How Tyler made $60,000 in one day wholesaling real estate.

Tyler Simpson went from door-to-door sales to wholesaling real estate, making $60,000 on a single deal. He uses free FSBO lists and virtual assistants to target 100 dials daily, aiming for three offers. His system works in three to four focused hours a day.

My first deal was a 35k deal. Hey boss, can I go to Charlotte this week or hey boss, can I go take a lunch break?
You know, so for you, you know, you came in, you learned the sales process, use free leads and you were able to make like, like how much?
Just a little over 50, 60K. That's closing today. And then we're gonna be.
Oh, really? Yeah.
So paydays, how much? This one we're probably making like 60 grand or so. You actually sit down three to four hours a day. You don't need to work more than three to four hours a day. If you're working more than four hours a day, then you're just bullshitting. Agreed.
All right guys, what's up? We have Tyler here. We're about to get into his story and how awesome he is. He is about to introduce himself and then we're just gonna dive deep into just all this. Exactly tat. So go ahead brother, introduce yourself.
What's up, guys? My name is Tyler Simpson, based out of Fayetteville, North Carolina. I27 right now. Growing up, I really didn't feel like there's a lot of options. I went to college and I realized I was like, dude, I'm not learning in college. So I read Rich Dad, Poor Dad, Assets over Liabilities. And I knew I had to get assets some way somehow. And so I started in door to door sales. And I did that for probably like seven years of my life.
Yes, you've been able to scale pretty quickly. I know you said like you had like done door to door sales and you made a amount of money. But what made you like really want to make the change and get like the, into, into wholesale
for me. So what is today? Today is Thursday. See, I can think, I don't even have to know what day it is before, no joke, when I would say I would wake up, go to the gym, lift, 9 o'. Clock, I'd go to my meetings 10am From 10am to 8pm So I would work probably 10, 12 hours a day. I'd get cursed out every day. I would get guns pulled on me. Go get a real job. Everything under the sun. I mean, I, I, it's a great income, it's a great skill to learn. But I'm here on a Thursday, sitting in, in the comfort of my home. We have virtual assistants that make the calls for me and line up these, you know, these, these solid offers, you know, these hot leads for me. And so time, freedom, you know what I mean? I'm able to Yesterday I was in Charlotte. Last two days I was in Charlotte. If I was working a door to door sales job or any, any other job, I. I would have to ask, hey, hey boss, can I go to Charlotte this week or hey boss, can I go take a lunch break? I love the autonomy. I love the freedom. I'm my own boss. I'm able to create my own schedule and still have, you know, a really good income.
Yeah. So I guess I can't. I guess you kind of explained it, but your goal really was just freedom, like a location, freedom time, freedom, all that, right?
Yep. A hundred percent.
And then what made you like pick full sailing over something like high ticket sales or like life insurance or something like that?
I think for me personally I. I was working for another company and so I'd get a percentage of the commission. So you know, know my first deal was a. A 35k deal.
Oh wow.
35k. Yeah. For another company. A 35k assignment. And so what? 10 of that's 3, 500. So I made, I made 7 grand, which is really good, really good. But I realized I was like, holy crap, Tyler, you. 35 grand is someone's annual annual salary. That is someone's annual salary. And so for me I just realized I was like, holy crap, dude. Like I'm working for someone else, making a slither of the money. I'm sorry, can you ask the question again? I'm rambling.
No, no, you're good. You're good, dude. So like I guess you kind of already explained it, but. And let me understand it this correct, I asked you like why, what made you pick wholesaling over other options?
Okay, gotcha.
And so I'm. What I'm kind of hearing, and this could be wrong, but I want you to like explain to me maybe is that you understood that one wholesale deal could literally change your life forever. Like one, one deal. If you did one deal by yourself, you could literally have someone's annual income. Is that right?
A thousand percent? Yeah. I mean even high ticket sales. Solar. I mean solar. You can make great phenomenal money. 3k, 5k, 10k a deal. But with the wholesale real estate, I'm able to work from home. On top of that, there's ways the more that you learn about wholesale and real estate you go into, you first you start out wholesaling, then you know about novations. Now I could flip without no money. So we were able to do a novation. And so high ticket sales, it's limited, it's great income, but it's not a business with the wholesaling. It allows me to branch into other aspects of real estate. It's, I think wholesaling personally is just a leg in for me. And so that was able to get me a little bit of cash to do some seller finance deal, to do some fix and flips. And so wholesaling, by far, it has the income, it has the people that I want to be around with. I'm around millionaires every single day. Yeah. And then it creates a legacy for my family. Something that door to door, any high ticket sales cannot. Cannot create. Yeah.
So you left this other job. Right. And then you kind of got into it, but it wasn't consistent for you. So what, when did you decide? Like, why, what was the moment? You were like, I'm just going to get help, I'm going to get out.
I was looking online, you know, before I met you. I have been looking online and looking at other people. There's a lot of gurus per se, and they all do good things. Pace Morby, Jerry Norton, so on, so on. I personally, I was just kind of going through the motions. I'd make my 100 calls a day on a cold caller, just off cold list, and I saw an ad pop up. It. I was already looking, I was looking into sales training, I was looking into lead generation. I was just looking all over the Internet. And then I saw JT's little ad pop up. I clicked on his. The funny thing is I clicked on your profile. I did it. I was like, ah, it's just another course, blah, blah, blah, blah, Kept scrolling. And then it retargeted me. And I was like, you know what, let me check his profile out. I was like, okay, this guy seems legit. And I was like, why, why not? Why not sign up? And so joined the class, I realized. So like we were, we, we had just started paying for leads and I was like, holy crap. You know, we're paying 50, 100 bucks per lead and JT's getting them for free.
Yeah, yeah.
You know, and so we started calling for sale by owner, started using certain keywords. So like tlc.
Yeah, yeah.
Motivated. And so we pulled this list of all the for sale by owners and three offers a day, I think. Three offers granted. Like our offers are so low, I'm expecting them to.
Yeah, yeah.
To get denied. So maybe one out of 30, maybe, maybe one out of 30 offers get accepted. And so that first month I, I decided three offers a day. And I think that first month I got like three. I'd have to look back. But three of them, three of them actually signed. One of them got assigned super quick. There's a quick 50k in my pocket. But yeah, lots of ups and down. Lots of ups and downs. Yeah.
So you kind of went from like a lot of people. I think a lot of people make this mistake too is they instantly start spending on leads.
Right.
But it's not necessary, especially for like people who have not really done this business model for themselves quite yet, you know, because it's really easy way to deplete cash.
Yeah.
You know, so for you, you know, you came in, you learned the sales process, use free leads, and you were able to make like. Like how much?
15 grand was. 15 grand was the first deal altogether. We had some baby deals. We had a 2500 and a 5k deal and then just a little over 50, 60k.
Let's go, dude. Let's go.
Most of it. I don't know if I told you, but we, we flipped that one house in Fayetteville. We're selling a novation in Pleasant Garden right now. That's in Greensboro.
Awesome.
1980 Wit Hunt. Yeah. Yeah. So that's sick. And then that's closing today and then we're gonna be. Oh, really?
Yeah.
So paydays, how much? This one we're probably making like 60 grand or so. We got it under contract for 200 grand. 200 grand ovation. So no money, no money down. We just walk in, we made the repairs, we did new flooring, got rid of the carpet, removed this old island, little new appliances and the bathroom. Selling it for 300k. So after walk aways and all that, you know, we should, should walk away like 270, 260, so.
Oh, dude. Yeah, you're about to be like, you're about to have a 60k payday, dude.
Yeah. Yeah. That's going back into another flip tomorrow though. We're buying.
Yeah.
Another one in Charlotte. Yeah.
Dude, that's so awesome. And for you, like, I know you have freedom, you have time for, you have location, freedom, all that, like how much time like is required on your end per day? Like how much time you realistically put into this per day?
I'm more so 100 dials a day and three offers. That's my, that's my metric. So whether it takes me 20 hours or 40 hours, that's. That's what I'm going for. But realistically, like, if you're actually. Most people are going to say I worked eight hours, they're going to take a Break here. Take a break here. Make five calls an hour. If you actually set. Sit down three to four hours a day, you don't need to work more than three to four hours a day. If. If you're working more than four hours a day, then you're just bullshitting.
Agreed. Dude, I think a lot of people, they think you have to be in this all day, bro. If you can literally focus for two hours, like, one to two hours a day, like, of actual focused work, you can do, like, three deals a month. No joke. You know, especially like. Like what you said. You're talking to the right people. Like, you don't want to be just cold calling a hundred random people on the list, right? You want to have targeted people. You have good conversations, one to two, three hours a day, and you can make literally 30, 40, or maybe even a 60k freaking payday like you. You know what I'm saying?
Yeah, no joke, jt. So going from cold calling to Fizbo, I would cold call, no joke. I'd make at least 300 dials a day. Yeah. So 300 times six. About 18. So just rounded up. I made, like, 2,000 dials a week. I would make 2,000 dials a week.$8,000 in a month just to get one deal that may or may not. You know, if they cancel, then. Then I'm back at square one. And so, yeah, spending 40 hours making all those dials versus I could spend 20 hours and go to people that say, hey, I want an offer. Hey, I need to sell. Today was a huge game changer. And I think too many people work. Work way harder than they should.
Yes, bro, 100. And, dude, like I said, I used to have a call center in Egypt. We would make $600,000 a month for two to four deals. You know, it's like, that's so inefficient. So now I literally. They're all. All those callers are gone. We make legitimately, like, maybe 60 calls a week, you know, and if we talk to 15 people, that's serious, we're getting a deal, like, 15 conversations, and we get a deal, you know, so that is how much it changes by. By simply just fixing your process, you know, based on the results, though, that you've seen so far. Like, where do you actually see your business in, like, six to 12 months?
Six to 12 months. So I honestly, the wholesaling originally was to get some quick cash. I think we have a little bit of cash now, and so I'm gonna be getting more and more into Fix and flips. We're doing this one in Charlotte land. I'm starting to move slowly to land. I really like land, but for me personally, it's going to be more fix and flips, and I want to do more land and home packages. Get some land, throw a trailer on there. Kind of like new development, buy a lot for 20k, put 100k trailer on there, you know, 120 all in. I could sell it for 200. 220. So moving. Moving a little more away from wholesaling and taking more deals down myself, honestly.
Okay. Awesome.
Yeah.
And they. I mean, based on. Based on that, did it surprise you or like, what surprised you about how, like, how far you've come from now, initial period of time. Did that surprise you or like, did you have any misconceptions about the actual process or where you'd be at now from where you started,
you know? Jt, there was a month I almost had a heart attack.
Yeah, the stress got to you, huh?
Yeah, I'm. I'm telling you, like, oh, we made all this money. It was super easy. We learned a lot, blah, blah, blah, blah. But, you know, just like everything, it had its ups and it downs. And when I first started, I probably went like two months, no deals, no nothing. And I was getting discouraged. I was like, dude, like, I told myself 90 days in, you know, I'd be balling, blah, blah, blah. And so the first 60 days, you know, I was just getting in my head like, damn, Tyler, is this gonna work? Is this gonna work? Blah, blah, blah, blah. Then finally, month three, it kicked in. I got my first deal. And I think after. After that first deal, it's kind of like an avalanche where it builds. Yeah. That confidence, that belief in yourself to begin with. It was. I thought it was going to be easier. It took me two months to finally get that first deal. After that first deal, though, everything just kind of fell into place.
Yeah.
I don't know if it was the momentum, the confidence, or. Or whatever, but after that first deal, everything kind of happened a lot sooner. Another thing, too, I would recommend is people getting started out. You get that first deal and you're like, oh, yeah, yeah. That's the first half of the battle, really. If you don't have a transaction coordinator, you need to hire one asap. That is the. Honestly, it's all the legwork. It's all the. So the. The two biggest surprises for me was kind of how fast everything kind of snow, you know, snowballed after the first deal. And the second one Is that realization like, hey, you got a contract, Tyler. That does not mean that the. The job is done. So those would be the two biggest surprises or two biggest learning curves for me.
Yeah. Okay. Awesome. So was that the first two months when you did have success? Was that during the cold calling months, or was that during the first 700 months?
The two months that I didn't have success was cold calling.
Okay. And then you finally figured out the system and you started to actually close deals?
Yep. Yep. Okay.
Okay. Awesome. Awesome. And then what's.
What the.
Were you surprised by the results you got when you changed to the actual system that we implemented for you?
I'm not gonna. I'm not gonna say surprise. I wasn't so much surprised. I think the first one was just that, like, aha moment.
Yeah,
I. I guess you could say surprise. I guess you could say surprise. It was that aha moment, and it kind of clicked for me, and I was like, okay, I can do this. And after that, I guess I was shocked. That kind of like, oh, damn, we are. We're getting some motion. We're getting some movement. I had a. Yeah, I'm gonna be honest. I had too many leads. It was a good problem, but I was like, dang, this person needs an offer running all over the place. So I guess the only surprise was kind of how quick, after that first one, just how quick everything kind of fell into place. Or once you know the systems, once you know your KPIs, your numbers. Hey, I need to make X amount of dials. Hey, I need to make X amount of offers. You know, where to go, where to find the leads without using any money, without paying for the leads, then it was a huge game changer.
Yeah. Sweet. Dude, thank you so much for sharing all that. If someone was on the fence about working with us, what. What would you tell them?
If you're looking for a course, don't sign up. If you are looking for a handout. If you're looking for JT to hold your hand or you want a. A wholesale deal laid up on your lap, like, do not sign up. If you're not. If you haven't knocked 100 doors, if you haven't made 100 dials, if you are not willing to make a hundred dials, if you're not willing to do the things that he, you know, says to do, don't sign up. But if you are willing to take action, if you're willing to sign up to the program, spend eight, you know, eight 10 hours watching his course, do not Ask any questions, Go take action. If you go out, take actions, do the things that JT says, make a hundred dollars, make three offers a day, go hit the for sale by owner, blah, blah, blah, blah. Follow up on your offers, you're gonna get a deal. And I would honestly say if you. Because, I mean, what, Jason's out there slinging. I've seen people out there. Yeah, bro.
We've got guys doing like, dude, Jason, I'm not kidding. We've done like six deals this month, bro. Yeah, like that, you know?
So all I'm saying is if you're not gonna take action, do not sign up. But if you are a go getter, if you're down to make the calls, if you're not scared to talk to people over the phone, sign up. I promise you. I don't know if you have any guarantees, but if you do what JT says in the next 60, 90 days, you can have a deal. A thousand percent. The only reason you would not have a deal is because you did not make the calls, you did not make the offers.
You're right. Here's the thing, dude, to be honest, if you're not going to take action, like, you shouldn't join, right?
I can't.
I cannot just give you the deals. But what I can do is tell you exactly what to do in actionable steps like Tyler was talking about earlier. And you'll go out there and be able to achieve everything that Tyler's done, everything that Jason's done, and everything all the other people have done. But Tyler, before we hop off here, is there any final thoughts about anything that you'd like to tell the viewers?
Final thoughts. So I'm a big government conspiracist anarchist. It's gonna go way left field. But this is kind of sad. In my, my hometown of Fayetteville, North Carolina, we've lost 30, 000 jobs to AI.
Oh, my gosh.
These are people working at. These are moms and dads. These are regular, everyday Americans. These are people working at Walmart. These are people working at Amazon. Waiters. This is, this is America. I promise you. With the way inflation is going, you see how expensive everything is going. Labor is being taken away, jobs are being lost. If you do not own any assets, you will be a slave to the government. You're going to be eating government handouts, all that stuff. And so honestly, if you do not learn how to increase your income, get assets and all that, I don't know how you're going to provide for your family. Honestly, I'm, I'm scared for my kids. I'm scared that my kids aren't going to have a job, that they're not going to be able to afford housing. And so you need to take the action today to learn the skills to analyze a deal, to find off market properties. This kind of led me going into business, too. I. I started pitching businesses, seller finance and all that stuff. And there's so many ways to provide value. So I'm rambling. Get into real estate, learn good skills, learn how to make things appreciate in value, such as houses, real estate, businesses, and, and you guys will be good.
Fantastic, dude. Thank you so much for hopping on here today, Tyler. And I'm super proud of you. And keep crushing it, all right?
Yes, sir. I appreciate you. Jt Pickup.
