is wholesaling unethical? (real deal breakdown)

In this solo YouTube presentation, Jackson Sudderth walks through a detailed real‑estate wholesaling case in Tampa where a fire‑damaged house was burdened by $150,000 in city code‑violation liens and a $5,000 probate requirement. He explains how he paid the probate attorney, negotiated the city lien down to $31,000, and contracted the property for $47,000, allowing the distressed seller to walk away with $16,000 and his student to earn a $20,000 profit via a double‑close cash purchase. Sudderth uses the example to argue that wholesaling is ethical when the investor solves the seller’s problem, and he ends with a strong call‑to‑action inviting committed viewers to book a coaching call.

All right, guys, I'm going to walk you through right now how I was actually able to save a seller in Tampa when no other realtor could, right? So they have this house right here, right? It actually caught on fire, sadly, and they had called realtors. They've actually had 2 realtors list the property and neither of them could sell it, meaning they weren't able to sell it. Why weren't they able to sell it? Because for one, The property was in disrepair. And for two, the city had code violation liens on it for $150,000. Guys, and not only did the city have $150,000 in code violations on it, they had to go through probate too. And the sellers didn't have probate. And that was another $5,000. Okay. So in order for them to sell this house, they would have to spend a minimum, even if they paid out at closing, $155,000. Right? But here's the issue, guys, right? Here's the even worse part. They didn't even have a house that was worth $155,000 because it caught on fire. This house right here, was only worth about $105,000. $105,000 is what this house was worth. So for them, right, for them to come out of pocket or for them to actually sell the house, the only way they could sell the house was if they paid off all their liens to get clear title and they went through probate. So this would have been $5K out of pocket. They would have to pay $5K cash out of pocket. And then at closing, they would have had to write a check for $50,000, right? Because they have negative equity of $50,000. Okay, so they listed it one time on the market at $129,000, right? Guess what? Nobody could buy the property. They listed it again at $79,000. Somebody actually offered on the property, but guess what? The realtor couldn't figure out how to get it closed. Why? Because they had to go through probate and the seller couldn't afford probate. Okay, right. And the buyer wasn't willing to pay for probate, right? So they were stuck. The sellers were absolutely stuck. Stuck. They had no choice. So they just had to stick with this property. The tax liens were piling up and the code violations liens were piling up, and they just, they were basically stuck. They couldn't do anything, right? So one of my students came in, actually found their number through a code violations list, and sent the property to me. Okay, here I am. He said, JT, we have this house. They will take anything for the property as long as they can get it sold, because right now they have negative $50,000 equity, right? So what did I do? I said, you know what, I am going to pay the attorney for probate, right? The $5K for probate, right? So I was like, you know what, I'll help them. I want to help them. So I will pay the $5,000 for probate, right? I'll pay the $5,000 for probate, no issue. I want to help these sellers out, and I want to help them out, and I want to help you get a deal done, right? So for my student, I wired the attorney $5,000. Now again, now this $5K is paid, right? So now they're— so now we're— we know that they owe $150K to the city, so now they're only negative $45,000. In equity. So they still can't sell the property without writing a check to the county or writing a check to the city for $45,000, and they don't have $45,000, right? So what I did, I said, hey, let me pay this attorney to call the city and let's negotiate a paydown for this. Let's negotiate a paydown, right? Let's negotiate this lien payoff, right? So with my skill set and my attorneys, we were able to actually get that down to $31,000, right? So now the seller only owes $31,000, okay? Well, what I did was we have the property under contract with the seller for $47,000. Okay, $47,000. So I put in $5,000, right? I put in— I saved them $5,000, right? From the— I saved them $5,000 from the, um, sorry, I saved them $5K from the probate attorney and to negotiate a payoff, and then I saved them an additional $119,000. So let's just put $120K, right? So I saved them $120,000 and I saved them $5K for probate. Okay. So now they only owe $31,000. Okay. They only owe $31,000, right? And I'm paying them $47K. So guess what they get to walk away with in their pocket now? They get to walk away with $16,000. And they get to alleviate themselves from the stress of this property and over $100,000, $150,000 in liens. Why? Because I actually came in and did what a responsible real estate investor who actually cares about his customers does. I help them alleviate their pain from a horrible situation and I solve their problem. They don't have the $5K, so what did I do? I paid it. Now my student is going to make $20,000 off this deal, straight cash, right? Because guess what? I'm going to buy this property outright for $47,000 with my own money for the student, and then we'll be flipping the property to an end buyer directly after, after doing a double close. Now my student's able to net $20,000 profit from this deal, all because I was able to have the cash to spend to not only help the seller get money in their pocket by paying an attorney to negotiate the code violations pay down, I was also able to pay for that probate situation so that they could finally get money in their pocket, money in their pocket, and alleviate themselves from the stress of this home. So next time you say wholesaling is unethical, right? I don't want to hear that BS because they tried 2 realtors before this and not a single one of them could get the job done because they don't do real estate like we do real estate.
