, week 2 through week 52, right? And then that's the only ones they should have to fill out. And then it should automatically update the monthly one, which should then automatically update the yearly one, right? So it should all be compounding and add together. So can you build this for me? If you have any specific questions, let me know, but it needs to be optimized for wholesaling companies, right? So it needs to have everything you would have on a P&L. Specifically, and then it needs to be like super easily understandable and there needs to be a tutorial on how to use it on page 1. So the pages should be how to use it, second page weekly, second page or the third page monthly, last page yearly. And then basically we're trying to optimize for profitability here. So like there should be like the profit margin, the smallest margin profit margin we should be shooting for 30% profit margin. So if we're not hitting that, then we need to take a real look at what needs to be cut immediately. So there should be like different sections for each things, and we should be able to diagnose. So if you have any questions, let me know, but please start building this for me.
Oh, fuck.
There we go. So I'm going to have that, that be built right now. Let me send all of my stu— I got to use the restroom again. You guys are gonna have to wait. I will be back. We're doing a group call right now here soon. Let's go back to the Monday. Here we go. So I'm going to check text all of my clients for our call in 15 minutes. If you can make it. So I have to use the restroom again, guys, so I am going to run downstairs really quickly after I send this to my peeps. Let's see. And I'm going to do a training on— OK, so here's what we're going to do. I haven't got a lead here in a second. I have to use the restroom, so I'm going to take a restroom and then I'm going to do a training here in a minute. You guys are welcome to watch the training. I'm going to do it with all of my— I'm going to do it with all my students, so you guys are going to have access to that, which would be cool to watch. Um, so yeah, we're going to do that here in just a minute. I'd imagine that it's getting taken up by Dispo, Ad Spin, and the team. Yes, yes. Um, and with commissions and all that. So give me just a little bit of time. I gotta use your restroom. I'll be right back. In the meantime, follow me on here, like the live till I get back, and I'm gonna If you guys have any questions or if you guys want free trainings, free school community, all that, it's the link in my bio. So yeah, get after it. I'll be right back. One sec. Okay, here we go. We're about to do a lesson here. We're about to teach these people this really quick. Let me see, what lesson do I want to run today? Hopefully we get some leads coming in here soon. Our contact rate on these leads is Freaking atrocious, because right now we only have a— we have a 33% qualified lead to new lead rate. So let's do— here's what I want to go over. Okay, so actually we're gonna do a Miro training today. Oof, how am I going to share my screen if I'm using this camera to go live? Okay, so what we're— oh, here's what we're going to do. We are— I think what we're going to do is we're going to do live call recording. That's what we're gonna do. We are going to do live call recordings, and I— that's right, guys, we're gonna do live call recordings of some of our partners. We're gonna tell them what to fix and what to go from there. Okay, let's get involved. Which call recordings do you want to do? Here we go. Where are his call recordings at? Here we go. No, that's not them still.
Hello.
Hey, Johnny. Here we go. This is gonna be a good call. It's gonna be a good call recording for them to listen to. So we're gonna get started on that in 4 minutes, guys. So here's what we want to do in the meantime, right? I want to give you guys as much value as I possibly can while we're here. I would love for you guys to join my free school community that I'm gonna be linking in the bio. I might need to fix that on my YouTube channel as well, or I need to go get my journal to know what all I need to be doing for today because I had— I didn't write that down. I should grab that while I was downstairs. So here's what I'm gonna do. I'm gonna go grab my journal really quick. Give me one second. We're gonna play some music. I'm gonna play some music while I'm gone so you guys aren't bored. It's gonna be like 20 seconds. Here we go again. Give me a— give me a couple seconds, guys. I'll be right back. I literally just have to go get my, uh, my notebook so I can tell you what I need to be doing for the day. Be right back. Woo! Let's go! All right, so what have I done for the day? This is great. I need to finish writing. So guys, we're doing a massive launch. If you're on my email list, great. We're doing a massive massive, massive launch, um, that's going to be really, really cool. It's going to be for a software that we just developed. It's awesome. Um, hopefully you guys get access to that. If you guys want access to the software that we're developing, I need to create a mini chat for that. That's what we need to do. So these are launched, these are launched, these are launched. Okay, so I need to do a mini chat for Deal Closer AI. And I guess I need to do a mini chat for school. Do CTAs, I guess. Okay, so that's what I have to do for the rest of the— I'm gonna have to— I need to get more leads, but tonight I need to do ManyChat for Deal Closer AI, ManyChat for school, and then I need to write the rest of that AI webinar. Okay. And then I guess I need to order some food because I'm starving. Okay, so what I need to do, hop on this Zoom meeting with these peeps. Here we go. Here's this. Let me see, I need to go back to the Monday Call. Alright, cool. So they are all gonna be able to join really quick. We're gonna do call recordings, call reviews. So let's get it. Okay, so I need to get people in here first though, all my clientele. Oops. Let's see. Do you want to see how it feels? Body so surreal, that liquor giving me chills. Shotty, what's the deal? You know that I will fall for you every time that I see you.
All right.
Yo, what's up, brother? How are you? I'm good. Fire! We're gonna do some call recordings today. Do you have call recordings or no?
You know, I've been slacking beyond belief.
I've been, uh, having a lot going on, but I need to get back to it. Yes, we gotta lock in, twin, always. I know, I've been, I've been not locked in and I've just been everywhere and spinning, you know, but I did actually. The one thing I have done is I followed up with the realtor from before I joined your program. Yeah, that I was like back and forth with. The house went under contract, it fell through because they want way too much for what it is. Probably going to be just like a teardown for land. Yeah, but I was back and forth with her and then she like did me dirty and ignored me and then went under contract with somebody else, which it is what it is, but I think it's going to fall through again. So then, yeah, you just got to stay more persistent. It's being top of mind is the most important part of anything, is the more you can stay in front of these sellers, the better. That's the only way you're actually going to be able to like get it going, you know? Yeah, exactly. So we'll see how that plays out, but sweet. No worries, bro, just keep hustling. We just got to keep going after it, and when one day, once It'll all stick. It'll all stick one day. But I'm going to go ahead and I'm going to— I want to make sure you can listen, you can hear the call recording. Let me make sure that I'm going to play the first part. I want you to tell me if you can hear it.
OK. Yes. Hey, my name is Ryan. How are you doing? Can you hear?
You can hear that?
Cool. Yeah, I can hear it.
Yeah. Cool. So I'm going to— we're going to run this. I'm going to play. Oh shit, let's see if I can— I don't know if they can even hear that, so let me do add a new source. I need to put audio. Ah, audio. Mic aux. Screen share audio.
Good, good.
Let's see, screen share audio, mic aux, and let's see. Hopefully. Let me make sure we get all through this. Okay, cool. Great.
How about yourself? Doing pretty.
But you can hear this, correct? Yeah, I can hear it.
Good, man. I can't complain. Looks like you were set on my calendar today by one of my agents. Is now still a good time?
Okay, couple things here. In the first, when you're— let me— I don't know if I'm recording this. I really— yeah, I am. Okay, cool. Let me just start this over.
Hello? Hey, Donald? Yes? Hey, my name is Ryan. How you doing?
Great, how about yourself? First thing I never want to do is I never want to ask how you're doing. The reason being, if you hop on there and say, hey man, how you doing? What are they going to say? Here's another salesman. Yeah, they're gonna know immediately, right? You also want to be more curiosity-driven here. So like, hey, um, I don't know, he said his name was— hey, Ryan. Hey, pace it out and be more slow and be more, uh, like you're trying to actually genuinely think about it.
Doing pretty good, man. I can't complain. Uh, looks like, uh, you were set on my calendar today.
It's just very monotone and it has no curiosity, so it doesn't keep the seller engaged. So you want to say something along the lines like, "Yeah, man, I'm doing pretty good. It looks like you got set on my calendar today by Rep Name." Always refer to name. Don't say "by agent." You're going to hear him say "by agent" here in a moment, but if you say "by agent," then you're losing all the rapport that you already had somewhat built. Makes sense? Yeah, it sounds like a call center type deal.
Yes. They— one of my agents. Is now still a good time?
Also, I like to ask, is now still a bad time? There's a book that preaches like, and especially negotiation, people want to— how do I put this? A lot of the times, people want to say no just because it's instinct. So allow them to say no first by saying, "Hey, is now a bad time?" And then they can say, "No, it's not a bad time." Great topic.
Okay, awesome. So Candice assigned me to your file because she thought that I would be the best to try to figure out a solution to help you.
Now he uses, that's good, that now he uses name. He should have used the name before. Builds more rapport. But now you can say, yeah, it's still very monotone here. So be like, yeah, so Candace really assigned me to your file because she thought that I would be the best fit to try and figure out a solution to help you. Right? Does that make sense? Yeah, sound like more sound like you're having a conversation like we are now. Yes. As opposed to like you're reading something, I guess, which is where I struggle myself. And a lot of people struggle here, right? But this is how you're able to— like, this is how you close more people. Because right now it's like, yeah, like, uh, Candace assigned me to your file because she thought that I would be the best fit to try and figure out a solution to help you. Versus, yeah, so Candace assigned me to your file because she thought that I would be the best fit to really try and figure out a solution to help you. Okay, so You need to be more conversational in this aspect.
This first call is pretty, pretty basic. So it's just for us to get an understanding about the property as well as your situation to see if we're a good fit for you.
Not a good fit for you because they need us more than we need them. So we ask if we can find a good solution to help you. If we can even find a good solution to help you, if we can even find— because we have leverage. The words we use here are so important because we're building scarcity in this initial part of the call. We have to show them like, hey, we are the ones with the money, you need the money. Make sense? Make sense.
Um, just in case we get disconnected, too monotone still, but I would ask if you could pull out a pen and paper just so I can give you a few details about me and my company and my phone number as well.
Yeah, just pull out the pen and paper really quick. Be more assertive, right? Pull out a pen and a paper really quick just so I can, you know, tell you some things you'll surely want to know, especially if we can get you approved.
I don't have a pen right now, I'm driving. Listen. Okay, no problem. Okay.
Now he took control back of the conversation by saying, no, I'm not going to do that. I'm driving. So what we would say there instead, no worries at all. This is going to be super important information for you to have. So what I'll do is when— while we're on the phone here, I'll start texting it to you just so you can get enough in, just so you can be prepared for our— for the future whenever we decide to work together or once we find a solution to help you. But you'll definitely want to know this information especially once we get you approved. Okay, the key here, the key though, is that you have to control the conversation. Does that make sense? You have to be the leader here, right? You, you can't just let them take it back. You have to— yes, but you can't be a douche. You have to— yeah, you have to be assertive enough to where they respect you, but they like I'm talking to you.
All right, that should be good for now. So, uh, this property on Hillsborough, do you currently live here or is it rented out? What's the current situation?
So this is a curiosity question with no curiosity tonality. Yeah, right. Do you live here or are there tenants? Like, what's really going on? I don't know the answer, and if you don't know the answer, you should not be asking a question with such certainty. Doesn't make sense.
It's a rental property. It's a rental. You currently have tenants in there? Um, on what street again? Uh, 6905 Hillsboro Road. 6905 Hillsboro Road. That is vacant right now. That one is vacant? Yes. Okay. How long is that sitting vacant?
Dude, this is like very transactional. How long has that been sitting vacant, right? Hell no. Like, dude, how long has that been sitting vacant for? You see how long the tonality changes the entire time? Yeah, like the tonality changes at all.
Um, it's been sitting vacant since I bought the unit. Got you.
Oh, you bought it? It's been vacant ever since? Like, what was the original plan?
Um, as far as the vacancy, I know it's been vacant for a little bit, but what made you decide to go ahead and sell it now?
Oh, what is this? What am I gonna say? What the hell am I gonna say here? You're gonna say he jumped to it way too quick. Yes, he didn't probe nearly enough. He went for the fucking kill shot. Yes, you can't go for the kill shot if they have all their armor up. Guys, I want you to understand something, right? If, for example, this is— I'm gonna put this into perspective, right? Um, how do I put this? I don't want to sound like, um, misogynistic, but I'm gonna put this into terms, and you guys have to understand that I'm not trying to be douchey, but you guys, you guys were— it's mostly men here, so you guys are gonna relate to this, right? I think. Hopefully you guys relate. I'm gonna use another one. I'm using another one. You guys ever— you guys ever boxed before? You guys ever boxed? Okay, you guys ever— if a guy's sitting here like this, right, are you gonna literally hit him with haymakers trying to knock him out when he's— when he's like covering all of his face where you can knock him out at? No, because if you sit here swinging like this boom boom boom boom, and he's taking them, you're just gonna wear yourself out, right? Why would you go for the kill shot when he's not giving you the opportunity, right? Now imagine this, right? He's up here like this, and you're just tap— you're love tapping him in the kidney like pow boom boom boom, just real light taps. At some point, he's gonna be like, shit, I do not want to keep my guard up, up here. My abs are killing me. He's cooking my shit. So now he's like this. Well, guess what? Now I start to jab him in the face a little bit. Bop, bop, bop, bop, bop. And now he's like, "Frick, I'm tired." And as soon as he's like, "Okay, let me reset." As soon as he drops those hands, boom! Straight across the face, knock him out, right? But it takes time to earn the right to knock somebody out. You aren't just going to go for them straight off because when they're full— when you just get on the phone with them, they have the most energy, they have the most guard, and they have the most defensive, right? They're the most defensive because you're a random person calling them on the phone about their house, about the, the most expensive thing they own probably. Right? So you have to just hit him a little bit. Oh, what made this happen? What this? Boom, boom, boom. Probing but not going for the kill shot. And then once he's opened up everything to you, once he trusts you, once he likes talking to you, once he's shown that, as soon as he drops his guard, uh-oh, you're cooked, twin. Bah! Straight across the face. You cannot ask the question, "Why now?" until you've earned the right to ask the question, "Why now?" Make sense? Cool. 'Cause guys, guess how far we are into the call right now? Not far. Definitely not far, but guess how far? 1 minute and 30 seconds. I would not ask this question until we're like 10 minutes to 12 minutes in, minimum.
Okay, what did he just say here?
Sorry guys, I'm breaking down the shit out of this call, but what did he just say? Uh, the reason I'm selling now is just to see if I can get the money I'm asking for. For it. He's not telling him why he wants to sell, bro. We all know this is a lie. This guy bought this house vacant and it's still vacant. He hasn't even touched it. So you think it's just for the money? No.
Yeah, and you said it's been vacant again for how long?
Never ask this question twice. If you don't listen to the prospect on the call, they're going to rip your shit. They're not going to like talking to you because they don't think you care about them.
I don't know how long I did purchase it in. What, December, January? I think you know better than me. When did I purchase it? I'm not exactly looking at like Red Center.
So guys, don't get me angry.
Well, right now I just have your card pulled up in my system. Did you buy it on like a tax sale or something like that? No, I bought it from a private owner.
Never suggest something. Never suggest, hey, did you buy it from here? Just be like, and where— how did you— like, what made you buy this property? If you ask an open-ended question, they have to justify their answer. If you ask a yes or no question, they don't have to justify. Make sense?
Probably. I guess he got some money from it, or, you know, you know how that goes, right? Yeah. Did you have plans to, like, renovate it or anything? Like, what kind of happened and stopped you there? Oh no, I renovated it at the right time, right at the right time. I mean, I'm almost done with it. Just gotta, um, make sure there's no leakage in the basement. And we're due to put the T11 on the backside of the house. Got you. Okay. And when you were talking with Candace— Flooring and kitchen. Flooring and kitchen? Yeah. Okay. All right. Awesome. So you were talking with Candace. You were asking $55,000 on this one?
Oh God. Oh God. Oh God. Okay, guys. What have we— we are 2 minutes and 41 seconds into the call, and guess where we're out of right now? He pulled him out of pain. He didn't even get pain. Pulled him completely out of it by asking, hey, you said you wanted $55K for the property. What are we taking him back to? Money. Money is the last thing we ever talk about on the call. Because if the prospect is only focused on money, are they gonna accept our offer? Why would they ever accept our lowball ass offer if the only thing they care about is money?
They wouldn't. Yes, I would. Okay, $55,000. Okay, so when you sell the property, what would be your plan after that? Are you buying more investments or— Yeah, probably put it in my capital and move on. Yeah, got you. Okay, I appreciate you for sharing that with me. Um, yeah, it really helps me kind of get an idea.
And he's already— he's too far, he's too deep into the call.
He's way too deep into —see if I can get you an approval for an offer on this one. Before we kind of go into the inside of the house, can you tell me a little bit about the outside, like the neighborhood and—
Dude, this is so monotone. It's just straight up like, eh, can you tell me a little bit more about this? Can you tell me a little bit more about that? Can you tell me a little bit more about this? Hell no, right? Understand the prospect. If you genuinely care about the person you're helping, you will actually ask them questions that lead you to a specific outcome. Because right now, what are we doing? We're just asking him questions, right? Tell me about this, tell me about that. No, probe, care, find out the real issue. Because we are 3 minutes into the call, we skipped right over motivation, and we went straight for the property.
Hey Bruce, basically, I really don't know nobody around here. I'm not that kind of guy that really gets to, I'm really friendly, that's about it, hi and bye, that's it. No, just when I buy properties, I just want to make sure that we're buying a property in a pretty good neighborhood.
He's taking too much, so he's taking the ownership frame. So he's like, when I buy properties, when I do this, right? The reason I don't like to do that is because guess what? When you tell the seller, hey, I'm gonna offer you lowball, guess who they blame it on? And why do they blame it on you?
Because you're acting like the boss.
Because you're not the one that's in charge. Yes, you're acting like the boss. Stop acting like the boss. You having power is actually having the perception that— giving people the perception that you have no power at all. Because when you have power, people resent you. Automatically, right? Because they don't have power. So how you actually gain power is by getting people to believe that you're in the same boat that they are. Does that make sense?
But as far as like people— what do you want to know, is the bank in there? Yeah, like how is it worth the value? That's not my direct question. No, no, I own 44 properties, okay? You talking to a guy like that. I understand. I sold 55 properties last year. Oh God, now it's a big dick contest.
We can't do that, right? If you say like— if he's like 44 properties, do you, do you understand where this guy— why this guy said that? Because he wanted to stroke his own chicken, right? So what we need to do is also stroke his chicken because these guys want to be thought of as rich ballers, right? So you gas him up, bro. You own 44 properties? That's badass, right? Like, bro, you're cool. You're him. And now he's like, damn, this guy really thinks I'm him. But what he says is, bro, I did 55 properties last year. And now this guy's like, oh. Now he feels that you one-upped him. And guys, men are competitive. So when you say you one-upped the guy, he's going to be like, oh, he's not getting one on me then.
I'll tell you that right now.
See, look at this shit. You sold them.
I own 44. I've been doing it since '91. That's fine. That's perfectly fine.
This shit is making me crash out.
Yeah, I understand. But the question is basically the people around me, one nigga is renting on one side, another guy is renting on the other side of me. And the condition of the property within the area, it's pretty, it's pretty cool. It's pretty decent, pretty decent. I own 3 of them on, I think, further down the street on Hillsborough, and then I own one on Alton, I think the name of the street is.
This kind of guy, you just gotta glaze his shit, bro. Like, dude, you own all these properties. Like, what's even— why even sell this one then? Like, what's the point?
Okay, yeah. Um, from your perspective, is the structure in good condition, or do you know anything wrong with the structure right now?
This, this guy's fed up with his shit.
It's not okay. Any foundation issues, cracks, or anything aside from, you know, the, the few things you've done, or what does it currently look like? Inside, all the walls are round. It's got plywood, no drywall, plywood walls. Got foam as insulation on the floor. And do the landscaping in the back for the person who's going to be comfortable living there.
Yeah, guys, he spent 1 minute on the introduction. He spent 38 seconds on the reveal. He spent 8 minutes now on the assessment.
Like, okay, okay, that sounds pretty good, man. Pretty, pretty simple, pretty straightforward. Um, now just in a few minutes, I can go back to my underwriting team.
Now here, dude, just in a few minutes. Now this guy, you're not going to want to be super coddling with, like, he's not a very emotional seller. It's like more of a B2B sale. So what I would say is like, dude, here in just a couple minutes, I'm going to take this back to the underwriting team. We need to really match— we need to really match his tonality here, because here's the thing, right? People have different levels of— different levels of energy. You always want to one-up them. You never want to one-below them, or you never want to 10-up them. So if they're here like this, like, bom bom bom bom, you need to be like, bom bom bom bom bom. Understood? You only need to be one level above what that person's energy is at, because you need to lead them with your energy on the call.
Is there anything else you would need to figure out before you truly know if you can close on property? No, it's just me as a— I'm the only person that owns it, so it'd be my own decision. Do you have a deadline that it absolutely has to sell by?
Do you have a deadline that actually absolutely has to sell by? Sell by, right? And do you have like a deadline that's like absolutely has to sell by? Emphasize absolutely has to.
No, I don't. Okay. I know you said it's just you, but is there anyone else that might be a little bit concerned about you selling? Like a realtor, maybe a crazy ex-girlfriend, anything like that? See, that was good. Yeah, it's better to keep it though. It keeps it more cohesive.
Now he's got rapport. This is— it took him this long to get rapport though. It should have been done at the start.
Um, so after all, you know, mortgage liens have been taken out, how much do you say you need in your pocket at closing? Clothing in order to get this one done. What I need in my pocket? Clothes?
Yeah, bro, we're 10 minutes into the call. He's already asking, like, he's already asking how much money he needs in his pocket. That's gonna be like a big deterrent. He's probably gonna just give him some BS answer. Watch, let's hear. Mm-hmm.
Book me back. Like, you lost me on that. Like, if you have any mortgages or liens or any— I'm not sure. I'm not exactly sure if you Like, you got a mortgage to buy? Free and clear? Okay. Cashier's check or at the title agency, whatever y'all— Okay. No liens or anything against the property?
Okay. Okay. Always let them finish speaking before you interrupt. Another thing too, like, you never want to interrupt them because it's just disrespectful. So pace out, understand what they have to say, let them speak their mind, and then go from there.
Okay, so that $55,000— oh, pause, guys.
I just got a new lead, came in hot, so I need to call them for real. Oh shoot, no, I can't do it because you guys are on my phone right now.
Imperial title. Imperial, okay. Okay, so if I could get that $55,000 you need in your pocket at closing and you we can get to close and in a time frame that kind of works for you and the property sells, would you have any other concerns at that point? No, no, no, he's not open.
He doesn't understand. He doesn't understand his problem enough to be able to like deserve or to earn the right to make an offer. So what he's doing is he's just like, Hey, as long as we can close in a time frame that works for you, get the $55,000 in your pocket, do you have any concerns at that point? Dude, you have to, um, you have to know to say specifics. Hey, I know that you want to get rid of this property because this. If we can get you this price so that you can achieve this and also, um, and also get you there within the time frame that you told me you wanted to do, which you should have known the time frame Right? Would you have any concerns at that point? You can't just— Andy Test. Oh, this is a test lead anyway. It's not even a real lead. Let me text him.
Do you by chance actually know why this guy wants to sell the house or no? Me?
Yeah, like, I don't know, you're listening to the recording, but I don't know if you knew any outside information other than the recording information. Um, no, I literally have no idea.
And he has 44 doors, there has to be a reason.
And he said he's selling other ones too. Well, there's gotta be something going on. But yeah, we haven't— we didn't— we didn't get into that. Like, he didn't get into it. That's like a big issue with this call. So we're about to find out here. We're just gonna keep going.
Gotcha, I understand completely. Uh, alright, so, uh, what I can do from here, Johnny, I can go back to my underwriting department. If you could just hold on for—
Going back to your underwriting department? Buddy, you're the boss. You can't— that's why you can't say you're not— that's why you can't act like the boss in these calls.
For like a couple minutes for me. I'll go and talk with them, provide the information you gave me, and then I'll come back to you with an offer. Sound fair?
Don't say— don't ask for permission here, right? Just go straight to it. Like, um, I'm gonna put you on brief hold real quick, just hold on a second for me, right? Don't say, sound fair? No, just take control of the call and lead them. Lead them and just don't even give them a chance to object. The less— the more you lead a prospect, the less objections will have, because people want to be told what to to do.
Okay. All right, give me 2 minutes. Okay, all right, bye.
So we're 13 minutes into the call, he's already on hold.
1/1 to May 15th is what we'll be doing taxes at the time of sale. That will come off your net proceed amount. Due on sale taxes. So, uh, so it looks like the best you could get approved for is, uh, $50,821.36. So that will pull the full amount minus taxes due on sale.
Let me, let me listen to this again.
Can you hear me? Go ahead. Yeah, yeah. Good news. So I spoke with them. It looks like we're able to help you out with this. So it looks like the best you could get approved for is $50,821.36.
This sounds like he's going up to his M.A.L.
too quick. So that will put the full amount minus taxes due on sale in your pocket and allow you to sell the property. How does that sound?
I'm about to puke. I'm about to puke. If you come in with a congratulations, we got you approved for only $5,000 less, right? Dude, congratulations, we're actually able to help you with this. The most you get approved for was $50,386.63, which will put that exact amount into your pocket at closing so that you can achieve dream outcome within the next X amount of days like you said you wanted to do. So next step from here, I'm going to send you over a simple agreement. I'm assuming the close, right? I'm not saying, how does that sound? Hell nah. Assume the close. Don't let them think. Literally, you're this close to their offer. No one else is giving them that shit. Awesome. So next step from here, I'm going to send you over a simple agreement.
How much? Uh, $50,821.36.
I don't like to do the cents until it's my MAO because people don't believe your bullshit cents at first. They only believe it once you've offered them like 10 times, and then once you're at the 10th one, you're like, look, this is the exact maximum offer and 36 cents. I can't pay a single dime over that. So I go even numbers until the last one. Tax? And you're saying some—
some sales tax or something like that? So whenever you sell a— He over-explained.
He over-explained, and this guy already knows how to freaking sell property. He over-explained taxes. He shouldn't have over-explained those.
Property, as I'm sure you know, there's due-on-sale taxes. So everything that accrued from January 1st of this year, let's say we close, you know, let's say we close May 15th, right? Everything that's accrued from 1/1 to May 15th is what will be due in taxes at the time of sale. That will come off your net proceed amount, and then you get the full difference from that. If you pay them up before closing, you won't have to pay any taxes. Correct. And basically you say I'm taking home $50,800? Yeah, $50,821.36. Sounds pretty good. Okay. All right. So what I can do from here, Johnny, I can go back to my underwriting team. Oh, hell no.
Where are we going back for?
And have them send over the agreement to you. It's a pretty simple agreement. And just to kind of give you a little rundown on how the process works, once we get the approved agreement from you, within 72 hours, we would send out I'll send out my realtor out there. She would just take a few pictures for me. And from there, we would start preparing for the closing process.
Just too monotone. He needs to be more prepared on what he's going to say. Yeah, I hear that. And then with the next 72 hours, I'm going to send my realtor out there. She'll take some pictures for me and then we'll get some quotes just so we can be more prepared to help you get to the closing table. Sounds simple to you? Sounds simple to you? I hate that. Just assume you guys have to be a leader. You have to be leaders on the call.
What, uh, out of pocket we be going through? And how much earnest money to lock the deal in? Yes, yes, earnest money. So after our due diligence period, which is just a few days, we do an earnest money deposit, which it can be 1% of the sale price. Um, so after that period, we'll put down earnest money. Uh, pretty simple, easy. Um, Pretty simple, easy way to go. Does that work for you? These questions? Okay.
These questions, does that work for you? I don't like that at all. I do not like that. I do not like that.
I do not like that. What's a good email address for you? So what's really the catch? I mean, just the hour that I have to—
15 minutes into the call, he's already got him to agree to an offer. And you know what he just said? What did he just say? What's the catch? Why did he say that? There's a red flag. What's the red flag? He— I feel like he overexplained, like, the closing process and the— just send them the contract. Ask the email, send them the contract, bro. You are offering full asking price on a house. You are offering full asking price on a house that you just found out about 15 minutes ago, and you're trying to get him to sign a contract.
He don't even know your middle name.
He don't even know your last name. And now he's like, wait, you're offering me this? What's the catch? Because no one else is going to offer me this 15 minutes on a call. Like, so what's the catch? He doesn't even believe the offer's real now.
Not good enough to wait to receive. And did you say you want to send your realtor out to— Yeah, there's no catch, man. Like I said, I've been doing this for— I know you've been doing it a lot longer than me, but I've been in business for about 7 years.
See, he wants his ego— You see how he laughs whenever you start to comment on him? He loves having his shit stroked, bro.
Yeah, basically you hear a lot of this like, hey, I do this. And then like at the last guy, he wanted to take pictures of the unit and then he said, I don't get paid until somebody buys it or he's sending other people to come out. I said, I told you before, I didn't want to deal with the wholesale. I don't care what y'all do with it. If I'm going to receive my money, I want to be like that. Like, hey, y'all, I'm sending your earnest money. We're going to lock it at the title company, this, this and that. You know, hey, you got a certain amount of days, a month of clothes, you know, we're going to send somebody else out there. I mean, uh, you're done, you know? Yeah, yeah, pretty simple like that. Like, I can give you a full rundown. So basically, for us, we operate a full investment firm, so we do partner with real—
where, where should we have already handled this? Please tell me. In our sales process, where do we handle this at? Right in the beginning, right? Secure positioning. Right? We tell them, hey, here's exactly how our process works. Do you have any questions or concerns before we proceed? That's it. And now he said price and the guy has all these questions and concerns that he has to overcome because the guy doesn't trust him because he didn't get him bought in before the offer.
Makes sense? Realtors, we have other investors in our network, but we buy properties primarily It's more so to hold as rentals. We do fix and flip as well, but like, you know, like any other investor, the money is made in your exit strategy. So whatever exit strategy you kind of employ—
Bro, he's trying to over-explain to an investor who's probably done more deals than he has. You can't do that. Just be like, you can't over-explain, guys. Confidence and simplicity. As soon as the prospect gets overwhelmed overwhelmed with information, they back out because they don't understand.
You know, after you buy a property, that's kind of when your clock starts. So during the entire process, we already have an idea of what we kind of want to do with the property after the property closes and everything. So it's really no catch to it for us. It's more so of lining all of our ducks up in a row. We come out after, you know, within 3 days. Sometimes it could be the very next day. You know, we take pictures from there. The pictures go to my inspector. He basically looks at it. I get my architect involved, and then they kind of—
you get your architect involved, guys. Hold on. For one, You guys are not allowed to laugh because you're lucky I ain't heard some of your guys's calls. Yeah, so that's a funny line to me. I'm sorry. No, that was a funny line, okay? Because so I was like, damn, okay. But yeah, here's the thing, and you guys know this, I'm very direct. I tell it like it is, and I'm fucking hard on people. Right? You guys know that, right? But at the end of the day, you guys want to get rich. So why the fuck would I sit here and baby you? You don't want me to. You don't want me to baby. But don't say shit like this, please.
Let me know, hey, this is what we can do. If we can add a bedroom, we can. If, you know, we can do something with landscape—
he's over-explaining the shit out of this. Just send the damn contract over.
Being maybe cutting trees down repainting the whole entire outside of the house just to, you know, increase value over time. The goal is, you know, to sell the property or to rent it out for good market rent. But all in all, we're very prepared and, you know, pretty much ready to go. Um, so like I said, it's a pretty simple process. We just come out a few times, just myself, my, my realtor comes out, my inspector will come out just kind of give me a—
this is bullshit because then he's gonna be like, hey, I gotta have all these other showings. And this guy's like, bro, I told you I want to wholesale this shit. That's literally what he's gonna know. He literally just said he went through the same exact thing with somebody else. So if we're gonna wholesale it, how do we get— how do we get the person to not flip his shit? How do we get the person to not flip his shit whenever we actually— whenever we're gonna wholesale it to? How do we get the person to not flip his shit? You're saying the person that you're selling it to? No, the seller. Yeah, the seller. How do we wholesale his property without him flipping shit? By just simply what, like letting them kind of like not know you really wholesaling it by not overexplaining? No, you tell them. So you tell them you like basically— you tell them. Everyone else, you know, they're gonna be, oh, I gotta pull my realtor, I gotta pull this, I gotta pull that. The sellers smell your shit, bro. Like you said, architect gang. Nobody's got a fucking architect. Unless you're like doing new construction, right? Like you— so here's what you do. Like you say, look man, I don't know exactly how I'm going to get this property to the closing table. I might buy it, I might flip it, I might sell it, I might rent it. I don't know, right? But can I ask you something honestly, Ricky? As long as you get the price I promise you in the time frame that I promise, does anything else matter? No, no, no, no, no. That's it. That's it. And then they're going to be— they're going to be like, okay, cool. But everyone else, here's what they're going to say: well, we intend on buying it, but we have retail partners and partners who might want to fund the property for us. Shut the hell We all know the truth. Sellers aren't idiots, right?
Sellers are not idiots. Idea of what—
Guys, and also I want to add something. 3 minutes or 2 minutes now explaining how he's going to take down the property, and we didn't even spend a whole minute on pain, which, guys, you should be spending at least 20 minutes on paint.
We can do as far as renovation and everything goes, and then we start like a quick material order and kind of get that rolling to kind of meet our deadline with closing. So as soon as we close, you know, we're starting work the very next day, right? Um, title company for us, we usually use All Point Title. Um, they're not in Cleveland, but they do cover the entire state. They have pretty good rates is why we use them. Primarily. So pretty simple with how the closing— Excuse me. Uh-huh. Excuse me. What's the name of the title company again? All Point Title. All Point. All Point. I think I might have heard of them. Okay. Yeah, I use them. I buy all over the state. So I buy normally in Columbus, Cincinnati.
What I would literally just say, he's like saying, I buy. It's a big dick contest, bro. You never want to be in a big dick contest with another investor that you're trying to buy from, right? Because then they're competing against you. If you guys— men, which most sellers tend to be men— if you are competing, it is natural testosterone in our body that makes us want to be better than the man next to us. Can we agree to that? That's true. We always want to be better. Right? You guys, like, even if you know you're not better than the guy, you're gonna act like you're better. You're gonna try and like build status enough to be better. What's up, Cassie? So you have to build status enough to be better. That's the thing. And these people, as soon as you start trying to act better than the other person, they're not gonna like you, and they're not gonna sell to you if they don't like you, right? Or if they think that you're better than them They're just simply not going to let you win because they don't want to admit that you beat them because no one likes to admit someone is better than them. Makes sense?
Maddie, um, and also Dayton. I buy a couple. I don't really buy a lot in Dayton. Dayton is a weird market, but he's like explaining all this stuff.
You don't— you can't do that. You cannot do that.
Um, we use Allpoint for all over the state. They charge us You bought anything in Dayton before? No, no, no, no. I'm just laughing because basically you understand basically about the weird market. I tell people, tell people that. Yeah, man, it's all about making money.
Yeah, Columbus is super weird. They're just sitting here talking like he's trying to justify why he is a great investor and he's trying to justify why he's a great investor. Literally nothing matters on this call about you feeling, feeling your ego stroked, right? You know what matters the most? Whether or not I'm gonna make bread off of talking to your ass. Because if I'm not making bread by talking to you, I would rather be hitting up girls on Hinge or some shit. I don't know, legitimately, you know, like, I would rather be doing something else, right? The only time I want to talk to a seller is if I'm making money legitimately, right? If I'm going to be talking to a random person and I want my ego stroked, I'm gonna go try and do it from someone pretty, just honestly, you know what I'm saying? Not some freaking— yeah, period.
You got to understand, when you go down on the 44103 zip code, the taxes are much, much more lower. Yeah, man. Yeah, the Columbus market is really kind of outrageous, I'm not gonna lie. Oh my gosh, I see you. Like, yeah, that's where I'm from.
Is it really?
Yeah, weird market. It's literally pocket by pocket. We look at properties on streets and, you know, it's a colonial house here, it's a single-family residential there, it's a multi-family here, and they're all different styles, so it's super hard to comp anything really, honestly, all throughout Ohio. Like, I really, I really don't get it. But, you know, all in all, you are correct though. You are correct. It's just like Cleveland. Like, I got a 2-family for sale. I mean, I'm just doing like $90,000. I told them I didn't—
you hear what they're talking about? They're just competing on their investments. That's literally it. I didn't—
I'm selling it. Ask why you selling? I said, basically, when I got 34 on this If I got the flooring done and did everything else, I would go ahead and keep it instead of that on market, right? Exactly. And buy the ranch-style house and sell and then come back to the neighborhood and buy more property. Yeah, my whole approach honestly, man, is just working with good agents. I try to scout. I said they helped me out a lot by increasing the rent. Exactly, it definitely does. Yeah, certainly.
And I don't know where this call is going, but all of this rapport building should have been done before we got the price, because now the guy already agreed to price. As soon as they agree, you want them to sign the contract. You ever felt buyer's remorse for something? You're like, afterwards, as soon as you sign, you're like, dude, this is great. And then like an hour later, you're like, fuck, like, what Why did I buy that?
You know, basically, I was getting $500 for a 2-bedroom, now I'm getting $1,100 for 2-bedroom. Exactly right, that's double, basically double. And Cleveland is a really, really good market right now as far as, you know, things getting turned around, laws passing, so on. It's a lot of opportunity. We, uh, we actually bought a house about a year First of all, the best shit. And then with two families, I hate to say this, two families are the higher turn rate unless I'm dealing with Section 8 tenant and another Section 8 tenant. But we dealing with a single, like some of my six-bedroom houses I got down on 105 area in the boulevard, and they'll basically start running and pulling the, uh, you know, all the, the property history, ownership records, making sure no liens and, you know, things like that are against the property. No problem at all. Yep, look at that email for you, Johnny. Email is smileyfacesllc@gmail.com. No, smileyfaces@aol.com. Smileyfaces@aol.com. So I have Smiley, S-M-I—
I know the seller, that's fucking hilarious. I know this, I know the seller.
I-L-E-Y Faces. We're just doing a call recording. Recording? Oh, okay. At aol.com? Yes, Smiley Faces at smileyfacesllc@aol.com. Yeah, okay. Smiley Face, all lowercase? Yeah, yeah, I'll make it. Yeah, okay. All right, all right, Johnny, I'll go over to underwriting right now. I'll have them get the agreement together and I'll get it sent over to you. It'll come from Ryan.
Never ever, ever, ever, ever, ever, ever, ever do this. Sign on the call because here's what happens, guys. Let me tell you how easy this is. Hey, um, pull up your email really quick. Did you— do you see it in your email? Awesome, perfect. So the first thing you're going to do is you're going to press the button View Documents. Perfect. And then the top left corner, you're going to see something that says Sign, press that button. All right, now draw your signature right there and press Adopt and Sign. Perfect. Now there's going to be one more red flashing button. You're going to press that. Awesome. Then you're going to press Share Back with Jackson S. All right, just came through. Boom, right? That's what you do on the call. Here's what they're going to do when they're sitting there by themselves, right? Oh, assignment, what does that mean? Inspection, what does that mean? Earnest money, this is— oh, business days. They start reading every single thing, right? They start reading every single thing and they talk themselves out of it. When if you lead them to close a seller, all you have to do is lead them to the right answer. All you have to do is lead them to the signature box. That's it. You have to lead them on the call. You guys can't let them run all over you.
In an executive— uh, I'm sorry, no, it'll come from Executive Cash Home Buyers.
Sorry about that. No problem at all. I'll read it over. He's already saying, hey, I'm going to read this before before I sign.
Quick question, I have a question.
Yep. Like, I know, I know, probably you have got a lot of sellers to like sign without even reading the document for real. They just sign, right? I've never had a seller read my contract ever. Yeah, not one time. They only do that with people they don't trust. That's funny. That's crazy, dude. I literally Dude, I've never had a single seller ever my whole life, ever, if we're on the call, they've never read the contract. The only time they've ever read the contract is if I wasn't on the call with them when I sent it. That's why I never do that anymore. That's smart. Because dude, I talk to these sellers 30 minutes before I tell them price, and then I talk to them for another 10 minutes till we come up with a price. Then I send them the agreement. We're 45 minutes, an hour into the call. We've talked to me, they trust me, they know me, they like me. First call too? Yeah, I don't do two-call closes. If I don't close you on the first call, I'm never talking to you again unless my, unless my team sets an appointment with you. That's real. And dude, I flip the frame. I have them ask me for an offer. I'm like, hey, if we can do all of this, like, what do you want the next steps to be from here? Oh, will you please give me an offer? I mean, I'll try. And then when I give them the offer, I'm like, hey, I'll send you over a simple agreement really quick, we'll get it done. And they're like, oh my God, this is amazing. Sellers cry on the phones with me. That's serious. Yeah, that's crazy. Yeah, I want to hear one of your calls, man. You got call record? You should have heard the one this morning. That was pretty good. Um, I recorded it. Uh, I didn't get a close on that one, but I do have 2 call recordings in the sales training at the bottom if you ever go listen to those. Yeah, 2 calls. They're in the call recordings portion of the sales training. All right. Yeah, for sure. Do you guys have any general Q&A questions while we're here? Did this ever sell? What? Did this ever sell? This is like literally like 3 days ago. I'm about to— I'm about to send him the call recording of this and I'm going to ask him if he got it signed.
Cool.
That was my only question. Awesome. I'll let you guys know.
I have a question and it's probably— it's probably fucking stupid, but anyways, um, I've got this This chick right now, we got, you know, like, good rapport, go back and forth, whatever. But she wants to have me or somebody go look at the property first before she'll sign anything.
You could send out a notary for like $40 to go grab a bunch of pictures for you.
Okay. Yeah, it's in Memphis.
Is the price— do you think the price is realistic or no?
Yeah, it's the one that I sent you last night that we were talking about.
And, you know, talking numbers, she's, you know, I know that she's flexible.
She's trying to get rid of it like ASAP. But yeah, but that's the thing.
She's like, wants to go out there to do it before she's like, does like a real number. I mean, that's fine. She's probably gotten burned a bunch of times. If you think it's an actually good deal, like if it's like actually pencils in as a good deal and you've gone through the full sales process, then you can pay someone $40, like a notary to go take pictures for you. But if you don't think it— but if you're just kind of iffy on whether or not it's a good deal, I wouldn't risk the money.
Yeah.
Oh, she also wants a non-refundable. Yeah, hell nah.
And, uh, you know, which, you know, I can go back and forth on that one.
And then, I mean, she sent me like walkthrough and photos and everything of it. It's, you know, it's a shitbox, but— Yeah, I mean, you can— I— did you send me the walkthrough or no? Uh, no, not yet. Okay, yeah, send that to me and then I'll give you an honest opinion on whether or not I think it's worth it or not. All right, perfect. All right, y'all, any other questions while we're here? All right, guys, if you guys want to tune in, I'm doing a $0 to $100,000 profit challenge in the next 90 days on my TikTok, and and my kick. I am starting over from scratch. I am racking up credit cards to run. I'm literally starting over from scratch just to prove how easy this shit is. I am going to be making calls to inbound leads only, and I'm gonna be doing $100,000 profit within the next 90 days. You're welcome to watch. And also for funsies, if you are on the live, when I lock up a deal, I'm gonna give everyone the opportunity to dispo it for 30% commission. For fun, right? So I'm just here to have a good time. I'm here to show you how simple this shit is if you really just follow the process, and you guys can watch it live. I'm gonna do it on YouTube, on TikTok, on Kick, everything. So I'm doing that every day for the next 90 days. All right? All right, y'all, have a blessed rest of your day. If you guys need any help at all, you hit me up. You know where to find me, okay? Peace! Time for a good day, guys. So we just did a call recording right there, and as you can tell, I'm very strict, I'm very to the point, I'm very direct. I'm just the kind of guy who gets people results because I don't give a fuck about your feelings. What I care about is you getting the results you want and the reason you work with me in general. If you guys have specific questions, okay, um, you guys can go— I actually have a free course I just launched it I literally just launched a free course. I think a lot of people would find benefit in it. I don't know if you guys would. I think you guys would find it. It's 7 days free trial. Um, it's all the SOPs, all the scripts, all the training that we use in my business to, you know, generate like massive, massively profitable months. Um, you can click that. It's a link in my bio. Again, it is completely free. I would love for you to join. I think it'd be awesome, but it is completely free in the link in my bio. Other people have been sending me DMs. Help, brother, I have some knowledge, let's say zero. I need this and I need to get started, but I just keep falling back in research mode. I don't know. Action conquers all. I would suggest you get started with the resources in my bio. It's completely free for 7 days. Just get after it, my brother. I believe in you, but you have to take the action to get the results you want. There's that. Do I sell a course training? I have a free 7-day trial of a course. It's How to Become a Wholesale CEO. Not just become a random wholesaler who does a deal every 3 months, but a wholesaler who actually produces consistent and stable income. Do you want to JV? Send me the details of the contract and I will let you know whether or not it is a good deal. You guys can send me deals to JV as well. My team will work them here. Cool, cool, cool. So we've done that. I need to get over here. I don't have— here's what I'm going to do. I am just going to start sending out. How do I find a lender for contract for deed? What do you mean? Why would you need a lender for contract for deed? And I also don't like contract for deed deals. Would you be willing to mentor? I don't really I don't really like mentoring beginners, Frank. I'm not gonna lie to you, because of what a lot of people say is they have a tough time getting motivated and they have a tough time staying disciplined. I cannot fix that. I cannot fix your discipline. I cannot fix your motivation. The only thing I can give you is the tools to be able to do it. Um, what I am willing to do is if you join my free course and you actively take action for as I literally just launched this free course. It's a link in my bio. If you take action for the whole time you're in there for the free course and you're like, JT, I know for a fact I'm gonna be successful at this, like, I will do whatever it takes, I will then consider mentoring. But I only will mentor people who I know will be successful because I'm not gonna be like the other people who collect cash from poor people. I don't need your money. I just don't. I don't want— I actually would rather not have. I would actually rather not have your money if you're not gonna get results, because I don't want you to write a bad review on me. Helly, what the hell? Grew up with a wham in the circle. Okay, so there's that. Now let's see. Join the link in my bio, bro, and you can book an audit— you can book a call with me one-on-one. You can also DM me. Where am I based out of? So I live in Tennessee, but I just got an apartment in Miami. If you guys want to see it, it's pretty sick. I'll show you guys a picture really quick. Actually, I just got an apartment in Miami. I need some more leads to come in though so I can start closing this. Sheesh. Great, great questions. How do you feel about the national market? Um, so a couple things. It is a very difficult market right now because inventory is so high. I really like the really, really luxury markets out there, but I don't really like the mid-tier markets. So anything above like $3 million, I I really like in Nashville. Bro, this seller has a full gut sink in the house for $17K, wants nothing. How can this deal work? Angie, DM me right now. We will structure the deal on livestream and get it to the closing table if you want. Send me the deal details right now to my inbox.
Oh shit.
DM me, bet. ARV $500K. We'll try and figure something out. I've got some leads. I found myself driving for dollars in Michigan. Just have to make the calls, bro. Then make the calls, bro. That's literally it. I'll give you the exact script is in that training. Go to the training right now. You'll get the script. It's a link in my bio. It's completely free, and it'll show you how to do Driving for Dollars calls. Let's see. I need to order food now. I don't know. I, I need to get food delivered to my crib. What states do I market in? Honestly, we're doing nationwide right now. I'm trying to optimize I'm just trying to get as many contracts as possible this month. So we have a school community again. It's another one, but it's free. It's better. I only accept people— so it's a free trial, right? So it's— I'm not just letting everybody in anymore because it's just kind of— I only want people who are like actively closing deals in there. Like, I don't want people— I don't want people who aren't gonna take action. So like, you have to— it is— you have to put in your your information stuff. The regulations really don't matter that much. I just don't— I don't think the regulations matter as much as people make them out to say they are. Okay, let's go, Real Estate Alabama! How much did you make on your first novation? I am doing semi-nationwide. Okay, let me order Let me order delivery to the crib. It will be cheaper. So I'm trying to act poor because here's the thing, I'm trying to act poor because I spend way too much money and I don't want to be spending money like this anymore and I'm done spending money like this. So I'm acting poor for the next year, dead serious. But I am trying to figure out the best way to do this because I'm hungry, like I'm hungry. I don't want to leave here. You can start action today, legitimately today. Let me pull up your DM, Angie. $2,300, it's a cheap property. No, he still made money on it. That's like proof of concept is everything. Here we go. All right, now guys, Angie has a property she wants us to look at, so that's what we're going to do. Alright, 3/1, 1,673 square feet, looks like it needs a massive rehab. Good news is it's a great market. Okay, so you're looking like— you're looking at about like a $90,000 ARV here. Yeah, you're probably looking like a $90,000 ARV, which is pretty solid. But now, can we put enough money into this property to— wait, hold on, it's a 3-1. Is it a 3-1, Angie? I still do JVs, yes. I believe it is a 3-1, correct or no? Yeah, here we go. This is a perfect comp. This is a perfect comp. You're probably going to be like $90,000 ARV. So we're going to pull up our MAO calc here. So we, so we got a 3.1. We're going to be about $90,000 ARV as we currently are, currently stand. And how much are we thinking in repairs? You said it's a full gut. You said it's a full gut, correct? Ah, hell yeah. So it's 3-1, full gut. I mean, this is probably a $60 grand renovation. Yeah, you're upside down. Literally, you're up— like, the per— the woman is upside down in this property. So let's see, how can we possibly get this deal to work? Like, I, I don't even know how to put it together, honestly. So let's see, has anything sold here? No, so 4/1, 1,000 square feet, looks like the same, definitely a full gut, sold for $18,000. So here's what we're going to do. Here we go, $8,000. Okay, so what— okay, I think we can dispo this. She just wants it out of her name. How much, how much is there in liens right now, Angie? How much is there in liens? And if you want, you can send me her name and number and I'll call her on live. Okay, let's see what I would do. Send me, send me her contact info. I'll call her on here. Have you talked to her, Angie? Like, does she know who you are? Or you can call CJ. $2K a month budget, how should I start? Honestly, $2K a month is not bad. I would either do SMS or like a lower CPL Facebook lead. Yeah, Angie, honestly, I would get it locked up, then call her back, Angie. Have her sign. Whatever. Here's what I would do legitimately is I would have her— here's what we're going to do. Here's what we're going to do. Tell her we will give her $1 for the property and we will pay off any liens. Yeah, Angie, here's what we're going to do. You're going to call her back. You're going to say, look, here's how we're going to write the Where's— I'll write the agreement. Send me her email to DM. Send me her email to DM. I'm going to write the agreement right now.
Here we go.
Okay, you're gonna send me and I'm gonna write the agreement for us. I'm gonna send it over, I'm gonna send it from my email, you're gonna call her back and tell her to sign. What SMS software should I use? GHL? No, I wouldn't use that for SMS. I would actually use Zeatblast.
Z-E-I-T-B-L-A-S-T.
All right, I've got to get a drink of water or something. I've been going for crazy hours. Okay, can I order like a burrito bowl? How much is this going to cost? Double meat, white rice. Cilantro lime sauce, guacamole, corn salsa, cheese. No beans. Cancel. I'm actually going to act so broke for the next year. It's going to be insane. And I'm not even afraid to admit it. I'm going to act broke. I don't like hiring a cold caller, CJ, because you don't know how to manage people yet. You're not really an entrepreneur quite yet. What's my ad budget right now? I spent $15,000 on ads last month, but for this challenge, I'm going to spend roughly $6,000. So I'm going to spend $2,000. I'm gonna spend $6K a month for this challenge. Yeah, DM me her full name, email, and phone. Yes. Oh my gosh. Okay, I gotta order some food. Let me see if Uber Eats will deliver something to my crib. Or maybe I'll go to Chipotle's website. Or what should I do? Should I take a break from here? What do you guys think? Should I take a break from here, go live again later this afternoon? I do have videos on SMS scripts. Yes, you should just go watch in, in the link of my bio. I have a completely free training. I could take a break from here. No, I'm not— I don't know I want to take a break. I don't know, I don't know, I don't know. I do need to go to Trader Joe's today, but I can do that this evening. I'll do that this evening. Double chicken, white rice, no beans, ew, cilantro lime sauce, guacamole, this cheese. Oh, but I'm paying extra for guac and I'm not— I'm trying to save money cuz I'm trying to be a real Yes, $3K is the best Facebook ad budget to start. Doesn't let me DM you. Hold on, I'm gonna answer you really quick. Yo, twin. Haha, there you go. So how do I delivery one 800 Park Lane, Knox. Oh, I just told you my address. I just accepted it, so now try. Just went RHW RW yesterday, Trader Joe's. Yeah, I gotta go bad today. Should we run our own ads or hire someone? You should run your own ads if you haven't— if you understand how to run Facebook ads, but you shouldn't if you don't know how. So if you understand marketing and sales and like you're really good at it, you should do it. But I don't think you should at first unless you really know what you're doing. How much is this gonna cost me? 44 minutes arrival. And it's $32 for a Chipotle bowl. Hell no. Should I calculate how many hours a week I work on the phones? I would, I would. And yes, we also do innovations. All right. Are you serious? The first part of the phone number is 1234? Are you joking or what? You sound like you're joking. Here's what we're going to do. So we're going to write this contract up right now. And you should tell her that she's going to be getting a contract in just a moment. Angie, I'm going to be writing it up for you. I will hop on an audit call with you. The only way to get it now is to join my free school community though, uh, but the audit call is in the free school community. You're welcome to join, it's a link in my bio. Okay, so let me pull this up. Here we go, she's pulled up. We're gonna send her this contract. Body exposure. I just got a restriction for sexualized behavior. What? I don't really know why that happened. I guess I'm looking thick or something. I don't know. Let's see. Let's do this assignment agreement. Or sorry, we're going to do— we're going to take this, we're going to rename 708 Roselle. Seller's name. Got it. What market's the best to start in? Start in any market that you know really well. And if you don't know any market really well, pick one and become an absolute baller in that market. But it really doesn't matter. I know somebody who's successful in North Dakota, legitimately. See where this— Closing date, we'll do the end of June. Offer date is today. Here's your— gonna tell her. Okay, so I need— I'm going to download this. Let me upload it to her really quick. Cawwaw. Okay, so here's what we're going to do. Okay, so the issue with this is the seller doesn't really want anything to walk away with. She just wants the property out of her name because she has back taxes and liens. So what I want you to do is I want you to take this contract and I want you to keep it as is, but then I want you to add special stipulations and I want you to upload it to me in a PDF and I want you to be like, Buyers will take care of all back taxes owed as well as any liens, as, as well as any liens prior to closing in order to get clear title. That being said, is we don't guarantee closing still. We're still doing the inspection period and we still want to be provided clear title, but the buyer's agreeing to The buyer's agreeing to, if we do close, we will end up paying off all the back taxes and all the current liens if we can, without going underwater on equity, basically. That's what we're trying to structure. But I want to keep it legal. I don't want it to— I want it to be pretty airtight, but I also wanted to show the seller like, hey, you're not going to be responsible for all those. We're going to try and be responsible for those. "Who are the big wholesalers you've helped?" We've helped High Vision Real Estate, we've helped Vanguard Cash Offer, we've helped— I'm trying to think of some other ones— Diamond Home Buyers. We've helped a bunch of big wholesalers, but I can't think of all of them off the top of my head. Here we go. Whisper. Okay, here we go, guys. I got to order some food because I'm starving. Angie, I'm about to have this done for you, so she— that's getting cooked up right now. You see, where's my other Claude at? Here we go. I don't like red and black theming. It just looks too aggressive. I want it to be like easily consumable, easily looked at, and like everybody's like, it's not an eyesore. Okay, so let's come here. What can I order for food? Protein, protein, protein, protein, protein. I'm going to get back on here tonight too. Ooh, shit. How about Lulu Chicken? How much is this? Sorry guys, I'm literally acting poor. I have to. What day are we on? I just joined. I'm only on day 1. I literally just started this today. Here we go. So here's the special stip— I don't know, my special stipulations. Can you just make a whole brand new contract? Because all this stuff is a little bit just too much. Like, I don't want Literally just write like a very short portion. You see where it says other agreements on the original? Make something like that and just write something very simple. No, it's not gonna overwhelm them. Have I closed deal— have I closed deals before? Yes, yes, yes.
Bounta Louie Louie chicken.
Where— oh, I'mma order a pound of this shit. Here we go again. Is it a 2-page agreement? Yeah, it's very simple. It's a super simple agreement. 18 dollars. Wait, how the hell he— here we go. All right, it's about to get— it's about to be done. No, I haven't called her yet. I'm not going to call her. You're just going to call her and you're going to tell her exactly what I'm about to tell you. It's just going to be super simple. I— because you already have rapport with her, you've been talking to her. I don't want to just ruin that. This is how I'm going to give myself a budget every month. Ah, when am I gonna call when more leads come in? Here we go, this should be done. She gonna do it, she gonna do it like a pro. Here we go, we're gonna send this over.
Download.
All right, we're going to send this over to her right now. All right, now you're going to call her. It'll come from— hold on, let me check. She gonna do it like a boss.
Pro.
Here we go, let's upload this. It's going to come from— it's going to come from Jackson Sudderth. I just sent it over to her. So here's what you're going to tell her, Angie. You're going to be like, okay, so basically we're just going to write you a contract that says that we're going to give you $1 for the property, and then you'll see here Under the other agreements portion, it says buyer agrees to pay back— buyer agrees to pay off all property back taxes and existing liens of the property at or before closing in order to deliver clear title to the buyer, provided the total payoff amounts are reasonably feasible based on buyer's inspection and lien research. If payoff amounts make closing unfeasible, Buyer may terminate this contract during the inspection period with no further obligation, basically. I'm about to send this to her right now. Does that make sense, Angie? What did you put for close date? I put at the end of June, so June 30th. You want me to— let me share with you a copy too. Um, we're putting it, we're putting it as $1 because we don't know the exact lien payoff amount. So if we were to put like $17,000 on there and it comes up higher than $17,000, then we can't close. So by writing it this way, it's allowing us to close. Go to— yeah, I'm gonna send you this really quick. Hold on. Here we go. Let me upload this for you. I don't think I have her right email. Hold on, I'mma share— I'mma share you a copy too. Hold on, let's see. Yeah, send me your email too, please, but I don't think this is her right email you sent me. Yeah, there's— this is saying that it's not the right email you sent me here. Make sure it's the right email that she gave you, please. Any deals in Cali? Not right now. You got— can you also confirm that that's the correct email that she sent you, please? And have you sent her an email yet to that number? Gee, let me make sure this is it. I could possibly send through SMS, but I would prefer to send it through email. It makes it way simpler on me. I just got an email back saying that it's not valid. Where am I pulling leads from? I'm doing Facebook leads actually right now. We're doing Facebook leads currently. This— sure, yeah, check the spelling of your email address. Yeah, this is just not her right email, I guess. I don't know. No, I'm going to do— I'm going to try and do— I'll— no, I'm honestly going to do like 200K. I think I'll do 200K with 18K spins, but I'm going to JV most of these deals with people in the— in the— that are viewing this just for fun. Holy crap. Let's see, I'm trying to get this though. See if we can get this girl under— this woman under contract. That'd be fun. Let's see. It's crazy, I am live on YouTube right now as well. What are you doing for the challenge, especially for Legion? So, what do I do when get $50K fee? So our average deal size is $29,788.60, right? And for Legion specifically, we are doing Facebook ads. Starting from scratch. So we're doing Facebook ads and we are running up all of our stuff on credit cards right now. That's how we're doing it. Have I been successful with Facebook ads? Yes, it's been my most successful lead source my whole business. I do not do PPL. What does your business look like today? Could you go on vacation for a month and things run smoothly? Thanks. Run things, run smoothly without me ever calling or without me ever talking to my team? No, no, I, I, they would need to talk to me at some, some points in time. They would need to talk to me at some points in time. Could they get deals under contract and get deals to the closing table? Yes, but Not ideal. I don't like PPL, y'all. I only like PPL if it's inbound-only PPL through somebody like Prexium, but I don't like all the other PPL companies. I just don't like them. They, they sell everybody's leads to the same people over and over again. It's just a pain in the rear. It's just a pain in the rear. How can I get this going? Let's see. Angie's supposed to come back soon with the emails. Let's see. See if this email gets rejected. That's what I need to do today too. How the first deal would you recommend P— for the— no, I don't recommend PPL for the first deal. I recommend honestly just for sale by owners or cold calling lists to prove that yourself can do it. Prove that you can do it. And if you really want to spend money, then spend money on Facebook. I've been wholesaling for 4 years. She doesn't have another email besides that one. Ask her if she just got the— text her and ask, yeah, look, check the spelling of the email address. I'm like, am I like tripping? I don't know if I have dyslexia or what. Is it one? It's the same email address. It says it's not working. Yeah, I copied and pasted. She said it's not that. It's like it's not working. Hold on, let me try it through here. Did you get the email I sent you, Angie? Check your email. I'm running $6,000 a month for ads for this challenge. Okay, we're gonna try this.
Uh, let me put in her phone number.
I'mma text it to her too. I'mma text it to her right now. Sorry guys, let me try and get this out. Okay, let's go. I'm gonna send it to her right now. Fuck. What did I just say? Let's go here. Text. Let's— what's today's date? All right, send document, email and SMS. I'm doing my, my leads through Facebook right now. What's up, Eric, bro? How are you? Yeah, the Level Up Mastermind. Yeah, I'm doing— what's up, brother in Christ? Let's see. I just sent it to her, so can we please confirm if she got it? I have to go use the restroom really quick. I will let you know if she signs. Um, I will let you know if she signs, but I really have to go use the restroom really quick. Uh, so let me know. Let me know if she signs. I'll be back in one second, guys. Do not leave. We're gonna get into more, some more value. I would love to do some more calls if I had leads, um, but I don't have any lead. I haven't had any leads come through in a minute. So let me go down here, use the restroom. I'll be right back. If you guys have questions you want answered, I'll— as soon as I get back, I will answer them all. Right now I just have to use the restroom. I'm so sorry, but it's just how life goes. I'm gonna wipe that camera off. Cool. All right, I'll be right back, guys. All right guys, I'm back in business. So we, we're doing nationwide for this specifically right now. Um, however, it's not really nationwide. We pick certain metros across the country, but we're not just doing one market. Market. I do like for beginners to take over one market first though. I think it's the best way to go. With $6,000 a month budget, I'm hoping to get like 3 leads a day. About 3 leads a day, yeah. I've had one this morning. So let's see, have I spent any money on this campaign yet? Maximum. How much money have I spent on this campaign? $12. Cool, cool, cool, cool. Oh guys, I really want a lead to come through so I can just call. I'm just Let's see. Yo, Harry, what's up? Let's go back to here. I did get a lead. New lead arrived. Anaris Gonzalez.
Here we go.
Who is this? No, not yet. Hell yeah, I like land. Call her. I'll call. I will call her, Angie, if you want. I don't think you're going to mess up the clothes. I just sent it to her to sign. That's it. Let me see if she's opened it yet. View history. Here we go. She hasn't opened it quite yet. So I just built a software called dealcloser.ai. You want me to call her Angie or no? Or do you want to call her back? Sure, I'll call her. Fuck it, let's do it. Watch the closer in action, guys. Hello? Hey, Christina?
Yeah.
Hey, Christina, my name is Jackson Sudderth. I'm working with Angie, so we're trying to get you over an agreement to help you try and figure this thing out. Out right now. Okay, perfect. So just so I understand, right, so she said that you owed like $17,000 in back taxes, is that right?
No, I thought it was more than that.
Okay, okay, it very well may be. She said she couldn't find it on the thing. What did you think that it was?
I want to say it was closer to $40,000.
Okay, cool. And so how we've structured this. And I don't know, were you able to see the text? I actually sent it via text like 2 minutes ago. Could you tell me?
I haven't looked at it yet.
No worries. Okay, so how we structured it basically was like, we will clear all taxes and liens before closing out of our own pocket. And if you have a chance to pull it up, I can show you where it says that on here, just so you kind of understand Jackson Sudderth, and then like the purchase price will be $1, but we're responsible for clearing title. Does that make sense? Right. The only reason I didn't put like, the only reason I didn't put like, like $40,000 on there is because say it came higher than that, then it won't be enough to close. But if we put in there that we're the the person responsible for paying off the liens and the back taxes, then we will just pay out of that and they'll look at that on the contract. Does that make sense? Right. Perfect. Yeah.
So I'm going to talk to someone first before I sign anything.
Yeah, that's completely fine. That's completely fine. I would want you to do that as well. Who do you think we should send it to just so we can help walk everybody through it, just how we structured it? No, I'll send it to Okay, no worries. It sounds like— it seems like you're a little bit concerned now. No, I just like— I just want to make sure with the amount not being on there, almost owed, you know what I'm saying, and everything. Yeah. So I'm just gonna have, um, my friend's mom— she works in a law firm— um, look over it. Yeah, no worries. What— when do you think that, you know, we can get back in touch and figure figure out, you know, Monday. Okay, awesome. All right, yeah, what we'll do is I'll just set up follow-up time here with you, or maybe I'll have Angie do it here on Monday, and, uh, we'll see if we can get you this thing to the closing table. Alrighty, thank you. Yes, ma'am, have a good one.
You too.
I shouldn't have called her. Should have been you. She doesn't trust me. I shouldn't have done that. That's a total blow on my behalf. She doesn't trust me at all. It's okay, you can call her back, Angie. And like, I would call her back on Monday, but don't let me do it. You have way more rapport with her. She trusts you. She does not trust me. Yeah, she does not trust me at all. Boo! Here we go. I mean, I'm supposed to be getting more leads here. What up? I'm great, how are you? See, guys, we had such a good call this morning. I want— I'm gonna just go through these leads again. I'm gonna start calling them. I don't even care. How many leads a day are you doing for this challenge? So we're doing— all of our leads are on Facebook inbound. I'm from Tennessee. All my leads are Facebook inbound right now, so we're running this shit up on credit cards. See if I can get this person on the phone. Yeah, she just doesn't trust me. I should not have gone for that. I really shouldn't have. I wanted to close her, but she didn't have enough trust. I do— I'm starting streaming daily, so I'm doing a $0 to $100,000 profit in 90 days challenge. So I am starting to stream daily, and I mean, I'm even doing this on a cruise, so I'm going on a cruise in like a month. Let's call this person.
Hi, I'm calling by Google. Recording this call for the person you're trying to reach. Before I try to connect you, can I ask what you're calling about?
Lewis Wilson Drive.
Before I try to connect you, could you please Give me a quick description of why you're calling.
Lewis Wilson Drive.
Unfortunately, the person you're calling cannot take your call right now. Have a nice day.
Um, I would be down. I'm open to— are you gonna send me that hotel, Derek? Are you going to send me the hotel? But I am moving to Miami. I am moving to Miami. Yeah, you can ask me anything you would like. You can ask me anything you would like. See if we can get this person on the phone now. All we got to do is get one person, that's it.
Your call has been forwarded. Yes, send it over.
Like, I can't get anyone to pick up the phone. These are all Facebook leads, yes, but we didn't do a number verification form on this lead form to test something. I don't know anything about this Twitch stuff, Eliana, to be honest with you. I'm probably not worth your time. Maryann. We're just getting straight to voicemail. Straight to voicemail. Tonight we at the crib, yeah. All day after party. All them shots got you feeling nutty, yeah. Why does she not answer the phone? This is ridiculous. I'm using GHL and the test lead you sent yesterday came through, but this lead did not. I'm gonna call him. Can you send me his address on here though? How's he not coming over here? Ah, let's see. 407. I'm going to just call this guy. 2, 8, 3. We're going here. I got another lead, guys. We're gonna try and dial them because I need— I need to get on the phone with somebody. I'm about to— I'm itching. I'm itching to close the deal right now. Here we go, let's call him.
Hello, is this Anaris?
Yeah. Hey, you had filled out one of our forms on Facebook a little bit earlier about one of your properties.
Yeah, my real name is Juana. Anahita is my Facebook name.
Sorry, could you repeat that one more time?
I say my real name is Juana. Juana. My tribal name is Anahí.
Anahí. Okay, and which one would you prefer that I call you? Juana. Juana. You've got it. So, okay, perfect. So, Juana, which— you filled out our form, but the address didn't come through.
What was What was the address?
And you said 1200, and what was the—
Oh, yes, perfect.
I just sent you a text message. Yeah, if you could send me that address back, please.
Okay, let me check it out. Thank you.
Two houses. Okay, awesome.
I don't see anything. Jackson, you call me 855-273-3373? I got it from your texting.
Yes, that's me. Okay, right now.
One second. 4200 and 10. Jackson Sudderth. 1. Orlando. Florida. 3, 2, and 1, 2. I can hear it right here.
Okay, yes, yes, I see it right here.
Only 395 times. So I got to send you the side of the house too. Okay. Okay. 3,250 in, in construction.
Yes, yes.
This one, I think so. 2016, this one, I think the one. I think this one. And the line, the log, the log, log is 0.8. Mostly 1.8. Good condition. Oh my God, wait, wait, wait, wait. In good, good condition. Condition. Yeah, ready to moving.
Perfect. So moving, to moving, to move it in.
Okay, another one is 4314 Derby. Right now I am in the chat in the Chinese line. I don't even hear. I be itching. I check it out. Yeah. 43, 141. Every— I come to clean the yard. Every time.
You got it.
3, 2, 8, 1, 2. Price is $325,000. Oh, I'm pressing. $325,000. I don't know how to record. Oh my God. Yeah. Okay, stay there. Okay. Oh my God, 300 calling. Call. No, go. What though?
Let me see. I do— I don't understand.
Oh my God, it's probably PVP. One second. I don't want to pay attention, but I'm going to record. Continue with you. 325 $325,000. See, you want to see? Okay, I can do discount, but only cash. The both property is only cash. The both property have a good condition to moving in. I want property renting, but the both property is in payment Open. I did have 20 people, but now— okay, perfect.
So what I'll do is I will run the numbers on this and then I'll call you back and let you know, okay? Okay. Awesome.
I will do that. Actually, I have an offer.
Oh, you already have an offer? Well, baby, yeah.
I can tell you how much I have. Wanna tell you?
How much? Yeah, how much was the one you just got?
Let me, let me want to do that. [FOREIGN LANGUAGE] [FOREIGN LANGUAGE] Maybe we can make a deal. The top 4 places is in Orlando, Central Orlando, and very close to the airport, 10 minutes to the airport, 10 minutes to downtown Orlando, 24 minutes to Guinness World. Very good location. Yeah, yeah, in the city, in the city.
Okay, thank you so much.
Okay, you call me anything.
Yes, I will, I will let you know.
Okay, okay.
Guys, that was hard. I have an employee who speaks Spanish, but here's the thing, she's asking $1.35 million. Hold on, you guys, she's asking How much is she asking? Where is she? Where is this? Where is this woman at? No hate to her, but this is not good. She is asking $1.395 million in Orlando. For a house that is not renovated. It's been on the market for over a year. No, sorry, it's been on the market for 106 days. She's list— she's listed it— she's been listing it since 2023, first for $1.55 million. And the highest comp, the highest comp in this area is a brand new construction home on the water for $650,000. Yeah, whatever she's smoking, hand me a puff. That's kind of sad though, because I really wanna— I really wanna close somebody. More leads, more leads, more leads. More leads, more leads, more leads, more leads. I've been live streaming for 5 hours today, guys. 5 hours. I'm gonna be doing this every single day. I need to get a contract. My food is almost here to my house though. I'm thinking, so I'm spending $6,000. How many leads have I gotten today? I've gotten 2 leads so far today. I'm spending $6,000 a month right now on this. So let's see, $6,000 divided by probably $7 CPO, I'll probably get 85— I'll probably get 2 to 3 leads per day. $6,000 a month, that's nothing. I, my other company, I usually spend like $15K a month But I'm— since I'm going solo, I'm only gonna do $6,000 a month because I've got to start from scratch because I'm running this shit up on credit cards. Um, trying to show y'all how easy this shit is. What's the conversion for me? I close about 1 out of every 4 Facebook leads when I call, but I'm literally just gonna start calling again. Um, I need to fix this. Want to JV on a $200K assignment fee? I mean, of course I would love to. Are you using a CRM? What is a CRM? Oh yeah, I'm using a CRM. I'm using a CRM. Yes, I have. I've built my own. It's called the Closer AI CRM, but I don't sell it. It's too— that shit's way too hard. I'm not a software guy. Okay. So I need to go to ManyChat. So let's see what our response rate is on this. Uh, automations. DM links from us. Say hi to new followers. Here we go. CTR is low. What do you mean, sins? Me edit this. And in my 30s, wholesaling land, been doing good, bro. I would just wholesale anything you can get your hands on. I think you're doing well with land. You shouldn't, you shouldn't stop something. You shouldn't fix something that isn't broke. Howdy, thanks for the follow. Real quick, do you want access to all my processes, systems, and training?
I need—
let me go take my dog out. My dog needs to go outside. Yes, got you. Full training here. And here's what we're gonna do. Real estate wholesale. Here we go, let's see. When someone follows you, it's probably an update. Howdy, thanks for the follow. Real quick, do you want access to all my process systems and trainings? My real estate, my All right, Bubba, let me take you outside. All right, guys, I'll be back in one second. Don't leave. Gotta take— actually, I'll take you guys with me. I can't take you guys with me, guys, I'm sorry, because you're on my computer, but I'm gonna take my dog out right now. Bro, she better get here with my food real quick. Patricia, Patricia. 2-step, 2-step. All right, let's go. Go outside. I'm literally doing this for the next 9 days cuz I got rid of my You guys need to be with me. You guys are really getting some IRL stuff. I'm going to be live all day long until I go to the gym, into Trader Joe's this evening. I'm literally just going to be on live all day. This is holding me accountable to my goals, which is being ultra liquid. You guys want to hear my goals for the year? So I'm starting this new journey, guys. Here we go. So I'm starting this new journey, and here is what it says, right? Um, I started a journal, okay? And the journal is Becoming the Man That My Future Wife Would Be Proud Of, okay? Because as of right now Like, yeah, I make good money, but I'm still— I'm still living for the world. I have been, right? I want to be more of a man who can live for God. That's my goal, right? So I want to build something that I can— if I was to find a very Christian wife who I thought would be the mother of my kids, she would be proud. To be with me. So that is what this journey is all about. It's 365 days. I have a bunch of goals that I want to get to, including learn Spanish. But I've got a lot of stuff that I— I have a lot of stuff that I really want to achieve over the next 365 days. Um, it's going to be a lot. But guys, I'm going to share with you the quote of today. The quote of today is "he who knows others is wise, but he who knows himself is enlightened." I think that was from Socrates. He who knows others is wise. No, Lao Tzu from the Tao Te Ching. So that's a good one. And then my Bible verse of the day is Romans 12:2, and it says, do not be conformed to this world, but be transformed by the renewal of your mind. And the reason I— the reason I'm— the reason I chose these two verses today is because Sometimes it takes taking a real look at yourself and being honest with yourself in order to actually get to where you want to be, right? And I think I'm relatively honest with myself, but I think a lot of the times I haven't accepted the truth as well. And I think that's super important to actually accept the truth. And I don't think I've always done that. And it's something that you have to actually look at and think, okay, is this something that I really need to do? Um, Yeah, that's kind of where we're at right now. And I've got, uh, I'm gonna start implementing daily prayer. I wanna, I really wanna be in, I wanna be a better man. I just want to be a better man. And not that I'm not a bad guy right now, but I don't know, I, I can always be better and I want to be a better man. Simple as that. So this is to the journal of the journey of becoming The man that my future wife will be proud of. There we go. EOD. Cool. So what I need to— I need to fix my next goal right now. I need to do a mini chat. So if you guys don't know, we're going to do a mini chat. I'm going to— let's say CTR 64%, 28% CTR, 553 runs, only 28% click. I've literally only had like 2 leads coming today though, and one of them's— one of them spoke— one of them spoke Spanish and didn't speak English. My dog's going crazy. Relax, bro. Relax. Relax. Relax. That's all I need is— okay. All right guys, you're gonna even stay with me while I eat, so let me go grab my food from outside and I don't answer any questions. We'll just sit here and I'm gonna eat and we'll vibe and yeah, that's it. Simple as that. I'll be right back. Now my dog, he thinks he's gonna get some of this. He's dead wrong. My dog thinks he's gonna get some of this. Crazy, out of his mind. All right, I feel like I should get off, bro. You better sit down, he's gonna get a butt whooping. I feel like I should definitely get off for a little bit just to eat, and then I can hop back on in like an hour. What do you guys say? I hop back on in an hour? I hop back on in an hour? I think that's what I should do because this might be stressful eating with dogs. So here's what we're gonna do, guys. I'm gonna hop off for an hour. I will restart the stream here about an hour. Hopefully get some more leads in by then, and then we will get back after it. But I gotta eat, I'm starving, I haven't eaten today.
