pov: you're a 22 year old christian entrepreneur ($103,404/m)

In this vlog, Polite‑Wool walks viewers through a full day that blends real‑estate investing, business development, personal fitness, and Christian faith. He begins with a final walkthrough of a Section 8 three‑bedroom, two‑bath manufactured home in Knoxville he’s buying for $107,000 (market value ~$160k). He explains his due‑diligence checklist—tenant payment history, property condition, HUD/manufacturer tags, roof and HVAC age, and rent‑to‑price ratios—while emphasizing his rule of only pursuing deals that can generate at least $15‑20k profit and his “100 % effort” mindset. He then discusses challenges finding HUD tags, plans to resolve them with the title company, and notes the rent of $1,550 with utilities paid by the tenant. The vlog shifts to Polite‑Wool’s other ventures: launching a Christian clothing line called Wonder, promoting his free school community for real‑estate mentorship, and outlining upcoming coaching calls (a Monday noon community call and a 4 pm sales‑training call with Nico, who closed over 600 transactions in 2024). He stresses accountability, limiting his community to active participants, and using God’s guidance in business decisions. Next, he documents cold‑calling and negotiating the sale of a 0.21‑acre vacant lot in Cincinnati, detailing price expectations, utility status, market comps, and a detailed cost‑per‑square‑foot analysis provided by a builder. He reflects on the difficulty of wholesaling in that market, mentions using Investor Lift, and shares his typical profit targets (10k+ per deal, aiming for $80‑100k/month wholesale volume). The latter half of the video captures his personal routine: grabbing an energy drink, a high‑intensity workout (floor press, bench press, dead hangs, bike calories, push presses, push jerks), travel anecdotes, and dinner plans with friends, including a fitness‑training startup and a nonprofit for special‑needs baseball kids. He ends with a call‑to‑action to subscribe, follow his Instagram (@section8mentor, @closerwholesale), and join the free mentorship community. Overall, the vlog blends practical real‑estate tactics, entrepreneurial mindset, faith‑based motivation, and lifestyle habits, offering viewers both instructional content and personal inspiration.

We don't really do deals under 15, 20K. If you're going to spend time out of your day doing something, give it 100% effort. If you don't give it 100% effort, you shouldn't be doing it at all. Guys, good morning. So we are about to pull up to one of the new acquisitions. This is a three bed, two bath in Knoxville. It is a Section 8 rental property. And I just wanted to kind of take you guys through my mindset before I go here. I want to make sure that it's in proper condition. I want make sure that the tenants treat the property with respect because I will be inheriting these tenants. So when inheriting these tenants, you want to make sure that they for one pay on time. So you need to get the rent ledger. You also want to make sure that they treat the property nice. If they don't treat the property nice, you're going to be inheriting a lot of damaged repairs you do not want to inherit. So even if cash flow looks good, it could be bad based specifically on the fact that they're going to tear it up and cause a lot more maintenance. This property here specifically, I'm purchasing for 107,000. I think market value is more like 160,000. We did a lot of negotiating on this deal. It's pretty sweet. But yeah, I wanted to stop here and let you guys know exactly what we're going to be doing today, which is going to check out this rental property and I'm going to, I'm going to take you through the rest of my day with me as well, which would be pretty cool, but I buy this one in three days. This is our final walkthrough today with the tenant. This is when the tenant could do it. Hopefully she shows up. If she doesn't, we're going to have a problem. But it is what it is. Anyway, you all, I look forward to for you guys to watch this video. I hope you guys learned something. Hope you guys can go through my mindset when you're looking through this property for the final walkthrough. And then if you guys have any questions for me, of course you can leave them below. But subscribe if you ever need anything. Real estate. I will gladly answer those questions for you in our free school community. But let's go ahead and get into this video. Guys, we are here. This is it right here. We're about to go inside. Before I go inside, we're going to be looking at condition too and make sure it's in Proper condition. Like, in terms of like, structurally, in terms of like, doesn't need renovations or anything like that. Because ideally, when I purchase this property, it's completely turnkey. It just passed section inspection a couple months ago, so it's not really an issue. This lease ends in July, so as long as they've kept the property in condition over the last couple months, we'll be good to go. So I'm going in right now. We'll take some videos on. On the inside. But yeah, I'm excited to see it. Six to 14. Okay, perfect. Thank you. You welcome, Guys. So I'm here to purchase this property. The tenants keep it in pretty good condition, as you can see there. Obviously it's not the cleanest, but you can see they keep it in pretty good condition. My biggest issue is, is we couldn't find any of the HUD tags. So when you're purchasing permanently affixed mobile homes or manufactured homes, they have like HUD tags where they've been, I guess. How do I put it? It's almost like their title. Right? So it's like their manufacturer code. And I couldn't find it on this one, so that's going to be an issue. But otherwise the property's in good condition. Roof's five to seven years old. H Vac, five to seven years old. It's a good deal. I'm gonna have to work with the title company to figure this out. I have to call them later. I've called them a few times this morning, but there's no response. This is more than 1% rule. They're getting 1550 rent right now. Tenant pays all utilities. Yeah, I mean, it's not a bad deal. There's a little bit of electrical issues in the property. Everything else is fine. Needs a deep clean, needs a little bit of paint. That's no big deal. But I really need to find tags if I want to be able to close. So that's been a big issue. Hopefully we can get that figured out before closing. Guys, we're currently out here getting coffee. Right now we're working on a new brand called Wonder. Wonder is a Christian clothing brand that combines fashion with spreading the gospel. It's going to be super awesome, and I can't wait for you all to see that as well. This is just some of the things I do during my daily life. You know, trying to get spread God's word and also trying to make money in the process. I think you can do both at the same time, but if you guys are interested in that, I Would love to tell you all about it. You can DM me on Instagram if you want. I'll link my Instagram in the bio too. But yeah, guys, you don't have to just sit here and do real estate all day. Real estate is a fantastic thing to do. But when you built out a company that works while you're doing other things in life, you get to reap what you sow, right? So put in the hard work up front, build that portfolio, build that company, hire the right people, and then you will see amazing things happen in your life. So put God in front. Let him guide you. Let him lead you. Let him take the driver's seat. When you've done that, so many great things happen. All right, guys, that was a great meeting. I'm now headed home to do our free coaching call with our our students in our school community. It's at noon on Mondays. We also have a sales training call with my boy Nico. He's responsible for over 600 transactions in 2024. He is doing a sales training call for us on at 4pm on Monday. But the biggest thing is, guys, what I'm going to be doing is I'm holding people more accountable. If you join the group, you have to participate, you have to have your camera on, and you have to be willing to take action. I'm just going to kick you out. At the end of the day, it makes more sense to only have 20 people in the group who are actually taking action than have a thousand people in the group and nobody taking action. I'll record some of the content we speak about on this call. I think it'll be very beneficial for everybody. But just think about this. If you're going to spend time out of your day doing something, give it 100% effort. If you don't give it 100% effort, you shouldn't be doing it at all. Okay? Give everything you do 100% effort. Literally, leave all you have on the table. Because if you have something left at the end of the day, you're going to be disappointed. But you leave everything you have out. Leave everything on the table at the end of the day, at least you'll know you gave it your all. Okay, so I'll see you guys in a minute for our noon call. Hopefully you guys join next week, but yeah, we'll see you soon. We're about to be back home, but I had to make a stop real quick at Weigels. I have got to get some caffeine because I'm trying to keep the energy higher on these calls, so I've got to get some caffeine before I'm ready to do that. So I'm gonna go in here, grab an energy drink, and then we're gonna head home for call. Be excited, y', all, and learn some really crazy. All right, y'. All, we got the goods. I've never had this flavor. It's ghost sour, black cherry. It doesn't even sound good. I just want to try it. I'll take it anyway, I'll see you guys. We get home, it's gonna be awesome. Peace, guys. These lots are selling for way, way, way more than what I'm asking, so hopefully this will. This will go. I'm not even asking. I'm like, just send me an offer. I am wholesale, right. I'm trying to dispose some deals. Hey, is this.
Yeah.
Hey. I see you have a property listed on Fairfield Avenue. Like, a lot of. I'm from Tennessee. I have a lot that I'm looking to sell off market. Do you happen to have any lot buyers right now?
I do. How big is the lot, and how much are you asking for?
It's 0.21 acres. I mean, I was thinking, like, 25, but honestly, I'm willing to. I'm open to any offer.
Okay. And our utilities already on the lot?
Yeah, there was a house there, but it was torn down.
Okay, one second. Let me get a pan.
You're good. Let me know whenever you're ready. Okay, you're good.
What's the address of the lot?
The address is.
You said you want 25. Would you take a little less?
Yeah, Like, I'm just going to be upfront with you. I would definitely take less. So I just. I just rather. I just need to get it going.
Okay. And it's point to one acre?
Yes, ma'. Am.
And utilities are there.
Yep. And homes are selling for anywhere from like, 200 to 250 in the area. 10% of build costs. I think it should be a good, you know, buy for everyone.
Okay.
All right.
And what's your name?
It's JT Real simple.
And this the best number to reach you, jt?
Yes, ma'. Am.
Okay, let me pass it along and see what I can get done for you.
Perfect. Thank you so much.
Okay.
You're welcome. Guys, we're on a roll with these realtors right now. She was very sweet, too. Why am I capping? What do you mean? We're definitely on a roll with these realtors because, like, most of the time, these people don't Answer. Keep going through it like this. I'll follow up with all of them tomorrow as well. How many deals closed this year already? I honestly have not counted. I really don't know. Yeah, we're calling realtors right now to see if they have any clients interested in this. I might switch to cash buyers. I'm going to try and find some cash buyers out here in Cincinnati but we actually can go into investor list. I have investor lift but dude, their skip tracing is not the best right now. How many do you do a month? Anywhere from like 2 to 5 each deal at least 10k profit. Yeah, we don't really do deals under, under like 15, 20K. I think I'm gonna get this published on investor lift soon but call some flippers in here. I'm gonna try at least ibuyers off. Do I have a team? Yeah, I have a team but I'm working this one just for fun. I've never even called off investor lift before. Tell me that was true. Nah, we make like honestly a wholesaler 80 to 100k a month.
Hello, this is. If you're calling about any rental related issues please call 788. I will not be returning any calls regarding any call again. Hello?
Hey. Yes, I was calling. I see you own a few properties out here in Cincinnati. Would you be open to a lot? Like a vacant lot? Yeah. Awesome. It's in. It's about 0.21 acres. There was a house on it with all utilities and stuff like that but they tore the house down.
Okay.
Yeah.
And I mean what's the address?
It's homes out that way are selling like low twos, like 215 to 250. Of course they're not new build or anything but that's just kind of like what the as is homes are selling for.
Yeah, that's kind of. Yeah.
Another.
How much you asking for the lot?
I mean to be honest with you, I was asking 25 but at this point I'm willing to take like much lower. Like what do you think is fair?
I mean realistically on the cheap. I'm 150 a square foot to build.
Okay.
So I mean and that doesn't even include my. That's me gcing it. It doesn't even include any money for me. Yeah, you know, so building cost is expensive.
Right?
I mean I'm just finishing up building 11 townhomes and you know I'm at 150 a square and that's on slab. That doesn't include a foundation. I mean what Are these houses over here? 1200 square feet. 1200 square foot house times 150, that's 180,000. Well, I mean, I'd want to put 20, 25% on top of that. Times 0.25, that's 45 grand. So you're 180 plus 45,000. But then you also got to put your realtor fees and everything else. You got to do another point. 085. And you got to include financing. The 225 times. 085, that's another 20,000. Your 250 plus I do like a, you know, probably another $20,000 contingent contingency with financing and some other soft costs here at 270. I don't know that that particular area is going to bear that. I mean, and that's. That's with me not even paying for the lot at that point. I mean, you're going to be 300 for this, for this whole thing. All in. I just. I don't know that that area is going to support that. This is a pretty. Have you been ever there?
No, I haven't. That, you know, that's why I'm really asking for an opinion too, because I really have not been out here.
Yeah. I mean, it looks like if you're looking off of. If you. If you're looking at an aerial and you go due east off of Banning Road, it looks like there's new construction there. That's probably going to be your best. But that's a neighborhood.
Yeah, that's like a. That's a Dr. Horton neighborhood. Right. I don't know.
I just see that they're cutting in the. So what is. What are they selling those for?
Like. Like mid threes. Yeah.
I just want.
I wonder.
It's a tough area. I mean, it's very tough area. So I. I don't know. I probably. I don't want to be in this particular area with this. I want to be in paths of progress. For me, this is a risky play.
Yeah.
You know, so I totally get. I'd like to be in a nice area. But I appreciate you reaching out.
Yeah. Who do you know that you think may be interested in something like this? Who do you know who, like buys over their. Frequently.
I don't know anybody to invest in this area.
Okay. Okay, man. Well, I appreciate you for at least taking a look at it with me, brother.
No problem.
Yes, sir. Have a good day. Thank you. So that's no bueno news. New construction right down the street. Let's see. New construction right down the street selling for high threes, actually two stories. So new construction right down the street is selling for high threes. And that's in the past 12 months. I mean, am I using go high level? Yes, yes. So these houses about 2000 square. Dang, bro. This might be a tough one. I've been looking to get into this. How's it going for you road? It's going really well. I'm kind of struggling on this one deal right now, just to be completely honest with you. It's like the thing about most builders are building at about 150 square foot. Like you just said, most builders are building at $150 a square foot, which causes you to have to stay. Let's take this back. If new construction homes are selling for $300,000. And, and they're 1200 square feet. Right. So 1200 times 150 is $180,000. Now you don't have any interest. You have no realtor fees there and you want to make at least $50,000. Right. So you have 250 to work with. You pay 6% realtor fees. That's about $20,000. Then any closing costs is probably about $10,000. And if you are on that 150, $150,000 budget, I mean it's, it's hard to get in, it's hard to get into these new construction if you don't really have a, a full solid team. Especially if the market's not ready for, ready and prime for new construction. This can support a high three hundreds new construction price. Then we have something to work with. But currently, as it sounds like what he was talking about, it's like it is challenging because of the, of the, of the current pricing of that market. I wonder what we can do here. We'll try and figure something out. I'm just going to keep calling and hope for the best. Okay, we'll call and try and call her and say, hey, completely fine. It's not for them. Could you offer me some feedback so I know what to do better? Yeah, because that's just kind of whack. She's being real short and weird and she went without rescheduling. That doesn't make sense to me. Also, did you see that we got an offer through Bacon for Tuggle Hill?
No, that should be a happy thing. She should get all the sheets on the bacon.
Yeah. I don't know. I would probably get with Abby about that because I would get with Abby about that because I saw something come through that said like you have an offer for. For. Till it says offer on. Hi, Zach. This is an offer forwarded from Bacom. Sending this now. Go to Bacon. I'm sending you this now. If you'd like to move forward, let me know.
There's no doc or nothing?
No, I got it. Here. Here's his phone number. Tell him you're. You represent Tuggle Hill and that you. That. Whatever. I'm going. Just send you his phone number. Yeah, just tell him you represent Tuggle Hill and that we saw that you guys submitted an offer, but there's no attachment. Ask him to walk you through the offer, please.
Yeah, I just reached out to ABC about the North Carolina measurements.
Yeah, do both of those. She's probably gonna have to get the property measured, but. Yeah, no, she's probably gonna have to get the property measured, and we got to get that done asap and have her do that as soon as she possibly can, because we need to get this one up and ready as, like, really fast.
Oh, I know this dude. I know this guy, bro. I talked to this dude when it was listed with. He's looking to do a seller financing deal. He works all.
He's a. No, this. This.
This isn't gonna work. I already talked to this guy.
Okay.
Yeah, this guy, he does the same. He's a seller finance deal.
They need. He needs.
Yeah, no, this ain't that, bro.
That's fine. I just wanted to send it over. Cool.
Yeah, nice, dude.
Yeah, no worries. All right, well, yeah, I'm back in town, so let's grab some lunch soon or something. Yeah, when? Are you good? I'm basically good every day after today, so anytime this week, you want to grab lunch? Let's do it.
I know I got something to do.
Okay.
Are you free tomorrow for lunch?
Tuesday. Tuesday, yeah. Like 11:30. Yeah. Yeah.
Very perfect.
Yeah, that's cool with me. All right.
Just. You want to text me where.
Yeah, we can just run the same spot, see? Oh, we can do Connors or C.B. which one? Everyone. Yeah, let's do it.
All right, but I'll see you then.
See you, bro. And, guys, I'm back at Weigels. I have got to get another energy drink. Hold on. My mom's calling. Let's call her. I'm about to go work out. Hey, I am going to Weigls. I'm getting an energy drink that I'm going to work out. Yep. Okay.
How'd the day go?
I went really well. I've been locked in today. I'm. I'm gonna get my. Get back for real.
Okay. Well, is the new guy still working out?
Yeah, he is. I just. I was tr. I trained him extra hard today. He definitely needed some pointers. Needed to hold him a little bit more accountable. Listen to some calls. Listen. About five or six calls today told him what was wrong with each. And he's gonna be learning. It's just. It's just a little bit of a. It's a. It's an experience and time thing. Of course.
Any other deals you sell that house?
What else on Ivy? Yeah. Not current. No, I did not. But I went over there this morning. Solid condition. Solid condition. Still has a little bit of electrical work that needs to be done, but I think it's just. I think it's just a little bit of wiring. It's not. Nothing really big. No big deal. Yeah, I think it passed section eight inspection. It's fine. Well, it's off market. People are buying. I just don't know the details yet.
Okay.
Nope. I just gotta go in here and get this so I can head to the gym. No, I. I might. I think I might meet some people at some place called Beta Saigon. I don't really know what that is. But then I gotta get back to work. I'm not. I don't think I'm gonna eat out though, because I'm gonna just sit there and talk and then come back home, cook a steak and then. And then go back to work.
All right. What time is that?
I think 6:30. After I work out. 5:30 to 6:30. Okay. All right. Love you, mama. Have a good day now. Let's go get this energy drink. Byebye. All right, guys, I just finished the workout. I didn't get it on video. It was programmed by one of my good friends, Grace. It's pretty fun. We did 10 by 10 of floor press, bench press, and then hanging on dead hang from the bar for four minutes, which was pretty rough. Accumulated between sets, of course. And then we did a workout. It was 20 calories on the bike. 20 strict press with 75, then 20 calories on the bike or 25 calories on the bike. 25 push press at 95, then 30 calories on the bike, and then 30 push press. Sorry. And then 30 push jerks at 115. It really smoked me. Not gonna lie. I haven't been working out that often since I've been traveling so much. I went to Puerto Rico, then I went. Or I went to Arizona, then I went to Puerto Rico. Then I went to Houston, Texas to bull ride Because I'm a bull rider and then went to Panama City last week for vacation and I have not worked out as consistently as I should have. But we're gonna get back into. We're gonna, we're gonna get back, stay disciplined. I'm gonna take care of God's temple. God bless me with this body. It's time I take care of it. So I'm heading to dinner with some buddies. We're also going to strategize about some marketing plans. He's. He's just started his first company. It's a fitness training company which hopefully you guys will see some updates on that. It'd be cool to get linked in there. And then another buddy of mine who runs a local non profit for baseball kids with special needs, he helps them play baseball. It's pretty awesome. All in God's name, of course. I'll see you when we get to dinner. We'll probably document some there, but peace, y' all. Have a. Have a great five minutes until you see me. Well, I'll have a great 10 minutes till I see you. See you soon. Today is March 24, 2025.
By March 20, 2026, I will run a successful online fitness company.
How much more, how much revenue will you have generated by then? 100k. Stop being a pussy. 200k. A little bit more. 250. Okay, deal. You heard it here first. If Grant. This is Grant, right? He's starting his first company and if he does not hit 250k in gross revenue by next year, he owes me a 50 mile run in one day. So a double marathon, basically. Deal. All right. This is getting documented. Okay. All right. Sick. He's cooked. He's gonna make $250,000 or he's fucked. So I'm gonna be here to help support him, but this motherfucker better take action. All right, guys, I'm gonna wrap up today by shooting some video. I gotta shoot some content to provide you guys free value, of course, and not only the school community, but also give you guys free value on my Instagram @section8mentor and at closer wholesale. So I'll link all my Instagrams below. They give a ton of free value. I answer a ton of questions on there and help you guys get a little bit closer to your goals. For free. Of course. If you do want to join our free school community, get a weekly call with me like you saw today with that one on one call. I'll gladly let you in that. We'll put it in the link in the description. See, you'll see the school community link there. And also, if you haven't subscribed yet, it'd be great if you'd subscribe. That'd be awesome. It helps me out. It helps me know that you guys are invested. It helps me know that you guys are really interested in learning this. Also, follow me on Instagram, which will also be linked in the description. I hope you guys learned something today. Hope you guys got value from this and hope you guys enjoyed the day of my life. Peace.
