Real Estate Robinsons

Tony and Sarah Robinson built a short-term rental business to 30 properties, 25 of them with zero of their own capital, by sharing their journey on social media. Tony lost his W-2 job in December 2020. They got deals through DMs, including a campground, and used partners to fund purchases.

Day.
That was a bad Australian accent.
My name's Julie George. I've flown in from Australia and I'm.
Will Slickers and I came all the way from Denver, Colorado.
Yeah. Are you having fun yet?
Are they having fun? I can't tell.
Can you try that again? Are you having fun yet?
Are you having fun? There we go. That's what I'm talking about.
There was a lot of fun to be had on this dance floor last night, I can tell you.
So where's Maddie from Mount? Where are you at, Maddie? Oh, all right. Bad person to call out. My bad.
We almost need to do a roll call every morning to make sure you're all accounted for, folks. Look, we are thrilled to be here. We are going to be co emceeing with Bill and Mike str Wealth Conference. It is the ultimate place for connection. We are hoping that the one thing that you will do in the next few days is to meet some new people, connect with new people, motivate each other, inspire each other, just support each other. This is the one industry I have been involved in where there is no competition. And to hear stories like Kim Fitzpatrick. Oh, my goodness. I am so proud of you, Kim. And where is she? She's still crying, I think, but I was crying. These are the stories that you need to share amongst you. So we are going to encourage that for the next couple of days. Is that right?
Yeah.
And you're probably hearing Bill and Mike say the word super a lot. So this, like, whole year for this conference is about super connections. You are in the right room for the right reasons at the right moment. So this is the most important thing to take away from the conference as you're getting to network, as you're getting to hang out, reconnect with friends in the industry and meet new friends as well. So keep that in mind when you're maybe by yourself or uncomfortable because you don't know somebody get uncomfortable for the good reasons. You're in the right room, you're at the right place, and we're all here to build something awesome.
If you see anybody sitting on their own or dancing on their own, cut in. I want you to cut in and make sure that they're not alone anymore. So let's make sure that we support each other and inspire. Now, the other thing that I will ask all of you, and I did try this in Scottsdale, Arizona, three weeks ago. Can I just ask all the single ladies to stand up? Have we got Any single ladies get back here? All right, so I do have the most eligible bachelor in short term rentals standing here.
When there's a Will, there's a way. Ladies just know that. So what?
A pickup line. And I will commence bidding at $5.
Oh my God.
No.
Worth at least 550.
It is getting to the point where I'm just going to have to give him away. So look, call me Will's pimp. But look, now, on a serious note, let's get cracking. We are going to kick this off with some incredible speakers to start with. Will, do you want to maybe tell the professional side and then I'm going to tell the fun side.
These two speakers that you're about to hear went from 0 to 20 owned properties in two years. Now this isn't co hosting, this isn't arbitrage, this isn't anything else. They literally own outright 20 properties that they got in two years, which is a lot of work. How many of you own a property in this room right now that you.
Put on short term rentals?
You all own? Okay, all right. A lot more.
You own our property?
Not yet.
Damn.
Hold up.
Trying to get there. How many of you co host? How many of you arbitrage? How many of you are in like the boutique hotel space?
Wow, that's quite a few.
So the ownership is the powerful play in the room. So these two, they went from, that they went from 0 to 20 in two years. Really incredible stuff. And Julia, if I may say so.
Myself, and look, also known to be on bigger pockets. But what I think their claim to fame is, I mean, you think that we are the best looking couple in str. You wait till you see Tony and Sarah Robinson.
Let's get, get on your feet and let's give them a round of applause. Tony and Sarah.
Woo.
Thank you. Thank you.
Hey guys, Good morning.
What's up?
What's up guys?
We are super excited to be here. And I'm, I love the music. We're super pumped to be here. So look, before we do anything, the first thing Sarah and I want to do is we want to thank Bill, Mike and Chris for putting on this event. Because look around, there's 1,000 of the world's greatest and best Airbnb operators all in the same place. And you know, Sarah and I host events too. We know how much work goes into doing something like this. All of you are lucky. You just buy your ticket and you show up. But there's a lot of work on the back end to pull this kind of thing off. So if we can first clap it up for them for putting together such an amazing event.
Thank you, guys. Thank you. Thanks, Bill.
All right, so I guess introductions, right? So I'm Tony.
I'm Sarah.
And we are the Real estate Robinson. Well, YouTube for those of you that follow us there. But, you know, Sarah and I are super excited to be here. Over the next couple of days, you guys are going to hear from so many amazing speakers, obviously. And when we looked at the lineup, we're like, man, everyone's so good at Airbnb. Like, what are we going to talk about that you guys aren't gonna hear from someone else? And we landed on something that was kind of unique to us in our journey and our story, and that's building your brand and using that brand to build your real estate business.
So we just wanna kind of gauge where the audience is at based on how you're using social media now. So by show of hands, raise your hand if you are using social media. Any platform. Just checking that on a daily basis. Raise your hands.
Everybody's hand should be up. If you have a social media.
If you don't have your hand up, I feel like you're kind of lying.
Yeah. So put your hands up. If you have social media and you check it at least once a day. Okay.
Yeah.
Thank you.
Keep your hands up. Keep your hands up.
Keep your hand up.
Keep your hands up. If you have social media, check it at least once a day. Keep your hands up.
Right now, you guys aren't using social media.
This whole group, this whole. Yeah, Keep your hands up.
Right.
Okay. Keep your hand up. If you are actively using social media to share your real estate journey with your followers.
Ooh. Okay.
Okay.
Don't put your hand in hand.
A lot of hands went down, but we still have a good amount. What about keep your hand in the air if you post it about coming to str wealth or being here in general.
All right.
Okay. Yeah, you can put it back up. Okay. Just keep it. If your hand is still up. Look around, guys. So it's not that many people in. And this is why we want to talk about this today. We feel that social media is a super overlooked tool in our space. This is literally how Tony and I were able to scale so quickly, was being super intentional with building our brand on social media and posting intentionally. So everybody that didn't raise your hand, hopefully after this presentation, you understand that social media needs to be part of. Part of your tech stack, just like your dynamic pricing, just like your PMS. Just like your guidebook, it's 2023. Social media isn't just about updating your friends on the earthquake you felt. It's about really sharing your journey, leveraging your platform, and helping you rocket fuel your real estate portfolio, just like we did.
So, like, why is this so important to me and Sarah? Like, why is this such an integral part of our business? So we started investing in short term rentals back in 2020. It was summer 2020, kind of right in the middle of COVID And a few months after that, we got some news that almost derailed our real estate business. So two days before Christmas 2020, I get a call from the HR director at my job telling me that I'm fired. And at that point, we only have three properties. We got a mortgage, we have a son, we had a family to provide for, and our income went to zero. So we said, oh man, how can we continue to scale our real estate business without W2 income? And, and it was leveraging this brand we have been building to find better deals and find the capital to fund those deals. So what we're about to show you literally almost saved me and Sarah from financial ruin because we were able to leverage that to continue to build our business. So there's a lot of power behind what we're going to share with you guys today.
And you might be thinking, well, you guys have bigger pockets and a YouTube channel. But again, when we started this, you guys, we had our, our Instagrams work actually private. We, we weren't the real estate Robinsons. We're Tony and Sarah with about 1,1500 followers, just like an average person on social media. So we were you guys, we were the mass audience, you know, so we have been very intentional the last few years in growing our current following now.
Yeah, and here's the thing, like what we're, what we're about to share with you don't feel like you need to become Tony and Sarah. Don't feel like you need to become Bill and Mike or any of the other speakers that are going to be on stage. The, the purpose of what we're giving you isn't. So you become influencers and you have thousands and tens of thousands of followers. What we're trying to show you how to do is to position yourself as the expert in your own circle. Okay. How can you become the expert in short term rentals within the people that you already know?
Right.
Because that's how you start to build momentum. That's what we're trying to show you guys today.
So you don't need a massive following to be the expert in your own circle. So there is anything you take away from that. Remember that, please. Okay, so we are gonna go over the agenda really quickly. So we're gonna talk about why is social media important? Then we're gonna talk about how to build your brand and how to leverage your brand.
Yeah, and sorry, I misspelled leveraging.
So, yeah, he's much better at analyzing deals than spelling.
All right, so why is social important? So there's really two reasons why we believe social media is important. First, because it allows you to find better deals. And second, because it allows you to find the capital to fund those deals. Okay? Everyone knows that you need money to buy real estate, but it doesn't necessarily need to be your own money. Okay? And that's what we're going to talk about. So first, getting good deals is getting harder to find, right? Good deals are harder to find. Interest rates are going up. Who has a short term rental at a 3% interest rate? Is there anyone in here? I got one of those too.
Right?
And I feel good. It's not like that today, right? And we all know that interest rates are going up mean. Meaning that you have to spend more money to buy the same property. In addition to interest rates going up, there's Airbnb bust. Airbnbs are over. No one's making money in Airbnbs anymore. Everyone's kind of hearing that, right? But honestly, a lot of those people that are talking about the Airbnb bus probably just bought the wrong deal, right? If we're being honest. So getting good deals is getting harder to find. Second, eventually you'll run out of your own money, right? Even if you're not like me, you end up losing your job. Maybe you want to scale up to something bigger. Maybe you want to start buying boutique hotels like Mike does. Those cost a lot of money, right? Or even if you just want to stay in the single family space and you want to buy those properties faster, that chart on the left over there or on the right over here, that shows the average median home price over the last several quarters. And you can see it's just going up and up and up, finally starting to taper off a little bit. But homes are getting more expensive, right? So interest rates are going up. Prices are still going up. It's harder to find good deals and spending more money to find the deals that you can find.
Okay? So here is an example of a direct message that Tony actually received on Instagram. So this is from a complete stranger. So someone that we don't know, never met, but that follows up, follows us because they know what we're doing. So he pitched Tony on a deal. And mind you, once you start sharing your journey on social media and people start to know that you are investing, you're gonna get messages like this, which is super helpful. That's what Tony's just talking about. Other people are gonna find deals for you. So we get messages like this often. So if you know of a deal and you think we might be interested, DM us. But anyway, so this was a deal. Most of them aren't really good deals, but this one just so happened to be a really good deal, actually. So we are under contract in a five on a five and a half acre campground, all because of this complete stranger who knew us and thought to DM us this deal. So this is actually what it'll look like eventually. Super cute. We're so excited. It's a super cool geodesic campground in a market that doesn't have unique properties like this. And again, all of this is all off of us sharing our journey on social media. A stranger knew about us and sent us that deal.
Yeah, we did zero work to find this deal. Like, zero work. I just opened my Instagrams one day and someone was like, here, Tony, here you go. Right? Like, who would like to have people just send them messages in their insta. Right? Like, how easy would that be? Right, but it's possible. So that's the first way that social is important, right? Because people will start sending you good deals. Second reason why social is important is because, again, it's. It allows you to find the capital to fund your deals. So this was the first Airbnb that we ever purchased. It was a cabin out in the Smoky Mountains. We have the numbers down there, but the only one that's really important is that cash to close. So we had to spend $60,000 about to close on this property. And of that $60,000, 100% of that capital came from me, Sarah, and our partner, Omid. He's in here somewhere. The three of us had to come up with all of that capital. Right?
We.
Which is fine. That's how most people get started. You use your savings, whatever you got to fund your deals. But remember, I ended up losing my job. We don't have as much capital anymore. So what do we do next? This is a property that we purchased last year. So same thing. Numbers are written out down there. Notice the cash close at the bottom is about $65,000. Now the difference between this deal and the first one is that of that $65,000, we personally brought $0 to that deal. We found a partner who funded the entire purchase, they funded the entire setup, they carried the mortgage, we did everything else. And we've leveraged that same model over and over and over again to scale our portfolio. So we went from putting 100% of the capital to putting zero. Okay. That's how you can leverage social media. This person found us from social.
So I kind of said this already, but so many people I think have just a negative connotation to social media. They think it's a waste of time, it's a distraction. But again, think of all of the companies. We all know every single one of them are using social media as a tool to continue growing their brand. Right. So yeah, social media is like the fastest and easiest way to reach a large number of people. And when you're reaching a large number of people, you have a really high chance of, of getting people that are going to know like and trust you.
So this is just a quick rundown of what our kind of digital footprint looks like today. So on social, between the two of us, we've got a little over 90,000 followers. They're on our TikTok and our YouTube. That puts us up to about 154. And granted there's some overlap there. Right. Like some people who follow us on TikTok probably also subscribe to us on YouTube, but out of all the followers, it's 154,000. I co host a real estate rookie podcast for like a top top 30, 40 podcasts on Apple and Spotify. So we get about 600,000 downloads for that podcast on a monthly basis. So that's a lot of people who know us. Right. Do they all like us? I don't know. Right. It's hard to say, but at least we're starting with like a big top of the funnel.
There's a lot of people on TikTok that don't like us. If you guys don't know, post on TikTok about your short term rental journey. And there's a lot of anti short term rental people on TikTok.
Yeah, TikTok's the one.
Okay, so we're gonna break down what no like and trust actually mean. It's pretty obvious, but let's break it down here. So no, this is when people actually just start to become aware of who you are and what you're good at. So for us, for example, when we first started sharing our journey, we talk, and we still do talk a lot about real estate and more specifically about short term rentals. So just figure out what your niche is and start sharing and your audience will start to associate you with what you're posting and that's what so and so does. So that's now like, okay, so once you start forming a connection with your audience, they start to like you or not like on TikTok. But anyway, so the way you form a connection is by being your true authentic self. And Mark Simpson told me this last year here at S Hero Wealth. I'll never forget it. He called, complimented me on being myself on social media and he said, you bring a lot of fun into this space that I've never seen before. And I struggle with really showing my true self sometimes on social media because I feel like the real estate space is so intimidating. You have to be like, oh, nice to meet you. But he complimented me and was like, sarah, just keep doing what you're doing. Your vibe will attract your own tribe. And I never forgot that. So take Mark's advice and just like really lean into who you are. Don't try to be like Tony, don't try to be like me, don't try to be like Bill and Mike. Like really identify with who you are and portray that on social media. Because I feel like it's so easy to snip out a fake on social media, don't you think? It's like, oh my God girl, who are you trying to be?
And it makes it harder to stay consistent if you're not being true to who you are. Right? If you, if you make it work to do social media, then it's not fun. But if you're just naturally being yourself and you're documenting that process, it becomes easier to stay consistent and more enjoyable.
For yourself, you know, okay. And trust. So once you check off the no and like box, naturally the third box is trust. So this happens when someone you know, they no one like you obviously, and then they end up trusting you. And this one is super important because. Because if you are trying to leverage your following in social media to really rocket fuel your real estate portfolio, you need your audience to trust you. So let's say for example, you post on social media that, hey guys, I found this really awesome deal, like the campground, let's say we're looking to raise capital, this is the best deal ever, blah, blah, blah. If they already know and like you and trust you, those people are going to believe you and vice Versa. If you say this is a bad deal, they're gonna believe you. So. So know, like, and trust are critical to growing your audience.
Yeah. Like, how many of you. Has anyone in here ever met Jeff Bezos? Does anyone know Jeff?
No.
Me neither. I never met Jeff either.
Right.
But if Jeff came to me and said, hey, Tony, this company is going to kill Amazon and you should invest in this company today, how many of you guys would invest in that company if Jeff Bezos said that? No one knows Jeff, but we would all put money into it because we trust him. Right. Because he's built that authority. Right. He's proven himself as an authority in that space. And you guys can do that, but on a micro level with your own audience. All right, so we just talked about the importance of why social is important. Right. You guys can see how it's impacted our business. Now we want to give you some tactical steps to actually start building your own brand. Okay, now, when we say build your brand, some people might think of building your brand. Like Grant Cardone.
Right?
Grant Cardone 10x this and 10x Growthcon and Cardone Capital and Cardone Ventures and. And all of these different business ventures that Grant Cardone has. But does anyone know how Grant Cardone got started? Does anyone know what he was initially known for? What was that specifically? What kind? Car sales. Right. I scoured the Internet. This is the oldest book I could find from Grant Cardone, and it was a book about being a better car salesperson. So Grant Cardone, this ultra super successful guy who was known for entrepreneurship, and he's got billions of dollars worth of real estate. He started off teaching people how to be a better car salesperson. Right. So the point is, start with your niche and then expand. Don't feel like you have to be all things to all people. Find your one kind of unique overlap that's unique to who you are, and lean into that. I'm gonna give you a few examples of how you can do this and. And hopefully one of these resonate with you. So I love this example, right? Someone who's in the medical professional space, but is also a real estate investor. So my friend Alex Sabio, I don't know if he's in here today also, but he's done a phenomenal job of overlapping these two industries. So Alex works in the medical field. He has for, I don't know, I think like two decades or something like that. But he's also got a passion for real estate investing. And what he's done is he's created A group of people who are in the medical professional space but also want to be real estate investors. And Alex doesn't have a big YouTube channel. Alex doesn't have a bunch of followers on social media, but he's built a Facebook group that's got like 4,000 people in it that are all medical professionals who also want to invest in real estate. And Alex right now is currently raising money to buy. I think he's got two different hotel deals that he's working on raising capital for. And I'm assuming a lot of those folks are probably coming from that group. So that's a great overlap. Medical professionals who also want to invest in real estate. Next, I have a cousin who works at Google, right. She's a tech employee, and every month her and a bunch of other Google employees get together and they have a virtual meetup to talk about real estate. So she's become kind of the go to person in her circle at Google of tech employees who also want to invest in real estate. Right. It's another niche where you're saying, I'm not going to talk to everybody, but if you work at Google and you want to invest in real estate, I'm the person that you want to talk to. An example from us personally, right? Me being the co host of the Bigger Pockets Real Estate Rookie Podcast, I naturally come into contact with rookies, right? People who are at the beginning parts of their journey. So a lot of our content is, hey, I'm a brand new investor, but I'm also interested in the role of Airbnb investing. And a lot of our content is catered towards that as well. So find that overlap. Find those two parts of your lives where you can kind of mix those things together to talk to a group that maybe doesn't get spoken to enough.
Okay. So we know there is like a shit ton of platforms you could be using and it's super overwhelming. Right. So what we recommend is to really identify with which platform you know you enjoy most and can be consistent with. So for me personally, I'm a tiktoker. I can dance all day. That's Tony's worst nightmare. I don't think he's ever been scrolled on TikTok. He's a podcaster. That's why he's killing it in that space you want to tell your story about.
Yeah, I mean, so like, you know, I'm currently the coach of the Bigger Pockets Real Estate Rookie Podcast. We're like a number two real estate podcast in the country right now. But before I Got the job with BiggerPockets. I started my own podcast. It was called you'd First Real Estate Investment. And I started this podcast back in 2019 and I actually started the podcast before I ever even closed on my first deal. I didn't even have a deal. I didn't have my first investment, but I had a podcast about real estate investing. And I wasn't lying to my audience. I was truthful with them. I said, hey, I'm a new investor. I'm looking to get my first deal. I just want to talk to other people about how they got their first deal. That was the whole premise of the show. And it was through that podcast that I met the person that eventually introduced me to the Bigger Pockets community, which led to me getting the job. Right. I couldn't have planned it that way in a million years. But as you start to take action, good things, things happen.
So, I mean, you started that podcast with zero intention of getting the bigger pot. You didn't even know that existed. That was a possibility. He literally started his own podcast with the intention of learning and, and networking and doing exactly what we're preaching today. So. And then it just. He got lucky by getting the Bigger Pockets gig. But again, so really figure out with what, figure out what platform you are most confident comfortable with and what you know you will be most consistent with. Because consistency is key. If you start on Instagram and you. You fall off, that's not how it works. You need to be consistent on one specific platform and then you can expand to other platforms.
So a lot of you here, when we talk about building your brand and, you know, posting on social media, you might die a little bit at the thought of posting a video of yourself on social media, right? But here's, here's the good truth, right? You don't have to be on video to build a brand on social media. So over these next couple of slides, I'm going to give you examples of people who have built decent followings without necessarily posting videos of themselves or photos.
Or even hearing your. How many like people hate hearing their own voice? That's like normal fear, right? So all of these examples are like, no one knows what you look like or something sound like.
So this is a profile. It's called Personal Finance Club. A guy by the name of Jeremy, and every single day he posts one post and it's usually a graphic like this. Something about either investing in index funds or something about saving money on the personal finance side. And he's got several hundred thousand followers and barely Shows his face. But people love him. And he's built massive trust with his audience because every single day he's pouring value into them. This is my cpa. Her name's Amanda Hahn. She does a really good job of these, like, tweet threads where she'll post, you know, 10 tweets on Twitter. She'll just take a screenshot, post those to her Instagram. And now she's got like multiple images people can scroll through. So this one says, how do you materially participate in real estate? It's like a good hook. Like, what the heck does that even mean, materially participate? People started scrolling through and now they're engaging with your content.
And also, you guys gotta think of, like, what is shareable? You know, social media is a shareable thing. So, like, what Amanda do, Amanda does is super smart, I think, because everyone is going to share or save that for when it's time for them to whatever the heck she just said, materialize, participate.
If you do before and afters, maybe you're big into rehabs or you like interior design, or even if you're not like investing actively, but you like to do stuff like this in your own home. If you have projects you do in your own home, post before and afters. People love seeing those kinds of, of transformations. This comes from a friend of ours, his name is James Danard. He's a flipper out in the Pacific Northwest. And a lot of his content is just before and afters of all the flips that he does, but a great way to produce content. And then this next one here, this one's actually me. So there's a popular Instagram profile called DudeWithSign. And he just like, stands in the streets of New York and he writes like, you know, funny, relatable things on his sign. And me and Sarah were looking at it like, man, what if we did something like that for Airbnbs, for entrepreneurship, real estate, investing? So we went to our local mall and this is me with the sign that says you don't have to ask for PTO when you work for yourself. And that one post got over 2000 likes, which is pretty good for me.
That takes a lot of guts. I was dying taking the photo with a hat, and I wasn't even the person with the sign. So if you have the balls to do something like that, that'll do really.
Well on social media.
All right, so everything we just showed you guys was non video based. You guys can start doing that stuff today right now. But if you are someone that's comfortable in front of the camera. Here's a few examples for you as well.
Okay, so there's just like a ton of different styles. A lot of people are like, oh, video is just me talking to the camera. There's so many different styles, especially right now that we know are doing really well to help reach more engagement. So this is. Sean loves real estate.
He.
He has like a million followers on TikTok and Instagram and he's known for doing mock dialogue, which is doing insanely well right now. So this is what that looks like.
All right, we're going to hopefully this plays. Let's see if this works.
Is this going to be a rental or your primary home? Yes. What do you mean yes? I'm going to live in it for one year and then I'm going to convert it into a rental property. Why would you do that? Because this way I can get a mortgage with the best rates and the best terms and I can spend the first year fixing it up while I live in it. Then when I move out, I get to keep my low interest rate mortgage when I turn it into a rental. Makes sense to me. How'd you learn about this? I follow Sean. He makes real estate easy.
So super easy, right? I mean, super digestible information. And he even like tells you at the end to follow him because he shares easy information. So he's the best at mock dialogues. Okay, Straight to camera. This is probably the most common and you guys probably see us do that a lot. But yeah, that's like what I just talked about where you're just like giving a message straight to the camera. The hermosis do this often and this is an example example of what that.
Looks like because they start trying to earn rather than trying to learn. It would be like me going to Elon Musk and saying, I'll be your assistant.
He offers me a hundred thousand dollars a year.
Alex, I would like to offer you $100,000 per year to be my assistant.
And me being like, I'll come for 200.
Actually, you're stupid. Never mind. Think about how stupid that is. That's the decision 20 year olds make every day. So the most important thing you have to realize when you're in your 20s is just what season you are in. Just really isn't that crazy? What AI can do now to make Elon Musk say that? That's so wild.
All right, Another example is B roll in tech. So this one I think is like super easy to do. Like all of you guys can do One of these before the end of the conference. So that's when you're just taking any camera footage that you have on your phone already. Doesn't even have to be you, just like of the scenery, let's say.
And.
And then just overlaying it with some text that's either entertaining, inspiring, or teachable. So we do this often ourselves, and these do really, really well. So here's an example. I laugh because it's three must haves for your Airbnb and a random photo of us jumping off of a boat. Doesn't make any sense.
But this one did super well. Why? Who knows, right? But one of the things that me and Sarah struggle with a lot too, is like, you know, for everyone in this room, these three tips are probably super basic, right? Like, duh, Tony, I'm gonna get a keyless entry pad. Like, that's not what we paid to learn from you guys. But what you have to remember is that when you're posting on your social, you're not posting for the people in this room.
Right?
Right. Like, everyone in this room already knows this stuff. You're posting for the person that maybe has the idea of investing in Airbnbs but doesn't know where to get started. Or you're posting for the person that maybe understands the concept of real estate investing, but doesn't have the time, desire or ability to do it themselves. And when you post things like this, it's you continuing to build that authority in their minds. So sometimes we get this, like, and we'll talk about this in a bit, but sometimes it gets hard to post because you're thinking about the people that are more experienced than you, but that's not who you're posting for.
All right? Another example is sharing your story. So again, the whole purposes presentation is to be intentional with what you're posting and why you are posting. Like, what is the end goal here? So we're trying to find deals and dollars from our audience on social media, right? So you need to constantly be sharing your journey, telling people who you are, what you do, and what is your why. So we are always sharing our story over and over again in different ways because we hope that it's reaching us other, like new eyes that have never seen us, and even coming across those eyes that have seen us but never really paid attention to what we've posted. So highly recommend. You are constantly sharing your own story. This is an example of that. So super easy. That's just, again, some B roll we've had and add some text and for someone who doesn't know us, they'd be like, oh, my God, that's so cool. How did they do that? Okay, another one is Trends. So this is my personal favorite. I love Trends, because, again, this is what's trending out in the large audience. You know, this is what people are really sharing in high volume. So. So whether that's like a trending audio, a trending edit, this is my vibe. Tony Hate's doing this.
She's gotta force me to do these. Thank you for being so dumb.
What? Iconic Plankton. I'm a big spongebob fan, so.
All right, we got, like, a little less than three minutes left. So we're trying to blaze through these last few slides here. So everything we just gave you guys, it's a basic version of the same framework that Sarah and I have used to build our real estate portfolio. Right now we have about 30 properties, and of those 30 properties that we have, we got 25 of those with 0 of our own capital. 0 of our own capital for 25 of those properties. And it's not far fetched, right? Like, we know people who don't have the following size that we have that are doing the same exact thing. So it's very possible you just have to put in the work to build that platform. But again, some people might think, well, I'm an imposter, right? Like, maybe I don't have the pedigree to talk about my story in the same way that you guys do. And believe me, we get that as we first started in sharing our journey, we felt that same kind of imposter syndrome as well. But here's the truth. You are the expert of your own story, and it's impossible to be an imposter if you're just sharing your story and sharing your journey. Like, even for those of you that are here at STR wealth, if you just go home and you take out your phone and you say, hey, here are five things I learned at this Airbnb conference. And you list off five things. That's not you being an imposter. That's you sharing what you just learned over the past two days in Nashville. And that's an easy way to build that confidence. All right, so last piece is. And again, sorry, I just. I copied leveraging from the first slide. So. Sorry that it's misspelled again. So how do you take all of this work that you've done up until this point and use it to actually start getting capital for your deals? The crazy part is that this is actually the easy part. Once you put in all the work to build your brand and build that know, like, and trust the ask of actually asking for the dollars, asking for the deals, that becomes easy. So here's an example of a video that we posted on my Instagram. To find a deal or to find a partner for a potential deal. Too fast. Hey, what's up, guys? We're standing here in front of our newest property. We are super, super excited for this one. A lot of you guys know we have these really beautiful tiny homes in Joshua Tree. This one is a spin on that design where it's got the same kind of layout, but instead of being a 4 inches square foot studio, it's a 2 bedroom house with these beautiful panel doors that open up out to the front. Joshua Trees everywhere. So anyway, if you want to partner with us on properties like this, where we do all the work of setting them up, managing them, DM me the word partner and we can talk more about how to make that happen that easy, right? And we found a partner from that video. So if you pour in to your audience, giving them as much free content as you possibly can, when you go for the ask like this, someone's going to raise your hand and say, hey, I'd like you guys. I want to work with you guys.
Well, that's it, guys. We hope that was valuable. And I really hope that a year from now when we come back and meet you guys and you guys really show us how much you've grown your audience, how many deals you've locked in from people that you've met on social media. But we're going to give you guys a challenge. We are purchasing gonna venmo the winner. $100 by the end of this conference. And what we're looking for is for someone to tag us with a really well thought out real Instagram story. Something that is gonna make your audience be like, huh, I should look into Tony's stories more often. So really think about something valuable. You have so many tools in this room right now, so many people. Yeah. So really get creative and start your real estate journey using social media like today. Don't regret it.
You want to talk about the challenge?
Oh, did I not say it? Yeah, yeah, that's what I just said.
Yeah. Is that okay? Okay, cool. All right, so. But did you say tag us?
Yeah, sorry. Yeah, tag us. So Tony, Sarah and STR Wealth Con is your guys, right?
