day in the life of a 22 year old real estate millionaire

The video follows Polite‑Wool, a 22‑year‑old real‑estate investor, through a typical workday that blends personal routine, team management, and active deal‑making. He starts with a pre‑dawn gym session, then moves to the office where he reviews marketing spend for a new joint‑venture (JV) lead‑generation channel, checks newly signed contracts, and prepares earnest‑money wiring. He promotes live‑streamed acquisitions on TikTok and discusses raising private money. Throughout the day he celebrates a teammate’s birthday, runs a coffee run for the sales crew, and reflects on the importance of treating the team well. The vlog intersperses multiple phone calls where Polite‑Wool negotiates property offers with partners like Duncan Pence and other investors, walking through a detailed “hybrid script” that breaks down commissions, attorney fees, title costs, and expected profit margins. He evaluates a Section 8‑rented property, calculates cash‑on‑cash returns, and debates LTV ratios for a BRRRR strategy. The content mixes informal vlog narration with concrete real‑estate transaction details, showcasing his marketing tactics, deal‑structuring logic, team culture, and the high‑energy mindset required to sustain a multimillion‑dollar portfolio at a young age.

No one checked on me when I needed, so I just stacked my bread. Stay in my back and not in my feelings. Overthink too much, I get distracted. Start to deep it here. Just deal with people exactly how they treat me. All right, everyone, Good morning. It's 5:26. I'm already late to the gym because your boy doesn't know how to work a camera. So I'm about to go hit a workout this a.m. before we start off the day and get rich. See you soon. All right, we're here. I'm going out of the airport. All right, guys, so that workout was incredibly hard. We do that every year. It's called the Nutcracker. I'll post here. You didn't see it, but it was absolutely rough. I ain't gonna lie to you. So I told everyone I'd get the leaderboard and that had to be 9:59 or below. And I got 1008. My fault. Complete effort thing. However, we're gonna have a fantastic day at work and I'll see you guys soon. Just got back from the gym and we are about to go hit the shower and get ready for the day. Maybe eat something. I don't know if I'm gonna eat. My friend's having his birthday party tonight. I think it's his 28th birthday. We're gonna have a great time at the Country Burrito. So, yeah, about to take a shower and I'll see you maybe at breakfast or the office. What's good, y'? All? Okay, so just got into the office and we gotta start the routine off high. Every morning, come in here and we get some music playing and get the computer out and get jiggy with it. I think I'm going to start it off with Justin Bieber. First things first, let's get to it. I would say my biggest thing right now is analyzing marketing spend for our new marketing channel, which is JB's. So, guys, the thing about JB's is a lot of people who maybe start off wholesaling or start off buying properties don't have the ability to either find an end buyer or to find the money. So a big thing for us is we want to give as much free value as possible. So we're going out with like a JV marketing style where we're willing to help everyone we possibly can find their cash buyer or find the money. For example, like some people we work with, they're very new to the game. They don't have the money to start purchasing properties themselves or if they're wholesaling, they don't have a big cash buyers list, which is completely fine at first, but we want to make sure everyone gets paid at the end of the day. So a big thing for us is our new JV Smith. If you guys are interested in JV ing with us, just let us know and we can help you guys make sure you get paid maybe double or triple what you guys would get paid without us. Because we want to help you do that for free, of course. And then what we'll do, after I analyze my marketing spin, I'll make. I'll see if we have any updated contracts. I know we got a couple signed this morning or a couple signed last night and then one signed this morning. So look for new signed contracts. I'm also awaiting. I'm awaiting a 10k non refundable earnest deposit to one of our title companies here in Knoxville. And then we have another one to close out in Van Buren. I got to get my wiring information sent over so I can get paid for that. And then I'll go on TikTok live after that and do some acquisitions. So before then, y', all, I'm gonna go and analyze some marketing spin, get check our new contract signed, and then put my wiring info to the title company so they can pay me. Go on TikTok live. Hopefully you guys tune into it. We'll go on TikTok live doing some acquisitions and locking up deals on live. We've already locked up three this week on live stream, and I'm gonna raise private money on live stream. So let's do that. I'm gonna get private money on live stream. All right, that's what we got for the day. Of course, things never go as planned. When the entire office gets here. They should be here in about 45 minutes. I'm gonna try and get this done within those next 45 minutes, but before they get here, I'm gonna get this done. So see you soon. And make sure you're subscribed below so you can stay in tune for all of this. And if you guys are new to wholesaling or new to section 8 or anything like that, you can partner with us and do JVs with us so you guys can make more money if you subscribe by linking with us. So see you soon. The boys have absolutely been crushing it lately, so I decided to go out and get them coffee. It's also Zach's birthday, so one of the guys in the company is his birthday today has been an absolute amazing team member, and we're gonna celebrate that tonight. Of course. But I want to go out and get coffees for the boys and get everybody on a good note this morning. So. Yeah. Gotta treat your team right if you want to run a high operating company and definitely a high operating sales team. If you want to be successful in that, you have got to treat your people right. You know, me and Zach had to get the healthy options. Of course. Duncan got the most sugary drink you can possibly get. A vanilla ice latte.
What are you. What's your name?
I'm Duncan Pence with Malone Homebuyers.
Okay, Duncan. Alrighty.
I guess I'll tell you a little bit about how we operate. I'll get into what the property qualified for with my underwriting department here in the office. And then after that, if price looks good to y' all and everything, then I'll send over our written agreement to Yalls email and we can kind of walk through that together. It's like two and a half pages long. Pretty simple. Okay, so basically, I wanted to reiterate. We have a 1031 that we need to. I don't know exactly what y' all were looking for price wise, but it looks like on our end, the underwriting team approved you for $176,807.
That ain't gonna get it. I'm gonna have to let you go. That's not gonna get it.
Is that like a lot lower?
A lot lower.220 something on the tax book.
And the reason that I guess my underwriters came up with that with us absorbing the fees. And I think that Darrell had said that first and foremost, I'm sorry that our offer was a little bit lower than what you were expecting. Let me ask you this. If there. And I'm not saying I can do it, I obviously have to get approval from my underwriting team. If we could get up to the 190, 195 range with US absorbing all the fees.
I know what does a house.
We're fine to overpay a little bit.
Just can't believe my husband will be 80 years old.
Are you more so looking for like a homeowner to buy it at market value and live in it, or are you looking for more of a quick cash sale to an investor like us?
It doesn't matter. Just say if we sell it, fine, sure. But you think about it and call me back. Duncan. And I appreciate you calling. We got a chance to talk.
Okay, yeah, no problem. And the reason I asked that was because I have a Couple realtor friends up in the Wendell, I guess, Wade county area. And they were telling me, you know, there are obviously a couple exceptions, but they were telling me the new constructions that are two twos are, you know, going anywhere from 240 to 250. We have another way that we do things that we can afford to pay a little bit higher of a price. And basically what we would do, we basically help you sell it to someone that'll, like, pay us for repairs. So we can afford to pay your, like, a higher price. And it also saves you. You know, you're not gonna have to pay us any realtor fees or anything like that. So, you know, if you're. If you're looking for a little bit close market value, we could possibly work something out that way. But I just sent it back to my underwriters again and asked them, like, hey, what. What's the absolute best we can do? Cash? And. And they're still saying, you know, 1, 180, 185.
I can understand you got to make some money. I know, but I'm gonna sit on it and get. If I could.
If.
If you know a realtor that can call me, they know a family that's looking a little house, tell them to give me a call.
Okay?
Yeah, that sounds good. I'll reach out to a couple of my buddies and see if they know anybody that's looking, and hopefully they can get that done for you. But, hey, if not, and you guys are kind of thinking you'd rather just have cash quickly and no realtor fees, please give us a call again. We've got that 1031 coming up, I think middle of January. So we'd be more than happy to give you cash and work quickly.
Thank you for talking to me. Ducking.
Yes, ma'.
Am.
It was a pleasure.
All right, bye.
Bye.
This is how I would handle something similar to that. He said, oh, well, the house down the street sold for a quarter of a million. Yeah, that's right. But the house down the street is also completely renovated and be like, let's pull this house up together. Tell me, what do you think? Do you think these are the same quality of house, or is yours better or worse? You tell me your honest opinion. Okay, you see the granite countertops this one has? Does it look nearly the same? Okay. Okay. Well, if that's the case, to be completely upfront with you, would you buy as an investor? You're coming to us as investors. If. Would you buy a house where you're not going to make Any money on it just break even? No, I probably wouldn't do that exactly because our time is valuable, and the amount of work and time we're gonna have to put in this is probably a lot. So let me take it. Let me break it down for you. So 225,000 will probably be your sale price. Taking out the one that is completely renovated, sold for 245. Then I got to pay 6% in commissions. Then you got to pay anywhere from 900 to $1,500 for an attorney fee. You have to pay anywhere from 5 to 5, 500 to 1,000 for title insurance. And if the buyer is asking for any type of home insurance or home warranty, they might want a thousand bucks, then you're going to have to get an E file fee, a recording fee, state tax stamps, transfer taxes, pictures, and other expenses that are going to go up another 5, $6,000. So let's do the math. 6% of 2 of 225,000 is 13,500. 13,500 plus 5,000 is 18,000. And that's if you're going to go out and get the best buyer in the market to pay 225,000 for this. So you're already down to netting 204,000. And not only that, you got to deal with the realtors. You got to deal with all these showings, and you got to deal with all this. Would you tell me that we could get this done tomorrow, within the next, you know, 30 to 60 days? Within the next 30 to 60 days. Would it be worth it for you to take $10,000 off that? You know what I'm saying? Because, like, when we always just ask, what's the lowest you can go? Every single time, they came off at least 10,000. Right? So I would do before you even give your offer, like, on the discovery call. So there's like, a hybrid script, and that's kind of the thing that we wanted to talk about with the hybrid script. But the hybrid script gets into, like, figuring out what's the lowest they wanted to go. So if we can get them to, like, open up and tell us the lowest, they go out the gate.
Where?
G.G. good morning, everybody. I'm about to get some private money on this call. Let's get it. My guy, how are you this morning? I am great now. Now, listen, Steve, I got a big ask for you. Okay. I actually found money for that deal. Okay. But he called me this morning, and he's like, jt. He's like, I don't have the funds right now. I just had an opportunity come up last night. You got to figure this out. So here's the thing. I have completely switched up the strategy and I'm just going to sell it. I know right now that this thing can sell for a minimum at worst case scenario. I'm talking like if the market completely crashed, I could sell it in like 3 days on market at 135. We got it for 107 based on comps. I think we should bare minimum get 150 for this. I mean there's just a ton of spread and I'm willing to even maybe pay some premium percentages if you're willing to work with me.
You still said you got to do some work on it though, right?
I'm not even going to do any work. I'm just going to pop that thing on the market. I could do work and sell it for 185 or I could leave it as is and plop it on market for like 145 plus.
So just remind me again, why didn't they sell it on market? What was the issue?
They're just old and they've got a tenant in there, but they're month to month. So I'm going to go and it's also the tenants paying 1550. I'm going to put it up at the 1% rule for 155,000 and then try and sell it with the tenant and if not, I'll give them a notice to vacate.
When would you have to close this?
Two weeks.
Did you send me the address already?
Yes, sir. Average days on market and that in that area is less than 20 days or it's like 21 or 22 days.
Is the place totally livable?
Yes, it just passed Section 8 inspection like last month.
I'll tell you, if I considered doing it, this is how I would do it.
Let's hear it.
I would buy an ltr.
Let me just calculate total gross profit. Worst case scenario, what I'm expecting, conservatively, 140. 147 is my conservative estimate where we would make about 32 grand. And then if I was doing like based on comparables, what my at my realistic estimate of sale price is, we would make 45 grand.
Yeah, I would agree with you.
I think there's good money to be made there and we put it up for 155. I think at that price point many people would be interested in it. We get that thing sold off on, on the market asap and then if they say, hey, would you fix this or this? At the inspection period, we say sure. And then we dump it in when we already have a buyer.
My only trepidation is I hate mobile.
I know, because if you saw this spread on a single family home, you would probably like run with me to this, wouldn't you?
Yeah, yeah. I just think a worst case scenario, we get stuck with it. Like we're stuck.
I totally get your, get your concern there. In your opinion, what do you think the odds are that we, we would be getting stuck with something with. That's a three bed, two bath, 1200 square feet under 160,000. That's in good condition?
I don't think so. I don't think so.
I would be, honestly, in my opinion, based on what I'm seeing here, right. With less than 25 days, average days on market, with the average sale price N1 4 above 250,000 and we're coming in at 155 with a good condition home with a five to seven year old roof. Five to seven year old H vac? Yeah. I mean if I'm a homeowner and I'm looking in that area, I'm buying that.
I just had bad experience with mobile home.
Yeah. I will tell you this. I just did another mobile home similar situation, bought it for 200, sunk about $14,000 in repairs into it. We just sold it for 265 South Knoxville in the middle of nowhere.
I mean, I don't hate the idea.
Let's do this. I, I know this is like something you're not super, super into. So what, what I'll do is I'll see if I can get it somewhere else. But honestly, Steve, and I think you know this too, I think this is a good deal and I think I
said that to you yesterday.
Yeah,
that's not really what I want
to do, but honestly it was what I was going to do at first, but there's a cash grab in this. I mean worst case scenario, we either make 20k cash or we cash flow. 500 bucks a month.
I don't want to tie that up for a thousand dollars a month.
And, and I wouldn't want you to. That's not the goal. Right. But I think no matter what we're gonna have right here, I'll do my best to find some others, but if I can't, we'll make some money together. How does that sound?
All right, kiddo.
See you, bro. Ya fucking boy's in the building. He told me no three times. Let's go. Hello. Nice to meet you. Told me great things about you. By the way, our estimate is it will probably sell around one. Let's. Let's start conservative in a very worst case sc. I'm talking the worst case scenario. We sell this thing for 135. One question for you before you go. One question for you. This is a manufactured home. Do you mind? Even if there's a great spread and opportunity, that's completely fine. I appreciate you, but maybe we'll bring you the next deal. Have a good one. Knew that wasn't gonna work. Hey, this is Jackson Sutterith with Sanders Lane, but if you could give me a call back. Eight six. Thank you. What up, brother? Let's see if that thing's off the market. It's still up. So we gotta wait a little bit longer on Monday. Correct. We're gonna work something out over the weekend. Okay. And I'm gonna make sure they got their money by. By that Monday.
Yeah.
Yeah.
Thank you. Ah, Bobby, you're the best, bro. You. You hooking me up with the houses and. And the daughters. All right, my boy. You know I'm not. You know, I'm. I'm gonna treat that girl right, Bobby. You know that. Bobby, you. You can't get me excited like this. I ain't even better. All right, bro, I'm.
I'm.
If she. I'm gonna call her after this, see if she'll answer my call. All right, Bobby, I gotta bounce, brother. I'm a caller here in a little bit and then I'm gonna call you whenever I see this thing come off the market. All right, we'll see you, bro. Hey, this is Jackson Sutterth.
Yes. How are you?
I'm great. How are you?
I'm doing pretty good. Doing good.
Thank you so much for giving me a call.
Yeah, let me. Let me pull her information up real quick. So she got you paid up?
Yes, ma'. Am.
All right, well, that's good. That's the main thing.
Yeah.
All right, so you're willing to. So this is what I'm gonna need. We can get you paid for December. It would be paid on January 1st for December and January's hat payment for her.
That's fine.
Okay, so what I need is,
would you happen. Because I know with the other documents, you guys have a template that you guys want us to use. Do you happen to have one for that or.
No, I do, yeah. I can email it to you if you'd like.
That'd be awesome. Thank you so Much, Beverly, thank you. Have a good day. You as well. That's how you do it.
How you do it.
Your position. I don't want. I. I don't imagine.
But yeah, I don't know it as intimately as you do, so.
So it's going to take somebody who's
going to see the investment potential.
I appreciate you, man. I have to hop on another call here, but thanks. Thanks for being so detailed with me. This is the most beautiful home in all of creation. Rally Durham is the next best place coming to the moon. Hey, man. Hey, it's jt. You still good to call SECU today or.
No, it may have to be another day because I'm up here driving now.
Okay, okay. How about we reconnect Monday?
We'll stay in contact with Texas, go from there.
Sounds good, my friend. Thank you. Trying to get something under contract, bro,
but he called the deal and lock it up. 255. MAO calculator, market value. They want 225. We'll try and lock it up at 210. We'll just try the new strategy on this one, brother. How's it going, man? It's Duncan. We spoke this morning. Hey, is your wife still around? All right. Hey, Mrs. How's it going?
It's Duncan.
Fine.
How are you doing, Duncan?
I'm doing well. You got a couple seconds?
Yes, sir.
So here's where I'm at. I conferred with one of my realtor friends and. And they're telling me kind of a similar story that, you know, freshly renovated places are 250. I know that your place is in good condition. The two bathrooms is whatever. I'm not too worried about it. Originally we were at 185, I believe somewhere around there you said, you know, you need 225 for it. 225 is going to be a pretty hefty overpay for us. But if you're willing to work with us at all, I think I can get my guys to sign off today for 215. Considering the fact that we're willing to absorb all, and I genuinely mean all of the fees. So none of the MLS fee, no flat fee, attorney title, insurance, E file recording, state tax, none of that. We're willing to absorb literally every single bit of that. Renovate the bathrooms on our dime. Of course I'm not going to ask you to do that. I mean, if we. If we do the bare minimum and we factor in us absorbing the fees, that brings us to 200 or I mean a little bit more 202 or so. Are you not willing to work with us at all? Off of.
And I'm.
Again, I'm not arguing. I'm just asking because I want to see exactly where your thought is, even if we overpay that much. Okay.
I appreciate you calling.
Yeah, yeah, no problem. Like I said, I'll keep an eye out or see if any of my realtor buddies have any. Any homeowners that are looking for a house like this. Like I said, again, keep. Keep my number. You know, our offer will. Will be on the table at least until our 10:31 time is up. I'll say this. You know, if. If y' all come back. I'm not saying you will, but if you come back in, like, you know, January and we've got a real time crunch, we might have to work, like, extremely quickly. And I know it's sitting there vacant, so it shouldn't, you know, be a huge issue. But just keep us in mind, you know, we'd be willing to cough up that much, but, you know, we gotta make it make sense for us and can't bleed on it because we're estimating right now we'd be in the red for probably about 13 months.
Okay, dog, I'll write this down and I'll keep you.
Okay?
Yes, ma'. Am. That sounds great. I appreciate it. Bye.
Bye. All right. Bye.
Bye.
Even that strategy didn't fucking work with them.
No, she's. They're. They're dumb.
Did you hear him in the background? I said that? I was like, you won't worry with us at all, even if we cough up that much over. Over where we need to be. And he was. He said no.
Why they even book that then, brother?
They're. They're asking. 250. 225 is what they said. And like we said earlier, if they put it on the market, they'll have less than what we just offered.
They literally will make less than what we just offered them. Obviously, we're going to retrade the. Out of those. This is jt. You spoke to one of my assistants, Adam, a couple days ago, about six Emberville.
Yeah.
Is it okay if I share with you how we work and then at the end of that, you can decide if you think we're a good fit or not. Is that sound fair?
Go ahead.
Awesome. Just to confirm, you know, I have some notes pulled up here, but I like to hear it straight from you. What I'm hearing is that this property is zone residential, but it's backed up to commercial property?
That's correct.
Okay, and then what are you looking to get for this? $70,000 to be completely upfront with you. You know, what we're seeing out here is any lot selling anywhere from 25,000. The last lot that sold on Emberville sold for 15,000, and they're usually selling for anywhere from 25 to 45,000. So.
Okay. You know, that's over the railroad tracks where it starts going downhill.
Okay. We probably wouldn't be the best fit. I know, just to be honest with you.
I got another one that I'll be. I really wanted to do like a package deal, get rid of two of them.
Perfect, man. What's. Is that one in the same area?
Yes, it is.
What's the address for that one?
That one is 28. It's a three bedroom, two bath with a bonus roof.
And tell me a little bit about kind of the. Are they tenant occupied right now?
Both of them?
No, both of them.
Okay.
That first one, that dude, he was barehead.
If this helps you kind of get to know us a little bit. We just took on a project in Nashville. We're in Knoxville, Tennessee right now. But we just took one on in Nashville, Tennessee. We bought a 4,000 square foot duplex for 50 grand. So I mean, that was like a. I mean, it basically needed to be teared down. But it's the same way, man. We. We sunk a f. That bunch of money into that one. Getting it back up into rentable shave.
Yeah.
What I'm looking for somebody to do business with. Like I say, to help me out with these. A damn one. Eventually I'm gonna load. I'm. I'm gonna load at least 10 out.
Pretty cool deal there. I mean, I. I'd like to. To be the guys that help you do that. I've got a couple partners here that buy with me and we kind of look for stuff just like this, you know, fixing, fixing, flips, buying holds, whatever.
Okay, cool.
Let me get into 20s. Tell me a little bit about condition on that one.
It needs a new roof back when I had tenants in there and they tore it up so bad it just dishearten.
All right, well, you know, I won't offer. I don't want to get in trouble or step on any toes or get in a lawsuit with offering on the one that's. That's listed. But what were you thinking? For now I saw, you know, comps are pretty similar. Let me put you on hold for like literally two seconds and see if. See if My underwriters will approve that.
All right.
Okay. One sec. Cedric, you still with me? Yeah. Hey. Sorry. I know that was pretty short and sweet. My. My underwriter's office is literally right next to mine. You said your payoff is exactly 45,000?
Yeah.
Okay. Honestly, man. Yeah, I think that we'd be interested in that at that price point, you know, might be they came back at 41, but, you know, it's just four grand off. I'd be happy to come out of pocket for the other. I mean, man, we're ready to go. If I think we're ready to take that on at 45, I can go ahead and send you our purchase agreement right now.
My email is email.com.
give me, like, two seconds. I'll write this over. I'll just keep you on the phone. We'll walk through it together, make sure you don't have any questions.
Oh, you can call me back. Cause I'm.
I got it. I'm.
I'm a contractor myself, so I can't
do it to work.
You can call me right back.
I am.
Okay, cool.
Yeah, man. I'll.
I'll call you back in, like, literally two minutes. Okay. All right, cool. Hey, what's up, man? I just sent it over to you. Yeah, just let me know when you
got it pulled up.
I'll walk through with you. If you got any questions, I'll have an answer.
Okay.
I look over it and I sign it.
Okay. Yeah, I'll just stay on the phone with you if you want, man. I'll. I'll read through it together. I know a couple people had some questions, so I'll. I'll be here with you.
Okay. Okay, I'm signing out.
I'll let you know once I've got it. Sends a email to my. My phone.
Okay. All right, thank you.
You got it? Okay, cool.
You got it?
I sure did. Let me make sure it is good on my end. One sec. Okay, perfect. Yep. Looks good, my friend.
All right.
All right, Cedric, Pleasure. We'll. We'll be in contact soon.
All right.
Can you send me a number too?
Can my.
Text me a number?
Yeah, I'll do that right now. I'll text you myself.
Okay, thank you.
All right, brother.
You know what time it is? You know what time it is, Blair? This is gonna be a good day. We've had a great day. I'll take it. He said we're fixing his lip, but it's fine.
He obviously doesn't care. He didn't even know that his was listed I said, oh, yeah, bacon. He was like, I don't know. I was like, yeah, it's listed.
I'm like, dude, it's a no, bro.
He said, looks like it went up two days, two hours ago. Oh, I didn't even know that. Let's go, dude. I can't wait to have Zach tell me it's going to fall through.
He goes, dude, what do you mean? We ate for five. For five K50.
Do you. Yeah, we got it for 45. He's like, no, 500 bucks.
Oh, girl, you know how bad I really want somebody. It's a great day at the office, everyone. So now we're on our way to Zach's apartment to get ready for our birthday or for his birthday. Out with Bright. And when we say get ready, it's not the same thing that most people do to get ready. We're just. You. You would think working together, these guys get tired of each other or they get tired of me, but honestly, we get so much done that everyone's having an absolute blast. A lot of people may say, like, jt, why are you hanging out with the people you spend all day with? We spend every single day together, and we don't get tired of each other. Now, I will say this. Any sales team is emotional. So every sales team thrives off emotions. And in fact, so the more emotional you get a sales team, the more competitive it is, the harder they work. It's just simply stated like that. So being able to run a sales team that loves each other so much that they spend every day together is awesome. And it's not just as co workers. It's, like, as friends, too. So I'm very grateful for the employees and the people that are part of my team. For real. They're incredible. And they're the only reason my company does what it does. So we're gonna have a great time tonight. Gunner is sadly still in Atlanta, so he's not going to be able to be at the Country Burrito tonight while we eat street tacos and drink margaritas. So, yeah, I will see y' all at the. I'll probably see y' all at Zach's apartment, maybe the cb. And if you're still watching this, make sure you're subscribed, because it's about to get rowdy. Right when I got in the car, I forgot to tell you all about the deal. So that deal, this estimate is 70,000. We just got it for 45. I think we could probably sell it for 55 or 60, which would be awesome. Also, I don't know why, but my lips look extremely red right now. Don't know why. Anyway, we'll see you soon. That deal was awesome. I love to dance after a good deal. Makes me have a good time. That's great deal for Section eight and I might even give it away to one of my students. We'll see. But anyway, we'll see you soon, y'. All. We are headed to the country burrito for Zach's birthday. We're with Dunk right now. We're in the AMG you already know. So we're about to have an absolute amazing time tonight and hopefully we all stay safe. Peace. Yes, it is a camera and my guy's smoking a black and mild right now. Guys, if you don't know Zach, this is like his go to smoke of the day. So he loves us some black and milds. It's about to get rowdy. I heard you're interested in starting. You know, Section 8's looking a little sexy to you.
I know nothing about Section 8. Honestly, I. My business has always been in.
Yeah, I'm at dinner. Feel free to call me while I'm at dinner. I'm going to answer and I'm ready to work together, brother.
All right, pal, I'll call you back.
Yes, sir.
If it's a good fit for me. From what I understand, you're looking for a loan, right?
Well, here's what he told me. Okay. So he said that you were interested in it. I'm kind of. Kind of walk you through the two scenarios I've thought about. Right? I was going to burr this. The only issue with a brrrr is that I'm only going to be able to get 70% LTV on this property. I want 80% LTV so I can be ultra conservative. However, I've talked to a bunch of lenders. No one's willing to give me 80% LTV. That's fine. So what I'm. What I'm planning on doing is selling. I'm just going to purchase it and sell it now. I would be willing. He told me that you were interested in section 8. I may be wrong. He told me that you may be interested in section 8. So this is the deal. Specifically, if you wanted to purchase it, I would be confident that if you purchased it, cash took a 70% refinance based on the numbers we calculated earlier today with my section A calculator, you'd probably be making around a 20 to 24% cash on cash return expected.
How do you get that number.
So how I got that number. So Basically, they're getting 1550amonth in rent right now paid by Section 8. Okay. Then we have taxes and insurance.
Explain Section 8 rental to me. Like, what's the stop that from heading tomorrow?
Well, the government would have to stop a program they've had for 70 years. Now, that being said, honestly, my man, it is possible that, you know, a president comes in and completely annihilates Section 8. However, knowing that we're in a capitalist economy, and especially with a capitalist president, I don't think that Section 8 would be taken away. Now, again, it could be. There's always an if, right? But it is unprecedented for Section 8 to even miss a singular payment. Does not happen.
I understand that. That, that's.
That's.
That's. That interests me.
Right?
Because.
Yeah, man. And honestly, brother, I'll tell you the complete truth. To be completely upfront with you, I'm considering giving you this deal because I really love. I value your connection and I want to build a relationship with you. If I. If you don't want it, I'm gonna make 30 or 40 bands. So either way, I'm fine with what your decision is, Man. I love that. I wanna. I wanna work with you, man. So we gotta meet too. When you're. When you can. The biggest thing is you need to protect your investment. Hey, say section it doesn't work out, rent it for 1900 to the other people. It is what it is. Hey, man, you'll have to take me a ride in that thing when it gets here. All right, See you, brother. We are in for a long night here. To be honest with you, your boy is not doing. Do I right now. It's about to be fun. See you soon. So does that.
That say, like, level when you're moving?
Yeah.
No burden, dude. Hell yeah.
One, two, three.
Happy birthday to you Happy birthday to you.
Happy birthday to you,
Bro.
All right, guys, we're leaving the cb. Everybody's going home, obviously. Obviously. Never drink and drive. Me and my mom. My mom came to pick me up because I'm trying to be as safe as possible. I'm going downtown with my old high school buddies and hopefully we can have a good time. Anyway, y', all, I'm probably gonna end it off here. Don't forget to subscribe because I don't want to see you guys. I don't think you guys want to see what happens on the Strip tonight. Anyways, thanks so much for supporting the channel. I really appreciate that. Subscribe down below. And have a great night.
