Airbnb Isn’t The Problem: This is

Mark Simpson reviews Tina's four rental properties and shows why Airbnb itself isn't the issue. Her listings need better titles, 3D floor plans, and a clearer brand. Split the Suffolk coastal place from the Warwickshire pet-friendly properties, ramp up Instagram reels, and target empty-nester couples aged 45-65 with dogs.

Most Airbnb hosts aren't doing it wrong. The majority of listings I see work. They're live, they're booked, they're earning money. But here's the truth. Most of them take the easy shortcut and sacrifice future business success in the long run because they're not doing it the right way. I'm not here to rip you apart. I'm here to tighten things up. You don't need to overall everything. Sometimes just a few smart changes to your photos, to your bio, to your booking flow can suddenly make the same effort yield way better results. Today, I'm going to show you exactly what I mean. We'll look at real Airbnb listing and I'll walk you through what's working, what's holding it back, and the small branding shifts that could unlock more bookings. And if you want me to do the same to your property and your business, there's a link in the description below. Send it in. No fluff, just straight talking feedback. All right, let's dive in. Okay, you know the drill by now. I'm going to lightly roast Tina's business. Below is a description link where you can click on it and if you want to put your business forward. Last week we had 58 people put their name down to be roasted. If you want to be one of the of the ones picked, you got to be clicking on that link below, putting your details down. And to give you a little incentive because we're getting a lot of people now doing this, if you wanted me to really pick you out and fine tune it down to pick you out, all that you need to do like this video, comment on the video, roast me. And then when I come to going just through the names and doing spin the wheel, I'll make sure that I pick your names out, that you'll get bonus names in the hat when I do spin the wheel to decide on who picks who is going to be roasted. Right, so I've got the Ray Bans on, the blue blockers are in. I've had the neutronic, we're good to go. So as always, we have had somebody that has put their name forward. What I did is I put the details very quickly into chat GPT and I said turn us into an image. So I don't go sharing anything like email or phone number. Don't want to be doing that. And Tina's name came out again. I don't really know Tina from. From what I can see, I don't recognize the name. This is a business that I'm looking at blindly. And we're going to roast it for the first time. So I'm going to be seeing this as the same time as you are going to be seeing this. So they have an Instagram account, they have Airbnb listings, they've given us their website domain and their pain point is visibility. Struggling to get more bookings and appeal. So here we go. We're going to delve in. And again, I say everything in zest. It's not to be taken too seriously, but obviously the reason why we're doing this is to help Tina, but we'll also help you watching. And again, if you've got any feedback or advice, anything you feel like I miss in this 20 minutes that we're going to be doing this roast, I pop it in the comments. This is not just for me to help Tina. Let's get the community helping Tina as well. So we're going to go straight in to the Airbnb listing. I can see here, that is in Stratford Upon Avon. So the first one of these, we were in America. Last time we did this, we're in Australia. Now we're in the United Kingdom. Stratford Upon Avon, lovely part of the world. William Shakespeare country, if anybody knows their history. And I can see here, if I come down, that Tina has got. I assume this is Dina, Tina's partner. We have got 1, 2, 3, 4 listings, which is cool. So let me go and grab these four listings. 1, 2, 3 and number 4, has been hosting for three years. 4.8 average, 91 reviews. Top tip number one, before we even get going, go and fill in Tina, your information here. The more that you add in, the better. In the long run, Airbnb will will like this better than those that keep it pretty blank. First and foremost, we've also got the Instagram account here. Tina Martin, marketer, property entrepreneur, interior designer. The username we've got here and we've got 12 posts. Okay, we'll come back to that. And then we've got the website. Tina Martin stays. Enjoy your stay. Special retreats and family friendly stays. Located in the heart of Warwickshire and on the Suffolk coast with lovingly renovated contemporary style, each one is fully kitted out with everything you could wish for to provide you a memorable experience. Whether you are looking for a theater break, pubs, castles, riverside walks, a coastal getaway or just a place to work from, we're here to make it work for you. 10% discount if you book 12 to 6 months in advance. So we've got Stratford, Suffolk, Warwick and Warwick now Let me just do a quick Google check here, because my. My geography is not the best at the best of times, but I feel like Suffolk is a way away from Stratford. So I can see here, I had a sneaky suspicion here that Suffolk was on the coast and Warwick was here. But this is just confining it. So this is definitely something we can come back to. Okay, so we've got the Instagram Airbnb website visibility, struggling to get in more bookings appeal. So let's go and start at the very beginning. Let me go and grab this. I'm going to grab all the information. Copy a, copy c. Come into our handy little chat GPT tool. So I'm gonna give it a quick little voice prompt. Hey, so what I want for you to do is I'm going to give you lots of information. All I want for you to do for the present moment in time is just to read it and do nothing. Okay, so. So I'm literally voice noting it in. It's done that for me. Got it. I'm all ears. So I'm just going to paste in all the information that I can get. I've gone to the website, I've gone to the. I'm going to do Airbnb listing number one. I'm going to do Airbnb listing number two. I'm going to do Airbnb listing number three. I'm going to do Airbnb listing number four. And the. Done that, done that, not done that. This is the one in Suffolk. All right, so it's got everything that it could potentially need at the present moment in time. I'm also going to pop in our little image here. So read this image. Okay, so let's start from the beginning, shall we? Let's go ahead and break down a few little bits on here. So first and foremost, the host profile on Airbnb. Obviously we want to get bookings. That's the first and foremost. If I come in here and if I come and look at dates in the diary, I can see that May is available. June is pretty much available. July, apart from chunk in the middle here, pretty much available. So we've got. We have got availability dates are booked up, but obviously as soon as we get into the shoulder season, these are available. Let's go to the coastal town, which is obviously know. You assume that the summer needs to be booked up pretty sharpish. Yeah, we got availability there and looks townhouse in here and availability in. Okay, so this one is pretty booked out. Entire rental unic in Warwickshire. You assume that there's. You assume that this has got one big booking in there. But again, Tina could maybe confirm that. So let's start with the, with the obvious thing to me is that when I talk about growing your business and when I talk about scaling your business and building a brand, which is what you want to do here, you want to be building a brand. You've. You've got to become the go to person, right? And you've got four properties. You've got three, obviously in Warwickshire, and you've got one on the coast. And I talk about killing your darlings and there's an ugly stepchild. And when you're talking about this brand that you have right here is that you've got three that's all in Warwickshire and you've got one that's at Suffolk. And to me, that's totally separate to the brand that you are looking to. Looking to build special retreats, family friendly stays located in the heart of Warwickshire. So if, if I were to look at your, your images here, apart from this thing of Singapore, these just look like townhouses. Right, so special retreats, family friendly stays. So what is it? Is it a special retreat or is it a family friendly stay? Okay, let's go and look at this apartment that you have here. And again, if I know anything about apartments, they're not family friendly. All right, so four guests, two bedrooms, two bathrooms. So you've got your living room here. A review. That doesn't fit. Need to get rid of that. These are exterior shots. Okay, so this doesn't technically scream family friendly to me. First and foremost, that just looks like an apartment rental unit. Is it an apartment? What is it? Again, I'm confused here. So what you need to be doing. These 3D photo tours that we speak about are massively helpful. Again, there's no, I don't see any stairs. Tell me if I'm wrong, but this just looks like an apartment. So again, that doesn't scream family friendly here. We've got to townhouse. So this must be top and bottom, upstairs, downstairs. So assume living room. And obviously I feel like you said something about interior design. Property entrepreneur, interior design. Yet you can still, you can tell that interior design has got something to do with it, obviously with the colors and whatnot. Again, that, that does fit better. Well done for that one. Check it on mobile as well. Pet friendly. So you've got a dog here. So that shows me that, you know, you must be pet friendly in some way, shape or form. But it doesn't say it in the Title. Now we've, we've gone through this before. Where are we? We're in Warwick. Warwick. Warwick shirt. No Warwick. Right, I'm just gonna go, I'm just gonna go far out right here to here and I'm gonna do two adults, right. So if I do a bear search at the back of back of October in Warwick, over a thousand places to stay. Make a note of a thousand, right. If I come down and if I put allow pets it knocks it instantly down to 614. Right. And if I look at these listings, if you can say straight off that you are pet friendly in the title in the first bit that comes up, you are going to stand out more than anybody. Okay. Because if they are looking for a pet friendly stay, you got to be saying it straight away. Right. And again it is beneficial for you to definitely do so. Now how many? Let me just go back, back, back, back. Lux townhouse close to Castle Town, private patio. Again, not mention of pet friendly but you've got a picture of a dog in here. So it's obviously that you are again, professional photos, always, always good. What would be very helpful would be to have that, the 3D map on there as well the 3D photo planners. If you don't know what I mean about that 3D floor plan for Airbnb. Again something like that does look very cool and you can lay out easily the, the listing and then you can use a tool like Canva to put it on there because again when you confuse, you lose. Right. And on your properties it people is literally scanning through this and they want to be able to know the ups and downs, where the bedrooms are expensive, etc. So I'm, I'm not entirely sure where the beds are in all of this. I know you've got a double bed here, back garden patio, exterior. Additional photos. Bedroom 2. Oh second bedroom has a single bed set it and a mattress topper. Lovely bed linen for a third person. All right, so this, yeah, free guests. I would in all honesty have this laid out so you've got the picture that says right, this is a sofa bed but this is what it looks laid out so they can make the decision on if it's going to be worthwhile or not. So that doesn't really scream family to me. Three people. I guess if you've got one child are you coming with a mother in law or mother or something like that? So that's an apartment. This is the, this is the one that doesn't make sense at the moment. We'll Talk about that in a second. So this is four guests, two bedrooms. Four. Four beds, two baths. So again, you assume that this is a townhouse. Up and down again, 3D floor plan. This is bedroom number one. King bed, king bed number two. So again, I, I honestly don't think families is your vibe here. I wouldn't, I mean, I'm a father of four. I've got four savages under the age of 12. I wouldn't want kids going anywhere near this house. I would be scared to put my kids in here because it looks so lovely. And again, doesn't really scream families to me in any way, shape or form. This, this is more friends that are getting away. This is, this is people that are going to come and check out, check out Warwick, check out the area, check out what is happening. All right, let me ask, let's jump into chat. GPT. All right, What I, what I want for you to do is I want you to tell me, based on what you see here, what could my guests enjoy to do in Warwick in the United Kingdom? It's going to transcribe that. It's going to go ahead and do that for me because I'm not sure I know what we got here. All right, so this is, this is the odd one out. This is the one that I can't get my head around. Right. You obviously have got a couple of big decisions to make here. Number one, I am all for you having properties are in different locations. But seeing that you've got three properties that are based in Warwickshire and let me just. And you've got one in Suffolk, I would have this on a totally separate listing. If I'm truthfully honest with you. I would have this on a separate account. I, I would have another Airbnb account for Suffolk and I would be putting this on there. I wouldn't be boxing this in with the townhouses that you've got in Warwick. And I would in. I would definitely be thinking about rebranding your name. What I would look to do, first and foremost is I would, instead of calling it Tina Martin Stays, which I can see you. Why, because it's your name. I would be looking to do something along the line of Warwick Stays or history Warwick Stays or whatever the vibe is that you want to go for. So you've got Warwick Castle, St Nicholas Park, Warwick Town Centre, food favorites, easy day trips, dog friendly adventures. Okay, so let's have chat. GPT help. At the moment, this person's business is called Tina Martin Stays. That is not a good business name. What I want for you to do is I want for you to take out Suffolk. Take out the property that's in Suffolk by the beach and focus on the ones that are in Warwickshire. And what I want for you to do is to come up with five business names, incorporate pet friendly into it, but come up with five versions of a business name that we can choose instead of Tina. Martin stays. All right, so he's going to go and do that. And again, for those watching at home, you know, don't do this by yourself. Utilize tools like ChatGPT to help you with this. So here's five business names. Paws and pillows. Warwickshire. Warm, inviting, clearly pet friendly. Hints at comfort. Now, obviously you would only go for that if all of your properties were pet friendly. I know that. I don't know about this one, so excuse me, but I know that this one is because we looked at this one, didn't we? So pets are allowed there. Stunning apartment. Let me go into the amenities. Pets, pets, pets, pets, pets, pets, pets. Doesn't look like pets are in that one, which is frustrating. Pets are allowed here. I'm sure. You've got four luxury townhouse, lux townhouse, stunning apartment. Yeah, you've got the one over better coast. So what I would make a decision on is number one, what you need to do. We talk about customer avatar all the time, but you've also got property avatars. Because this game isn't hard. This game is simple. The. The reason why you make it tricky is that you add properties into your portfolio that don't fit around your brand. And I feel what you need to do is you need to come up with what your brand is going to be. Okay? Because you've got lots of different types of properties. You've got this apartment, you've got two townhouses, and you've got the one by the coast, right. So you need to get rid of them that don't make sense. Right. So in my honest opinion, and I don't know if this apartment is owned or managed or arbitrage, this apartment at the moment does not suit your vibe. You've obviously got a decent thing going with townhouses. But this woman, this blooming apartment is rented out for the whole time. So you'll go back to me and say, but Matt, this apartments sold out. I would. Number one, okay? If you're going to go down the route of pet friendly, which I feel like could be a good route to go, you got to get this to be pet friendly. Whatever you need to do, whoever you need to convince to make it happen. Because obviously this is a. It fits along the vibe of the other places. The one on the coast. Get rid of it from this account. Set up a separate account on Airbnb. Do it under your partner's name or whatever and have that as Suffolk stays, whatever. Build a brand around that one. But you need to become the go to person for pet friendly stays. That's in Warwick. That fits around the mold of your business. Right. Whatever it may be. Cozy Park Collection. Wags and Retreats. Fetch days tail in townhouse. Right. Really, really cool. And then you've got to. We. We're also sort of stuck here. Based on the reviews that you can see for all of these businesses, what is something that really stands out about Tina's properties and is there anything that is in particular and what sort of demographic are we looking for here? Are we looking for over 40s, over 50s, etc. Can you please break that down? And again, all I've done here, I've literally just done control and a. And it's taken in all of our information. Now I've got all of this information going back six years. That's what it is reading off when it's doing it. So what stands out about your properties, Tina? Stylish, beautiful, tastefully finished, high standard, prime walkable locations. Again, going back to Wags, Wags and Walks. What's it? Wags and Walks. Wags and Retreats. Wags and Walks. I like Wags and Walks. Comfort that feels like home pet friendly. Demographic is middle aged couples, midlife couples and empty nesters 45 to 65 want a peaceful but stylish break travel with one behaved dog. Like pubs, long walks. That's your vibe, right? That is who you need to be getting this in front of. So when we come back to the website and it says here our special retreats and family friendly stays located in the heart of Warwickshire. That's not it. And again, the website is. Is all wrong. It's. It's a shocking website. I don't know who put it together, but it is, it is awful because again with the website, what you need to do is you need to do a couple of things. Number one, you got to say who you are, what you do and how to book. Right? It says book online but there's nowhere to book. This is the first thing that people see when they see your business. This is the. This is the. This is like the online business card. So. And yes, that video is lovely, that glass of wine is lovely. Enjoy your stay. Lovely. But there needs to be a search bar here, there needs to be a tagline here and it needs to make it look better. So what I'm going to do is I'm going to take this screenshot, I'm going to put it into our chat GPT say the website is all wrong, give me a better tagline, give me a better title and give me a better, better first opening sentence and let's see what it comes back with. And again, the model I'm using is 4.0 which is really good. So a better business title would be Warwickshire Retreats for you and your dog. Or if you choose of the name from earlier you could go tail and townhouse or Cosy port collection. A better tagline would be Boutique pet friendly stays with character, comfort and charm. Or walking distance of Warwickshire's best bits. The better first opening nine is escape to the beautiful style townhouses and Victorian homes in the heart of Orwick. Share make for relaxed getaways, riverside walks and memorable moments with your four legged friend. If you have that there with wags and walks, I mean do what you want with this logo but that would be a whole lot better. You've got a search bar here where people can actually go and search to stay with you instead of like you've hidden it all the way down here. If I click on this and then where does that go again? It's, it's, it's confusing, it's broken, doesn't work. Again, this is not a sales pitch. But come to Boostly book a call with us, we'll make that look a whole lot better. Right? And then you have a different tagline that is basically saying Warwickshire retreats for you and your dogs. Boutique pet friendly stays with characters. Now that is what I would have it on the main site and I know what you're thinking, you're thinking, but Mark, what about the place in Suffolk? What about the one by the coast? Well what I would do with that one is I would just put this on what's called the drunk drawer down here. Okay. You put a thing just saying stay in Suffolk, totally separate and it takes you to the page where you can talk about that place. But you are obviously building a brand around Warwickshire about, suffer about wherever you are, Stafford, Brown, Avon, Warwick, et cetera. And it needs to be more of that pet friendly vibe. You need to be able to have a picture of a dog. I mean you've got them because I've seen them on your listing. That is a beautiful looking dog down there. That would be fantastic. Maybe not as the first image. Maybe. Maybe. Yes. The first image. I really do like that video though. It does look pretty cool. But maybe we could put that down a little bit. And the first picture that they see is of this lovely little dog here or somewhere like that right at the front. Business name book now. Search bar here. Get rid of that nonsense. Don't need that in there. Make that better. Fill that out. And again, you can talk about your listings 100. But the flow's got to be a heck of a lot better than what we have here. Okay, website, new business name. So let's recap. New business name, new website, better wordings. And when we come Back to here, 3D photo to us 100. Just so we can break this down. You've. You've done really well on one of these, but you've not done it for the rest, which is giving your business a brand name. Giving your property a brand name. Sorry. So you've called one of these and I can't remember which one it was. It's here. It's called a failure. The problem is that's so hard to spell. That's so hard to pronounce. So you. And you've tried to do it here with your. With your Instagram account. So your Instagram account is called the Failures Renault. So I assume this is bought and you've renovated it by the looks of it. That's obviously her dog. You're doing a walkthrough, which, yes, is cool. But what you need to do is you need to do the before and after. So do this. Your fellow's doing the measurements. All good. But turn this into a reel where you've got a before and after. So the before and then it transitions to being an after. Okay, this. This can be used really well, but not like this. This looks like. When was that recorded? Two years ago. So you've basically forgotten about it. That was last November. Just a picture. Get rid of that. So what I would do is I would delete all of these listings. I would not delete the footage, but I would do a walk through the next time it's clean and a fellow is available. Go in and rerecord it as the before and after. Recently we're speaking to an Instagram expert and she advised that the content that you put online is 80% reels, which is videos and 20% photos, carousels, pictures, etc. So start to adopt that in. You can edit in app. It's super easy. You need to change the business name here to Wags and whatever you're going to call it Wags and Walkabouts. Make sure it's available, fill out your bio. Right, so now what I'm going to do is I'm going to put this here, I'm going to go back into our chat GPT and we're going to do this. Okay, so this is the Instagram account for Tina. We need to give it a new account name. Check at what's available. I'm thinking let's just call it Wags Walkabout or what's. What's the one that we said here it was going to be. Which business name did I like? Paws and Pillows. Paws and Pillows Warwick, see if that's available. Paws and Pillows Warwickshire, See if Paws and Pillows Workshire is available as an Instagram account. Give me a better bio, give me a better tagline. And also as well, see what the best domain name is that we can get for this as well. Okay, so that's going to go and do a little bit of research, which is fantastic. Let's come back to the listings. Okay, so you've given the name a Fella, right? Number one, I'd be looking to get a key. If you're going to keep a fella, fantastic. If you're going to change it, change it. But what you need to be doing here in the first line of your description, you need to be saying this a fella, which is part of the. If I can't remember the business name, it's not a very good one. Paws and Pillows. Okay, so remember Paws and Pillows. So this introducing Othella, which is part of the Paws and Pillows Warwickshire brand first line. Because what that is doing is making your business Googleable and Instagrammable. People will come on to here, they will see it and they want to go and find out more. Make sure that the picture of your dog is the first in the first five pictures. This is a great shot. Grabs the attention, very arty, very Instagrammable. That's not a very good one. That's good, that's good, that's good. Change that one to a picture of the dog so it showcases it. Pet friendly accommodation, whatever you want to put free parking in Warwick or whatever you want to do. Again, give this one a better title. So come back into our trusty chat bpt. Now, I want for you to give this the best title. Okay? So it's going to go ahead and do that. And what I'm going to do in a second, I'm going to show you something really cool. So luxury dog friendly. Victoria Home. I think Victorian home has that little bit of poshness, that little bit of stature that people will want to go check it out, walk to RSC and Riverside. Not really sure what that means, but obviously if you know the area, you know what that means. Two major local draws, which is good. Okay, now what I'm going to do, I'm going to hit the app button and I'm going to type in Airbnb. Now, there are specific GPTs, okay, that are trained on Airbnb. Now if I come into this section here, so look at my mouse now, it's showing you explore GPTs. If you come to here and type in this Airbnb, it will show you one that has been specifically trained on Airbnb. So Airbnb rental earnings, we don't really want that Airbnb STR review tool. We don't really want that. We want Airbnb listing enhancer. So we come onto here. I'm going to go start chat and then what I'm going to do is I'm going to take all of this information I want for you to please me title and I'm also going to do what I did before, which was paste in all of the information. So this tool is specifically designed on Airbnb listings and getting more bookings. The one that I'm doing here, which you can see on the screen now, that is a generic AI. That is a chat GPT4 0 not specifically trained on Airbnb, but it is based off what there is and what data that it has. That is the specific difference with a, with a GPT that is specifically trained on a topic and one that isn't. So this one will give you different advice to this one because this is specifically trained on Airbnb. Now as you can see here, it says based on everything you shared, the elegant Victorian charm, the dog friendly policy, prime location. This is the title it's going to give you and it tells you why as well, which is really cool. So your new title, if it fits and it should do for a fella, will be this elegant dog friendly Victorian stay. Welcome to RS Walk to RSC and Riverside and Old Town. Okay, you change your listing. You, you've given it a brand name. So welcome or introducing a fella a failure. Part of the business name, do we call it part of the, I want to say Wags and walk spots, but it's not Paws and pillows Warwickshire brand. That's the first thing to do. And then you will go and repeat that for the other townhouse. That you've got for the apartment you've got. And once you've done it for Warwickshire, start a brand new chat. Separate this listing from this account. Start up a new account for the Suffolk one and you will run the same practice for there. Okay. One, two, three. Change your host profile. Fill it out so it's more and again. Hey, I'm Tina. My partner is X. We are part of Paws and Pillows Warwickshire owners and founders. Check out our online reviews are really good. Fill that out. Trust me. Scrap all your Instagram listings, come back to it and re upload it and start again. Change the name to Paws and Pillows. Warwickshire Affiliate is part of the brand. Fantastic. You need to name the other properties and put them in a link tree. Linktree is this linktree.com link tree. Sorry, linktr EE. Totally free. Put your properties in there. Really good example on how to use it. If you want an even better example on how to use it, come and check out this account here. Terra 2 Vacation Rentals. This is their link tree where they've got their main website at the top and then they've got individual pages of their individual properties. Really, really, really well done down there. So that's Terra 2. Terra 2 vacation rentals on over on the Instagram Avalos. Give yourself a new bio and all that good stuff. Listen, Tina, you've got a lot to get cracking on with. I'm going to send you this full breakdown of what we've done. I'm going to put it in a Google Doc and I'm going to send it over to you. And thank you very much for being part of this. There is lots to pack into here. New business name, new website, new Instagram, new domain. Get rid of the Suffolk property. Put it on a totally separate web page and an Airbnb account. Go all in on getting that other apartment pet friendly. If it's under management, you're gonna have to convince the owners if it's one of yours or if it's rent to rent or if it's bought by you. Easy, easier. Focus in on your avatar again. It's the baby boom and generation. It's the Gen X. It's the ones that the kids are flown and nest. If you've got the ones that us can sleep four with two king sizes. That could be couples that are going away. It could be. It could be whatever. It could be just a couple that like to sleep in separate beds but travel together. They'll pay premium for that. The pet is a drawer of it. Make sure that when you go all in on the dogs, you showcase that you give them dog bowls and dog treats and etc, etc, etc also as well, what would be really handy for you to do in Warwick, Warwickshire is get friendly with the people that do pet sitting, get friendly with the people who do dog walks, get friendly to people who can look after the dogs. Because as well as the couple wanting to bring their pets, if they've got the opportunity to have somebody pet sit while they go and have a romantic meal out, they will pay premium for that. Especially with the generation that you are targeting. They've got the money, they've got rid of the kids, right. They've got the extra funds that they will pay for it.
