What if I told you that I could show you exactly how to fill your calendar without spending a penny on ads? In this video, we'll cover seven proven social media moves that turn a curious scroller into a confirmed guest. Stick around and you'll walk away of a checklist you can use straight away. Also check the link in the description below and you can find out how to get access to an upcoming workshop where I will go through this and so much more and help you achieve 65% direct bookings. Okay, let's get stuck in. Number one is stop hiding behind Airbnb alone. Airbnb search feed is crowded and the algorithm isn't your friend. The hosts that are winning in 2025 have all got the same common trait. They treat their listing like a brand. They meet their guests before they even click the booking button. So your first task is to pick a social media platform where your ideal guest is hanging out. So for example, city breaks. It could be Inst. Instagram for family cabins. That might be Facebook groups or TikTok. The reason why it's really important is that two out of three bookings now are decided on the back of social media. So you need to take advantage of that. The next is craft a one sentence brand story. People book stories and not properties. If you struggle use chat GPT, it can really help you fine tune what your one brand sent sentence is. That sentence guides every post, every photo, every caption, every listing. You keep that message tight and consistent across all online visibility of your business. Number three is turn your Instagram into your 24.7 brochure. You can post a free frame loop every week. Frame number one, a killer photo which describes your best features. For example, a hot tub under the fairy lights. Frame two, a guest review where it's overlaid on a background shot of your property. Frame three, a short reel of you or somebody from your team opening the door, lights on, candles lit, five seconds max. If you add the caption, book direct via the link in our bio or go and check out our website, then you're directing people from your social media to your website to how they can book. And when you set this up, this is running 24. 7 in automation all the time. Number 4 is ride the TikTok trends for fast reach. A host in the Lake District filmed a very short 7 second TikTok using the trending Wes Anderson soundtrack. It was a sweeping shot of the skylights, the kettle whistling, the lake view. The that video alone hit 120,000 views in just three days. Weekends were sold out for two months solid. The reason being is business 101. The more you get seen the more that you can get booked. So take advantage of TikTok, take advantage of the discovery tab on there and Instagram. Have a little look, find the fresh sounding trending sounds, record a 10 second video, upload it and see what happens. What's the worst that can happen? Number five is borrow influence, don't buy ads. Influencer stays are cheaper than they look. If you offer a mid week night at 50% off for micro influencers in your niche, think you know anywhere between 10 and 50,000 followers. These could be in travel or lifestyle content creators. They are more likely to come and work with you than if you try and hit somebody that's got a million followers. You can agree on a very simple package, one reel free stories, permission to reuse the footage. And the pro tip is here is schedule them for low season. So we call them the shoulder season. Okay, so the time of the year when you're not got as many bookings, it costs you almost nothing, but puts fresh eyes on your business when you need it the most. And these content creators, it's twofold. They've got fantastic ability to create good content and they've got the audience that you want to be put in front of. Number six is capture emails with Wi fi login. A very popular product in our industry is called Stayfi. This tool collects the guests data at the point of when they need to use it the most. When they want to get your wi fi, you get their data and it gets synced directly into your CRM. And then what you can do with that is you can use that data to reach out to the guest three, four, five times a year. You can keep directing them back for discounts, you can keep on coming back for more and more and more. But the key is to guess the data. A stat is that past guests convert up to three times faster than cold traffic. In summary, don't focus on new bookings. Focus on the people who have already stayed with you in the past. And number seven, that leads me on to nicely measure, tweak, repeat vanity metrics, don't pay your bills. What I want for you to do is to track the numbers of people who visit your profile. Click onto your booking link and actual get bookings from the true metrics and the true truth is in the data. Try everything and then focus on the 20% of actions are bringing 80% of results and go all in on that. Treat this like an experiment. Do not treat it like artwork because at the end of the day, what works will work several times over. Let's have a quick recap of what we've learned today. 7 moves quick reminders choose one platform, craft your story, run Instagram, get on that TikTok trend, tap into the micro influencers, capture emails and make sure you work this 8020 rule.
