Total startup cost is about $1,100.
If I had a little bit of capital and I wanted to get started in wholesaling, here is exactly what I would do. Now keep in mind this is optimized for like one to three hours a day of work and it's really for the busy guys who have like a 9 to 5, I would do something called SMS Blast. I see a lot of guys do one of two things and they get into the business. One, they pay for some super expensive mentorship course but they have no money left for leads, or two, they spend all their money on leads and then they're cooked and don't know how to close them. Now what I decided to do to fix that was to give away a free five and a half hour long training which is the link in my bio. But I would instantly start sms. You skip trace a list, preferably through kind skip tracing, but it is a little bit expensive because you have to pull like a minimum of 10,000 records. And personally what I do is look for buyers where investors are buying heavily. And I find these zip codes by thinking in the mind of an investor. Where are the most renters at in the entire world? Memphis, Detroit, Cleveland, Columbus. Like investors are there churning deals all day long. And for beginners, speed is key because most people aren't trying to get to like 30 or 50k month out of the gate. They'd be super happy with like a $20,000 month. Then you're going to use a texting software like Launch control or Zeep Bl. You'll have to have an LLC to do this because you'll get a 2P certified. But an LLC is just like a couple hundred dollars and the SMS software will cost you about $500 to send all those texts. So you're going to be about eleven hundred dollars all in. That's not monthly. That's just like the first investment to get your SMS campaign started. And then my goal is to send out a thousand texts per day so I can get roughly 5 to 10 leads per day. Because if you send like all 10,000 texts out in the day, you get like 100 leads out the gate and be overwhelmed. And you couldn't even call them on time to get to a thousand a day. We do 10 texts every six minutes from 9 8pm at night. And then as soon as the lead comes in you call them instantly. Literally just call them and say these exact words.

Like if you know their motivation though, like you pulled a pre foreclosure list, you pull the water shut off list or a divorce list or something like that, you could call them and say
hey name, hey name. This is jt. It looks like you were interested in selling your Property here on 123 Main Street. Looks like you needed help avoiding pre
foreclosure and that introduction will automatically get them to open up about all their pain. It's a strategy that I've learned from literally like 10,000 calls. The reason I like this better than hiring a VA is because it's less expensive but it's a similar quality lead. Now once you've done a few deals with this we move to inbound because you have a bigger budget and you actually know how to sell. But the issue is most brand new wholesalers have no idea how to sell at all. But again I fix all of that in the free training which is in the link of my bio.
