When you sell a property, not only do you have to pay capital gains, you also have to recapture all the depreciation, which can be a huge hit on your profit. However, when you set up a 1031 exchange, the government can't make you pay any of it. In order to do this, you must find a qualified intermediary. It's a company that will act as the middleman between your first property and the next. First, you will identify multiple possible properties that you plan on buying after the sale of your first property. And then once you've completely sold that first property, the funds will go into an intermediary account. And then when you're planning on closing on the next, within a specific time frame, those funds will get wired directly to the title company. That way, the money never actually hits your bank account and the government doesn't recognize it as income, profit, or anything like that.
