Yo. I am going to show you how to hack Airbnb to make your listing stand out from the crowd. Now, a lot of you watching this may be with Airbnb already. Some of you may have had a listing for years and never had a booking from it and have just ignored it. Some of you may have never even looked at it or contemplated it. But my big bit of advice for 2019, moving into 2020 is to get a listing on Airbnb sooner rather than later. It is going to catch up with booking.com it is going to catch up with Expedia and it is going to be one of the most popular OTAs in the world. If not already, it has more listings than booking.com so that is something that needs attention. The reason why I personally like Airbnb is that you get to be a little bit creative compared to the other OTAs, for example, booking.com and Expedia. And I'm going to show you what I mean. Now, the tactics and the tips that I am going to share with you is something that I recently learned of a couple of some of the top Airbnb hosts in the world that are ones that get more bookings, they earn more money and they've definitely got some tactics and tips to pass on. And I've been working with a few of them. I've been speaking and liaising with them enough. So I've coupled together a couple of their best suggestions and I'm going to show you the core ones that you can all do right now. Now I'm going to show you one of their listings. This guy here is called Danny Rooster and he's a super host. He is one of the first 20 people to be hired by Airbnb back in the day when they were startup in San Francisco. So he knows the company inside out quite well. After a couple of years of working for him, he decided that he could do better than 90% of the hosts that were on the platform and he got involved with his first property and now he's grown his portfolio. He's done really well. Now he teaches other people how to use Airbnb and we've been chatting regularly. We've actually met and I'm just going to pass on a couple of his top bits of advice. Hopefully one day I'll be able to get him on a one on one video. He's a very busy guy. He's busy traveling the world. It's hard to track him down on the same time zone. But one day, hopefully we can do a video to do an advanced video on what I'm going to show you now. But for the main part, I'm going to show you the basics that you can then put in to practice for your listing. Now, first things first. The most important thing that you need to do is, is you've got to crack two things. Number one is your title and number two are your pictures. Now, let's just back up for one second and let's go into Airbnb. I'm going to do a search for Bali, Indonesia. Now, when a guest will do a search on Airbnb, this is the first thing that they see. They get a choice to choose between homes and experiences. And one day I'm going to explain and show you what experience is all about. Or they can go down and click on the Airbnb Plus. Basically, what Airbnb plus is, you've got to fit a certain criteria to become an Airbnb plus listing. Once you, you pass their criteria, they will then send out a Visit England type inspection of your property, which they've got a very strict criteria. If you pass the criteria, then Airbnb will take over your listing. There'll be a member of their staff will change the images and they'll take photos or get a professional photo shoot done. And it just means that you get pimped out more on Airbnb than other properties. For whether it works as far as it gets bookings, we have got one of our properties here at Sahaja that is an Airbnb plus listing and it hasn't really shown a massive increase in bookings from when it wasn't an Airbnb Plus. But like with anything, when these big platforms make new decisions and launch new things, you want to be a part of it. So if you, if you qualify for it, give it a go. Give it a go for three months. If you don't notice a difference, then cancel it. You can come off the Airbnb plus platform very easily. Now, to be perfectly honest, people won't scroll down this far, but you can see when you get down to a certain level, stay with a superhost, homes with wifi, homes with Internet, da, da, da, da, da. The most part, what people do say 70% of the time, they'll click on Bali, Indonesia, then they'll go straight into homes. What they'll then do is they'll be. They'll go through here to get their dates and whatnot. So let's just do this for an example. I'm going to come from here to there Pop in the guests. And then they will go a little bit further. So to get them more filters. So you know what you'll normally find is that they'll get the beds in, they'll make sure that the amenities are all right. So if this is me, I'm always looking for aircon and I'm always looking for wi fi and then they'll go through a few here and then you'll click on Show Homes. So as you can see, most of these listings look the same. Now what you need to do is you need to take advantage of the fact that you can get creative with your listing, you can get creative with your imagery to stand out. Now, as I was scrolling down, I was trying to make you be aware of this. So what we've done here by using the emojis, it makes the listing stand out on the scroll. Now, Bali is very lucky because a lot of the places and a lot of the areas are very Instagrammable. So what you'll notice is that a lot of these properties do look stunning. So what you basically have to do is you have to make sure that your first step six images are your best ones. Now, the second way to stand out again is by using these emojis. And there's six emojis that you that you can use. I'm going to put them in the comment section below so you can see them in a little bit more detail. But I would recommend using one of these six emojis now also as well, what you need to do, let me just go into, there's a little bit more detail. There's no point in here me listing Sahaja Sara Resort Bali, because it means nothing. There's no point in here putting in three bedroom villa or two bedroom villa, because you do so with the filters. The filters tell a lot. So there's no point me putting in here three bedroom villa with air conditioning because they've already selected that in the filters. Instead, you want to be focused on your unique selling point. So ours is a luxury house with a real local Bali experience. Now that is really what we're focusing on here. And this is why this listing stands out. Now, as you can see, if we go and look in Danny's home away from home, 100 megabyte speed, which is phenomenal. Transit score 99. Now that is unique to his location in, I think this is in New York. And again, really good exterior shots, nice light and bright, giving you a full idea of the area. Now the next thing that I want to just draw your Attention to is the description. Now, when you come in to edit your listing and you've got this summary here, you, you have got, I believe 300 characters to use. It gives you a little countdown here. Now, the place that most people go wrong with this is they just put blocks of text in here. Now, we are in a world where people do not read. They do not read like they used to. They skim read at best. So you have to tap into that and you have to do bullet points about your property. Now, we start off the summary by taking one of the reviews and we just copy and paste in a tagline. We want to have somewhere that stands out. Now you can get this from Airbnb, you can get this from your TripAdvisor or your Google, but just get a little tagline, a little usp, something that again, when they're looking at your listener, it stands out. Now, traveled the world for 25 years and I found paradise is pretty much perfect. And again, what we're doing, we're using bullet points to get across our USP. 5 minutes to the beach, 1 hour to the tourist spots. 50 megabyte speed, smart TV family friendly resort. 100% of the profits is reinvested in local villages. 50% discount for one month stay, free airport transfer, daily cleaning, free scooter on site, gym. And then the most important bit is what you finish with in the summary, important. So Hajisawa is a 27 villa resort in the Tabanan region. Now what this does and you could put it into your own property. So if it was the granary, it would put the granary is a farm stay location in Scarborough. Now the reason why this works is say they come across this listing but for whatever reason, if the dates didn't match theirs or for what, for, you know, for whatever reason they may think, let me do a quick Google search and you'd be surprised at the route and the booking process that people go through when they're looking for a place to stay. If you want to recap on the booking process, the five stages of a booking process, go to the Boostly website, go to the blog and Google 5. So do a search for the five steps of the booking process and go through them all. I've done videos on this podcast on this and I've written it out so you'll know what they get. What goes for a guest mind. Basically they've got loads of tabs open and if they see that the Sahaja Saura is a 27 villa resort in the Tabanan region. They're going to do a Google now you can't put in here for obvious reasons. Do a Google search for the granary and book of us direct because Airbnb will not allow your listing to be seen. The algorithm will stop that. But you can work around it by going to your Airbnb listing and going Listen, this is one of 27. If we're not available, they'll be somewhere else and they'll do a Google search. So that's very important. Again, you've got to fit this all in within the characters that you are given. The next is the space and again we just use the keywords and the bullet points to make sure we get across the last bits of why people should come and book with us. Guest access again pretty much self explanatory guest interaction, other things to note, the neighborhood getting around. And again as you can see here, I've got the Google map, I've got a video on the Boost the Academy showing you how to customize a Google map to send out to your guests. But most of that is pretty much self explanatory. The most important things to recognize with your listing right here is that you utilize it. Do not do big blocks of text. One final thing, you can add a language so you can choose other languages to put your listing in. So again if you're a property that is got guests from all over the world, you've got from different areas of the world, then you can use that feature to translate the property and make sure that it is visible in language as well. If you are fluent in in Netherlands for example then what you can do is you can use services such as Upwork or Fiverr to translate it and then just copy and paste and move it over. I have a video on how to find out sources on Upwork or Fiverr please go and find that in the Boostly Academy. So the most important thing next then let me go into here is your images that you use. Now there's a really big tip that Danny told me and even I didn't realize that one the COVID photo is the most important one because it' image. But don't just test it on computer. The majority of the people when they use booking.com via on their mobile as they are doing it and some images on computer do not translate well to mobile. So when you've got your image done and your property is published, head over to your phone, go over to your listing, find that said listing on your office or whatever and have a look at it and See what that first image looks like. Try not to make it too busy, but also try and make it your unique selling proposition. So for us, we're all about nice light, modern. It's got a scent of the traditional area here. It's a very unique house. There's not many houses in Bali that is two up, two down, so we want to showcase that and that's the pictures that we're getting ahead. And again, those first six pictures are everything, so make sure that they are your most important ones. I always recommend getting a professional photo shoot. Somebody who's really good with Photoshop, someone who's really good with Adobe Editor, someone who's got a camera with a with a decent lens on is used to taking interior shots. If you want to know how to get one of those for free Again, go to boosie.co.ukphotoshoot and read my blog. Watch my video on how I go about doing this. When it comes to availability, when it comes to pricing, I just recommend getting this linked up to your booking engine as soon as possible. Avivo now do a two way connection. Supercontrol I believe have a two way connection. Free to book. Are working on a two way connection. So all of this can connect up automatically to your PMS. And that is it. The main thing to do is to make sure your listing stands out. Use emojis in the title, bullet points in the description and make sure that your pictures are quality. Final little bonus tip that I'm going to leave you with. Make sure that you've got all of your amenities in. People really do use the filter section on here, so make sure that all of your amenities are in. Make sure that the size beds are correct. Don't go down marking yourself for a double bed. If you've got a queen or a double, make sure that you give your property the full chance to sell itself. When somebody sees you on Airbnb.
