Mmm.
Here are the words in the podcast that's what comes next. This is a freestyle going off the dumb. Let's show them how we do. I like to run my words when I speak. I take two from a seven of the week, Monday to Friday. That's the five days. It's the challenge and you know it's provided free. Yeah, that's where the star is. Day one. Alright everybody, good morning, good afternoon, good evening and welcome, welcome, welcome to day two of our Book Direct Virtual summit. This is the first proper day that we are kicking off. Hello to Scott, to Jill, to Cindy, to Renata and no, that is not me rapping. That is a lovely guy called Chris Turner who very kindly put that together for us. Zoe V, Craig Harrow and everybody else that is jumping in and tuning in. If there is anybody from the moderator team, from our ambassador team that is watching, please can you just do the at everyone tag for me. I've already used up mine today, but there's a very good reason why we did that. So the group, our group is closing in fast on 1000 members, active members that are taking part and we are very, very close to it. Earlier on I asked everybody if you could come into the group and if you can just hit that invite button and once you hit that invite button, all of your Facebook friends pop up. If you can just tag and tap and invite as many, many people as possible over the course of the say the next 24 hours and see if we can get to that magic number of 1,000, which would be amazing. So for those of you that missed the launch party live yesterday. Everything is in this group. Everything that we cover this week we are going to have and it's going to be stored within this Facebook group. If you are tuning in from YouTube or LinkedIn or wherever you are, make sure you're in this Facebook group. And I've sent plenty of links out. I'll make sure they're in the, the comments and the post later on. Come and jump in. We've got so many people taking part and all of the experts that you hear from and see throughout this week as well as the ambassadors are in here with us. So this is the main place to be. So right now we are going to kick off Tuesday's version of the Book Direct Virtual Summit. We're about to have a direct booking roundtable. I'm really excited to introduce the guests who are behind the scenes waiting to, to come on in. And then we've got more good stuff including prizes and giveaways which may or may not feature a Spin the Wheel. Now talking of Spin the Wheel, we did this last night. The lucky number was number one and the winner was Jack. Now I was very quickly able to spin around Jack's prize and let's see if I get this up on the screen here. Here we go. So I know Jack, he's a, he's a team boostly member. He, he's a, he's a Liverpool fan. I was very, very quickly able to spin around a little Funko pop a Lewis Diaz Funko pop behind the scenes. He received it today and sent me this lovely picture and he actually said hang on, I won a Boost Lee hoodie last year which is really cool. So he has got that, sent that lovely picture in. So congratulations to Jack. So we're gonna do another version of Spin the Wheel later on so save your lucky numbers forward for me as well as another little prize that we' announce someone who's going to win some hospitable swag, which is easy for me to say. So yes, all of the replays, everything that you potentially will miss is stored in this group and I'm going to show you a little hack later which I know tobalt will like it's and got involved in chat GPT on how you can catch up on the replays and get it summarized for you. So let's, let's jump in, shall we? Let's bring our guests up on the stage with me. So to my immediate left or right, however you are viewing, this is the fantastic Jen Boyles and on the far side we've got Mr. Tobolt Masson of Price Labs and Rental Scale Up Fame. Now what we're going to do is we're going to, we're going to do a direct booking round table. We're going to talk about all things direct bookings and I'll tell you why. I've brought these two amazing humans on with me to talk about this in a second. But before we go any further, Jen, could you just, please just drop a super quick introduction letting know where you are around the world, your background in the world of hospitality and everything else and around that as well, please?
Sure. Hi. This is really great, really good fun to be on with you guys. I am currently in Vancouver, Canada. Some of you might know me from the UK. I have been away from Canada for, oh, 21 years and last summer my daughter and I moved back here to Vancouver. So I am seven hours behind you. Okay, so you can tell me what's going on in the world because I am definitely behind it. So I started hosting on Airbnb. That's how I got started. I had an apartment in the, in the French Alps and I had heard about this new thing called Airbnb and it was just like, let's try it out. And of course, bamo bookings. It was crazy. It was so much fun. And I caught the sort of hosting bug, if you will. And it wasn't until three properties later that the booking stopped coming in from Airbnb. And this is when I went down the path of direct bookings. And it's exciting. And I love direct bookings. I love marketing, I love helping others with what I have been able to do in my own business, but also what I help clients with. And yeah, that is me in sort of a nutshell.
I guess we've got a lot of love for Jen in the comments. People saying, I've been following Jen for Yonks, which is lovely. And if, if any of that Canadian accent disappeared when you were over in the uk, I can reassure you it's come back in drove. Since you have been, you have been back.
Lovely.
Definitely has. Daughter has, is losing her English accent, unfortunately. She said water the other day and I almost cried.
Anyway, well, if you like Jen's accent, wait until you hear to Bolt. And somebody has already said to Paul in the comments to Bolt has got the best newsletter in the industry. So that is already some love for you in, in the comments. So can you just please give your background in, in, in this whole industry because you've got a big background in this big history. So try and cram it into a couple of minutes, please.
Wow, I have to live up to this now. And Jen is such a great storyteller. Oh, hello everyone. And thank you, Mark, for having me here. And hello to everybody. In a book, Direct Virtual Summit. I think it's really fantastic that you guys are taking part of this and I'm sure you're going to get a lot of value. So on my side. Well, my story is basically will start with blaming my ex as I usually do. Right. Is what you should be doing. So seriously speaking, like 20 years ago, my ex and I, we bought a house in the Caribbean. Believe it or not, at the time we could not afford an apartment in Paris. But it was actually easy to go to a travel destination, French island and Caribbean, and get a loan there to acquire a small property. So it sounds fancy Caribbean villa, but actually just somebody's house. People were living there that we turn into a vacation rental. Again, it was 20 years ago, so it was a bit original, but people on the island banks knew exactly the business model. They knew we're not buying a house, they knew we were buying a business. And so that's how we got the loan and we got started and then we built another house there and got a house in Bali. And then I started writing about the industry because difference with Jen, for example, in Bali, I could not get any bookings. What I meant to say is that at first I wanted to do the same thing as I did with my first properties in Caribbean. I was like, I'm going to go and give the keys to a property manager and they will do the marketing, do whatever they need to do and I will give them a 20% commission. In Bali, nobody wants to take my property because it was located too far away from from where the offices of the property managers were. So it meant that I had to create my own strategy. So I had to launch my own website to get direct bookings and be visible on social media to get these bookings. That's how I got started. So I started writing about it and then booking.com I met them at some events and they said, why don't you join us? Because we tried to compete with Airbnb. That was seven years ago. And I joined their team at the headquarters and then at some point I left them and then I joined Price Labs. Price Labs is a direct pricing tool that helps you price your property. But all the while I was still writing about the industry. Right. I got a newsletter. Indeed, it's a free newsletter. For a website called Rental Scale Up. Yeah, that's what I do. I love the industry and I love sharing content knowledge and learning from others. That's who I am.
Amazing. And somebody's just put in the comments. You're right about the accent. So they have some friends, there's some fans of the accents that are happening this evening or this morning or afternoon and there's also some Price Labs fans as well. So brilliant. If you could just do me a big favor, everybody that's tuning in, you'll know if you're watching this on your, on your mobile phone, on your, on your cell phone and you're live, there's loads of emojis at the bottom. If you can just go and tap that emoji button as many times as possible, say thank you to our experts that this evening to share their knowledge with us, that'd be fantastic. And thank you and a massive thank you to the ambassadors as well. We've got some cool people behind the scenes making sure that all the answers, questions are answered, making sure people are in the, in the right places, which is cool. So the reason why we got Jen and to bolt on this Direct booking summit in this Direct Booking roundtable is that the three of us have had the absolute privilege and honor to be nominated as the best and educators in the industry when it comes to direct bookings. And the Book Direct Awards are coming up in May in Barcelona in Spain. And so when I was coming up with this, I thought it'd be really cool to get everybody involved coming to a roundtable and just chat about all things direct bookings. So I have sent them the questions in advance so we can have some really cool answers and some topics and, and discussions. But what I would like to see as well, seeing that we've got nearly 150 people tuning in live with us, which is amazing. Thank you so much for doing so. Is I'd love for your opinions as well because this is what a roundtable is. Just because you're not on camera, just because you're not on the microphone doesn't mean you can't jump into the comments and share your thoughts and feedbacks from your perspective. So we'll, we'll start with Jen first and then we'll go to Tobol. The first question I have for this roundtable discussion is what are the latest trends you're seeing in the industry when it comes to direct bookings and the industry on a whole in 2024? So Jen, if you'd like to kick off that first discussion point, please.
Sure, sure. I think I'm trying to think of where to start. So I moved back to Canada last summer as I said in October, I think it was October 17th. The government here in British Columbia where I am put out. I'm getting goosebumps as I talk about this because it's so emotional. But the government put out a press release and said we are closing down the short term rentals in British Columbia. It was a shock for everyone. It was, you know, we're on our back foot trying to find out what to do and this has sort of taken over my life in a way. I don't have a property in bc. I have, my property is in England currently. But regulations, if it's not coming to do. I know England has announced some things as well. Scotland's been going through their own kind of hell. But if you're in an area and regulations has not come up yet. It will, it will, it will, it will. And it's not something that I enjoy talking about. I'm a marketing person. I like pretty things. Regulations is not pretty. Although if we want a seat at the table, this is what's happening in the industry as a whole and what we're going forward. And if you cannot run your business as a business, then there's no need for direct bookings. That is really what, and I'm sorry to start on a real serious note but I needed to get that out of the way so we could talk about more fun things. But that is what's happening to the industry as a whole this year. And I've got Google alerts that are set up and I'm starting to see other places in the States and it's, it's coming, it really is coming. But the fun stuff. Sorry Mark.
Yeah, I was going to say, I think be a nice little point now to mention an event that's coming up in, in April that I believe that you're going to be a part of with Catherine Ratcliffe as organize this. If you want to just give a quick mention to that and what people in Canada are doing to talk about this.
Yeah. So Katherine Radcliffe, Canadian extraordinaire, has put together the very first Canadian focused in person conference. It's happening in less than a month. It's in Banff, Alberta, which is in the Rockies. It is just one of the most beautiful places on earth. I'm going to be speaking there on direct bookings. But the most amazing part is, is that she is bringing together policymakers from all levels, government, I think I just saw somebody, one of the, I think it's the Alberta Minister of Tourism is now coming. So I'm seeing these announcements all the time. No other conference in the entire world has ever done anything like this before. This is our seat at the table here in Canada. So if you're here from Canada, this is where you need to be. It's called Can Stays Rental Alliance Conference and it's probably going to be the most important event in our history.
Yeah, Catherine has got a lot of connections, a lot of ties and you know, this is a first time event. So she's got all of those things going on and around at the back of her mind as, as well as like putting something on in Canada that doesn't normally happen like this. So it's, it's gonna be, it's gonna be really powerful to see and, and like obviously watch from, from our viewpoint over here in, in Europe, but it's, it's good to see. So I, I believe that Catherine is part of this this week. So when you do see this and I'll make sure we clip it and send it to you, but yeah, it'd be a big event. So good to. Before we go over to your sort of viewpoint and your prediction, do you have anything to talk about when it comes to regulations, zonings and, and, and what you see from, from maybe like the Price Labs point of view or just from your own point of point of view with the rental scale up?
Yeah, it's a, what's interesting regulations that we all affected and yet it's a very local topic. What I mean by this is that it can be nationwide, Canada for example, or it could be a province or state. Just talked about British Columbia or it's your county, it's your city. And then with the whole eu, for example, the European Union is doing some kind of regulations now. For example, next year you may have to charge VAT on bookings in EU if you are an individual person. So all kind of things are happening in Greece and I can't emphasize enough indeed the need for you to attend events or talk to local associations because it's important for these kind of matters to hear about us talking about this. But you also go and do your homework in a way, but really try to know what's happening and try to volunteer maybe some of your time or any kind of effort to really make other people aware of this and try to be your voice. What's interesting here as well is that at Price Labs what we do, we work often with associations who need data, right? They want to show that no short term rentals are not taking over 80% of the homes in a city, for example. Contrary to what you hear, what you read in newspapers. But data is important. But it's not just data, sadly. Right. You can come with the best facts possible. When it comes to regulations, it's really about the story. The storytelling is so important because in the end people making decisions are people who need to be re elected. So you need to make a good case with data, but also with a good story for them of why you should be tolerated. Right. In your own business. So that's the viewpoint here. So really get to know what's happening in your area. Please join associations if you can, if you can volunteer in some way. And, and, and yeah, it's just, yeah, it's, it's applying to, it's applicable to each of us. That's my conclusion here.
There's, there's loads of amazing comments and feedback and questions happening in, in the chat and I feel like there's, I feel like regulation is, is a good thing. Obviously having a regulated industry is good, but all we ask for, and I think everybody will agree with this, it's got to be fair regulation. The problem is when a law gets moved up the chain, so to speak, the temptation for other people to attach on their agendas, to attach on their things that they need to do as it goes up the chain to get and decide is very easy, especially in, in the worlds that none of us will ever really truly understand. Doesn't matter how many episodes of the West Wing we try and watch and, and all those sort of things. But I think that that's all we ask for now. Yes, we can have an ultimate say on the top decision, but we can influence it in some way, shape or form. And that's why, like what to Bolt says, we've got to be able to tell a story. We've got to be able to show that what the media perceives as the Airbnb industry, with all these horror stories of shootings and parties and all of those sort of things. There is a whole other side of this which is a professional and the best way of doing this is coming together as a, as a, as a collective. So starting up a meetup, it doesn't have to be a conference like what Catherine's doing. It can be just starting up a meet up in your area and inviting down the local MP or getting in contact with the local MP and just putting your case forward. It could be something as small as that. But there are some amazing bodies all over the world that are helping with this. You know, in the uk, there's a. There's an organization, Psych K or PASC uk, they've been doing phenomenal work since the, since the British government announced what they're going to be doing over in. Over in the U.S. obviously, you've got, you know, Verma, do a lot behind the scenes, rent responsibly, do a lot behind the scenes. And obviously in Canada and elsewhere, there's, there's lots going on. It's been so easy in the past just to go, it's all right, somebody else will sort this, it's all right, somebody else will fix this. But now it's becoming a time, especially if you're in an area that's not already got legislation or regulations, it could be a time where you have to just stand up and go, I'm gonna do this. So, like, unlike what Jen started with, if we haven't got an industry, if we haven't got a business, direct bookings is irrelevant because we can't get bookings in any way, shape or form. But good.
And Mark, if I can talking. You asked me about the, the trends, right? It's just directly linked to this is that if you want to go after direct bookings this year, you just have also to be aware that the supply. So number of competitors, if you will, number of listings is the highest ever. Right? What's very interesting, I was preparing this conference and I was looking at data. For example, in the US and uk, it's still increasing. So what you can see, though, in the US, for example, now we close to 1.5 million listings on just Airbnb. Right? And that's. That's an amazing growth and that's just. Let me just compare, I don't know, like end of 2021, for example, we were just looking live 1 million. So between early 2022 and two years later now we've grown by 50%. 50%. The number of listings in the US though, it's plateauing. What I meant by this is just like it was going like this and since the fall, it's been like this. I mean, going even slightly down. We are 1.49 February, so it could be seasonal, right. We all know that in the winter, you know, some people D list, for example, but still it's. The whole growth is plateauing like this. So you can't deny when you hear regulators say there's been amazing growth, I can't deny this data says that right? Data says so. But it does mean in terms of Book Direct, it means I'm gonna have to compete way more. There's more people here, number one. Number two, I would say as well is not a signal that competition is increasing. If you look what's happening on the. On the platforms, I know we don't always like the platforms, but if you look at Airbnb, if you look at Verbal. Airbnb has been introducing new quality labels, you know, like Gay's favorite, and they're going to launch very soon. Top 1% worldwide, top 25% worldwide. Meanwhile, Vrbo has been making Premier Host. Premier Host is their super host label. They're making it more restrictive. It's kind of harder to get. What does it just mean again? It means on these platforms too, there's so much inventory, so many listings that they want people to compete on quality. And competing on quality means also on. On prices. Why? Because, you know, when people leave you a review on these platforms, they also rate you on the value for money. So it's tricky. So it does mean for you what, as a book direct person? Well, I need to know what that's happening. And even more than ever, I need to be sure people understand how different I am. Who am I? How different am I? And this should be very clear on your website, in your social media, what's your brand of hospitality? What are you offering that's different from the others? That should be clear. You have to stand out. And standing out doesn't mean necessary shouting louder than the others. But clearly, if I see your property, why I see something you're writing or a video of yours, I have to get you how different you are and how you appeal to me. That's I would say here.
Well, what I love about Tobolt is he's gone from tip number one into question number two seamlessly and lovely. So the second part of the question was, what? How would you share with the people watching this on what they can do to boost their direct bookings or to make themselves stand out? And Tobalt has absolutely nailed that on the head. Jen, have you got anything to say on. On top of what?
Yeah, well, it's just exactly what Tao is saying, you know, subpar is no longer good enough. You know, your place, your property is no longer good enough. The amenities you have is no longer good enough. It's time to step it up. And I think, you know, if we're seeing this on the platforms, that they're trying to distance themselves, you know, the good properties from the bad properties of the good hosts and the bad hosts. You know, this is something that you really need to look at and it is time to provide something different, some, you know, more amazing guest experience. It's time to look at sustainable travel and slow travel and markets where, you know, maybe the town's a bit smaller or quite unique. So it's time to really look at what you're doing and where you are and how you can make the biggest difference for your guests. And Thaebo is right, having it on your website. What are the differences? What are people going to expect? What do guests get to experience when they book with you and not by going on the platforms?
I think at the end of the day, what we are selling is two things. Number one is a good night's sleep, so have a good bed. And number two is the hospitality. So the people. What the reason why people come and stay with local hosts and short term rental hosts in an area compared to maybe going to the bigger chains is because they like to experience what it's like to, to live like a local, to get that local, you know, tips and tricks and hospitality. And if you, if you start there, this does become a whole lot easier when you touch on what Tybalt said is like, what is your unique selling experience? So what do you offer that maybe next door doesn't? You know, if you all had the same furniture, if you all had the same IKEA trip, what are you doing? Doing differently to, to, to, to stand out. And I think what's important is there's what, seven point something million listings on, on Airbnb in total. And I've always said that around about 350,000 of them are actually any good. The 5%. These 5%, you're part of it, in my opinion. You're part of that 5% because the people that regulations has been brought in to, to get rid of this industry, aren't you? Right? You got to, you got to realize this, that everybody that is taking time out of their day or their lives on a Tuesday, whatever time it is in the day, to, to be part of this, you're in that top 5% because you're looking to improve your business. You're looking, how can you combat this? You're looking to network and chat to other hosts. What's happening is to shake out the people that are not good for this industry. And we've all stayed in these places, we all know who they are. They all came into this for the, for the monitorial reasons and not maybe for, because they want to give their guests like the best experience possible. So what's really important is you attend events virtually or in person. There are tons going on now. You know, there's tons around the world that are happening. Some can be like a short car ride away, maybe it's a little flight away, but you get to go and meet and speak to other hosts who are doing what you're doing. And then with that, with the amazing education that's on this week and you know Jen's got loads of stuff going on and the rental scale up is, is one of the best newsletters. It's one of my favorite reads. You can then take that and go, right, well, what am I going to do that's going to stand out? And then you got to like make sure you tell people about it. You know, there's no point building the best hospitality experience in the world if you're just going to be shy and not tell anybody online about it. So I think that's, that, that's amazing. So that is great tips and please let us know in the chat as well. There's tons of really amazing comments coming on, but let us know what you're doing. So what is your unique selling point? What are you doing that's different to others? How are you standing out and how are you making sure that when a guest or a future potential guest comes online that they, they find you? So the final question, and I'm going to go with Jen first and then to bolt, is what are your plans for 2024 in terms of education? What are your own personal plans? What are you going to be doing within your business to educate the, the readers, the listeners, the watchers on diary bookings?
Well, there's never a dull day here in Vancouver, I've got to tell you. But you know, the great thing is that everything I really do is online so that the people I can, I work all over the world and I love that. And in my Facebook group, the short term and vacation rental marketing hub for direct booking success. Lots of training and live events going on in there, so feel free to come and join me. But my big event is the Direct Booking Success Summit, which is an annual event that brings in leading experts around the world to help you increase your direct bookings. Okay, I'm really going to try not to bring regulations into it, I promise this year, but we'll have to see. Maybe I'll have to do a spin off, I don't know. But it's a three day event, it's online last year there were 22 speakers. This year there'll be even more. It is very inclusive with it being online and everyone can come to join it, but it's also very. Most speakers are women. I only let in a few men. Okay. Taebo can count this because he was. He was one of the few men that I let in last year.
He was one of the lucky ones.
He was a lucky one. He was and he didn't. But he also had a female sidekick, so maybe that would help. But you know, he did an amazing session on Leveraging Instagram. But all sessions are packed with practical advice and it's a great way to even meet each other, meet people in your area, but also to meet potential mentors for down the road. So it's directbookingsuccess summit.com October 8th to 10th, 2024, online. There's a sign up on there to get on the wait list.
Oh, and it's free.
Did I tell you that? It's free. It's free, it's free. It's free.
So 8th to 10th of October already. Make sure it's in your calendar. Zoe has said DB SS is fantastic. That sounds like someone has been part of it before. Is that like a hashtag? Dbss. I like that.
Yeah. Direct Booking Success Summit. Yeah, I think I know what Zoe is. That. That is. Thanks, Zoe.
Yeah, absolutely. And a lot of people are saying, can you please put the link in the chat after we finished 100%. So, Jen, you're part of the group. Feel free to come in and pop it in the comments afterwards, which is amazing. Okay. And the link to the Facebook group as well. Tobal, what is going on in your world? You've got the price labs hat on, you've got the rental scale up hat on and all the many other hats that you wear. So what are you doing this year?
Yeah, exactly. I'm getting a bit bold here. So I'm very happy to have so many hats because, you know, it's convenient. Just saying. All right.
Yeah.
Two things in a bonus. So I've realized that people wanted to hear about best practices. I mean, of course. Right, of course. People love hearing my wonderful accent, I'm sure. But people really want to hear about best practices. Right. How are other people doing it? Because you want to hear about other people's pains and how they're solving this and like, ah, that's interesting. I'm not the only one who's got these pains and. Oh, that's how they're doing it. So we bring more Best practices. And for example, Scale Rentals in Barcelona, it's an international event. At Rentals Club, we'll be hosting a whole stage for two. There's gonna be three stages. We'll be hosting one of the three stages and we're only gonna have on stage people who are property managers who got properties. They're going to share their best practices. So no vendors, not even price labs that's going to be on stage. So I want to bring this out. And so that's what we're doing as well with rental scale up, right? More best practices and more workshops. For example, last week we run a very, I think pretty good workshop on how to customize chat GPT so that it remembers time and again remembers your tone of voice, what you want to say, who you are so that you don't have to repeat it every time you create some new content. Then you know where you are, how you want to address people. So we did this and it's kind of workshop best practices. I think that's what. Well, I think that's what we're doing more of really this year. Quick bonus Q2 if you want more bookings, it's nothing new. Go back to basics. I would say, look, who booked with you in Q2 last year, right? In April, May, June, who booked with you, right? And for example, who were they? Families, couples, people coming for work? I don't know, were they coming for a festival? Were they coming for Q2 or Q3, by the way, right? They book in Q2, but for Q2 and Q3, look who did and what you can do quickly. You can maybe write two newsletters, two emails. One email people who booked in Q2 for Q2 and say, hey, we still have availability here. You can book with us. And people who booked in Q2 for Q3 for your summer, just say, save your spot, save your spot. Book in advance, plan ahead. Why not? But again, a lot of competition. But nobody has the list of past guests that you do have, right? So make sure to use that.
It's very true. We as new business owners, as business owners, sorry, or anybody in business, we always focus on the new client, the new guests, the new money. When the true profit and the true wins is the ones that have already given you money in the past, your existing customer base and to what is right. You know, no one has got the existing database that you've got. But the key word in there is data. You've got to have a place that you are collecting this data, making sure that you are abiding to all of the new rules and regulations around that. And you are starring it in a, in a. In what's known as CRM. And as long as you have that information, you can easily go back and go, okay, who stayed with me in Q2 of 2023? Who hasn't booked again for this year? Did they come for leisure? Did they come for business? What's their name? What's the name of the parties? You know, all that good stuff. If you've got all of that, it's a simple email out, or you can do a direct message and just say, hey, you know, we've got this spot available again. This is why I throw it over to everybody that's tuning in with us now. What are your bookings like for Q2, Quarter 2 of 2024? Are you fully booked? Do you have spaces? Are your weekends full but your weekdays are empty? Let us know in the chat and let us know, more importantly, what are you doing to rectify this? So someone has just put in here a discount for repeat guests, which is always good. Return guests have seen us through the winter, which is really good. And somebody's put, for me, it's adding the extra touches and great hospitality. Chocolate on the bed, bottle of wine, my logo on the toilet rolls. I like that. Beautiful, clean iron sheets and a fantastic, friendly me, which is very cool. All right, I just want to say before we wrap up the first session of Tuesday, 26th of March, thank you very much. Jen and Tabal, it's been amazing. Good to have you on here and I look forward to seeing you both, hopefully at some point throughout 2024 in the real life in person. That would be. That'd be nice. Any final thing, Jen, that you'd like to say before we say goodbye?
I think from everything that we've spoken about today is don't stay complacent, don't stay like, don't keep thinking, oh, I've made it through this many years, it's going to be okay. You know, reevaluate. Do what Thai Bo is suggesting and go back to basics. Look at your past guests and get them to come back. But look at everything. Take a moment to take stock and look at everything that you've been doing and where you can increase value or what you could be doing a little bit differently. That might just be the ticket to your success.
Love it. Thank you very much. Tibal, any final words of wisdom?
First, I'm very happy to be here and just listening to Jen. To you, Mark, it's Just like I love this industry and I love how we're all sharing tips and talking about the pains we have. We've been through this, we are going through this and trying to sharing tips. I just love this. And people writing what they're doing in the comments, taking action, as Jen said. Right. That's what's important and there's things you can do. So, yeah, that's it for me, I would say, if you want to, feel free to contact me on LinkedIn, for example. I was very happy to talk with everyone again. Once again, congratulations on people joining the summit. I think it's a great occasion to get more direct bookings so you're on a path to success because you're just taking action being here today. Good job.
Thank you very much, the two of you. And can everybody please, one final time, We've got a lot of people watching live. If you can just on your phones, just tap that Love Heart emoji button many, many times as possible. Show some love in the comments. And Jen and Toal are in the group so if they see anything that is directed to them, they'll come and find it and, and reply back in the comments and reach out. So thank you to two of you. That has been lovely. Let's see if, if this works. All right now, we have just got the party started this evening. Let me hit this button. So, as you all know, the fantastic Tyean from Touch Day put together our event digital guidebook. You can get this link in the Facebook group, open it up. If you are stuck on when things are happening this week, please do come in here.
This.
All of this training, all of this education, all of this coaching, all of this knowledge is provided for free for you all week. And the only reason we could do that is because of our sponsors. Social media, hotelier, aka Mr. Paul Anderson, hospitable mavericks, turno extent team and touchstate. If we can all just say a massive thank you to our sponsors and you're going to hear from a sponsor next. One of these sponsors is going to have a little session and they're going to just talk about their property management software. But it's a little bit different. I reached out to the team, a hospital and I said, listen, I'd love a video from you somewhat to showcase how cool you are. Can you put some together? And they said, well, we could talk about how good we are, but how about a testimonial from one of our clients and members? And I said, sounds amazing. So that's going to come up Very soon. And then after Hospitable, we have got two very cool sessions. We've got the fantastic rose tip Cat. It was going to be talking about content creators, how to find them, who they are and how to work with them. And then we've got a secret guest spot after that. I'll give you a little clue. It's all about glamming up your guidebook. So who do you think? Let's have a little guess in the comments now. Who do you think in the comments? Who do you think that secret guest spot is? Seeing that the topic is glamming up your guidebook. Now, before we go any further, I want to do a little giveaway. Let's give away a prize, shall we? Let's do spin the wheel. So you should know what we're going to be doing right now. I need you to give me a lucky number between 1 and 10. Give me a luck number between 1 and 10. Now, Jack, he won yesterday's. He can't enter anymore, but you can. So give me a looking number between 1 and 10, please. I've also been running another little giveaway throughout the day. Earlier on, I asked, can we get to 1,000 people in this group? And we're just about to hit 948. Let's see if we can hit a thousand before we finish tonight's live session. Now, one person who shares and comments in here and says they've shared it wherever they've shared it it, One person will get entered into a prize draw to win some hospitable swag. The team at Hospitable have given me all this swag to give away, which is a really cool. It's a swag box. So to do that, all you need to do at any point this evening, let's just say before 9pm, if you come in, hit the invite button. Come on today and just literally do what I'm doing now. I'm gonna tap on a few people that I know, hospitality hosts, and I'm going to hit the invite button and it will invite them to come and join this group. So please do that as well. Lots of prizes to give away, lots of education to give away, lots of fun and it's all in this small, compact little group, which is amazing. So don't go anywhere. We are literally just getting started. We've got Hospitable coming up next. Then we've got Rose and then we've got a secret special guest that somebody might have just guessed in the chat. But unless you're looking at the screen right now. You don't know what that is. All right, did we all enjoy that? Before we get going, did we all enjoy that? How. How about that? Talked a little bit about regulations. And for Those of you OGs to the virtual summit, you will know that there was two key takeaways from the summit that we talked about trends for 2024. One was sustainability and one was right regulations. So again, that's coming. Still talking about now, three months later and obviously all the things that have happened. It's just like Mr. Simon Lehman. It's just like our esteemed guests at the summer in November of 2023 put their mystic Meg hats on and they sort of knew it was coming. Okie dokie, doki doki doki. Let's do this, shall we? Spin the wheel. You have got exactly five to 10 seconds to get your entries in. Any number between one and 10, please. And yes, I did let the cat out the bag last night for your special guest, but that's one of three. I feel like Michael Evis of Glastonbury here and Emily Evis of Glastonbury teasing out these secret slots that are going to be throughout the week. I've got two more secret guests coming up at the point throughout this week and you won't know when they're going to hit. And I won't tell them. I won't tell them who they are, hopefully this time. All right, Here we go. 5, 4, 3, 2, 1. Let's have a bit of Jeopardy music. Eight, eight, eight, eight. Lucky number eight. If, and this is important, if you have done lucky number eight, it doesn't mean that you have automatically won tonight's Spin the Wheel prize. It means that you can now send me a message on Facebook. Don't send the Boost Lee page message. You've got to come over to my personal page on Facebook, which you can find very eas typing in Mark Simpson. Come on in. Send me a message and just say, hey, Mark, I was lucky number eight. Lucky number eight. And I will put all your names into a hat and then I will announce the winner and you will hopefully have a prize either delivered to you in person or it'll be sent to you virtually in the next 24 hours. Okay, shall we do this? Shall we do this? Okay, so this is a spoiler. The next couple of sessions have been pre recorded. Now, just because they're pre recorded doesn't mean they aren't pre packed with all the lovely, juicy information and skills and knowledge and all that good stuff. That you need I for my sanity levels, I couldn't have all of our speakers this week come in live because I don't think my stress levels could have coped. So these are pre recorded but they are absolutely quality. Please make sure that you stick around for out. Please make sure that you comment and do all of the good stuff just like as if they were live with us because the speakers are in and watching with you and they will be able to comment and they'll be able to help answer any questions. So before further ado, please make sure that you show hospitable some love. Rose Tipka and our secret guest spot which I can reveal is the amazing tie on of Touch Day. So I will be back at the end to see you all out and we might even do one more edition or Spin Wheel, who knows. We'll do some giveaways at the end but with that being said, let's bring in our first sponsor and our first expert which is hospitable. They've got a little testimonial, then Rose, then Tyen and then you'll have me back.
My name is Scott McAdura and we host in Branson, Missouri. We currently manage 45 properties with more on the way. 2015 we started with a house on the lake that we bought for personal reasons and thought it'd be a great way to help with the mortgage. And we found quickly that there was a market for it in Branson and started buying more units to personally manage and as we did that, got recommended by our realtors and our friends to manage other people's properties. So it's just kind of grown organically over the past. They say we really started in earnest in 2018. So over the past five years it's really started to grow quite quickly and we've doubled in size since. I decided to come on and do this full time. So I listened to several podcasts about direct bookings and I always knew it was where we wanted to start heading. You know, paying commissions to the OTAs while is acceptable to me because they're bringing me the business is I'm always looking to get a better deal for myself and a better deal for my my guests. And so direct makes sense. I really would like all of our repeat business to be direct. So our philosophy at this point in time is we should not ever get a repeat customer through the ota. It should be through through direct and we push that hard. In our units we have printables that in every single printable it says book Direct with Us at the bottom, it's got a QR code. We have a printable in the unit in either a picture frame or something that says book direct with us. And we even have coasters printed out now that say book direct with us. So we really want to bring value to our guests. That's very important for me. I've been in the customer service industry for a very long time and I really believe in rewarding repeat guests and getting them the best deal possible, but also bring the most value to our owners as well. And you know, one of the great things about Hospitables Direct is the insurance policies and the guest verification. Having those two things has really made getting into direct bookings more of a no brainer with hospitable. So we started with the basic functionality with Stripe early on and there was a concern around insurance and guest vetting. And that was one of the big reasons why we started to only accept repeat guests that we had, had, had before and had good experience with. And a lot of my owners were very nervous about that and didn't necessarily want to go forward because of the lack of insurance and what happens if there's damage to the property and things like that. So getting the functionality out of the premium direct really encouraged our, it was a big encouragement to our owners to say, hey, look, this is just, we're covered now. If anything happens, we're gonna be fine. And I mean, and in all honesty, we've had about five claims with Airbnb and VRBO over the course of our entire history. It is very rare, but generally when it does happen, it can be, some of the things can be quite expensive like a mattress or things like that, or TV when they break. So it's, it's very nice to have that peace of mind for our owners. I have very few owners now that are still hesitant about it and I'd say about 80% of our owners are on it now. We're still very early in our journey and the Branson market is extremely crowded, you know, in terms of search terms, and so we're trying to rely on organic. We're still mostly relying on repeat business or referral to bring in direct bookings. But as our site ages and as our key terms grow, we're expecting to see more direct bookings. But right now I'd say we're 95% OTA and 5% direct, which I'm pleased with. And our average nightly rates with direct have been very good, even though we do markup as far as growing direct bookings. Our big push still right now is through advertising inside the unit. Facebook, Instagram, those types of things we do have. One of our employees is big into social media so she pushes our platforms and our properties on social media and I think as we grow in prop the number of properties that will bring in more revenue which will allow us to spend more on those types of growth strategies. You know right now we're a small business and investing in our personal lives and so any more revenue we're bringing will really help go towards growing the business. We started with Smart bnb loved it. I looked at a lot of different platforms before we chose right when we got to about the five property number we were panicking. We're like how do we handle handle all this? And we found hospitable Smart BNB and really liked the unified inbox that it had and like the way it, the messaging, a lot of the custom codes that were available to be able to send those messages to guests and to organize our calendar and make sure that we you know, didn't have double bookings and things like that. So that really was the impetus but really got into with our cleaning cleaning company. They love the tasks, the way auto gens, the cleaning task, the way it sends messaging to our cleaners and when they know when they get a new reservation. It's very flexible with user base. We use a lot for maintenance tasks as well with our, our handyman. Every single other platform we looked at did not compete in terms of the ability to guest communication task management calendar, the single view calendar, the multi calendar was amazing and it's gotten a lot better. So all these features and functionality that maybe you know, a couple other people did direct better at the time but those have gone out the window and really I'm, I'm with Hospitable now for the long haul so I can't see using any other platform especially at the cost too. That was another big thing I, I was, when I was looking at some other competitor I was some were 5 to 10 x cost and others worth 3 to 4. But you know a small business keeping our tech stack costs low is, is key and you know I have other places I have to spend money on locks and you know, QR code generation software and all these other types of software. So you know having a good value in our PMS is huge to us. Don't delay in starting direct. The quicker you get going, the quicker you will start to find success. The sooner you get your website out there, the sooner you will start to show up. Organically in your market. And you know, you may want to pay for some keywords and things like that that bring it in. Bring in direct bookings, but being the owner of your booking, the owner of your guest experience, the owner of being able to handle the problems for the guest directly without having to worry about a customer service agent and OTA not understanding or the problem truly is and just offering a complete refund to a guest when that's not really what anybody wants. But hey, the guest is always happy to get that. Having that control is awesome and being able to provide that experience to a great experience to your guests.
Hello, my name is Rose Tipka and I am here today to present on content Creator Marketing. Now I'm actually going to be covering this in two different parts. The first part I'm going to be talking about how to identify who your ideal guest is. And then the second part is going to be about how you use that information to find the right content creator and then work with them to market and promote your properties. Now a little bit about me. If you haven't met me before, my name is Rose and my property management company is called your Family's Place. I am also the mom behind hosting in the Motherhood. All of my hosting content is on that site. I own and manage $3 million worth of vacation rentals in Ohio outside of Amish country. All of our homes are specialized, they're large properties on really big acreage and we focus on multi generational family vacations. I am also a best selling author. I am in Hospitable Host Volume 2. Also been on loads and loads of podcasts. I've recorded with Liam twice at Bruce Lee. Thanks for visiting the Carwells Live Let Thrive STR secrets, all of those. So please pop my name into Google. We're going to be talking about that and listen to one of the podcasts that I've done. The most important thing about me is I am a homeschooling mom of six. This is my beautiful, amazing family and being with my kids and running our company with my husband is it's the dream. I gotta tell you, I'm living the dream here. Please give me a follow. I'm at your family's Place underscore. I'm also at Hosting in the Motherhood. And please make sure everybody here is following at Hospitable Hosts as well. A lot of us here are Hospitable Hosts and you should be following that Instagram page. So to get started at the beginning of 2022 I wanted to focus really, really hard on growing my direct bookings. And part of direct bookings means marketing through social media, through my email list, all of that kind of stuff. So I decided that I wanted to work with an Instagrammer travel influencer, content creator. There's lots of different words that sort of mean the same sort of thing. So that way I can could market directly to my ideal guests. But the question is, how do you even do that? Where do you even get started? So if you are somebody who is not particularly tech savvy, I want you to relax. I'm not tech savvy either. I have a computer, I have a smartphone. But if I can do it, you can do it as well. So I'm going to be laying out all of the steps that I took, and then you can copy what I did to begin with. We all need to talk about some hard facts. Not everybody watching this video is ready to start using influencer marketing. The reality is, is you're going to be probably giving away a free stay and you want to maximize your return on that expense. And the way that you do that is you start with a clear brand that has good value. We all know that not all hosts are good at this. You have to be a good host. You have to actually be good at this. And when you are actually good at it, you will attract the right content creators who will want to promote your properties. Your properties need to be designed nicely. They need to be unique. They can't just be a boring everyday house. If you want to work with the best, you have to be the best. And we're going to be talking about that coming up. You need to be growing your social proofs. And that doesn't just mean Airbnb reviews. When you are going to be reaching out to these content creators, they are going to research you. And so you need to be ready for that and have, have these media mentions set up so that they will find them. Also, in order to run your company professionally, you need to have the right technology up and running in the background. And by the right technology, I mean things like a pms. You need a book direct website, especially if you're pushing all of these folks that the content creator is bringing you to your book direct website. I also think you should be having email marketing that can, that's a whole nother topic there. But those are the kinds of things that professionals are going to be using to run their content company and maximize their return from working with a content creator. Now here, I alluded to this earlier. We all should have this on our desks. Is that professionals work with professionals. Okay? Content creators and Instagrammers, they are professionals too. Sometimes we like to look down our noses at them, but no, they are professionals as well. And do you want to attract the best content creator you possibly can? If that's the case, then you have to be the best at what you're doing. Okay, Professionals work with professionals. Now, the very first thing for you to do, you're going to make yourself a professional media kit. You can send this to content creators, you can send this to podcasts, you can use it for lots of different things. But when you have created a media kit for yourself and for for your company, it shows that level of professionality that you are at the top of your game. I made my media kit in Canva and you will be provided with a copy of this as well. So take a look at mine. Switch out my colors for your colors. Switch out my core values for your core values. You don't need to reinvent the wheel. Take what I did and personalize it for you. Now, the most important thing in this medium kit is over here on the right hand side where it says core values. If your company doesn't have core values, it's time to come up with one. Now you may be thinking, how in the world do I come up with core values for my company? Here's the cheat code. Value number one is a word or phrase that describes how you take care of your guests. Value number two is a word or phrase that describes your ideal. Value number three, a physical feeling of being in your homes. Value number four, how does it feel emotionally to be in your homes? There is the cheat code for coming up with your company's core values. Bust out the Cisaris people. Your grade school teacher will be so proud of you. Come up with the right words. If naming things is something that you find very interesting, you, you can read the book. Hello, my name is Awesome. I read it. It was an interesting book. Basically, this is what the book is about. Naming things is important, so take time to get it right. There you go. I just saved you a couple of hours. Now, you need to have clarity on your ideal guest. And you hear this all the time. Who's your ideal guest? Know your ideal guest. Who's your guest avatar? Now the question is, how do you even figure out figure that out. If you don't know, how do you even figure it out? So I'm going to tell you the ways that I have done that and then you can copy what I did. So first of all, start with the people who have already picked you. They have information that you need. Now you need to get it out of them. You can survey your past guests. You can hire copywriters and marketing companies and they will survey and interview folks who have already stayed with you. And you can also just ask them. You won't get the information if you don't ask for it. And here is how I've done that with my company. First of all, I send a survey, this survey out to my guests before they even stay with us. And I'm asking them a couple of different questions. But for the purpose of this presentation, these three questions are the most important. Are you celebrating anything special? What are your goals? And what made you decide to stay at your family's place, vacation rental? They've already picked me, so I want to know why. And if I want to know, I have to ask. Okay. And you know we've heard this phrase, shy kids don't get sweets. If I want that information out of them, I have to ask. Now I've also hired a marketing company to survey my past guests. And that copywriter used mailchimp to come up with a survey. And then that data is displayed in mailchimp. And then she even followed up with phone interviews that I got the transcripts for. And this is what it looked like, some of the content that I got from her. So one of the things that she was focusing on is what my clients pains and challenges are. We are all in the business of solving problems. That's what all companies are trying to do. And so by understanding my clients pains and challenges, I can work better to solve those problems. My working with the copywriter also helped me be more clear on what my brand voice is. We talk a lot about brand and what that means, but we often don't talk about what your brand is not. Okay, so for example, my brand, your family's place, is warm, inviting, hospitable, comfortable. But I try very hard not to be stuffy, uptight, sterile or cold. So working with professional copywriters and marketing teams can help you develop this kind of deep dive into your brand so that you as the person in charge can have clarity on this. The other thing that we do is we ask the folks while they're staying in, in our properties, all of our homes have what we call comment cards and we leave them for the guests with their welcome note. And for the purpose of this presentation, the first question and the last question are the most important. I'm asking them how did they find us, they'll tell me things like what their keywords were, maybe they had a referral or something like that. So when I know how they found us and what their question criteria was, that tells me a lot about who they are and who my ideal guests are. I also ask them, for example, if there are any improvements that they would like to suggest. This doesn't really have much to do with content creator marketing, but I have found that's a very effective way to hedge off the bad reviews. Sometimes when something does go wrong or something is broken or something, the guests want to communicate that and they don't feel like they have a way of doing that except in a review. So we provide them with an outlet so that they can give us feedback. I will include a PDF of these comment cards, take what I'm doing, alter it for you and you give it a try. Now you may be wondering, wow, when is she going to talk about Instagrammers? Well, why go through all of this work? Total clarity on who your eye is guest is. It's going to help you find the ideal content creator. Okay, the next thing that you're going to be working on is Google. You're going to work on dominating Google because when you reach out to somebody, the first thing they're going to do, they're going to research you. So how can you be Google able? Get yourself on a podcast, be interviewed by a newspaper, get your properties on a list. This isn't exactly example of a newspaper article. An interview I did about two years ago and it still Googles really, really well. Google your name, Google your company. What's up there? This is what you would get if you plugged my name into Google and I dominate the first and second page. And you can do that tell you can do that too. All of this is intentional. Okay, now promise me this, do not jump into content creator marketing until you have done this type of work on your brand. Sometimes you'll hear about folks who say they hosted an Instagrammer and it was just a total waste for them. And obviously we don't really know what was going on in the background of this. But by having clarity on who your ideal guests are, you can find out where they're located and then you will be able to get in front of their eyeballs and market your properties, your vacation rentals to them. Well, now that we have talked about how to identify who your ideal guests are, we're now going to talk about the strategy to find the right content creator. And yes, there's a Strategy for this, I'm going to use be going over all of these steps with you. So basically, we are going to be downloading addresses from your pms. If you're past guests, we're going to be using a mapping program to see where your guests are, and then we're going to find content creators in that area. Then I'm going to step you through the process of reaching out and what it looked like for our company when we started working with content creators. So first, this is an example of some data from my company. The last time I did this, I had downloaded the previous 150 guests. And as you can see, we're in the United States, we're in Ohio. We are the shirt pocket of the United States. By the way, if you're not familiar with United States geography, but you can see our guests are mostly coming from Ohio. So in the state of Ohio, our county is this orange one. And so most of our guests are coming from the Cleveland metropolitan area. We do have some folks from Columbus and stuff like that, but most of them are coming from the Cleveland area. Okay, so you are going to use this information that you have from your ideal guest to find the right content creator. Now, how do you do that? Number one, let's just go to Google. So for me, I am dealing. I'm looking for mom influencers that are basically in the Cleveland area. So for example, I typed in Best mom Instagrammer, Cleveland. The first thing that I got was this news article with a whole, excuse me, a whole list of Instagram handles to check out. Also, Instagram is recommending specific Instagrammers as well. And by the way, both of these people I've worked with, so they came up 1 and 2 on Google when I typed in those keywords. This is why clarity on your ideal guest is so important. Okay, so let's dig a little bit deeper into what this looks like. Go on Instagram and look at some of those people that recommended. Now here's the thing. Content creators, they follow other content creators and they especially follow content creators in their same niche. Use that to your advantage. You can go on and see some people from that first list that you found by a simple Google find out who these people are following. Also here's the thing. Do a keyword search on Instagram. A good Instagram profile will have the key terms to find people. Like you. Remember, the job of content creator is to attract their ideal follower. So be their ideal follower and you will find them. For example, this is Jessica, who I've worked with A number of times. Here is her Instagram profile. So she's telling me she's a digital creator. Perfect. She's in Cleveland. That's where I want to be. She's a mom. All right, perfect. I want to work with moms. Also that she does collaborations and specifically there's the plane emoji. She does travel collaborations. So again, they are trying to attract their own followers who are interested in their content. So be that person and you will develop a list of content creators that are a potential. Okay, now you need to be follow these folks, look at their content. You need to decide whether or not that person is the best representation for your brand. Now, people are going to have different opinions on things. I would recommend staying away from things that are political or controversial. Unless that's part of your brand, then go for it. But that is not a part of my brand. So I'm going to follow somebody. I'm going to make sure that there is overlap gap between my core values and what they seem to be posting about. Because again, if they're marketing your property, they are an extension of your brand and you want that to be a positive reflection. Okay. So the invitation that I send out, I do message them on Instagram. I've also sent emails before. This is an example of one that I sent to over 10 different Instagram. From that I got full responses and three people scheduled a stay for promotion. So I just, you know, tell them what my goals are. I'm looking to grow my followers on my email list and are they interested in collaborating. You need to expect to cast a wide net. Okay. Instagrammers, content creators get these types of reach out all the time. Be prepared. Notice how the first, first thing that she did, she goes, I just looked at your page. Your rentals look gorgeous. That's why we did all that work in the first half to make sure that when that person checked me out, I was ready to go and that they were going to see right from the beginning that I was at the top of my game. Again, expect to cast a wide net. Expect to hear nothing back. If you're a parent, you're used to hearing the word no over and over again. Be comfortable with that and keep persevering. You just haven't found the right person to give you the yes yet. I am also incredibly clear on expectations from the beginning. And part of this again goes back to my research that I did on my ideal guest. I am telling the content creators exactly what type of content I'm looking for. Quick and easy From Cleveland, total nature pride, privacy. But minutes from the grocery store, lots of activities to keep the kids entertained. Vacation that's actually relaxing for parents too. That stuff is pulled directly out of the reports that I got from the marketing company that I hired. Okay, so maybe you don't want to hire a marketing company. That's okay. You can come up with these things based on surveying your past guests. Okay. Being very, very clear on exactly the type of content that you want will actually help the content creator do their job even better. Okay, now this is what I ask. When somebody's staying with me, they usually are staying for two nights and they are going to be doing five to eight stories. And my account is mentioned in all the stories. One to two static or carousel posts where my account is added as a collaborator. Not just tagged but added as a collaborator. One to two reels. And also my account is added as a collaborator. I do ask that they post it across all of their social platforms. So for example, the dog ones at the bottom. Our homes are pet friendly and we know that families like to travel with pets. So this particular dog based content creator stayed with me and these are some of the his views from Instagram. Now his TikTok, actually one of them had 8 million views on one of his videos from when he stayed with me. It actually crashed my website. But. But that's all good stuff. People who have dogs want to travel with them. I know that based on my research and I have a dog too. So these are some examples of some reels that folks posted and shared from their stay with us. While the content creator is staying with you, you need to share and repost all of their content. You are going to have to spend some more time on Instagram during then and you'll be okay. It won't be that bad. Comment on all their posts, comment on all their stories, comment on their reels, all of that kind of stuff. Be super active. Be that professional. Remember, professionals work with professionals. Alright? So while the person is staying with you, you need to be the absolute professional that you always are. If they accept your offer, you're going to enter their reservation into your PMS just like you would for any other reservation. It allows you to capture emails, address, phone numbers. You absolutely need a signed rental agreement if it is a complimentary stay. Set the price to zero and turn off security deposits. By putting this influencer into your pms, they're going to be getting all of the welcome emails and all of the information that any other guest would get. Treat them just as well, as you would treat any other guest staying with you, send them the media packet that you made from the beginning. This explains your brand and helps guide them on posting. And while they are staying with you, make sure that their stay is 100 perfect. How can you go above and beyond and really create that magical experience? Their time in your home is like a review on steroids and you want it to be the best review that that person can produce. Here are some bonus ideas. If you want to go even next level, you could sponsor a giveaway to their followers. For example, you could have them follow your page and sign up for your email list using a link in your bio and then tag somebody else to to enter. You can also provide the content creator with a promo code for a discount on booking. Now I've done this a number of times and I have to be honest with you, those promo codes hardly ever get used. So I think it's a really worthwhile thing if you have a way to do that and you can do it. The content creator feels like they're getting something, something that's really valuable for their followers. And again, in my, in my experience they get used very rarely, so that might be worth it. But again, test that out in your market. Here's an example of a content creator who stayed with me and she sponsored a giveaway for her followers. They had to follow my page and they needed to sign up for my email list. I got over a thousand followers from this and a thousand new emails, which is amazing. All people that are in my ideal guest, they are people that are potentially going to stay with me. And this was really a wonderful experience. She actually came back the next year, she brought her family back for vacation, she paid for her stay, it wasn't even a complimentary stay and she did more posts while she was staying anyway because I took care of her and I made her want to stay with me again because I was the best at what I do. The truth is, here is the truth. We start thinking about Instagram TikTok and people lose their flipping heads. Okay? One off stays are not going to have an earth shattering change on your business unless the content goes viral. But that's highly unlikely and there's lots of argument that viral content isn't really good for you because that means, means it's in front of folks that are not your ideal guest. Okay? This type of marketing takes time to see returns. Not everybody who sees that post, who sees that reel from your home is ready to click book now right now. But if they give you their follow and you earn that follow through. Great content, engaging content. When, when the time comes that they are planning their vacation, they will pick you because you are at the top of their mind. Now, the proposal does have to work for you. I'm not saying that every content creator I've worked with has been magical. I have definitely kissed some frogs. But, but by kissing frogs, I've also developed systems and you know, tuned in to exactly what I'm looking for and what the tone of the conversation is. So that helps me be more successful going forward. Not everything is, is a, is a slam dunk. And that's all right. You learn from the times that you also make mistakes. So here is some data from December of well after December 2023. In December 2023, I hosted a number of content creators around the holidays. My account has about 4, 500, 4600 followers right now. But during that time when I had the these content creators, I had 84,000 impressions. You can see all the way here to the right and I reached, you know, 16,600 accounts and 13,000 of them were non followers. So I had significant account growth at the end of December because I was working with content creators and had a nice influx of people. I did it specifically in December because a lot of people are planning their vacation in January and February. So that was a strategic move on my part right there. I also gather data from my guests based on that Google survey I talked about earlier. And right now 16.7% of my reservations for your family's place are coming through social media. That is only second to verbal right now. And yes, I don't use Airbnb. I get that question a lot. So I have the data to show that my social media following is absolutely, absolutely driving reservations to my book direct website. So thank you for your time. Oh, I'm not done yet. Sorry. After the person stays with you, you need to continue to comment and interact with them. Ask them for referrals. Content creators, no other content creators. Ask them who you should work with. They will often use you as a referral as well. If they want to do more travel content, they may use you as a referral. If somebody mentions them when they book, you know, drop them a note and tell them thank you. They love to know that their followers are actually converting on their content. So my information on My website is YourFamilysPlace.com and hosting in the Motherhood.com. if you have any questions, feel free to reach out. There is my email. Those are my social Pages. If you have any other questions about content creator marketing, feel free to reach out and I would love to talk to you about it.
Hi there, I'm Heidi from the Mooland Upon Sol. I'm recording one of these video testimonials for Mark at Boosley. I don't particularly enjoy doing these video.
Things, so it's a testament to how grateful I am to him that I'm prepared be to do this.
He has transformed our business, I don't think that's too much of an exaggeration to say.
I found Mark online while Googling for help in marketing the property, particularly in.
Regard to social media skills.
As you can see, I'm not the youngest person on here and it's all.
Very new to me. I put myself on lots of courses.
And think that I know lots about.
Trying to keep up with on social media.
And then I walk out of the.
Course and I've forgotten it all. We've been on a few courses over a number of years.
You go on the course, you go home, you mean to do something you forget.
The thing about finding Mark's training site.
And these videos is that you can.
Watch them over and over again.
We lead very busy lives, but it's something we can fit in in an evening because we get the chance to.
Do the training videos in our own time and they're always there to watch. We had no bookings, we were going nowhere. I got a Facebook page, but it wasn't generating any business and Mark took me basically by the hand, looked after me, sorted out my business and talked to me about how to market the business.
And we met Mark Simpson on Facebook.
We ran a Facebook competition with him initially and we were really happy with.
The results that we then went on.
To join his Boostly academy.
I was introduced to Mark Simpson and.
I found some of the information coming.
From him is just inspiring.
Before Boostly, my struggle was that I was purely relying on booking.com which meant that I don't get to control who gets to see my ad.
Now my biggest takeaway from the Boostly training is that I've learned about Google.
Analytics and Google Adwords. I can now monitor the traffic of my audience and also I can offer discounts on my website instead of paying a commission plus vat.
There's some excellent videos to learn how to set everything up correctly.
It helps you set up your website all time. The critical things that are important, a booking agent, the images.
What I like best about it is A I can pay monthly. B I can pick and choose what I want to learn, when I want to learn it, in small steps, little bites. I can stop and go back to it. There's no time limit, it's mine there.
Whenever I need it.
The security of just having them there. If you have any questions or if you're looking anything and you're confused, it just makes life a lot easier. I haven't worked out exactly how many more direct bookings we're getting now, but.
It'S easily noticeable that the volume of.
OTA bookings versus direct bookings has shifted.
Significantly in a positive direction.
Mark has really helped us push forward in that, which has meant that our profit has gone up, our turnover has gone up and it's been absolutely fantastic. The name of the game is you want more bookings.
I have gained more bookings in the.
Year thanks to Mark's training. Since I started watching Mark's videos, I've learned how to mailchimp, which I've never done before.
I've even worked out how to do this video, which is quite frightening, really. I did a very successful competition for Cornish pasties. I got about 600 extra likes to my page.
Lots of inquiries.
I did get a couple of bookings.
From an area melchimp campaign I did following a video. And I just feel now so much more confidence to have a go myself. And if I'm not sure or I.
Mess it up, then I know I.
Can message Mark and he'll sort it out for me. If I can follow it, anybody can. How he manages to find the time, I don't know, but he's always there and having that resource on hand, it's such a relief. If I get stuck on anything, I just stopped blast him off a message and I can guarantee that within a few hours I've got a detailed answer. And what seemed impossible is suddenly clear as day. The support that he gives has been the biggest thing for me alongside all the training. Knowing someone's there to help you when you have absolutely no idea what you're doing, it's just been an absolute godsend.
Now I belong to this obviously, community, which is very, very valuable to people like us, where we can share ideas.
And problems, part of something bigger than just our operation. Some of the videos tell me things I already know, but there are always little gems in there that really, really help out, and I really have a sense that he does know where the industry is going. Mark has made marketing affordable and accessible to everybody, wherever you are in the.
Country, in the UK and of course, abroad.
If you need any Help with your marketing. Mark is your guy to go to. He's absolutely brilliant.
I've had four direct bookings since I joined the Academy. I'm still only about 10% through the beginners part of the course. So I've got a long way to go.
So seeing bookings already is.
It's so encouraging.
It gives me so much confidence.
It all works and it's all been tested and owner approved.
It's an investment worth investing in.
So I'd say if you're thinking about.
It, go for it.
So, yeah, I'd really, really recommend it.
And in fact, I have recommended it to friends.
So good luck.
He's a great teacher. We look forward to working with him.
In the future and just want to.
Say thanks very much for all of his hard work over the last few months.
We really appreciate it. I'm very grateful.
Boostly, it's great. Thanks, Mark. Thank you. Mark at Boostley.
Thanks very much.
Thank you.
Thank you.
Thanks very much. Thank you.
Thank you.
Thank you, Mark. Thank you, Mark. Thank you very much for Mark and.
I look forward to working with you for the next number of years.
Thank him for having my back all the time. Cheers, Mark, and good luck, everybody. Bye bye.
Hello, friends. Welcome to the mystery session. I am Diane Marcin Kammond and I am Touch Day's queen of guest experience. And today we're going to do a guidebook Glow Up. Now, this is a guidebook Glow up that you can do with any digital guidebook. You could probably even do the things I'm showing you with Canva or whatever it is you want to do to create a printed or digital guidebook. Of course, I'll be working in the TouchStay platform. That's the platform that I work in. And you'll be able to see a lot of cool stuff, but the principles of what I'm doing will apply to whatever digital guidebook or printed guidebook that you do use. Okay? So the first thing for the guidebook Glow up is we need some music. So let me get our music on here. Okay, Next we're going to make me smaller because you guys don't need to see me the whole time. Put me in the corner. And so here we are with the Touch Day back end and the Maxwell House. Now, the Maxwell House has volunteered to be my guinea pig. She has no idea what I'm going to do. I just said I need a volunteer. We're going to glow up your guidebook. So over here on the right, we do have her guidebook as it is. She has some bright colors. She has her logo up here, but we're going to do a little bit of changes and it doesn't take much to do it. So here we go. We're going into the Maxwell House and we're first going to take care of the things that she has in just the presentation of it. Let's see her photos. Yeah, they're pretty good. She's got one photo for the phone and one for the desktop. They look great. But her logo here, not too crazy about how it is because you can't really see it very well. So we're going to update the branding. See logo and icons. Okay. We've got the Maxwell House in white and I don't want the circular border. We're going to make sure it's original now because it's white, you can't see it right there. Now, she also has not updated her account icon, the favicon. So we're going to do that. I've got a fresh green one here for her. And our map home pin is short term rental. Awesome. So we're going to hit save. The other thing I want to change is her colors. Now, this green, it's a little too bright, I think, for what she's got. So I've picked out a different green for her. We're going to grab that color over here and click in and change it. There we go. Brought it down the tone just a little bit. We're going to keep the navy in there, though. That looks really great. Right? I like her fonts. We're going to leave those. And then one other thing is the transparency. The overlay of the transparency, it's 20%. It's a little light. So I'm going to bring that up to 40% and hit save. Now, what does that look like? Let's go over here and hit Refresh. Fresh on the guide. We can see bam. Now you can read a little bit better with that white against the slightly darker background. And here's her logo right here. And actually we can make that logo a little bit bigger. Let's see. Let's open this up and pull this into Photoshop and then we're going to crop that in. Let's see this.
And.
Okay, now let's make sure that's centered. So a little trick I like to do is make another layer. We're going to add that background and now we're going to select both of these and then we can hit centered. Awesome. Okay, now let's start save as I'm going To save a copy as a PNG and make. Yep. Okay, it's got something else save. Now let's go back over here. Don't need that. And we're going to upload a new one. So logo upload. There's our copy save. Now let's see what that looks like. Come over here and refresh. There we go. There's that logo a little bit bigger. Can see it. Okay, cool. Now next thing we're going to do is we're going to go into the content hub. Now, when I was clicking around in Susie's place, so we get started, she has welcome. So glad you're here. Before you leave home, she's got some really long categories at the top. So we're going to adjust those as well as some of her content. You can see here she's got big block of text. We're gonna fix that too. So let's go over here. And we're just gonna click and yes, we're so glad you're here. But we're just gonna bring it back. Bring it down to welcome. Hit save. Oh, you know what, though? Instead let's add a new category and we're gonna use the template welcome. So whenever there's a new template that touchstay ads, you can add that and use it. So add subcategory. Welcome again. And then the topic. We've got suggested topics and welcome. Here is the new template welcome. And look how fun this is.
Welcome.
Here's everything you know about your stay. It's much friendlier and easier to read as well. So we're going to put this in here, but we're going to also add the things about Susie because we don't want to lose that. So let me hit snow. Let's change the media before we save this. Let's go down here and see what photos she's got. We can throw in there. Oh, these are some nice ones. Okay. Welcome. Oh, look at that. Okay, let's do this one right here. That's gorgeous. And then we got to make sure we put the tag on. So all guides. And we're going to hit save now. Of course. Welcome. We don't want that way at the bottom. So let's move that up. Let's do grab. My face is in the way. Okay. Back here. Welcome. We're going to drag this up. Sweet. And now we need to put her back in there. So let's add a subcategory. We're going to add our own. We're going to put about us and Save that. But the topic about us now we're going to come over here and we're going to copy if the screen will let me. Oh, I can't do it with that. Okay, so what we're going to do is we're going to save this and go back up to her old welcome that she has. Meet your host. So we're going to select all copy and come up here and let's, let's change her subcategory to meet your host. All right, about us. And we're going to put that in there. Okay, we don't need the welcome track because we've got that in the other part. Now this one, let's make that a little bit easier to read. So remember, on a phone you don't want to do more than one or two sentences at a time so that you don't have this huge block of text. So there we go. And we hope you enjoy your vacation home. The other thing I like to do is add some color. So let's get that green. Okay. And let's make this an H2 and change the font color so we can add our very special green color right here. Save. So there we go. Hey there. We're the Sanderlands. Awesome. Okay, now we're going to save and we're going to add a photo. Totally forgot to add her photo. Let's go down here and grab her photo that she's got in there. There it is. Okay, save. Excellent. Now we can delete this whole section. Another way we could do is remove tags, but we went ahead and deleted it. So let's hit refresh and you can see the differences that we made. So we have welcome now and welcome here. There's that gorgeous view photo and the information about using the guidebook. And then there is them. Woohoo. Okay, now the other thing with welcome is a lot of times folks, they will link within it to all those different parts. So you see here we've got how to find us the WI FI code. Check in, check out all those instructions. But we're going to come back to that. So I want to fix up, glow up some more sections here. So before you leave home, let's actually change this to prepare for your adventure and let's change the icon. Let's see. Prepare for your adventure. It could be 1, 2, 3. That's not very fun. Let's do a different one. Let's see, they're in hiking. Oh, do we have hiking bits? See what the search says. Oh, we have a hiking person. No. Okay, let's just do the 1, 2, 3 for now. Okay. Save now. In prepare for your adventure, we've got add this guide to your phone, what to bring, what to leave at home, and weather forecast. Start at the bottom. She's got two different weather forecasts. So you can see here in her guidebook. Over here on the right, she's got just a photo and a map pen. And then plus the really cool weather widget we have. Both of them are not necessary. So let's get rid of check the weather. And we're not going to delete it this time. We're just going to take the tag off. Hit save. And it's still here if she wants to put it back in there. But in the guidebook, it's not going to show up anymore. All right, so then add this guide to your phone. Let's see what notes I have here. So we wanted to add the template. That's what we wanted to do. Okay, so we have. Add topic. Okay. So we're going to add subcategory. Nope, it looks like she's got. Yeah, we've already got all this stuff in here on the beginning. So I'm going to take this off. Hit save. So it's still there for when she comes back. But yeah. Okay, we need to adjust this one. Okay. What to bring, what to leave at home. So let's change that. What to pack or not. And we're going to make it collapsed because she has several sections in here, several topics. So hit save. And then she's got the little extras. And again, it's a whole bunch of text. So let's make this easier when I do this and we're gonna say we've provided things. We just make a little more. No, yeah, we're just gonna use her words. And go like this. So bold. H2. Let's make this our green. Okay. Night lights. Night lights. Lights. Okay, that's lots of lights. So let's make that a section. So bold lights. Make it green. Then old kitchen. Okay. Slow cooker. Beverage refresh. Ground coffee. Chip clips. Aha. Okay.
Bold.
Fun and games. And then let's make it that pretty green and fix that. Okay, now see how that list is so much easier to read. Let's hit save. Okay. The little extras, things you don't need, need it to bring. So this is quite a long list as well. She has broken it up too, so that's awesome. And let's see, let's do this and make consistent consistency here. Okay. Start items are provided As a starter supply, and they need to get additional ones. Okay, that'll be good save. And you should bring these items. Okay, let's make these our H2 and green. And let's do the same with this. A bold H2 green. Okay, that has brightened it up. Excellent. Okay, so when we go over here to the side and we're looking at. So here's that section. What to bring, what to leave at home. This is what it was. So now let's do a little refresh and see how we changed it so we have what to pack or not. And now see how the lists are already down and we can look at the little extras or things you don't need to bring or you should bring these items and it's a lot easier on the eyes to check it out. Okay, Next arrival and departure. Okay, first thing I want to do is we're going to split that up. We're do arrival, and let's add a new category here of departure. And what kind of fun icon could we put in here? See. Exit sign. That works. Okay. And then Susie, if you don't like these, you can definitely change them. So let's move my face out of the way. Departure needs to go here. Okay, we'll get back to that in a little bit. Let's go back up here to arrival. And okay, so we have driving directions suggestions.
Right.
Early getting the front door connected. Check out. We're here for all the questions. Okay, so check out. We know that gets moved down here. Departure. Oops. Open that up. Okay. Departure, you come on down here.
All right.
Easy peasy. Okay, driving directions. This one's quite a bit. Okay, they've got a photo of the cabin in the front, but look at that giant wall of block. Okay, here we go.
Important.
Directions. Bold, green. Okay, let's add this note and italicize it. Most guests arrive by car. Let's see, you can add your dress. Go. There we go. Okay, this is really important. So let's bolt that. Okay. If not using old maps, please use the turn directions below. All right, this is gonna need to be blow by blow. Bullet points. Okay. Oh, if you get to the saloon, you've gone too far. Okay. That way the road is paid. Continue. And continue. All right, there we go. We see our cabin. Excellent. Turn. And the driveway. Okay, now let's bullet point those so it's easier to see. There we go. And then chain link is up. Let's just bolt this, unhook it, and then anytime you leave the property, please put the chain link Back up. Excellent. Move my face out of the way and we hit save. Okay, suggestions? If you arrive early again, lots here. Stopping at Pruitt's grocery store store. And you know what? I bet she links to Pruitt. Let's see. P R U. Ha. Look at that. Ad. Or Walmart in Broken Bow. I bet she's got that too. Let's see. There it is. Ad. And let's just bold that real quick. We need to give this a title.
So.
Where to visit before the cabin? Before you get to the cabin. All right, excellent. Bite to eat, local food favorites. Grateful head pizza. Oh, that sounds super fun. Okay, let's link to that here. So there it is. Add. And then buffalo grill. Totally gotta add. Link to that one too. There it is. Okay. If not interesting, stop by Janet's treasure chest. Oh, that sounds fun. Okay, sure she's got it pinned in here. Oh, she. She doesn't. Okay, so that means we're going to need to pin that for her and come back and link that. All right, Save. Now let's go over here and take a look. So fresh. See, now we have a number, even number of categories. So arrival. And we've got suggestions. Look at that. Now we can tap on them and go directly to that section in her guidebook as well. There's Pruitt's food. Okay, cool. Now just miss if you're very early, getting in the front door. Oof. That's a lot of information. Okay, let us glow that up. So we've got a great video to start it with and then we got all this information. So let's make that our fancy green. She's got the last four digits. Yep. Okay, let's just make this. There we go. Nothing worse. Excellent to unlock the front door. Okay, a lot of information. But they can watch the video too, so don't worry. But let's highlight, get frustrated. It gets really easy. And let's make that our green. Okay. To lock the front door. Let's go ahead and make that the H2 and the A and check INS anytime after 4. And bold. Okay, excellent. If you are arriving early, have a look at the top choices. Hochatown section. We will link to that so they can go directly to it. There we go. Add time to kick back and relax. Amazing.
Okay.
All open, right? That's a lot of stuff. So let's hit refresh. And now we hit all the rooms and they're all closed. So really at a glance you can see all of them. Really quick appliances, things like that too. Okay. And then I believe appliances and electronics. Games. I'm sorry, Games and electronics. Same thing. So all we have to do is collapse them all so they're closed. Easy peasy. Okay. Electric vehicle charge. That just has the one topic. Don't worry about that. Enjoy your time outside. She's got a lot of things. So again, let's make sure those are all collapsed. Got that? Okay, moving right along because we are almost out of time here. Okay. House rules and contact numbers. It's a really long number, so let's make this safety and rules and click save. We love your pets too. That's awesome. House rules. Let's collapse those. Set those. Collapsed. And let's make this alphabetical. I am big on alphabetical. Okay. B, F, G, M, N, O, S. Beautiful. Okay, house rules. Who to call. This is a really good one for emergency. So let's just make this important. Phone numbers. And we want to keep that expanded because it's the only one. So useful. Contact numbers. She's got non emergency and she's got emergencies. And she's got her physical location as well. So. Excellent. Okay. But we can just kind of glow this up a little bit. Put our green in there. And then emergencies. There we go. Okay. Save. Okay. And then close those up. Our top choices in Ho Chi Town. This is her. Her guide to the area. So a lot of the same things. Let's go over here and I'll show you this. She's got all these sections. Sections. But they do have a lot of them. Big text to block or they're open. So let's go through. And the ones that have several topics to them. We're just going to make them collapsed.
Exactly.
Collapse. So expand and collapse. So collapsed. And then groceries needs to be collapsed. Hiking trails are going to collapse. And very quickly finish up the rest of those. And then that way it's a neater presentation and folks can take a look and scan through them. Excellent day. Okay. Departure. We moved the checkout section down here. Here's her checkout process. Let's make sure it all looks good. Yeah, we got a big block of text. Okay. Let's just give it a little bit of green, a little bit of glow up. Thank you for respecting. These are things we want you to do. Okay, excellent. How about we make this kitchen. So let's just make these in sections so it doesn't look like there's a bazillion things to do. Because she doesn't have a bazillion things to do. Let's see. This was linens and towels. Oops. There we go. And trash. Okay. Furniture, thermostats, kitchen. Okay. This would be living areas, lights and temperature. Okay, there we go. Make it green and turn off lights. Check all doors and windows. And then let's just make this one safety. So bold. Safety. And now it's a lot easier for you to take a look when you're a guest reading it. Linens and towels, check. Two things. Kitchen, three things, check. And so forth. And then. Hope you had a wonderful stay. Okay, save now. Time to say goodbye. Okay, we're almost done here. Stay in touch. Actually, let's change this to follow us. Oops. Follow us on socials. We're going to keep it expanded. And over here, what I did notice though, her Instagram is it goes to the wrong link. So I found her correct Instagram link. And let's grab this here. So Instagram. And we're going to update that link save our Facebook's correct. And give this a little bit of glow up. There we go. And then she has stay with us for lust. Well, yes, it talks about booking direct, but she doesn't actually give her website, so we're going to fix this. So definitely same if you do book direct with us and we'll just follow her click here to book direct with us. Now, if we had a little more time, we could also make a button as a graphic and put that in here. So let's grab her website copy and link save and let's make this a little bit bigger. There we go. And then Bold H2. There we go. Okay, excellent. Now we do need to move this to its own spot. So let's do another category and say book direct submit and then let's just move that topic right there. There we go. Okay, now let's come over here to our guide and we've refreshed and take a look at it. Okay, so we've now added a couple more widget blocks in here. And so remember from the start we've got a bigger logo, darker background so you can read it better. And we've come in and we've given a glow up so you can. The guests can easily find everything that they're looking for. And it just looks a little bit better too, as far as easy on the eyes, easy for your brain to take a look and really enjoy. And then book direct. And we've got her click here to book direct with us, which will take us right to her website and then map. So these are the things that she has pinned and we need to Pin that treasure place. Okay, so she had said over here under arrival, if you arrive early. So here's her suggestions and she said to do Janet's treasure chest. So let's go find Janet's treasure chest. So her top choice is in Hochatown. And let's put that under entertainment and activities. So Google place Janet's treasure Chest. Broken bow. There it is. Sweet. Okay, and that is going to be shopping. So let's do that and click save. Now that it's in there, we're going to come back over here to suggestions if you arrive early. And we're going to link it. So there's Janet's treasure chest and we'll find it there. And now the guests can go directly to it when they're looking at this section if they want to go check it out. We're going to hit save. All right, guys, we are just about out of time, but there's one more thing that I want to do with Janet's. With Janet's. With Susie's guidebook. Since we've got it looking great, we want to make sure that all of her guests actually get to see it really well, too. So I'm going to set up for her just a couple memos. This one is an active legacy. Let's archive that. We don't need that one right there. Let's add some new SMS templates for memos so that her guests can get her guidebook right away. So just real quick, we're going to do a post booking. The recipient is the primary guest. It's going to be sent immediately right after the guest books. And since she is integrated, once that booking comes from her pms, it will be texted to the guest because we chose a text link. So this one's. Hello, here's all you need to know about staying at Maxwell House, the guide name and exploring our local area in our Texas Day guidebook. And here's a special invitation link just for this guest so then she can track the data if this guest has access the book, what they've tapped on, things like that. So we're just going to go ahead and leave the template one and we're going to say new and current guest. She doesn't have any guests coming in yet. So if she did have some invitations in here, that means it would send it to those are currently staying and those in the future too. So let's also add a custom message. And this one is going to be the playlist, which. Hold on, I didn't even have the playlist. Yet. Okay, guys. Okay, we're going over here to the account and we're going to custom elements and we're going to make a new custom element and this is going to be a Spotify playlist and all we got to do is grab the Spotify playlist link. When I grab it here, this is the one that she picked out and put it in here and let's make the element just a little bit bigger. Do 600 pixels save. Okay, content hub, prepare for your adventure. And let's add no arrival driving how to get here. And we're going to add her road trip playlist and custom element. There's a Spotify playlist. Excellent submit. Okay, so we're going to make sure these are collapsed so when the guest opens driving directions they'll see how to get here and the road trip playlist. Now we go back to memo and let's make that SMS template custom message. This is road trip playlist primary guest and we're going to schedule it. So schedule time and we're going to do it the morning of arrival. So zero days before the arrival date and we're gonna make it 9am and we're going to always send and we're going to say hey and we want the guest first name. So hey Tyan, we're super excited for your adventure that starts today. Here is our road trip playlist for your drive to our cabin and then a deep link to the playlist add and enjoy field code host name add but you could also put your name there too. Okay. Submit given current. Excellent. So now when she syncs reservations. So if you're integrated you go to your integrations, you go to sync bookings and choose all your bookings. If it's the first time or new bookings only click yes, it imports it in and then it will create the invitations in here to send out to the guest. So she's got two SMS's that are text that are going to go out to the guest and then she can add some more and turn those on but I'm not going to turn those on for her. So that is our guidebook. Glow up. I hope you guys all enjoyed that you found some things that you can do for your own guidebooks. Whether you use touch day or use another platform just to make it more fun, more colorful on brand for your brand voice and to help your guests to more easily read your information to digest your information information. That way you communicate with them more, you do less and you have a better guest experience. So hope you enjoy Let me know if you have any questions at all. Talk to you soon. It's me again.
I totally.
That was amazing. Thank you very, very much to Tyon. Can we all please show the amazing Tyen some love in the comments? If there's anything that Tyen has missed, please ask in the questions and I'm sure that we will get back to you as soon as possible. Now we have been going live straight for two hours. Two hours. Let me know hashtag live or put hashtag two hours. If you've been with me for the full two hours. We have done a lot. Can we just please show some love for our speakers? It started two hours ago with, with Jen Boyles, with T. Bolt. Then we had the amazing Hospitable. Then we did Rose. Wow. That session with Rose was unreal. The amount of love for that session was, was crazy. Excuse me. And then we've just finished with Tyon who's literally. You've got no excuses now. It is that simple to put together a digital guidebook. And you know what? They are so important. Guests love them. From a guest experience, I know when I check in to a vacation rental or a short term rental or a, or whatever and if we haven't got a digital guidebook, I know that my guest experience is a lot less right? And just think about what you can achieve with a digital guidebook, right? And everything that you that is in there and if you time it right. And those of you that were with us with the book Direct Summit in November, Tyean and Kate from Touch Day came in talking about the different touch points from a guest booking to a guest arrival and the impact it has on reviews and revenue for your business. So please, please, please do make sure that you go and check that out. Now in here is the app, right? If you open up the Facebook app and just hit that love heart emoji button and say thank you to all of our amazing guest speakers. Tonight was unreal, but this is only just the beginning. Tomorrow we are back. This is the touchday guidebook that they put together for us for this event Wednesday we have got by very popular demand, the amazing Paul Anderson social media hotelier is coming back. We've got a very special session from Turno and then talking about guest experience, we have got the AI Assistant roundtable. And I know a lot of you are excited for this. I pre recorded it last week. I wanted to share it instantly but I said no, I'm going to wait. I'm going to wait and I'm going to showcase It, I'm going to premiere it at this event and it's an hour. But it is unbelievable. The, the, the people that we get in that room, the geeks that we get in that room and what they are doing to our industry is unbelievable. So it's going to be a good, good day tomorrow. They're all good. All the sessions are good. I don't line up bad sessions. So I wanted to leave you with a little help, okay. Because there are a lot of sessions happening, right? And there's going to be people that are watching back on the replay. There's going to be people that are wanting to ask questions. I've got an unbelievable hack that will mean that you can get the best catch up advice possible. Now, would you like for me to show this to you? Now if you would like for me to show this to you, I need for you to just do me one little thing. There's one little thing that I want to show you, but I need a little help in in return. If you come on over to my Facebook, the personal one that I told you about. Now you can't share this in the group because you can't share a video, but I need for you to come over to my personal Facebook here because I'm sharing it on there as well. I'm streaming there. I need for you to do me one thing. Hit that share button and share it to a story, share it to your feed, share it into a group. Just spread the word of what we're doing because it is absolutely free. This all of this week is absolutely free. And I would really appreciate your help and advice to spread the word. Now you will see a name on here. Jason Smorlek. Now, Jason, let me give him a round of applause. That's not around applause. That is a round of applause. He won the earlier giveaway that we did not Spin the wheel. Spin the wheel be announced tomorrow. But this one here where we ask people to invite as many people as possible. He was one of the people that commented to say that he'd shared and invited people in. And I'd put all of the names down. These 13 people that commented and Jason's names was picked out. I've just passed your information to Hospitable. They will be getting in contact with you and they will be getting that swag. All right, let me show you this. Now this is really cool. Now you can all do this. So as well as streaming this in in Facebook, I'm also streaming this on, on YouTube as well. So you can Come on to the Boostly YouTube channel. To find the Boostly YouTube channel. Just type in Boostly on YouTube and we will come up that tip that Rose was talking about earlier, making sure that your brand is visible on Google. Go and type in Bruce Lee. Go type in Mark Simpson in Google and just see what comes up. I'm a massive proponent, a massive fan of that tip. But anyway, I digress. So come into the Boostly streams, click live. All right? And then once this session ends, you can do the same. But I'm going to come back from last night, right? So this will come up and you've got to do this on a computer or a desktop laptop. Don't try doing this on your phone or your tablet. Click on more. Okay, let me zoom in so I can show you a bit more what I'm doing here. And then you're going to come down to transcript. Open up transcript. Now, all of the words that I said from this whole evening will be in here. You're gonna hit command and a command and A. Basically it highlights all of the text. Then you're gonna copy it. Okay? Now that's very important. Please can somebody put in the comments? Command A and then command copy. So command and C command A. Command copy. Can someone please put that in in the comments for me? Because it's really important.
Want.
Then what you are going to do is you're going to come over to Chat GPT. Chat GPT. Open AI. You can use any bot. It really doesn't matter. I'm going to use Open AI and Chat GPT because it's the one that everybody knows, okay? And if you haven't got an account, go and create an account. It's free to do. So what you're going to do is you're going to open up a new chat. So click on this pencil button, says new chat. And I'm going to come into the chat box here. Now if I. There you go. Now I've blown the screen up, so you should be able to see this. What I'm going to do is I'm going to put. I'm going to paste in a transcript from a YouTube video live stream. It was from the book Direct Virtual Summit. What I would like for you to do is bullet point, a summary of what was discussed on this session. This session happened on Monday, 25th March. Bearing in mind I'm doing last night's, not tonight's. Before you jump in the comments, please can you do this in a bullet point and keep it sharp and to the point. So this is the question and the command that I am giving it. I'm going to hit command and V and paste it all in. Okay? Now I've done that. And now my little AI friend is going to go ahead and take all of this information and he's going to read all of the transcript in less than a minute. Okay? And then what he's going to do at the very bottom here is he's going to give it a summary of what was discussed. Okay? Now this will massively help you in terms of finding out what was discussed on the replay. And you could also do this when can you please drop in the timestamps for the important sections? And you can keep asking it questions. It's not just a case of ask one question, get an answer. You can keep coming in and asking it questions. So for example, let's just say you're doing this on Wednesday. On Tuesday session, you could ask what did Rose discuss? Give me five bullet points summary of what Rose discussed when it came to content creator. What did Jen Boyles and T. Bolt Mason and Mark Simpson discuss in the book Direct Roundtable? What did Tyenne talk about in the, in, in the, in the. Glow up in the guidebook, Glow up and more and more and more. So you can have a summary and then you can ask questions and then a cool thing could be my business is X, I do Y. This is my niche. How would you advise that I take on board this advice and give me an action plan of what to do next so you can really start to jump into AI, really start to jump into chat, GPT or whatever the AI bot that you use. Ask it questions based on what we're learning. It takes summits, it takes conferences, it takes workshops and podcasts to the next level. Now if that sounds good, if I've just blown your mind, just put hashtag blowmymind in the chat. Because if that was crazy, if that blew your mind, just wait for what we've got installed for you tomorrow. So let me give some shout outs to people that are in the chat with us right now. Who is still in this group, who is still watching in with us. Let me have a look. Quick look in here. Who is still with us? Mark, Lorraine, Julie, Wendy, Jane, Fiona, Michelle, Gordon. I'm too old for this stuff. Victoria, Nicole and everybody else that is tuning in, welcome. Thank you so much for being with us. I'm going to call an end to it now. It's coming up to half past eight in the United Kingdom, wherever you are. In the world. I hope that you have enjoyed it. I hope that you have loved it. And we'll be back tomorrow. Please make sure you share. Tell your friends, tell everybody about what we are doing here. We are closing in on 1,000 members. We didn't get to it. We didn't get to it. But we're going to be very, very close. We'll be back tomorrow. Take care, everybody.
