Mark Simpson shows property managers how to monetize guest requests by listing items they don't routinely provide, like firewood or propane. Especially useful in remote areas like Joshua Tree, this turns common late-night shortages into paid services that improve guest satisfaction.
What are your guests asking for that you cannot provide? In some cases, firewood, 1am some cases, propane. All of those things. Put them in a list and see how you can now actually provide those things at an upcharge. What I mean by that is it's one in the morning, your guests are tipsy, and they text you or your property manager. I have rentals in Joshua Tree, so this is a very common situation. You left the propane on and we need more or we're out of firewood. Where do we get it? We're 30 miles from near a store, it's the middle of the night.
