Jackson Sudderth walks through Cody Davis' real estate strategy: buy distressed properties with zero down using hard-money lenders, rehab them, rent them out, then refinance with a traditional bank loan. Sudderth claims he makes up to $50,000 a month this way and offers a free guide via Instagram DM.

This guy makes $100,000 per month renting out properties and we're going to steal his business model together. This is Cody Davis. He's a real estate investor. What's special about him is that he started buying properties with $0 down. Instead of putting his own money down to pay for the properties, he uses the bank to finance the entire thing, rents out the property and uses the rental income to pay off the mortgage. Let's break down how to copy his business model step by step. Step one is finding an undervalued home. Those will be in distressed situations such as foreclosures, bad tenants or just a vacant home in general. Step two, you're going to find a hard money lender to lend 100% of the purchase price and renovation of the home. Step three, you're renovate the house and bring it up to rental standard. Step four, you're going to rent this property out to tenants. Step five, you're going to go to the bank and ask them to refinance. Step six, that refinance amount is going to go pay off your hard Money Living. Step seven is you're going to have a 25 or 30 year amortization loan and that tenant is going to pay that balance down each year while you cash flow. This strategy has helped me get up to $50,000 per month through real estate alone. And I made a video breaking down exactly how you can do the same.
