Short YouTube monologue advising prospective property investors to research their local marketplace before choosing between single-let properties (family lets) and HMOs. Emphasizes matching property type to local demand and warns against buying properties that cannot be let or booked.
You've got to pick what you think is your marketplace, because it's no different to buying a property. Do you buy a single let property to put a family in, or do you go for an HMO because you're looking in an area where there's a bigger demand for that type of thing? First thing I'd say is do your research in your area. There's no point in rocking up and having a property and find out you can't get the bloody thing let and you can't get it booked.
