Showcasing the new Boostly

Mark Simpson demos Boostly's new Connect dashboard with AI agents that audit listings and suggest pricing. The platform now integrates with PMS systems like Logify and Uplisting, plus tools like Slack and Airtable. Pricing stays flat at $97 a month with no per-property fees.

All right, good morning, good afternoon, good evening. Welcome. Uh, every now and again, what I do is I bring our weekly calls from behind the parapet, from behind the paywall, and showcase it to the world. And that is what we are doing right here. So for those of you that have been on these before, hello, welcome. There's Mark Simpson. Hello to all the Boosty people that are in the Zoom room. You know where you are. Uh, today what I wanted to do is showcase a few things. So I wanted to show our members what have we been doing, but at the same time show it off to the world because we are shipping and producing all of these cool features that I wanted to not only show our members how to get hold of it right now, but also as well to the wider world, just in case there's somebody watching going, oh, I'd like to be a part of that. Uh, so welcome. Let us know where you're tuning in from around the world. Uh, you can do it in the comments if you like on YouTube, Facebook, LinkedIn. And if you're with us in the, in the Zoom room, say hi in the chat. Let us know what your weekly wins are. It's good to see so many regular names and faces in there. A wee bit of admin and a bit of housekeeping before we do get going. This is going to be, uh, one of the final one of these I do for a few weeks because we're about to start, uh, Boostly on tour traveling around the States. Um, so we're going to be back in a couple of weeks' time, but Just to let you know, Ger is not going anywhere. Ger is going to be doing his regular Thursday calls, and obviously if you're part of the Boostly world, you will know that's on a Thursday, every Thursday, 8 PM UK, which is, or what, 5, 3 PM in Eastern Time, and then you can work it out from wherever else you are around, around the world. One of these weeks we've got a really cool one. One of our members has been using the Boostly CRM for a sales channel on how to get more homeowners, and he's going to come and sort of reveal everything that he's been doing. And I'm really looking forward to that one. I'm going to watch that one back on the replay because it's a really interesting topic of other ways to be using the old CRM. So we've got plenty to crack on to. Let me share my screen. Um, let's see if you can see this. Okay. All right. So if this is all going well, if I click on this, if I click on this, you should be able to see this screen here. This screen here should be able to show you the analytics. Just give me a little yes or no. Do you see analytics on, on this? Cherie, fantastic little weekly win. First direct booking on a new site. Lovely. Okay. So lots to crack on with. Let's just get straight into it. Um, this is the Connect dashboard. All right, now the, the Connect dashboard, you will have all seen, those of you that are obviously part of Boostly, you will, uh, know that all of this is pretty much standard of, of what you currently see right now. But there is something new sitting on the scene, and it's called Connect AI. So one of the things that we've created, and we're gonna have a few people testing this, this week, is we've been able to build AI assistants which will turn out to be AI agents within the Connect dashboard. All right, so, um, what you've got here in the bottom right-hand corner of the screen, we are just currently working on a little bit of user experience. We're actually thinking what we're going to do is we're going to move this to the top and move all of these to the top as well. But when you tap on it, you'll be able to come in and you'll be able to ask it questions about your portfolio, about your performance. It will also be able to audit your listings. It will be able to roast your listings. It will be able to give you feedback on pricing. It'll be able to tell you about potential remarketing ideas, X, Y, and Z. So we're bringing it into here. So here's a couple of questions that we've put pre-filled in. So how did my revenue do this month? Occupancy? How do I connect? Yada yada. But in turn, it's going to get bigger and bigger and better and better. And it's going to be all part of, um, the package. Okay, so obviously with that being said, to utilize it, to use it, you need to have things connected. Talking about connected, one of the main things is your property management software. Uh, right now live on here, Logify, Uplisting, Ownerize. We've got Hostfully, Hostaway, Hospitable Guesty, and we've also got the new Airbnb Scraper. Uh, the list of them that are coming any day or any week now, we've got Boom. Uh, we're just waiting for them to get back to us. Someone from Boom is watching. Hi, get back to us. Beds24, uh, Smoobu is going to be coming in next as well. But the really cool thing for everybody is that we've gone outside of the PMS world to get our next integrations coming in. So Hostco is coming in very soon, which is obviously the upsell platform. We've got Reva. Shout out to the team at Reva. They are obviously big on reviews and Stayfy, um, as well, which is great. That's obviously guest data, email addresses, using that for remarketing, and all of that data will go straight into your CRM. And the other one is, is Pricelabs, which again, I'm really excited for, uh, for one of the other things that I'm going to show you. So obviously with, with analytics, it's all well and good, but just imagine if you can hook into your Pricelabs or Wheelhouse or whatever data into here as well. And then you can not only start to ask about, um, you not only can just ask about how am I doing, but you can then go, how does this compare to market data, which is, which is great. So you'll be able to have a firsthand look on, on all of that. So that is going to be coming very soon. So that's number 1, Connect AI assistants, AI agents, uh, coming very, very soon into here. The other new one that you will have noticed is, is this. So everybody at the moment, you don't have to look far for a vendor in our space to be announcing their MCP, uh, and Boostly is, is no different. Not a day goes by online. Um, so what is the Boostly MCP, or what is an MCP? For those of you who don't know, an MCP is a digital handshake from your software to your large language model of choice. And when you've got that digital handshake, it means that everything from your software, from your, your data, can get fed through to your large language model, Claude, ChatGPT, etc. So you'll be able to get more insights into your business, you'll be able to build tools for your business, and you'll be able to connect it all. Obviously, a big part of Connect is to connect this industry, and we're no different. So now what you can do is you can come on to Claude, ChatGPT, Perplexity, Manus, whatever you want to use, click on the plus button, click connectors, and what you'll be able to do is you'll see all of the tools that you can connect into. So if I go into manage connectors, All right, you'll see that me personally, I've connected Airtable, Canva, Close, Fathom, Gamma, GitHub, Gmail, Calendar, Drive, Make, Slack, Spotify, Hospitable, Xero, Spotify, vidIQ, loads of them. And you know, there's loads that I haven't connected. If you go into add and browse connectors, you'll see that there's a whole host of other tools that you can, uh, hook and sync up, right? And, um, the beauty of this is that the more places that you can connect into, the better the help you can get for your business. One of the things that I've been talking about is an AI chief of staff. Now, lots of people don't really know what a chief of staff is. Uh, basically, just imagine an AI assistant. That's somebody that can just look over your business, give you help, advice at any point in any time, right? You can log on every day, or even I've now got a scheduled task performing every day, uh, when I wake up in the morning. Um, as I'm having a, a coffee, I can look over my daily report. So I've got an AI chief of staff, um, and it's, it's basically, it is telling me everything that I need to do within my business to hit the goals. Uh, Jacob, it's not, uh, the screen, it's not, it's just basically because I'm sharing it on, on Zoom, so do not worry. But again, you don't need to see the whole premise of it, you just need to know what I'm looking at. So you're all good. Thanks, Felix. Um, okay, so with that being said, you can now come into here, click plus, and as you can see, I've got the Boothly Connect one right now. So you may be thinking, well, Mark Simpson, how do I get it in there? So all you need to do, come to add connector, add custom connector, and it will, it will show you this name and what's called an MCP server URL. Now you don't need to know what an MCP user URL is. Let me just show you. So come into your dashboard. Okay, if you come into Developer and API Docs, that's all you need to do. It will open this. This just basically shows you everything that you can do with this. If you click on Connect an Agent, it will give you— this is your URL. All right, all you're going to do, come into here, Connectors, Add Connector, paste that in, and just call it whatever you want to call it. So I'm going to call it Boostly Connect. Now if I hit add, it will give me an error message because I've already created this, but yours will go through. And then all it will do is it'll ask for you. So when you come into it, it will say something here that says connect. If you tap connect, it will ask for you to verify that you want to share your data with it. You hit accept and then you're done. It is as simple as that. It will take less than a minute too. Now here's a question for Boostly members, seeing that I've got you live with me. Just give me a yes or no. Have you done that with your large language model of choice? Give me a yes or a no just in the Zoom chat. If you're watching back on the replay, put yes or no. I just need to know who's done that. Tim's done that. Great. David's done that. David hasn't done that. Sherry has done that. Fantastic. Right. So you've all done that. For those that have done that, what have you been asking? So Sherry, David, Tim, obviously Tim's just done it just now, but what sort of prompts, what sort of questions have you been asking? This is what I would love to know because if you're stuck and you go, well, Mark, I don't really know what to say, what to ask. We've got some pre-designed prompts that you can just copy and paste in around, again, arrivals, uh, reports, etc. So Sherry, what I would love for you to do, if I put this link in, hopefully you'll be able to go to it. Just go in and test it. Now, the reason being is I just need to know because I've gone in and I've obviously talked to it, but you know, the way that I use this may be different to how Sheree, how you use it, Tim use it, Felix uses, Veronica uses, Colby uses, etc., etc., etc. So I would love to know what you're doing with it because one of the things that you can do, let's just say you are using the hospitable MCP. Or you're using the Wheelhouse MCP or whatever tool that you're using, you can make them work together. So you could build a dashboard showing you your live revenue with the market's live revenue, and you can do a price comparison tool. You could build a dashboard showing you X, Y, and Z. Uh, you could literally do anything. The world is your oyster. Remember, I've said this time again. All this year, there used to be 3 objections to you hitting your goals: price, money, knowledge, right? It's either I haven't got the money, I haven't got the time, I haven't got the knowledge. All of this now has been eradicated. The only thing that's stopping you now is your imagination, because this is what these cool tools have been able to do for you. Now I'm used to showing you Claude, but like I said, you can do this on ChatGPT, you can do it on Manus Perplexity, yada yada yada. We're all We all have this ability to do it with MCPs. So please do go and test this. Please do go and trial this and let me know what you come back with. But the Boostly Connect MCP is in there, and Tim said it just takes 20 seconds. That is how simple, uh, it is. And the final cool thing that I wanted to show you is this. Now it's something that we're testing. It's something that we're trialing. It's something that isn't 100% just yet, but it will be. Um, how do you get somebody to book direct on your website? Obviously having a Boosted Hire Booking website helps. That's a standard. Obviously it helps when you've got nice copy, nice words, nice pictures. Obviously it helps when it's a smooth booking flow. Obviously it helps when you've got social proof. Obviously it helps when you've got X, Y, or Z. But one of the things that people want is they want to book for price. All right, and as we all know, now more than ever, we have got, uh, Boomers, Gen X, Millennials, Gen Z. Okay, every single generation has different booking trends, different booking psyches. And what we know is that now the Gen Z generation, which you all assume is like early 20s, oldest Gen Z is about to be 30. Okay, so there are a lot of Gen Zs that are booking, and what we've noticed is that there's a common trend between Gen Z, Millennials, uh, Gen Xs to a point, and a little bit of the boomer generation. But price does play a big key, but they are now savvy enough and smart enough. The Gen Z generation do not care about brand per se, so people aren't as married to Airbnb as they were before, right? People aren't married to just booking on Vrbo. They just want to have the best rate, the best price, and the best experience for them. Um, now one thing that we've noticed is the price does pay a big part. And what they want to know is if they land on a website and they land on your direct booking website, they want to make sure that they're paying the best rate. Now one of the things that we have just created and we are just testing is this. So when you're on the booking page and you put your dates in, and this is the one of the ones we're going to test it with, um, the price comes up, but also as well at the bottom here is this little flashing box. Now the style of it will change, we'll make it more stand-outable, we'll make it more obvious, but as you can see, the price for the direct comes up and then you've got the price, uh, that's on Vrbo, the price that's on Airbnb, and the price that's on Booking. And as you can see here, it clearly says when you book direct, you save X amount of money compared to booking on the other channels. So this gives the confidence, the trust, but also the FOMO to go ahead and get it done. So the team have been building this. We are testing it this week and we will slowly start to roll this out amongst all of our websites over the course of the coming weeks and the coming months. There is a massive caveat to this. There is a massive bit of context to this. It all depends on what PMS you're with, depends on how easy this is going to, to, to be. Some are better than others, and I am not going to be the person who stands here and goes, this PMS is good, this PMS isn't, right? We are going to work with everybody. Doesn't matter how good or how crap your PMS is. We are going to be able to create workarounds for this, again, depending on who you're with. Um, but slowly but surely we'll have this on all of our sites, which is, which is great. Some of them you'll notice it, um, sooner. Some of you will notice it later. And none of this that I have showed you is going to be charged at an extra rate. I know that there are third-party tools out here that have this as a add-on that you can buy from them that costs a lot of money. We're not going to do that. It's just going to be part of the rate, part of the fee, which as you all know, when you got a Boostly website, it's your one-time joining fee, whatever that price may be. And then it's every single month, $97 a month. Uh, forever, for the rest of time. We don't charge you more compared to how many new properties you've got. Other people like to charge more properties you get. We just keep it at that low rate just because we like to keep it super simple for all. Obviously, when you do join, this is my little pitch, and not only do you get the website, which looks epic, but you also get access to Connect, which is great, but you also get access to the CRM as well, which is what I was talking about earlier when I mentioned about Um, uh, guest data, yada yada yada, email marketing, social media marketing, all that great stuff. You get all of that included, including our new AI agents, voice agents, and everything else that comes in here, which is part of the GoHighLevel, which is the thing that we have got, that all of you have got access with. And as well, what I love most is the community. Just under 1,000 members in here right now, actively posting, talking, learning together. And this is where all of our calls come in as well. As I mentioned, the Thursday night call with Ger, he's going to be running that again over on this Thursday, which is great. And we just keep dropping in new stuff all the time. Uh, so this is how to use the guest check-in form that will help you get more data, even for guestbooks, um, for an OTA channel, and all that good stuff, including the tutorial videos. If you've not been here for long or you've not yet seen them, go check out the tutorial videos. We add to them all the time and all the different things that we do behind the scenes. So I would encourage every single one of you to go check it out. Um, I am massively impressed with how quick the team are moving right now. We are definitely tapping into the tools that are available to us to help us improve. And you know, the, the way that the team are now getting websites through the door is insanely fast. Today was our first, um, website that has gone live in under 14 days— 10 days— which is great work from the team. We are now down to our lowest ever amount of active projects. Um, everybody's being dealt with really quickly and they are still looking stunning, which is great. Really excited for it. Karen, thank you very much for the, for the kind words. And we're just going to keep on going. So obviously your feedback, your words will help us improve. I am massively excited about this. Uh, believe it or not, I have been talking about this feature right here with the team 2 years now. To be able to do it is great, you know. And again, this is just another thing that I love about AI at the moment, is that our to-do list is just getting ticked off so quickly, you know. And, um, you know, we're obviously— we've got very skilled developers, very skilled engineers behind the scenes. AI is just making them quicker, faster, better. And it's like what I've always said, like, AI is great. It will make fantastic people more fantastic, and it will help people that are, you know, not as good get better. And, uh, this is what it's, it's great to, to be able to see. So please do go and check it all out. Please do go and play with it. Um, please go and do all the things. And for the community, just report back. And, and the other thing as well, just shout out about it. Tell other people what you're doing. It massively helps. You know, we're very, very fortunate this week. Our call calendar is, is full. It's actually full for this week, um, going into the next. Let me just look. We just had a load of new calls coming over the weekend. I think with this, um, uh, 15.5% thing from Airbnb that's kicking in in September, there's a lot of people now. So yeah, we are fully booked for calls until the 23rd of July, uh, which is amazing. So again, if you've been talking about Boostly, spreading the word, thank you. Uh, this is a testament to the team and the great work they've done. All right, any questions that I can quickly help, um, answer from anybody? Boostly members, this is your time to shine. Uh, any questions, let me know in the chat. Those of you that have tuned in live, thank you very much. Like I say, I do this every now and again, and I thought, seeing that I'm not going to be here for a while Um, uh, I thought I would do that for you all. Guesty booking engine versus on-site checkout. Um, so Guesty and Hostaway— and I'm blanking on the other one— we actually have on-site checkout activated with them for Guesty Pro and for Hostaway. So when you, when you're, um, when you're with them and with us it's a, it's an on-site checkout. So for example, it will look like this. This is on-site checkout. And just to give you a bit of context as well, we are trying to get every PMS on-site checkout. Um, it's not going to be easy. It's going to take a lot of persuading because we have to build a lot of the things, but we believe that we can, we can do this. And now with the tools that we've got, uh, we can definitely do this. I mean, at the end of the day Um, even if we can't achieve on-site checkout for all, even if we can just do 99% of the work and then the last bit is just direct into the payment section— if you think about how other people and how you consume products online, that's how a lot of people do it now with, with the checkout. You normally either divert to a Stripe page to check out with or something else. But if we can do 99% of the work, it's, um, it's better than better than the PMS website. I've always said the PMS websites, they're great for free, but when you want more than free, this is where, you know, working with Boostly just makes a ton of sense. Um, all right, well, if you are in any of these locations over the course of the next couple of weeks, we are going to be in your town. Uh, Boostly on tour. We're going to be in Jersey City, uh, this weekend for the World Cup final. Then we're going to be heading up to the Finger Lakes Uh, we're going to be in Broken Bow, Valley View, uh, Santa Monica, LA, San Diego, Chicago, Hocking Hills, Dover, Washington, DC, Virginia Beach— I can't even pronounce that name, but it looks pretty cool in Virginia— uh, Wild Horses on the things that looked awesome. And then, uh, back to New York to fly out at the end of August. So I will not be online for these days, um, not for Zooms anyway. Uh, we're going to be looking forward to meeting members, Boostly members, and traveling around and seeing all your lovely faces. Um, anybody who needs anything from Boostly, you know where to go. If your website's in build, projects@boostly.co.uk. If you need to— if your website's live, message support@boostly.co.uk. For those of you that are in America, in Atlanta this Wednesday, the semi-final is coming to town with England versus Argentina. I hope all of you that have got properties in Atlanta make absolute top dollar. It is going to be fast and furious. And those of you that are in New York or New Jersey,, around her Bokehway jersey for the World Cup final this weekend. I hope you all have a ton of fun. It's going to be amazing. I'm looking forward to getting over. All right, all, take care. Goodbye. Have a good one. And we'll see you all very, very soon.
