Step one is I look for properties to wholesale. We find motivated sellers that we can get their home for pennies on the dollar. And there's two ways we go about it. We can either find an end buyer to assign the contract to and make a quick 20 to 30,000 or we can keep the property to ourself, have one of our private lenders lend on the proper. I don't even touch Section 8 rentals if they don't make me a minimum of a 40 yearly return. So I use the private lender's money to purchase it initially, do any small minor repairs, then I go to the bank, ask for a refinance, pay my private lender off and take the difference between the two.
