Short video advice for new Airbnb hosts recommending use of pricing tools. The speaker (Mark Simpson) strongly recommends using PriceLabs for a first listing, citing its $10 market dashboard and easy comparables feature. Alternatives mentioned: AirDNA (requires subscription) and Host Robuilt’s host camp (includes AirDNA). The clip gives a tiered set of options based on affordability.
For anyone launching an Airbnb, do not price it yourself on your own. Get Price Labs for the first listing before you launch. Their Market dashboards are also super helpful. If you can't afford Air DNA, mind you, you should go sign up for host Robuilt's host camp and then you get Air DNA as part of signing up. Now, if you can't afford that either, that's fine. Price Labs will give you a market dashboard for $10. It's really easy to use, and then it'll give you a list of your comparables a lot more concisely than trying to go through Airbnb and comp manually.
