How to Wholesale Real Estate For Beginners in 2026 (Full Breakdown)

In this instructional YouTube video, the presenter delivers a step‑by‑step blueprint for beginners to start and scale a real‑estate wholesaling business in 2026. He first clarifies what wholesaling actually is – acting as a middle‑man who contracts a distressed property and assigns the contract to a cash buyer for an assignment fee. He emphasizes that success hinges on sales skill, not on owning property. The core of the method is three pillars: (1) finding motivated seller leads using free public records (pre‑foreclosure, probate, tax delinquent, water shutoff, code violations) and online sources (FSBO/FRBO listings on Zillow, Craigslist, Facebook, driving for dollars); (2) applying a structured sales script he calls the C‑L‑O‑S‑R “closer” framework (Certainty, Lead & Listen, Objection handling, Secure positioning, Results/Close); and (3) tracking the business with numbers and a CRM/spreadsheet to treat wholesaling as math rather than luck. He provides concrete math examples (e.g., 50 calls → 10 serious leads → 2 contracts → $30‑$40k/month) and explains how to scale by adding paid ads once the sales process is proven, as well as outsourcing and hiring. Throughout, he shares personal anecdotes of moving from $0 to $30k‑$120k months, and repeatedly urges viewers to download his scripts, CRM template, and apply for his paid coaching program via links in the description. The video blends practical tactics with motivational persuasion, positioning his system as a proven, replicable path to high‑income wholesaling.

When I first started, I had zero experience, zero guidance and zero connections. I was cold calling 12 hours a day every single day for four months straight. And I made nothing. Absolutely $0. But once I figured out what I'm about to show you today, everything changed. I went from making Nothing to making $30,000 a month almost instantly. And my best month so far, we did over $120,000 in profit. Today I'm going to break down the exact system I use to build an $80,000 a month consistent real estate wholesale business and how to do it from scratch so you don't waste four months like I did. I'll cover everything from finding motivated seller leads without cold calling my personal sales script so you can confidently close these deals and every single thing you need to do in between in order to get paid. And I'm gonna keep it a hundred. Most people who try wholesaling failure not because they're not capable, but because they're following the wrong model. They're grinding, making cold calls 12 hours a day, talking to people that don't even want to sell in the first place and wondering why they don't make any money, I've been that guy and I know what it feels like to put work in and get nothing in return. So if you're willing to lock in and actually apply what I'm about to teach you, this video will change your life forever. Before I break down exactly how to do this, let me explain what wholesaling actually is, because there is a lot of confusion out there. Wholesaling is extremely simple. You find a homeowner who wants to sell their property. It's usually somebody in a tough situation. Maybe they inherited a house they don't want, maybe they are behind on taxes, or maybe they're going through a divorce and they just need to get out. You get the property under contract at a fair price. That makes sense for them. And then you assign that contract to a cash buyer for a fee. They're the ones who actually want to buy the property. You're going to get the profit. The difference between what you put the property under contract at and what you're selling the contract to the new buyer at is what you call an assignment fee. So, so let's say you're able to find a property that you're able to get under contract for $100,000. You can sell that contract to a cash buyer for $110,000 and you would profit $10,000 on this one deal. You're the middleman who solves a problem for the seller and delivers a deal to an investor. Now here's where most people mess up. They think wholesaling is about real estate. It's not. Wholesaling is only about sales. It's about talking to people, understanding a problem and leading them to a decision. If you can't sell, you're not going to make money in this business, period. So let me show you the three things you actually make real money wholesaling in 2026. The first thing you need is obviously a house under contract. So how do we do that? The short answer is we need leads. You've probably seen videos of people cold calling. 500 people a day sitting there for 12 hours. But that's just not the way to do it anymore. Here's the truth that nobody wants to tell you. Cold calling random list is the lowest IQ path to closing deals. You're basically dropping a fishnet in a parking lot hoping for a tuna. And it doesn't work that way. What you need is to get in front of real motivated sellers. People who actually want to sell their house. Not people that you have to convince. So who are these motivated sellers? These are the people dealing with real problems. Tax delinquent homeowners who haven't been able to pay their property taxes. Pre foreclosure lists, people who weren't able to pay and now they're getting kicked out of their home for sale by owners who are people who are trying to sell now without an age water shutoff list where people weren't able to afford their water bill and now their water's cut off. Vacant property Owners who have house sitting there and it's just rotting away. These people have real pain, real timelines and real motivation. They already want to sell, so your job is significantly easier. When you talk to these sellers, you're not begging them to sell. You're trying to offer them a solution to a problem they already have. Now look, if you're just getting started, you have no money for marketing. Here are three ways you can go out and find motivated seller leads. You can go down to the county courthouse and ask for multiple lists. My favorite are pre foreclosure, probate and water shutoff. We've also had success with code violations and tax delinquent properties as well. All of these people have some sort of financial incentive to sell that property and it's completely free. It just takes a couple hours a week, maybe a month to go down to the courthouse and and pull all those records. And most courthouses have an online portal, so you can really pull those leads from there once you go the first time. And the next two are my favorite ways. For rent by owner and for sale by owner. Both of them have the exact same principles. The seller wants to do it on their own with no professional representation. So you call the owner directly and you're able to negotiate a price for them. For for sale by rent, it tends to be they're tired of being a landlord and they just want something to relieve their stress. For for sale by owner, you have to dig deeper into find what the actual motive is so you can figure out a solution that actually makes sense for them. You can find these on Zillow, on Craigslist, on Facebook, Marketplace, even driving around. If you see a sign your job for the first two weeks is just talk to as many sellers as possible and get told no a hundred times. I'm serious though. You need reps, you need to learn how to actually talk to people before you ever spend a dime on leads. Once you've got the reps in, you understand the process, you understand sales. At that point you can start to run your own paid marketing, Facebook ads, Google, ppc, pay per lead services, and anything else of that nature. But you don't wanna pay for those until you know how to close. Now if you wanna go in deeper, like how to run ads, how to maximize free lead lists, how to build this into a real business and you want the shortcuts from my direct help. I break down all of that with my students inside the closer framework. If you're serious about getting results fast, click the first link in the description to apply. Because here's the thing. If you're paying for leads or you have leads that you can't close, you're just burning money. Marketing without sales is a complete waste. Which brings the second thing you need. Sales is the engine of every deal. And this is where most wholesalers fail. It's what held me back from building a consistent wholesaling business. I used to cold call every single day, four months straight, 12 hours a day. And you know how much money I made? Literally $0. The problem was never effort. I was working way harder than everyone else. The problem was, is I had no sales process. I was winging every single call, getting destroyed by objections and wondering why no one wanted to work with me. And once I fixed my sales process and understood sales, everything changed. I went from literally making nothing to making over 30k a month almost instantly. Same work ethic, way less hours, and completely different results. So let me give you the framework I use on every single call, which I call the deal closer framework. And if you click the link in the description, you'll be able to download a copy of this. But just pay attention for now. C is for certainty. You have to show up on that call with absolute certainty. If you sound nervous, unsure or desperate, you're not going to get the deal closed because the seller will feel it. They're not going to trust you with their biggest asset if you don't even trust yourself. Confidence isn't arrogance. It's knowing that you can actually help this person. L is for lead and listen. Most people think you have to know how to talk on a sales call, but the truth is you need to know how to listen. They pitch, they ramble, and they try to convince wrong. Your job is to get a real genuine conversation, understand the problem, and offer them a solution that makes sense. Sense. When you know their timeline, when you know their real situation and you understand their goals, you know their true motivation. And it's easier to give them something that actually is going to get accepted. O is for objection. Ownership objections are going to come. I need to think about it. That's too low. I need to talk to my attorney. I want to talk to my spouse. And most wholesalers crumble when they hear this. They get defensive or they just give up. But you need to own objections. That means you pre handle them before they ever come up. And when they do come up, you address them with confidence, not desperation. S is secure positioning. It's about framing yourself as the solution and getting them bought into the process. Before you ever submit an offer. You're not just another investor trying to lowball them. You're not here to rip them off. You're here to solve a problem. When the seller sees you as someone who actually cares about helping them instead of just trying to get a deal. Everything changes are results based. Closing. At the end of the day, you need to ask for commitment. A lot of people have great conversations, but never actually get the close. You have to lead them to a decision. If you know that your solution will help them, you need to be trying to get them to sign. Sales is not pushy if you truly believe in what you're offering. That's the framework. C L O S R closer. This is exactly what we use on every call to make $80,000 a month wholesale. And look, if you're nervous about sales, that is completely normal. This was literally me when I started. Sales is a skill that can be learned. You just need reps and a process. Make sure to download that from the second link in the description. All right, so you've got the marketing to find motivated steps sellers. You've got the sales skills to close them. The third thing you need is the numbers. Because here's the truth about building a wholesaling business. It's not luck, it's math. Most people treat it like it's the lottery. They make some calls, hope for the best, and pray a deal falls in their lap. That is not how you build a business. That is how you stay broke. Let me show you what the math actually looks like. Let's say you talk to 50 motivated sellers a month. 10 of those are genuinely serious with a pressing motivation. Out of those 10, if the sales process is is tight, you should at least be able to close two of them. And if your average fee is 15 to $20,000, that's 30 to 40k a month. 50 conversations, 10 serious leads, two contracts, $30,000 or more, 40k plus. That's not magic. That is math. Inputs and outputs. Now, can you talk to more than 50 people a month? Of course you can. Can you increase your close rate with better sales skills? Absolutely. Can you increase your average assignment fee by targeting better deals? Yes. Every part of this is a lever that you can pull. And when you start tracking your numbers, how many leads you're talking to, how many offers you're making, and how many contracts you're getting, you can see exactly where you need to improve. So let's talk about where to actually track your numbers and follow up with your leads. Because a lot of people don't have anywhere to track. No spreadsheets, no notebooks, no nothing. What we do is we make sure they get uploaded into a CRM or a spreadsheet at least so that they can track every single lead they talk to and what the next steps are for each lead. A CRM is a customer relations manager where you basically manage the entire hub of your business. And if you guys want, I can make a more in depth video about how I actually set mine up. Just put that below in the comments if you want to access my entire CRM and copy and paste it into your business as well as get my direct support one on one for your first wholesale deal and to scale from there, apply to work with me one on one below. This is how you build a predictable and scalable business. Not just hoping for deals knowing they're coming because you've done the work. So let's recap. What do you need to actually start wholesaling in 2026? 1. Find motivated sellers. Stop calling random lists. Get in front of people who actually want to sell tax delinquent homeowners, vacant properties, people going through probate for sale by owners, for rent by owners and vacant properties. Start with free leads, get your reps in, get told no 100 times and then once you know how to close then you can start to scale with paid marketing to master the sales process. Use the closer framework. Show up with certainty, lead the conversation, own objections before they destroy you. Position yourself as the solution and close with confidence. Download the framework at the second link in the description so you can have it in front of you with every single call and 3 track your numbers. Wholesaling is math, not luck. 50 good conversations, 10 serious leads, 2 contracts 30k plus a month. Get a CRM or at minimum a spreadsheet so nothing slips through the cracks. Know your numbers and you can predict your income. That's it. That's the game. Now here's the thing. I gave you the blueprint. Most people are going to watch this video, think that was solid and do absolutely nothing. They'll go back to scrolling, back to consuming and back to hoping their life changes with without doing any of the work. Don't be that guy.
