How to use ChatGPT in your STR business

Good morning, good afternoon. Welcome everybody. And I really hope that you don't sleep on this. I really hope that you take advantage of this sooner rather than later because you will get a massive head start over everybody. All right, let's get straight into this. Now. What are we going to be talking about today? Well, we're going to be talking about Chat GPT. Okay. Chat GPT. This is the future of marketing in a lot of ways. So what I want to do, let me just share this screen. Come back into here. Now, you will have seen this if you're looking at your screens. If you're listening on the podcast on the audio, please do make sure that you check out the video on, on Spotify or YouTube later. Come and find it. Chat GPT. Put it in Google with Boostly. This will come up. You may have seen a lot of people talking about this and sharing this on LinkedIn or social media over the course of the past week. But basically, in a nutshell, it's AI that's levelling up. And when it comes to copy, when it comes to putting things down that you can use in your everyday business, this is by far one of the best things that's been put out. And it's only been live. So this has been recorded in December, it's only been live for about a week now, and in a week it's had 1 million users. Just to put that into context, it took WhatsApp two years to get to 1 million users. So it's, it's, it's very present, it's very relevant and lots of people are going to dig into it. Now, obviously, when it comes to copy, when it comes to storytelling, when it comes to writing, I always recommend that you reach out to somebody experts. I mean, people that are in my world with Lauren Almeida, with, with Louise Brace and Nearly Khan. They are phenomenal. Like Lana as well, who helps with, with with our email copy. They are unbelievable and they can do things that most can. But there's some business owners that haven't got the budget to be able to work with an expert or it's where the experts are just fully booked. And so for those that are just starting out, that are really struggling with the words to put in on their, maybe their Airbnb listing, maybe it's their social media posts, maybe it is your website copy, maybe it's an email that you want to put out. Then these tools that are becoming more readily available are going to really help you in 2023. And if you're one of the early adopters of this technology, then you will massively benefit in your area. I guarantee. Right now, less than 1% of any other host where your properties are even knows about this. So by simply tuning into this podcast, you're going to be ahead of 99% of other people. I've been playing around with it for the last few days and I just wanted to just show you exactly how it works. So this podcast is just going to be mostly show and tell. It's going to be over the shoulder, me showing you how I do it. And what I want for you is to go away and play around with it and let me know the results in the comments. So the first example that I wanted to show you is how I created the post for this live video. So I went into it before we went live and I said, right, reword this Facebook post. Chat GPT is everywhere right now. Tune into a special episode of the Boostly Podcast Live where I show you how to take advantage of this free API tool. And what happened is that within less than a minute, Chat GPT had come back with the re. The reworded version, which sounds a lot better than mine. Okay, so it is a super quick and it is. Is super active and also as well, it's really clever in what it does and it really helps somebody like me who struggles with putting words together makes sense. It really helps me. So I know it's going to help you. So to get hold of this all you need to do, go into Google and just type in the word chat, GPT, C H, A, T, G, P, T. It's the first one that comes up. You click on that and it'll say, here, try ChatGPT. You'll then have to log in. You just have to register. You're going to do a text verification, but as soon as you've done that and you log in, this is what you see. So I've saved this link now as a favorite on my, on my computer and I can come back to at any point. Now, what I wanted to do in this as the next example is bring it right back to hospitality and let's just talk about Airbnb listing. So those of you that are tuning in now, Sharon, for example, I know you're active, Sharon and Anthony and, and Carol and Laura, just in the comment section. Live with me now, just put in the title that you currently have on your Airbnb listing. Let's do a live example with somebody that is tuning in Live with me. So give me the title of your Airbnb listing, one that you need a bit of help with. And then what I want for you to do is I want for you to give me your ideal guest and who you are looking to appeal to. Because what we'll do with this software right now and what we'll do with the AI is we'll get them to tweak our listing and give us their expert opinion. Okay, so who's going to go first? Whether it's Marilyn, Sharon, Anthony, Carol, Sharan, anybody? Give me a give us your title on your Airbnb listing or, or give us a title of what it is now and then give me your, your avatar and we'll see how quick one comes through. But while we're waiting for that, let me just go and have a random look on Airbnb right now in my area while we're doing that. Oh, here we go. Marilyn is produced. Well done. Nice and quick. So waterfront, sea views, shutters by the sea, Kiama. Okay, so that's the title, right? It currently is. I would. So basically I'm going to give it a command. I would like for you to reword my Airbnb title so it is more appealable. It currently is. And Marilyn, who are your. Who are your ideal guests? So it is a C view property. I'm gonna put the little commas there and little things there. So what it does pretty instantly and the longest I've ever seen it think is two minutes. But what it says instantly is how about Seaside retreat with waterfront views in Kiama? This title emphasized the peaceful and relaxing atmosphere of the property as well as its beautiful location by the sea. Shutters by the Sea could be included as a subheading to provide more information about the property. So what I love about this is that not only does it just spits out what it should be, but it gives you the reasons why and it also gives you alternatives. So it's very, very clever. So Marilyn, right there. You could potentially do Seaside Retreat by with waterfront views in Kiama and it also gives you the reasons why. So. All right Anthony, we'll do yours next. Let me reset this thread. I would like for you to reword my Airbnb listing title. It is currently. Sleeps 16 the two cozy houses next door. Okay Anthony, to give you more of more help. It is ideal for contractors or large family groups. Help me reword the title. Okay, and then it says how about spacious and cozy homes for groups of up to 16 guests. Perfect for contractors or families. And again, you can ask it to try again. So it says okay, well I don't want that. I want to go again. So it says houses for 16 perfect for contractors or large families. So reset. Fred, let's go with Laura's two bed duplex apartment. Okay, so we'll go here. Help me with my Airbnb description. It is a two bedroom duplex apartment in Manchester. Located near in the Sky Gardens. Here are some suggestions for your Airbnb description. Start by Start by highlighting the apartment's unique location in the Sky Gardens building. Mention the views and the convenience of being in the heart of Manchester. Describe the layout and the size of the apartment. Include the number of bedrooms and bathrooms, the living and the dining areas, and any outdoor space or balconies. Mention any standout features of the apartment such as a fireplace, a balcony or a fully equipped kitchen. Talk about the neighborhood and the surrounding area. What are the popular attractions, landmarks nearby? So it's literally telling you what to talk about and what to focus on for your for your listing, which is really interesting and really effective right now. Let's move on to something else. So Instagram posts, Facebook posts. Who struggles when it comes to knowing what to put down, knowing what copy to use. I know I do. So again, we could just put in here I have a two bedroom apartment that I want to get more bookings for vacation rentals. Help me create a Facebook post that would appeal to couples who are looking for a weekend getaway in Manchester. Too many requests. Please slow down. Okay, so I'VE done too many, but this is just an example of what you can, you can be putting in. So this is what I would like for you to go away and test. So it's called Chat GPT. Okay. I've obviously gone a bit too quick for this podcast and it's asked me to slow down. I will see if it will let me do it before the end of this podcast and I'll give you an, an answer to that one. But go in and, and just test it, experiment with it, see how it works, see what you can do with it. And again, it's not just limited to Facebook posts or Instagram posts or LinkedIn posts or email or your Airbnb description. This can really help you with copy for everything. Like I say, the ultimate goal is that you're going to be hiring somebody, an expert that will be able to work on this with you and be part of your team. But as you're leveling up your business and you know, until you'll be able to afford that, this is a great stopgap. And this technology is just getting going. The next step up from here, which I can't see this being, being far away at all, is instead of having to type it out, you'll just ask it. So just like you talk to your voice devices that are in your room or your houses, you'll be able to do the same thing and it'll be able to give you it instantly. So this is the future. This is definitely something that's coming and it's here to help you as a, as a, as a small business owner. So please do go and take advantage of it. Just wait until the images start to side really starts to take off as well. There is obviously AI images that you'll see on social media at present moment in time for everywhere. But just imagine in the future where you can say here's my, here's my current picture. I want you to edit this to make the, the light look better, to make the boom, boom, boom look better. So it's, it's really is interesting where we could go not only just in the next week, but in the next month or the next year or five years. So this is the future. Welcome to the future.
