This Beginner Made $23,000 in One Month Wholesaling Real Estate, Here's How.

Jason McCully went from line cook to $23,000 in one month wholesaling real estate after joining JT's mentorship program four months ago. His system: send 2,000 text messages per batch, then follow up relentlessly with calls and more texts. He works 20-30 hours weekly on deals while keeping his restaurant job, with four deals under contract and plans to go full-time in 90 days.

We got four deals under contract right now, one closing. Yeah, I mean, we have 20,000 deal closing today. And, you know, I work full time as well, so, you know, I'm trying to escape that. Obviously, that's the one thing with jt. He actually answered the phone and, you know, helped me out with all that and gave me guidance. And when I met jt, like, I tried, you know, multiple other gurus and courses and, you know, all that, but nobody actually, like, you know, I couldn't actually, like, get a hold of anyone, you know.
Okay, guys, so here with Jason, dude, he's literally one of the best clients I have ever had. He's been with us for like three, two or three months now. And every single day, literally, I think almost every day of the week, this week we're getting. We've gotten another deal. So I am going to let him kind of explain who he is, like give him an introduction and introduce himself and then also kind of tell you a little bit about his business. So can you briefly introduce yourself and describe what you do now?
My name is Jason McCullough.
My bad.
My name is Jason McCully. Yeah, I started wholesaling about four months ago and I met JT and, you know, he said he's gave me a lot of advice and, you know, I started doing SMS marketing. And yeah, I mean, it just took off. You know, I call. I call the interested sellers and, you know, basically I only. I only am dealing with people that actually want to sell because I filter through all the bad leads and just call the ones that are, you know, worth calling. And, you know, I work full time as well, so know, I'm trying to escape that, obviously.
Yeah.
And, yeah, I mean, we have a 20,000 deal closing today. Yeah, you're good.
You're good.
No, you're good, dude.
You're fine. So just share, like, briefly before you started wholesale. Right. So we're going to kind of go through like the beginning, middle, and then where you are now. Right. So you started wholesale four months ago. Explain where you were before that, explain how it kind of happened before meeting me, and then explain, like, how much you've grown in terms of the process since meeting me.
So when I met jt, like, I had tried, you know, multiple other gurus and courses and, you know, all that, but nobody actually, like, you know, I couldn't actually, like, get a hold of anyone, you know, at the spur of the moment when. Whenever, you know, shit was thick and I need. I need to answer now. You know what I mean? Like, so, you know, that's the one thing with jt, he, he actually answered the phone and, you know, helped me out with all that and gave me guidance and. Yeah, I mean, we got four deals under contract right now, one closing. So. Yeah, I mean, before, I mean, I'm still working my full time job as a line cook at Texas Roadhouse and which I hate, but you know, I'm not trying to quit that because I, you know, I need all the money I can get so I can get out of that. Yeah.
And after, after you, after you close this, you know, 20k deal, how much closer do you feel like you're able to actually get out of that Texas Roadhouse job?
Oh, I mean, I'm real close as it is because, you know, I'm gonna take this, this money and like use it for my marketing for three months and all my expenses. That way, you know, I don't have any expenses coming out of my check except my basic necessities. And, you know, I'm also going to put money out of that back that way, you know, the next couple of deals I have, you know, enough capital to be able to quit.
So how you went from not knowing anything about wholesaling four months ago or. Right. Or how long have you known about wholesaling?
I started learning about it about two years ago and you know, I was kind of in a bad spot in life. So, you know, you know, I didn't ever forget about it because when I heard about it, I, you know, I'm like, hey, you know, you know, this might work for me. You know what I mean? Like, this is something I would like to do. So, you know, two years went by and then, you know, now, you know, I got in a better spot in life and got stable and got my life together, you know, somewhat so, you know, obviously I'm not trying to keep working 60 hours a week, making barely enough to survive and you know, dealing with, you know, all the bullshit I deal with, you know, at the job. So, you know, I just revisited it and started learning.
Yeah. And so from two years ago, finding out about it four months ago, taking action. And then today will be your number.
What deal closed today's number three. And the other two were very small. But, you know, I could have just walked away. You know, like multiple people told me to just walk away and just that it was dead and I didn't. So, you know, I still, you know, it's $1300 I wouldn't have made if I would have just walked away.
Yeah, you know, not to. Jason is one of, like, he's always like on top of it. He's always falling up, always trying to just push NATO forward, no matter what it takes. And he's always going to be on your ass. Like he wants to get deals done. No matter if the deal is 300 bucks, no matter if it's 1300, no matter if it's 20,000, $21,000 like the one we're closing today. Can you like. I know you kind of talked about the SMS process, but briefly explain, like if you could explain simply to them what is your marketing process like to. Only because you talked earlier about. You only talk to the people who are motivated. So explain how you go about that briefly. Like maybe 30 seconds.
Yeah. So, you know, I just set up my SMS to drip out through the day, you know, when I, when I do send them out, you know, I usually send out, you know, around 2,000 at a time, but, you know, they drip out, you know, five, you know, each minute for, you know, 12 hours. Then that way I can kind of keep up as they come in and I can throw them in the right, you know, pipeline or get rid of them. And then, you know, that can be going on while I'm at work as well. So, you know, you know, then after that point, you know, I either, you know, I'm texting them back to schedule a call back or, you know, I just don't even text them back and I just call them the next day or whenever, you know, whenever I can. And, you know, and then I just keep following up with those because usually I get so many leads just from that that, you know, I'm, you know, I'm still getting deals. All these deals came from text I sent out a month and a half ago.
So for you. And we were sitting inside a minute ago and he was getting texts from sellers, like, I've told you to stop texting me, you know. So for you, has the fortune been in the follow up or has the fortune been like, you know, in the first call? Like, tell us more about for you. Where are you seeing the most deals?
The, the fortune's definitely in the follow up. I mean, yeah, like, I have had to stay on all, all these deals. I have had to stay on the seller, except maybe one of them. Like, I've had to like stay on it, you know, so, you know, and I had, I had to keep following up before. That wasn't just a one call, hey, you know, sign the contract, you know, you know, it's been, you know, Two, three weeks on a couple of them.
Yeah.
Yeah.
Great. Okay. So what were like when you first started, you got into it, you knew about it for a while. What are the main challenges you first face? Like, did you feel at first like the only way to grow was just cold calling random sellers or did you like understand that process? Like, tell us about the biggest challenges you face before you started seeing results.
Yeah, I tried, I tried cold calling. I got I don't know how many trials of batch dollar like all these people say. And you know, that's just not for me. I don't have the patience just to sit and you know, even though I'm not doing anything, I don't have the patience. Just no answer, no answer, no answer. You know what I mean? Like, and then, you know, people are trying to call that number back and you can't even answer it because it's still auto dialing and you know, like, I can't, I can't do that.
Yeah. So, so it went from like you at first thinking, calling, calling, calling, no pickup, no pickup. To now that, you know, only talk to motivated people with our process. You're like actually every time you get on a call, you're pushing the needle forward.
Right.
Okay, sweet. And from your end, Right. I know you still work a full time job. So could you describe the time commitment you give to this every day? Like, what are you, like how much time are you actually applying to this? Every day?
Yeah. So I mean, basically, I mean, it's been a grind. I mean, every weight, I mean, I've had to like, you know, just discipline myself to just do the work. Like, you know, and that, that means like going to work for 13, 14 hours some days and getting off and getting home at one o' clock in the morning, having to be back at work at 10 or 11 and do it over again. And like I'm sending contracts at 2 in the morning, you know, that I, I was talking to the day before at work, you know what I mean? Like to, to get signed and then call it on the next day while I'm at work. So yeah, it's been a grind. I mean like it's not, it's not been easy and it's not been like, you know, it's not been an hour a day like a lot of these gurus say. I mean, you got to put in the work.
Yeah. So what would you say? Or how many hours would you say? How many hours would you say per day? Like, I know you have the job, but let's Say when you were actually allocated towards wholesaling, like, how long would you say that that was?
I mean, like, you know, every time I have, you know, four or five, six, eight hours at a time, like my days off, you know, like today I'm off, like later, you know, in the day, I'm gonna be working on, you know, working on calling sellers. So, you know, I mean, per week, you know, I would say, you know, 20, 30 hours, you know, on average, at least 20.
Okay, so probably three hours a day.
Yeah. Yeah. I mean, average.
Yeah, that makes sense.
Yeah.
Okay, so three hours a day. And then what would you say, like, your responsibilities are versus, like working with us? Like, what have our responsibilities been with working with you?
Well, you know, I basically, you know, just been doing the acquisition side and JT's team has been handling selling the deals and you know, helping keep in touch with the sellers and, you know, getting it, you know, getting that side of things done that way because I, you know, I got the job. So I mean, you know, it's kind of hard to just keep, you know, do both and keep up, you know,
that, you know, that, you know, three hour time commitment a day, maybe more. Right. That could easily double or triple if you have to get the cash buyers and all that, you know, like, source all those two people. So, um, let's see, you've gone a few months already. Three deals closed, four or five more under contract. Where do you see yourself in this business in the next six to 12 months?
Man, I'm trying to take it to the moon. I mean, my goal is to quit the job in 90 days and, yeah, I mean, go at this full time. And, you know, I'm trying to achieve my dreams.
Yeah, I love to hear that, by the way, because it, and you put in the work to achieve your dreams. I will say that you are one of the most hardworking people I've ever met. Is there anything that you had misconceptions about or like, anything that surprised you when you actually started working with us?
I mean, I was kind of skittish at first because like all these other, you know, you know, people tell you that one thing and then, you know, I've sent people deals and then never heard back, nothing for like a week or two later. And like, you know, if I, if I'm gonna send you a deal, how the hell am I gonna, you know, I mean, the seller is gonna back out by the time you even respond, you know what I mean?
Yeah.
So that's really been the difference.
Yeah, just like, how fast we are to help you with these deals. Like, how fast we're, like, get on them.
Yeah.
And compared to, like, the other people who just. Well, you'll send them the deal. They'll never get back to you.
Yeah.
Okay. Okay. And then one more thing. Well, two more things. If someone was on the fence about working with me and Closer, what would you tell them?
I would say go for it, man. I mean, you're going to have to put in the work, though. I mean, nobody's going to. Nobody, nowhere is going to hold your hand. I mean, you can give them $10,000, $20,000, whatever you want to, but at the end of the day, if you don't put in the work, nobody. I mean, nothing's going to happen. Nobody can make you do it or hold your hand. Like, I mean, they can guide you, but you got to be motivated and show some motivation, or they're not even going to want to at the end of the day. Yeah.
So if you're willing to put in the work, join. If you're not, don't do it. Right. I would agree with that, too. And then any final thoughts that you would like to tell the viewers or anything before we head out of here?
Let's get this money.
Let's do it, baby. Guys, Jason's one of my favorite people ever, and I'm appreciative of you, dude. Great meeting you.
