real estate investing will not make you rich...(do this instead)

JT spent four months cold-calling with zero income before his first $5,000 wholesaling fee, then scaled to $120,000 in ten months. He used that cash to buy over 20 rental properties. He now runs a program promising 1-5 deals in 90 days for people starting with no capital.

Real estate investing will not make you rich. At least not at first. And if you're broke right now, it definitely won't. I learned this the hard way. Cost me four months of my life, and I almost quit completely. But what I discovered instead changed everything for me. Let me tell you a story. When I was a kid, every now and then I'd see Lamborghinis. I'd point and tell my mom, like, mom, I want one of those. And she looks at me and says, jt, only rich people get Lamborghinis. And right then, something clicked in my head. I wasn't sad. I wasn't discouraged. I just thought, I'm gonna be one of those people. Then. So I did what any ambitious kid do. I made a plan. I looked up salaries online and found out that Financial Advisors made $96,000 a year. Perfect. Here's the math I had in my head. Go to college for finance, get the job, live off $76,000 a year, and then save up $20,000 a year for the next 10 years. And then in year 11, boom. There's my Lambo in the driveway. Simple, right? I had my entire life figured out at 17 years old. College, career, Lamborghini, done. But life had other plans. Near the end of high school, I got into day trading. And not going to lie, at first, I thought I was a. First month, I made like $10,000. Second month, I made like another $10,000. And at 18, making more money than most adults I knew. I'm thinking I cracked the code. I told my mom, cancel college plans. I don't need that anymore. But then I lost it all. Every single dollar. I went from 15k in the bank to $212. Do you know what's worse than being broke, though? Being broke after you've tasted success. My girlfriend at the time looks at me and is like, jt, you're never going to be anything in life if you don't get a real job. And after that, believed her. So I did what everyone else told me to do, and I got real jobs. Personal training at a gym. Hated it. I felt like I was just babysitting adults who didn't want to be there. But Sunglass Hut was even worse. Standing in the same place for hours selling overpriced sunglasses to tourists. I quit both. Then I thought, you know what? I'm going to start my own personal training business. So I did. And it actually worked pretty well. I was making roughly 10,000amonth. But here's something that nobody tells you about making Money and something you hate. It doesn't matter how much money you make if you're miserable. Miserable. Most of my clients didn't hold themselves accountable. They'd pay me, show up half the time and get no results. And then my name was attached to their failure. I said, never again. I launched a clothing brand too, but that failed miserably. By this point, I'm like 20, 21 years old. I tried multiple businesses, made money, then lost. It worked. Real jobs that I hated. And I started to think, was my ex girlfriend right? Maybe I wasn't cut out for this. Then I heard about real estate. Everyone said it was the path to wealth. Buy properties, build a portfolio, retire. I watched all the YouTube videos, read all the books, and I was completely sold. This was it. This was how I was going to make it. So I decided to get my real estate license and dove right into it. But there was one small problem. I was broke. I had no money to buy properties. I didn't have a credit score. My credit was average at best. And I didn't have rich family members to give me any money. So I started looking at wholesaling. For those of you who don't know, wholesaling is where you find a motivated seller, get their property under contract at a discount and assign the rights to a buyer for a fee. No money down, no renovations, and no waiting months for the flip to sell. Just find the deal, connect the buyer, and get paid instantly. On paper, it sounded perfect. In reality, it was the hardest thing I've ever done. The first four months were absolutely brutal. I'm talking 12 hours on the phone every single day, cold, calling motivated sellers from lists I bought online. Holidays, calling, weekends, calling my birthday. You already know the answer to that. And my income in the first four months? $0. Not one deal, not one contract. Nothing. Single day I'd wake up, make a coffee, sit at my desk, and start dialing. Hi, my name is jt. I'm a local real estate investor. Click over and over and over. My friends, they thought I was crazy. My family, they were worried about me. People would ask, so how's that real estate thing going? And I'd answer, still working on it. But what that really meant was I'm failing tremendously and I'm too stubborn to quit. But here's what made it worse. I'd see other people online talking about closing their first deal in their first month. Just closed my first deal. $15,000 assignment fee. Meanwhile, I'm four months in with not single thing to show for it. I Started to think maybe I was the problem. Maybe I'm just not good at this. Maybe I should just go back to personal training and getting a real job like everyone told me to. But something inside me would not let me quit. Maybe it was pride. Maybe it was desperation. Or maybe it was remembering the kid who saw the Lamborghinis and decided he wanted to become someone. Whatever it was, I kept dialing. Around month five, something shifted and it was like a switch flipped. I stopped just reading scripts and I started actually listening to sellers. I stopped trying to convince people and just started asking better questions. And I. I stopped pushing and started leading conversations. Naturally, I learned how to hear what they weren't saying, how to position myself as the solution. Instead of just another investor trying to lowball them, I learned how to actually sell. And then it happened. Month five, I closed my first deal. $5,000 assignment fee. And I remember sitting there looking at the check thinking, oh My God, it worked. $5,000 assignment fee. I remember staring at my bank account when that wire hit. I truly couldn't believe it was real. Then I closed another one 10k, then another one 22k. And by month 10, I had made 120,000 dol by myself. No teams, no partners. Just me, a phone, and a process that finally clicked. Then I realized something important. Real estate investing. Buying properties, building a portfolio, all of that. That takes money. But wholesaling. Wholesaling is how you make the money to invest. Here's what nobody tells you. If you're broke right now, trying to get into real estate investing, you're doing it backwards. You need capital to buy properties, you need credit to get loans. And you need time to renovate, sell, or rent. And if something goes wrong, and trust me, things go wrong, need reserves to cover it. But if you start wholesaling, you can close your first deal with $0 out of pocket. You can get paid in 30 to 45 days. You can build up cash flow fast, and then you can take that money and become an investor. That's exactly what I did. After making six figures in wholesaling, I started buying properties for myself. I've bought over 20 houses now. I own rentals. And I finally built a portfolio that I've always wanted. But I couldn't have done it without wholesaling. First. Wholesaling gave me the cash. Then I became an investor. Today, my team averages 80 to 120,000 dol a month in real estate wholesale deals. We've collectively closed hundreds of transactions. And now I get to help people do the exact same thing. Look, it took me four months of grinding 12 hours a day to figure this out. Four months of making zero dollars. Four months of people telling me it would never work. Four months of people telling me I was wasting my time. I almost quit multiple times. And that's why I created the Closer Partner program. Because I realized most people don't have 12 hours a day to grind. They've got two to three hours, maybe a few days a week. And if they try to figure it out themselves alone at that pace, it would take years to get their first deal. And most people quit long before that. So instead of making you go through what I went through, here's what we do. We bring you inbound motivated seller leads. People who are raising their hand now saying, I need to sell my house. We close them with our sales team who's already trained and knows what they're doing. We handle the transaction coordination from contract to close. We'll put up the earnest money, deposit and even fund the deal if needed. Then we line up cash buyers and handle the disposition end to end. You plug in and follow the process. You get paid on real deals while learning every single step. The goal is to help you close anywhere from one to five deals in your first 90 days. By day 91, you'll have money in your account, deals under your belt, and the exact blueprint you need to go scale this into a real business. Now I have to be real with you. This is not for everyone. If you want to make excuses instead of taking action, wrong program. If you're not coachable or refuse to follow a proven process, definitely not for you. Or if you don't follow up, don't show up, or won't reinvest into your business, keep scrolling. But if you're willing to put in the effort, stay consistent, and follow the system that I've already built and proven. If you're willing to actually show up and do the work, we're going to close deals together and build you a real business. So here's the bottom line. Real estate investing is incredible. I love it and I do it myself. But if you're starting from zero or broke or just getting started, it's not the move. Wholesaling is build your cash flow first, stack some wins and get some money in the bank. Then go buy properties and become an investor. I spent four months failing, grinding and almost quitting before I figured this out. And you don't have to do that if you want to. Learn more about the Closer Partner program and see if you're a fit.
