This three step process is going to get you your first section a property within the next 60 days. Let's go ahead and get into it. First we go on Zillow and find turnkey properties under a hundred thousand dollars and then we submit lowball offers to the real estate agent, usually 60 to 70% of what it's listed for. Tell the agent you'll let them have both sides of the commission and that incentivizes them to get it accepted. Repeat sending those offers until one is accepted. Step two is going to get DSCR funding. If you want to do as little money down as possible, you can even find 15% DSCR products but the terms are not favorable. So shoot for 20 to 25% down. And honestly these investments are so cheap you can probably do it. Step three is close on the property. Make a minimum of $500 profit a month and repeat this process all over again.
