If you had to pick the easiest direct booking win, it's not ads, it's not chasing some shiny platform. It is past guests. They already know your place. They already trust you. And if they had a great stay, they are way more likely to book again. And the best news is they will do this without Airbnb or the OTAs taking the cut. The problem is, is that most hosts treat every booking like a one-night stand. Great while it lasts, then straight back to chasing the next guest. So in this video, I'm going to show you the 5-email repeat booking system that runs while you sleep, and I will tell you exactly what to hand off to your virtual assistant or copywriting genius, because this is the kind of thing that they should own and not you. Before we get started, my name is Mark Simpson. I founded a company called Boostly 10 years ago. 16 years ago, I was a host just like you. I got tired of losing 15 to 20% of all of my revenue to the OTAs, and on the back of that, I built Boostly, and now we help hosts take control back and build their direct bookings. We've built a community of over 125,000 hosts, and this system is one of the most repeatable and reliable ways to start stacking those direct bookings without adding way more hours. Let's get started with email marketing. So email marketing for hosts is not that newsletter vibe. This is relationship maintenance. It is the difference between 'I hope someone books again one day' and repeat bookings that show up on schedule. And the best part is that if you do this right, it is automated. So we set it up once, we improve it over time, and then it works in the background. Rule 1 is going to be keep it short. Rule 2, one clear action per email. Rule 3 is going to be make it feel like a human. Rule 4 is always give them the direct booking link. And Rule 5 is never sound desperate. Let's go through these 5 emails. So the first one is going to be your thank you plus direct link. This is all about timing. 2 2 to 6 hours after checkout. The subject ideas could be: thank you for staying with you, quick thank you, a small favor, loved hosting you, and then here's a direct link. What it says: so thank them, say you loved hosting them, give them the direct booking link, and tell them to save it if you ever want a review. Ask lightly. So the goal is going to be simple: make it direct bookings, make it feel normal, keep it simple, but make sure you've got the ask in there. The second email is going to be jogging that local memory. So timing is around about 3 to 5 days after checkout. Subject ideas could be: still thinking about where you're based, your favorite spot near the property, next time you're back. And in the body of the email will be bring them back to the experience. Mention one or two local things that they might remember. Quick reminder of the guest's love and about your place, and then finish off with a direct link. But the goal of this is to keep them in the memory of the location and the experience of when they stayed with you, and don't make it a transaction. The third email is going to be where we drop in the return offer. So timing-wise, you want this to be 14 to 21 days after checkout. Subject ideas could be a little perk if you want to come back, Repeat guest bonus, book direct next time, here is why. In the body of the email, you want to give them a reason to book direct. Not a discount per se, but a perk. Things like early check-in if it's available, late checkout if it's available, a welcome pack, priority dates, best rate if you need to when booking direct. And always keep it simple with one link. So the goal is to give them an incentive without killing your margins, obviously. Email 4 is that seasonal reason. Timing could be anywhere between 60 and 90 days after checkout. So we're going up to 3 months now. The subject ideas could be things like best time to visit, quick heads up, dates go fast. So really start to increase that FOMO. What it will say, give them a reason tied to seasonal or school holidays. It could be festivals. Christmas markets are always a good one. But always try and fit it around what's happening in your area. Out of all the emails that we create, this is the one that needs to get updated the most. Mention good dates, mention that prices go up if they book via an OTA, mention that if they book direct, it's going to be the best rate, and raise the fear of missing out by saying that we have limited availability. So the goal with this is obviously to increase the urgency without sounding too salesy. And we've got another one. Number 5 is your anniversary. So the timing of this could be 10 to 11, maybe 12 months after checkout. And the subject is, one year since your stay, fancy repeat stay, your yearly reminder. And what we have in the middle is we want to have a quick callback to their stay, a simple line of, uh, we cannot believe it's been a year since we saw you. You've got to get them invested in coming back. And have that booking link so they can go and check out more. So you wanna make this into like a tradition more than a sales angle. This system works when you have two things. One, a place to store guest emails properly, and two, automation. So you're not having to send anything at all. This is where your VA comes in handy. So what should your virtual assistant or virtual team member be doing? Here's what they could do. Number one, collecting emails the right way, and managing them, the opt-in and where needed. They could be syncing them and exporting them from your PMS into your CRM. They could be tidying up and cleaning them up with tagging the right guest, make sure to update in things like the checkout date, the check-in date, keeping that hygiene of your list very, very clean. They could be updating and loading the emails into your email tool of choice, and they need to be testing them. Test, test, test, and test some more. They can be checking open links, they could be checking inquiries, replies. They could be checking which guests are clicking where, and they can be making those small monthly improvements to the emails, to the headlines, doing A/B tests, maybe as well updating the events that are coming up. This is truly what a virtual assistant or a virtual team member should own, a repeatable system that saves time and money, not a random busy work. And if they do this right, they will pay for themselves 10 times over because email marketing is one of the most cost-effective marketing activities you can do. Just as an example, for every $1 that you put into email marketing, you get $42 back, which is a fantastic ROI. Just a little note on AI here. AI is phenomenal to help you or your VA with drafts, subject lines, the body of the email, how you can really ramp up the copy so that it can get the FOMO going. But the heart of these emails need to feel like you, because guests do not return because of your software. They return because of the trust. This repeat booking machine is very simple. 5 emails, you know, thank you, plus a direct booking link, local memory, return offer, seasonal reminder, and anniversary reminders. You can set it up once and you can delegate it and it will run while you sleep. Next, we're going to build the AI and system layer messaging, automation, pricing workflows, and the minimum tech stack that saves hours every week without turning your business into software chaos. If you want hosting to feel simpler and more profitable, you will want that series.
