realistic day in the life of growing a company to $250k/m

The video follows Polite‑Wool and his partner Gunner through a full, high‑energy day as they blend personal routines with real‑estate entrepreneurship. The day starts with a grueling 20‑minute rowing‑burpee workout, then moves to the office where they discuss and negotiate a wholesale property deal, run price‑scenario calculations, arrange inspections, and troubleshoot title‑company conflicts. They later visit a barbershop for fresh fades, drop cash at a bank for earnest‑money deposits, and attend a Grinch‑themed holiday gathering at Polite‑Wool’s grandparents’ house, complete with cookie‑baking. The evening culminates in “Closer,” a local real‑estate investor meetup they host, featuring networking, marketing material prep, and motivational speeches about building wealth through creative financing and low‑down‑payment strategies. Throughout, the vlog mixes informal, slang‑heavy dialogue, personal anecdotes, and promotional calls‑to‑action for their Instagram, meetup, and partner JT Sudworth.

It's gonna be an awesome video. I hope you enjoy it and yeah, I'll see you soon. All right y', all, we just got to the gym, we're walking in. Today's workout supposed to be really crazy, like 20 minutes of rowing and burpees over the rower. So let's see how this goes. Hopefully I don't die. And yeah, I'll take a video and let y' all know how it be on the dark side everybody.
I ain't gonna give up got too little time. Imma live up, head down, push forward through the tough times.
We just finished the workout. It was horrible. It was every minute on the minute with a 1 minute break of 200 meter row and then max burpees over the rower as many times as possible for that minute, guys, that was extremely challenging on the lungs. We had to do 20 minutes of that 10 rounds. It was insanely tough but we finished it, we crushed it and we're gonna go have a fantastic day. We start off the day hot and I'm excited to show you guys what we have going on for the rest of the day. It's gonna be insane. Alright everyone, we're dressed and basically ready to go for the day. Gunner's had his shower, I've had my shower obviously and we are ready to go take over the world. We've got a bunch of things to do. First we're gonna head to the office, have a meeting, probably get some coffee and then we're going to head to a haircut. After a haircut I got to go pick up some money from the bank. We have a closing today and then after that closing I'm going to go to my grandparents house to watch the Grinch for our annual Grinch party. So I go cuddle with my grandparents and watch the Grinch. Then after that we're going to leave there we have something called Closer. So Closer is our real estate investment meetup for for everyone in our area and you're welcome to fly into and join us on the Third Wednesday of each month. But basically you can come in, get to network with us, and learn very high level strategies when it comes to real estate. And we're so excited to teach you those. So everyone be on the lookout for today. Follow us on Instagram. Make sure you're in tune for all of our meetups. In case you want to ever come and meet us, subscribe below and be ready to watch this insane video. All right guys, we just got into the office. We're having a great time already listening to some music, about to go ahead and get started on work. The first thing I'm going to do is hop on Tik Tok Live. I just made coffee at the office coffee machine and now I'm scrolling through Yelp because I am going to pick a date night spot that's not technically a date, but I'm still picking it and it's going to be bougie and it's going to be a great time. I just like to treat women right, you know. So we're going to try and find one. I think we're going to go like pretty nice, but not so nice that I'm going to drop like a thousand on two people. I'd rather just drop a couple hundred. So we're going to see how that goes. I'm going to pick that real quick, going to plan that entire night, then I'm hop on TikTok live. Then we're going to run the meeting, then we're going to make more money, then we're going to make more money and then we're going to make more money. Then we're going to go do other stuff. Have a great day, stay tuned. If worse came to worse, say we could only sell this thing for like 180 on market. Worst came to worse, you, you agree with that?
I would say worst case scenario would be like 180.
So $180,000 on market, you pay 6% closing cost. It won't even be close to that, but let's just say that's the case. And then we pay 125,000 for it. Honestly, you go in and retrade them, see if you can retrain them. That's a $44,000 worst case scenario. And then like expected case scenario is like 63 bands. Yeah. At 200. That's with 6% closing costs. And we're not going to have 6% closing costs. I don't, I don't ass.
Well, no, well yeah, cuz we, well we can split the closing cost with the wholesaler on the front end.
Yeah, if we.
You know what I'm saying? If. If you bought it from them,
worst case scenario, we sell it for 175 even. Let's say that times 0.94 for closing cost. Minus. And then we're going to. Minus 134 out of that. That's a. That's like 30k spread, which is good.
I mean, it's not bad.
I think no matter what, it's better to list this thing if we can.
Well, the other thing, too is
the
numbers I'm seeing on the MLS are like, this could be a freaking banger.
I agree. So let's do this. Try and get like 185 on investor lift. And if people come in like 175, let's just move it. If not, I'll. We'll buy it and just put on the market. Okay.
Meanwhile, do you want to go ahead and get the inspection? I just don't want you to buy this without an inspection first.
No, yeah, yeah, no, I'm going to. I'll go ahead and call and get an inspection schedule.
Okay, cool. All right, sounds good. Just if you don't mind, when you get a chance, if you could put all that seller information in either the CRM or Discord or somewhere so I can make that intro call with them for access and all that good stuff.
Yeah, we can. We can handle all that for you. Thank you so much. Have a good one. I'm about to negotiate this deal now. Dude. Damn, dude. Good morning. What's up, brother? How are you?
Pretty good in yourself?
I am amazing. I just wanted to reach out because I know you have another offer and I love this thing. So tell me. I'm. So they're closing very quickly, correct?
Yeah, they're doing. They're closing pretty quickly. They came by the office looking all the documents yesterday. They talked to the county and said that everything should be good to go if they want to resubmit that.
Okay, where are they at?
They're at full price, but like I said, they're.
They're cash.
They close pretty quick, man. I just want to let you know, just because I hate for you to waste your time writing up an offer.
Oh, I'm getting an offer in. I'm getting an offer, and I want this. So when are they closing? Like, what. What's like the first of the year?
I think it was January 6th or the 5th.
With an extra like 5,000. Would that push them? Would that. Would that motivate them to wait another Two weeks maybe.
Possibly.
Possibly.
I mean, send me something over. I've got a couple other verbals, but nothing. You know, the only thing that matters right now that gets anything on paper.
I'm going to have you something on paper within literally 20 minutes. Can I ask you this as Well? I mean, January 6th is election too, or when the president gets out. That's crazy work. Anyway, but. Sorry, I was just thinking about that. I. Yeah, I want this. I'm. I. I think that I'll get in something over to you and. How long do I need to give them for response time?
Give me like 48 hours and I'll. I can have something for you for sure. I mean, I could probably have something sooner.
Okay.
You know, this is an estate and they've got some stuff going on right now and they might need a little bit time just to get on there and sign.
How much is earnest money for these other people?
I want to say like five grand,
but I'll have to double check. All right, done. You got it.
Like I said, I'll talk to them.
Sounds good. Thank you so much.
Appreciate it.
Thank you.
See, brother, what do I do? I wholesale deals and I'm. I'm developing right now. I'm still jobless in college. Very anxious. My classes get started back up in January. Hopefully you graduate college and you'll get a great job or you start your own company. It'll be fantastic. What's your CRM? We have Salesforce Left Main. Do you use dscr? What's the best financing strategy? The best financing strategy is creative. How do you get a house with low down payment? There's multiple ways you can do creative finance. You can use private money lenders like I do. I use private money lenders to purchase properties with $0 out of pocket. Where did you get your first funding from? Savings. I wholesale deals to get money really fast because I needed money quick. How did you learn about wholesaling? J.T. i learned about wholesaling because I saw a lot of people making way fatter checks than I was as a real estate agent. And I accidentally started wholesaling deals because I was gonna buy them. And then I got scared and I just assigned my rights. Offer set, everybody. Here we go. I gotta get this deal. This is a 16 unit development that we're going after that. I'm that mean Gunner are gonna live in one of the units. So. Yeah, hopefully this goes well. Peace. Cool day already. We have a closing coming up. Too soon for January. That's. I think it's gonna Be good. Good morning, you lovely ladies.
Good morning.
How are you?
Fantastic. How are you?
Good. I was just curious if you knew what time closing was today for that, For Morristown.
The documents are actually mailed out.
Oh, they're mailed out?
Yeah, everything. And the buyer was Esau, so they're not actually coming in. We just mail them out.
Fantastic. All right, so. Yeah, that's cool. Do y'.
All.
Do I have to pick up a check later or sometime soon or. We'll wire it.
It's up to you. We can cut you a check and you come out and pick it up and we can wire it.
We'll just come get a check here soon, Whenever you want. Okay.
I'll let you know when it's ready.
Thank you. All right. You're welcome. Bye. Bye. Well, that one's closed out, gentlemen. And you guys aren't getting paid for it. I'm kidding. Yeah, you're like, for Duncan, your fire. I'm like, duncan, I have to wait to pay you for a couple weeks until Tug and Little closes, and then you're fired. Great job, everybody. Great job, team. Hey, Mar. Hey.
What's going on?
All right. More drama this morning. We love it, don't we? Yeah.
What happened?
Okay. Do you remember how our agreement said we were closing a Scruffy City title? We then asked this. The. The buyer to close a Scruffy City title. They refused. They're only. They're only wanting to close the conveyance. Their agent messed up and said they wanted to close at Scruffy City Title, but the paperwork said Conveyance.
I have Conveyance title and advantage. Oh, that's the agent, I think. Yeah, I sent the paperwork to both of them. Conveyance never replied.
Well, basically, Tammy's only going to curl those at Scruffy City between us. So somehow we have to figure out a double close or do some sort of pass through funding from Conveyance to Scruffy. Okay. Because our closing is going to have to be at Scruffy City, and then our, mine and Tammy's closing will have to be at Scruffy City. And then Mine and yes, our closing will have to be at Conveyance. Okay.
I mean, they won't even do it at this point since, like, we're already almost there. I don't understand.
Tammy. Tammy doesn't want to do. She doesn't want to give her information to anyone else.
No, I know. I'm saying the.
Okay, that'd be great if you could get. Just call both of them. I'll send the con Contact for conveyance, title. And then you're the best. You're. You just figure out what we need to do. But Tammy's like flipping a brick. So if you need to call Tammy, call her. I don't know.
No worries. I'll give her a call, too.
Thank you so much. All right, guys, so today I've been putting out a lot of fires. One deal closed. One deal is supposed to be closing soon, but the title companies are having an issue. It's been a pain, honestly. I've been trying to put out fires all day. I didn't want to bore you guys with the stress of that. Anyway, we're on the way to get a fresh fade right now. Your boy has got to get a haircut. He's got to start looking better. He's got to start looking more clean, if you know what I'm saying. I try to take care of myself, but I like a faded beard. I think it adds to my appearance. Makes me look. Look way better. So we're definitely going to get that. Gunner is in the car behind me, and he's also going to get a fade. If you guys see this fishing pole right here, I bought this awesome gifts for a kid. Silver and gold mint coin set because he loves coins and a fishing polk and fishing rod and, like, fishing lures because he loves to fish. And so I got him all that for Christmas. I wanted to just surprise him. He's making hot chocolate for a meetup tonight. Anyway, I'm headed to get a haircut, and, yeah, I love giving gifts. Peace. All right, y'. All, we just pulled up to the barbershop. I'm gonna get Gunner, right? I'm gonna tell them what haircut. I'm. I'm. I'm gonna tell them what haircut that boy needs. For real. Let's get in here. I think they have a pretty decent haircut. Boom, y'. All. The boy, sleevy wonder. He gets it right every time. His name's Aaron Barnes. He owns Lucky Sevens Barber Company. The place is fantastic. Nobody cuts hair like them. They're the best in the business. If you're in Knoxville, you need your hair chopped, you've got to go to Lucky Sevens Request Aaron Barnes. He is the guy can't get Aaron Barnes. The rest of barbers are fantastic, but Aaron Barnes my go to. So check that out. Even Gunner looks fresh, too, so he must be doing something right. I definitely love the cut, though. Shout out him. Go follow him on IG if you haven't at Lucky Sevens Barber Co. But yeah, actually we're going into the bank to drop off some money. I had to get some quick cash to take over here and put for some EMD or earnest money deposit for one of the houses we're buying here. Soon I'm gonna drop this off and then I'm gonna go to my grandma's house to watch the Grinch with her. So stay tuned. It's going to be a good one, y'. All. All right everyone, I have currently arrived at my grandparents house for the Grinch party today and so I'm going to show you their attire for the day. Hello. Say what up to the camera, Grandpa. Hello. He still has the tags on. Oh, well, take the. I'm burn. Oh, I forgot my school. Look how beautiful you look. Current mood. Oh, we have. Today's moods aren't bad. Get this off. We have Cindy Luhu over here. What? She has to do the back of us. Grandma, how are you? Well, I'll tell you, she doesn't have her costume on. You have to redo this. You have a costume? Yeah, no, it's not live, but I'll come take more videos. We're going to come here, let's. All right. So grandma, it's great seeing you. Give me a hug. We are. She hasn't put her costume on yet. Oh, she tackles me into the couch. Love you, grandma. So she hasn't put her costume on yet, but she will soon. What's up? She. We got company coming. Who's your company? They're going. The girl that cleans our house. She's coming here?
Yeah.
Is she watching the movie with us? No, no, no, no. She's just coming in. But. Okay, I want you. I'd like for you to get shot of her too. Oh gosh. Okay. Grandma, look how beautiful you look in this outfit. And now. Yes, I do. I love that pose. And now I'm going to be twinning with my grandpa. So that's a first. And I'm about to put this on. Here I am fully dressed up in my Grinch outfit. Current mood. As you can see, I love twinning with my favorite. Oh my favorite grandpa on earth and my only grandpa. Alright, y', all, me and my cousin will now be making cookies so you'll be able to watch all of it. Anyway, let's start. Ashlyn, since I'm the manager, I'll open up.
Okay.
Don't you. Do we always. Don't we have to always use our hands in this? Yeah. Look at that whole stick of butter going in. And much Easier to mix. So now hit them with. Hit them with the food coloring. Hey, it's green. Whoa. That's what I did for mine. Listen, these cookies, all of my cookies. Everyone brags about them. Okay? They said. Is this your special talent? Said I only cook in December. Yeah. Okay. These are gonna be like Christmas tree cookies. Not even. These are Grinch cookies, by the way. So they're supposed to be green. Once these are done mixing, I will start this video again. All right, the cookies are going in the oven. Boom. I've got to put another sheet in. That's why I didn't put it sideways. You rate it on a scale of 1 to 10. 11. 11. 10. Grandma, you better come try one of these things. We're trying to see what you rate at 1 out of 10. Come back in here, woman. Be quiet. The food coloring, that made it so good. Oh, that's it. Yeah. Look here. Oh, my hair broke. Look here. I'm ready. Yeah, Go over here and try this cookie. My hair tied up. Whose is this one?
You couldn't eat any of them.
Hey, you know the dog can't have chocolate. I know that little bit. Even I knew that. That's impressive for me. I'm pissed. I'm impressed with myself. At least rate it 1 out of 10. You're a dog numb. What'd you say? I said, even I knew that. That's because somebody's told you. 20.
I have the lowest rating.
You can't let these people do anything these days. Me and Gunner are hosting our first real estate meetup tonight. We had to grab a bunch of things like balloons and our marketing materials aren't here yet, but I had to grab a USB to HDMI from Best Buy, so I had to stop here before we have our meetup tonight. It's going to be sick. I'm headed there right now. Just had a great time with my grandparents. And now you're about to see the best meetup to ever come to planet Earth real estate investors. See you soon. Doing a vlog all day long trying to get this right. Let's go.
Boom. Live up, head down. Push forward through the tough times. Cuz anything worth doing is a tough climb.
I wouldn't call myself a millionaire. Well, on paper, maybe. Hey, what is up? We're videoing. We just finished our meetup. We're super thankful that we had it here. Your parents are awesome. Tell me, did you enjoy the meetup? You did. Thank you for coming. Boom. Guys, I just want to say this was by far the coolest experience, I would say that I've had big thank you to JT for allowing me to be his partner and for what we're growing. This is super sick. Jt, I love you. We're about to grow this thing. This whole room is going to be filled next month. Yes. I haven't eaten today. I just drank hot chocolate. That's it. So I'm ready to go home.
