All right, everybody, we are live. Welcome, welcome, welcome one and all. We're on LinkedIn, we're on YouTube, we're on Facebook. We're going to be talking for a good hour, maybe an hour and a half about. The FIFA World cup draw is super early in. In USA, especially in Eastern, it's 8am Central, 7am, gosh knows what time it is in Los Angeles there. But as the title of this video shows, the early bird catches the worm. What we're going to talk about is the early booking trends. Since the W Cup draw was on Friday, the games and the cities were announced on Saturday, I've got Bart from AutoRank and AutoMizer with me to chat about some early things that he can see from his end. And then in about 30 minutes time, we're going to have Jamie Lane from Air DNA. We're going to pack you off with loads of data, tools and resources on what and where you can go after this to keep up to date. But there's some, there's some definite things to be looking out for. So, Bart, welcome. First and foremost, talk about your country, Belgium. You saw the draw at the weekend. What's your initial thoughts on the. On the soccer, on the actual football?
It's nice. And if we are not winning our group, we have a national crisis, so we should be winning our group, otherwise we will have our national crisis.
So just list off who have Belgium drawn in that group stages?
So we have drawn. And let me just. That I don't say the wrong thing. So we have drawn Egypt, Iran and New Zealand, which is for the Belgian team, should be okay.
And for those who are watching in America who don't understand how it all works, where does Belgium rank in like the world order in teams, obviously, like number one to wherever. Where do Belgium rank at the moment?
According to me, they should be number one, but unfortunately that's. That's not what it is. I will be honest, Mark. I don't know the exact standing, but we're around to 15th.
Yeah. For context, Belgium, in the tournaments, they've always done all right. They've always done well. They. They make it to knockout rounds more often than not. Didn't one year they got quarterfinal, semi, finals. Is that right? They had the golden generation of players, etc.
So England, by the way.
Hey, there you go. So England and Belgium are very similar in, like, their skill level and how they perform and whatnot, and. And the like. So England have got Ghana. They've also got Croatia and who was that third country? I've literally. Oh, I wasn't Ecuador. I've lost it. They've. They've got another team as well. One, one that literally has escaped my.
Is it Panama or something?
Panama, that's the one. Apologies to the one person from Panama, but we'll see this. But yeah. How do I think I, I think, I think this is me thinking, I think that if England escaped the, the group stage, which they will escape the group stage, their route or route to the final is looking very tasty. For example, they, they if everybody wins, what they should win, Brazil in the quarters is what's been said and then you're going to have potentially France in the semis and it could potentially be Argentina in the final. So if they're going to win it, they're going to do it the hard way. But my plane flies into New York on the 18th of July, so I'm there in New Jersey. Apartments being booked for the World Cup Final. Whoever is there, I'm going to take my 10 year old and my 7 year old and we're going to go and sample the atmosphere. So if it's an England and Belgium final, then.
I think we have to be mindful that the chances of it being an England Belgium final are very, very limited.
Very limited. But as much as I would love to chat soccer or football with you for the full duration of this hour until, until Jamie jumps in, let's have a look at what people want to know. They want to know about early booking trends. Obviously Auto Rank has got a ton of data and obviously this is what you are all about, taking advantage of events and what not to price people up and to amend their, amend their listings on the like. So what have you noticed so far? Seeing that it's less than 48 hours since the fixtures were properly announced.
Yep. So there are only a hand few very major fixtures in the group stage. Let's think of England versus Croatia. There's going to be massive demand.
Let's think of Morocco, Brazil. There are a lot of Brazilians living in the United States. Moroccans are crazy about their football, so that's also going to be crazy demand. But for us, we first analyze how many of those crazy fixtures were there and actually with the draw there weren't a lot. Of course all stadiums are going to be sold out, but the question is when are they selling out? If it's a crazy demand, people are buying tickets right now. If it's not crazy demand, the tickets will sell over the course of the upcoming weeks. For example.
If you are playing if your country is playing USB keys then the likelihood of them sending a lot of fans is very low. So the likelihood of the stadium getting filled with sponsors, with people who just happen to get a ticket is higher. People which have a higher likelihood to pay a premium to watch the game. So it's all about isolating those top fixtures. And from a high level view there are only a hand few that are happening in the group stages such as England vs Croatia.
England vs Croatia, 17th of June in Dallas. I was speaking to a lot of people in Dallas over this weekend, including Fede who was helped us out last week with some revenue management tips. He's got property in Dallas for when Argentina come. There are a lot of people who are excited and Dallas is one of those cities. So if you are in Dallas you've got Argentina coming to town which is obviously going to be a big travel trend up. You're going to have England v. Croatia like Bart said are going to be coming west and you've also got the Netherlands coming to town as well against Japan, Japan and Japan. So boom.
That's one of those hand few that is attracting a lot of demand. So if you look at the isolated games, Dallas is one of the biggest winners if it comes to draws.
Yeah. And don't forget this is just the group stage that we're talking about. So far we only know who's going to be playing each other in the first round of games. Obviously if your city is lucky enough to have the knockout games, it's going to be very reactionary but it's going to be higher the price that you can demand because as it sort of progresses, as you can imagine there's going to be lesser games but it's knockout soccer and the fans are already going to be in the country or they're going to be coming in for these knockout games that we don't know what they are yet. So Dallas is one and you said the other one was Brazil versus Morocco. Now that's the 13th of June at the MetLife in New Jersey.
Yep. So that's will be a game that normally if you look at historical trends and we saw some initial spikes but I'm very curious if Jamie can can confirm that that will also. You know, there's such an isolated crazy demand game and as you said to Mark, special thing about this World cup is there will be actually two events happening. One the group stage where people will book away in advance and and then crazy reactions after final whistles of a game. So everyone operating in short term rentals they will have to become a football or a soccer fan just to make sure they get maxed out revenue.
I'll work with companies like autorank where the owners are big soccer fans so they can use their tools to use their tools to your advantage. But yeah, I feel like where we are now, this is obviously where you can be as proactive as possible. And what we're going to share over the course of this hour, hour and a half is some proactive, proactive tips. So what would be, you know, obviously the, the weeks that have been leading up to this. I don't know if any of your clients have been maybe asking, but like, what is some of the proactive advice that you can pass on to hosts that are lucky enough to be in these cities or in and around these cities? Like what, what are you sort of suggesting? What are you recommending?
This is an, this is advice for a host located near the city. So not in the cities, but let's say the bigger metro or in a, or in, or in an attaching city. It's including World cup linkage in your listing description or even on your website. Add it in your title X amount of miles to the World cup stadium. So perfect for World cup getaway.
Why?
When people start searching, their search will not start on Airbnb, their search will start on Google. They will first get their tickets. Their game tickets is the most important thing in such an event. From the moment they have their tickets, then they will start going to Airbnb and so on. And the likelihood of that occurring on the same moment is not as, is not 100%. So they'll probably first get their game tickets and then their flight and their Airbnb in the weeks after. But just highlighting that it's ideal for World cup, that you're World cup friendly in your title in your description can be huge. We have estimations and we saw this with other events as well, that Airbnb will start prioritizing World cup as a keyword as such during the World cup right now because it's so fresh. It hasn't validated yet, but we have seen this from prior events that just including it in your title in your description can increase your conversions.
So obviously in the, in the title, how many characters are you allowed in a, in an Airbnb title? Is it under 50, is that right? Or is it a little less than that?
Yep, under 50. That's important here. It's to know that.
You should be mobile optimized as well. So for the World cup, my advice is to keep your character count under 32. So whenever people search for mobile, they get your listing title way more clean. And we see that if you keep your listing title optimized for mobile, your conversion rates increase.
I think you'll be really well placed to speak about this. But a lot of people in America watching will be just listed on Airbnb just because that's just what they've known forever. Because Airbnb is an American company, but with the, with it being a world event. Can you just talk about the importance of also being listed on booking.com and why everybody should be looking to do so as soon as possible?
It's about, it's about diagnosing where the demand is coming from Americans or North Americans and South Americans are very good users of Airbnb. It's their channel of choice for them as a business, but also for them as a traveler. Whereas Europeans like you and me, Mark, Airbnb is not our channel of choice. If we, if we book a trip ourselves, we go to booking.com why booking.com is here was a European brand as it's very prominent in our lives here. So Europeans we book on booking.coming if you have a European country coming to your city to play or to one of your adjacent cities to play, you should be in booking to just capture that demand. Because people, guests will not change their, their source of booking for the city they're going to. It's. You should adapt to the guests and the guests will not adapt to you. So it's about isolating where people coming from. If you have for example an Asian traveler, it's, it's making the question maybe you should be present on Agoda, which is a sister company of booking.com but it's just isol where the demand coming from. And as Europeans are very crazy about the World cup and there are so many Europeans company or so many European countries coming, it's making sure that you're present on booking. So booking.com this is will be one of the major demand spikes. Just because Europeans, people from the Netherlands, people from France, Germany, Belgium, England, they will all be using booking.com to book it. Because just as Americans have their loyalty programs on let's say Hilton Marion book Europeans had them on booking.com booking.com now has released a booking.com visa card for for frequent booking.com travelers to use a booking.com visa always it's just about keeping that traveler on their platform. And they succeeded with Europeans. But know that Europeans will have a huge overflow to the United States. So it's the moment to be listed.
On booking.com and the more places that you are visible is, the better. The more places that people can see you, the more chance so people can buy from you. Just, we've got a lot of people watching on the live. Just give me a yes or no. If you are currently listed on booking.com and it's, it's not as hard as what you think. You know, if you've got a good property management software tool provider, they will have the option to put your details straight into booking.com anyway. So it's not as hard as what, as what you think, but that's, I mean, that's one of the most important things. And a real good shout out there for Agoda. We're going to have a lot of Asian countries that are coming over. They go to Agoda as their, their channel of choice. Luckily, if you're on booking.com you're automatically on Agoda. Unfortunately, with booking.com and the likes, you haven't got as much flexibility in your listing as you do with Airbnb. So, you know, you gotta, you gotta basically run with the punches. You know, different platforms, different rules, different things, different flexibility, different structure. But that's a good shout. So apart from the booking.com shout, the 32 characters for mobile, that's a really good one. What can. They can. Obviously the title and the description, but is there anything they could be doing with the images you think anything that they could potentially be doing? Like, one of the things somebody recommended last week was jumping onto Canva, getting some flags of the countries that are coming in to stand out. You know, is there anything else you could maybe do with the pictures?
You thinking it's something that can be tested? At this moment, we don't have sufficient evidence that will help. But there is also. No, I don't see any harm in doing it. I'm trying to make a translation to other big events that happening or that happened when people did it.
And in a number of occasions it did help. So it will all be about just testing it. And also again, it comes back to who is your traveler. If you have only South American countries coming, it may help. If it's Europeans, they will probably not even look on Airbnb. So it's all about isolating and diagnosing where the demand is coming from.
So, so here's the question. And so now is the 8th of December, okay? The World cup isn't going to be until June 2026. Now, obviously, we're going to have a lot of people looking at June for next year, let's say the next week between now and let's say the end, before the Christmas rush starts, there's going to be a lot of people like you say, getting your ticket, getting your flight, getting your accommodation. You only want your listing to be talking about the World cup for a short period of time because you've also got to fill up, you know, other dates in your calendar. How are you juggling, let's take advantage of all of this traction right now for the World cup to hang on a second. I've got January to June. I've got a potentially fill here. Like, how are you sort of breaking that down? How are you adjusting the listing based on that?
So just let me share. I understand the question. Right, so you're saying how can you use the, the eyeballs that they're getting on your listing because of the World cup to fill the other day?
Yeah, yeah. Because on your website, let's say a direct booking website, it's super simple. You create a page on your website that is all about the World cup, right. But that page doesn't get in the way of all of the other parts of your diet. Booking website, the homepage, the map page, the listing page. But when we're, we're, obviously we want to say you're listing, you're listing on the ota, where a lot of eyeballs are going to be. How can we A, take full advantage of the fact that there's a ton of traffic happening now where people are looking, but B, if somebody has got availability in their calendar for say the first week in January, what's the cutoff point? When do you stop talking on your listing about the World cup and when do you go back to just getting the other reservations for the rest of the year?
Yep, that's a very good question and a very hard trade off to make. So if we, if we, if we dissect that. So the, the World cup will get a lot of eyeballs within that weeks in June. If you get lucky, you get booked. If you get booked, you gain overall momentum on AirB because Airbnb looks at booking phase, how many bookings you get in a certain time frame because of the World cup, that goods artificially increase. So it's about, if you want to use that momentum to also gain traction on other days. It's, there are two ways, two things you can do. You can make sure you're booked, but this is a revenue management game. How risk averse do you want to play? Do you want to go very high and only drop last minute to hope and capture someone last minute? Or it's about increasing the rate so you relatively, your other periods are way lower. Just to give a numerical example, let's say your World cup is priced at 300 bucks and your average February rate is 100 bucks. So there is a difference of 200%.
Between those things. So that's something Airbnb looks at. Okay, look, the average has increased, your yearly average has increased because of the World cup, and now that period is priced at X. So it's about pulling those levers. There are a lot of buttons to push, but it's about pushing those buttons.
At the right time.
Now, very making.
Sure that that momentum is at your side and that you don't lose the momentum. Because what you also don't want is, is pricing too high, people landing on your listing, not converting. So your conversion will be, will be completely broken and they get you out of the algorithm.
So just talk about auto rank and like how your tool does this. So obviously you've got a tool that's been created that is helping Airbnb listings automate, you know, to get their ranking better. But also the, the revenue management aside in the pricing, like, how does your tool help a host? Just take it all over and just sort of work, work, work through them? Is it just one where they can just sort of set and just go, listen, our ranks got this. Off I go. Or does it need a little bit of help from the, from the host as well? How do you sort of break that down? How do you sort of talk about it that way?
So what we do with AutoRank is we automate listing optimization, but we do it, we do it every day of the month just to make sure that the host don't have to worry about listing optimization. So how it happens with this, we do an onboarding where we gain as much information as possible and this is information for us, for our system to know. Okay, what kind of buttons can be. Can we push? Maybe you have a pool that we didn't know about. Maybe you have some content on booking versus some content on Airbnb. So we will use all those different things that you give us to do an automated listing of to buy my stage. What we'll do, in essence is we will a B test for your listing whether mentioning World cup has an impact, whether it doesn't have an impact. So we take away that pain for you. So we engineer demand for your listings so you can Only worry about, okay, what rates do I have to set?
The thing that you talked about with amenities is interesting because I'm looking at Boston, right? Boston has got Scotland on the 13th of June. It has got Scotland on the 19th of June. It's got England on the 23rd of June. So out of, you know, three of the weeks that this is happening or two of the weeks is happening, Boston has got Scotland and England coming to that city. You talk about amenities, right? And I, I heard Jasper on get paid for your pad talked about the Dutch love to have bikes. So if the Dutch are coming to town, get some bikes, you know what I mean? But we're seeing that you've got as an amenity, you've got England and Scotland. What could you be doing with, on the amenity front to, to sort of stand out? You know, is there anything funky that you should be, you should be doing, you know, does amenities play a big part of it? Is that what people are going to be using and clicking on, on the filters and such? Should you be going out and getting, you know, bikes for when the Dutch are in town or what's the sort of the, the thinking with there from what you know, with like guessing booking trends and whatnot?
Well, the question is, let's say I don't know the exact Dallas schedule, but let's say England has a game on the, in a random date and they also have a game on the 20th. That's a six day overlap. So what will happen? English people will stay in the city, so they will be looking at something to do within those five days. But if it's just quick travel where someone wants to go to a city and the next day they have to go to the other city because their team is traveling, that's a whole different story. If you're lucky enough in the same team and it's a big country like England is playing in a certain city, you should provide amenities for them to keep themselves occupied because they won't fly back to England for just four days. They will stay there, they will bring their friends, they will go and drink some beer. So it's about making sure that they have enough to do. And for the Dutch, that can be their bugs. However, I question whether this is useful in the US because everything distance is a different concept.
But it's about providing them what it needs. For example, I know Orlando is very famous for their game rooms and their pool tables and so on, but it's what value can you earn offer? It could be even partnering with a local agency to give them a guided tour or something. Just something like this could already elevate you and could be the trigger why they book your listing versus another one.
The final question I have before I'll let you go is now we're going to have people coming from all over the world, obviously the usa, English, English spoken first, but you're going to have people, like I say, from everywhere you're going to people from Japan and whatnot in the listing to make it stand out. Obviously, booking dot com. The reason why it's very structured in the description is because they want it to be multilingual as possible now with the likes of Airbnb and that sort of the way that. So would you recommend changing the description to where, you know, half of it's in English, but then half of it could be in, say, in Japanese. You can use Chat GPT to do that. Would that be beneficial or is that just a waste? Because as soon as the person lands on it, their phone will automatically, like other computer, will just automatically translate it through. Is that, is that even a consideration?
No, I wouldn't do it because Airbnb's translation is strong enough to translate it. And it will even make it harder because by translating some stuff from, let's say, English to Japanese, I imagine the majority of this audience loses control over their content because they have no clue what is written. And if ChatGPT makes up that you have two bedrooms instead of one, this is a discussion you can never win with a potential guest. So I won't do it because you lose control over your own content and Airbnb is strong enough for that. What you could do is if you speak a language like Japanese, like Mandarin or whatever, just include, hey, I'm a host that speaks xyz. This is something which is in some regions, it's nice to have for booking, but I wouldn't translate your descriptions.
Great advice. There's some really good takeaways there. Thank you very much. Where can people go and. And find out more about AutoRank? Because I guarantee of all the things we're talking about, there's people that are watching this going, oh, this sounds like a lot of faff. Can I just have someone take care of it for me? And this is where our own comes in, right?
Exactly. So you can go to our website, it's ww.orang.com and there, if you click on book a demo or team or myself, will be very happy to help you.
Amazing. And that's a U T O R a n k.com come go and check that out. But appreciate you joining me. Thank you very, very much. And will you be potentially traveling over to United States, Canada, Mexico in 2026 at all?
Normally yes, but still have some travel planning to do.
Okie dokie. Well, hey, we'll speak in the New year. Thank you very much. We'll let you go before Mr. Jamie Lane comes in. Thank you very much for that. All right everybody, that was good. We had some really good tips there. First and foremost, mobile optimized. Go ahead and get yourselves under 32 characters. Number two, get yourself on booking dot com. I'm looking at my notes, that's why I'm looking down get obviously when you're on booking.com you get on agoder as well. And don't rule out obviously Expedia, verbo and the likes that they've got such a huge network and again.
If you want somebody just to take care of this for you, just go to autorank.com they literally are doing such amazing work with listen optimization, revenue management and it's a tool that just works for you. So like I say, you'll be able to spot the trends, not just the World cup that comes to town. You know, you've got in, in Los Angeles in two years time. Three, well two and a bit years time, you've got the Olympics. So this will keep you up to date with super bowl, all the big events, festivals, even things that you don't even think about. Price Labs were very, very gracious to give me a copy of their presentation that they did a couple of weeks ago on stage talking about how best to prepare for big events. And I'm going to try and get them on a, a future Zoom call, a future live video, but some really good stuff. So what we're going to do now, hopefully any minute. And Bart, thank you very much. You can, you can jump off whenever you like, my friend. Take care. We're gonna have Jamie, come on. Jamie is from Air DNA and I'm gonna give you the link in the chat.
This link in the chat, but I'm going to paste in is the running tool that Air DNA have created for the World cup demand. Okay, so it's in the chat now and if you can't see it and if you're watching this on the replay and you're like mark, where is it? Send me a message on Instagram Boostly UK and I'll get you it. Or just type in Air DNA World Cup 2026 data trend. I think that's basically how you pronounce it. But if I show you this, I'm not going to show you my whole screen, am I?
This is the one. So this is what you come into. Go and look at it. Because this gets updated all the time. Like I say, we're going to be talking about this with, with Jamie when he jumps in in a minute or two.
It's got all of the data you can see for your area and for your region. It, it can show you right now the booked rate. And we'll talk about this with Jamie. We're going to talk about the demand. And this gets updated every 24 hours. I believe Jamie will give us a better indication on that and occupancy rate as well. So you can go to your city, you can go to the dates that we've spoken about. And we've literally just been speaking about this with, with Bart now. So for example, he mentioned Dallas. He mentioned the 17th of June is looking very good. So 17th of June in Dallas, you come here occupancy rate. And I believe that's what is available. So 9% available. Again, I'll double check that way. Jamie, I want to say 9% or is it only 9%'s being booked? But we'll come back to that, which is really, really interesting. So please do save this in your, in your favorites. Once Jamie's come on, we'll probably spend about again 30 minutes with, with Jamie and then what I'm gonna do, because this is the last time I'm going to be talking about the World cup for a long time. I know how I have bored the pants off a lot of you who A are in America, Canada or Mexico, B are nowhere near these cities, C, just don't give A. And I promise after this, I'm not going to talk about it for a long while. But I just wanted to make sure that everybody took advantage of it because there were some big wins that, that happened this weekend. I've seen some big numbers come in, some big bookings that have already come in, which is great. And if you've had any bookings come in over this weekend for these dates that we've been discussing, please drop it in the chat because it is fascinating to me. My, my worry was that so many people were gonna miss out on this, as in, you know, people were just gonna have the base rates, didn't even know the World cup was coming. And you'd have massively kicked yourself because there's gonna be some huge wins. And when I say huge wins, yes, there's going to be some huge early wins. But once this gets going and once you get past the first round of games. So let me just share my screen. Once you get past these first round of games, it's going to get crazy. Now I was going to share my screen, but let's go ahead and bring Jamie in. Mr. Jamie Lane, you are live on, you are live on air with his Atlanta United shirt on, it's looking amazing. Thank you so much for joining us.
Hi Mark how.
Thank you. And it's 8:30 in the morning with you, right?
Yeah, I was just live on Vancouver morning TV too. Wow.
Well, hey, from Vancouver morning TV to a boostie live video. So how the mighty are falling.
Hey, no, I really appreciate this. So we're gonna, we're gonna dig into it. We've just had Barton from Auto Rank talking about some of his early data, what, what he's seen. And I, I won't set you up, but I want to see what you say. It'll be really easy to cross check with what Bart and what you guys have got. But yeah, I'd be fascinated to know we're gonna have like 20 minutes together because I know you're busy, busy, busy, busy guy TV appearances and all the likes.
So first and foremost, did you see the draw at all? Did you, have you been watching over the weekend? Like what's the, what's the initial things that you are, you are seeing?
Yeah. Can I just apologize for all Americans out there on watching the draw. That was, that was, it was sad to watch.
It was, it was crazy. I never thought that it would end up with YMCA play and Village People with, with Trump dancing in the background. I must admit at that point I didn't know what was happening. But it was a craz. Two hours, three hours. But it took. But it was Shaquille o'.
Neal.
We had, we, we had Rio Ferdinand and for a lot of people will have never seen a Rio Ferdinand before. But it was interesting.
Yeah. To say the least. But so typical for America sports stuff. So maybe and that's the theme for the 2026 World cup is the Americanization or how weird we can make it.
Yeah. Yeah. I just felt sorry for like, you know, Canada and Mexico being in the room as well because we're just like what is going on here? But hey, it was good. It was fun. It was, it was daft. It was silly. But we've got some, we've got some dates and we've got some teams and we've got some, some numbers which is. Which is what we wanted.
Yeah. So I was just digging into the data this morning while kids were getting ready for school, because we got sort of booking figures on what actually got booked over the weekend. So, as expected, we saw a massive shift up in. In terms of nights booked on the 5th and 6th, even before we knew.
And the max schedule, like after the groups were announced, we saw. We saw people start booking. And then on the 6th, it came in really strong as well. But I've got a quiz for you. So I analyzed every match, and we've both been looking at which.
Countries do we expect to travel most? So for bookings that happen over just during the 5th and 6th. So this isn't data that you can get from our dashboard. This is just data that I pulled. No one else has seen it. Which match has driven the most bookings just over the past two days?
Okay, well, I'm gonna. There's a lot of people tuning in. We're live right now on LinkedIn, YouTube, Facebook. So I'm gonna let anybody make a guess, and I am going to say for. And we're just talking flights, right? We're talking people that have booked over the weekend. Which is the most popular date? Is that what we're saying here?
The most popular date?
Yeah, the most popular date. Okay, let's try and narrow this down a little bit. Just to help give us a clue, is it United States, Canada, or Mexico where this game is happening?
It is United States.
Okay, so we've. We've narrowed it down a little bit. We've had one guess for Miami.
I'm. I'm gonna go. I'm gonna go. And I might have a little bit of advantage on this because Bart maybe dropped it in, but Brazil, Morocco on 13 June. Is that the one that's the most book one?
That is the second most booked one that I'm saying.
He did say that the one that he could see a huge spike for was Brazil. Morocco. That's second. We've had Miami. Is there a game in Miami? That's where we've had a couple.
There is a game in Miami, and that is the one. The most booked one is a game in Miami.
Okay, well, let's. Let's. Let's stop teasing everybody. Jamie's reveal.
What.
What is he.
Scotland versus Brazil.
Serious Scotland versus Brazil. Go on. The scotch. Well done. So that is the 24th of June, which is going to be hot in Miami for a lot of those Scots.
And just. And the Scots are excited. And every game that Scotland's playing in is in the top 10 for bookings over this past weekend. So the Scots are. And the Scots were not on my list of who was going to drive the most demand. But we see the Scots.
I put a post out in the hospitality community Facebook group and I started that group 10 years ago. So we've got a real eclectic mix of people from the uk, American everywhere. And I put a post out about this and so many people called me out of it because I didn't mention Scotland. They're like, where's Scotland? Scotland, Scotland, Scotland. I was like, hey, I'm really sorry. But that is fascinating with Scotland because if you look at it, Boston has got Scotland twice, 13th of June and 19th June. And for a lot of people, you may go, aura. Well, that will be the Scotland base, you know what I mean? That'll be where a lot of Scots land and stay and obviously then take day trips down to, say, Miami and the like. So if you're in Boston, well done because you've got England in there as well and obviously then you've got Miami as well. So that's really fascinating. So Scotland, Brazil, just in the 40 hours. Obviously there's a lot of way to go, but that's the. The early signs. Have you got any other juicy little bits and numbers like that? Because there's a lot of people asking.
Yeah, the other one, I. No surprise there is Brazil. So every one of their matches is seeing really strong demand. So in New Jersey, we've got Brazil, Morocco, very strong game. A surprise for me seeing. And it's in the top 10. We had one of the Atlanta ones show up. Morocco, Haiti as very strong demand on the 23rd in Atlanta. So Haiti, a surprise in there too with Haiti, Scotland, the 13th of Boston driving really strong demand and then Haiti, Morocco. So I'm not sure if it's the Haitians or the Scots sort of driving, but all of their games are both Morocco and Haiti driving a lot of. Of demand.
So on the screen now, I've got an image here that's got all of the games. Now, I did create this with Notebook, so if something is off, then do bear with apologies. But it's a real cool one because it helps me look at dates really quickly. So one of the things that I was looking at before the draw was made, the things that I was looking on was talking about, yes, there's going to be a lot of people flying in, but obviously America is such a diverse country. You've got so many people that. That are living there that have come from, from other countries. So maybe the Haitian one is that there's a lot of Haitians in, living in or in and around America and they're just basically going to the game because when are they going to get a chance to see it again, you know?
Yep. I, I absolutely believe that.
Yeah, we, we see it. Every single one of their games are driving strong demand. The other one I'll call out just because it's just consistent demand throughout the entire period. It looks to be like another home base that a lot of people are planning on staying in and that's Mexico City. So very strong bookings throughout, not just like the game periods in Mexico City, but throughout the entire, entire month of June and July that we saw a lot of demand get booked.
Yeah, because again, I think one of the big misconceptions with the FIFA World Cup 2026 is that still there's a lot of people who just assume it's just in the United States. It's obviously Canada and Mexico as well. And you mentioned that before you jumped on live with us. You were on Vancouver tv. What did Vancouver TV want to know? Obviously in Vancouver there's a lot of problems with short term renal regulations and the likes. What could they possibly be wanting to talk to you about, Mr. Jamie Lane?
Yeah, and they were wanting to get a sense of what the demand was so far. And even with the restrictions in Vancouver, there's still a ton of short term rentals. And just in the sort of city of Vancouver there's, there's 5,000.
We are seeing a 3x number of bookings. We're already at 40% occupancy in Vancouver. So maybe with the sort of scarcity, even though it's sort of manufactured scarcity with the restrictions there.
And it's driving maybe a lot of people to go ahead and book ahead of time. So 40% occupancy already versus this time last year when it was 8% for the summer. And people are really pushing rates. So average available rate of $550 versus this time last year was 2, 215. So people really pushing rates there.
Wow. So Vancouver is, is one to watch. But obviously Vancouver and Seattle are so close in driving destination. How have you noticed Seattle over, over the last couple of weeks? Is that one of the places that again is sort of getting a lot of traction or is it sort of yet to, yet to take off?
Yeah, no, Seattle was one of. And Seattle has the benefit of hosting one of us's games. And Seattle is one of those towns with, I would say American soccer fever. So a lot of people and wanting. And I think the atmosphere there is going to be incredible, especially around the US's game.
So I think that one's on the 19th and we're seeing very strong booking activity around that one. That was the first one to sort of drive outsize and people started booking that one months ago.
Yeah. Because they've known that USA is playing there well in advance. I can personally speak to the stadium up there in Seattle. When I used to live in America coaching soccer, I went to go see a Sounders game and it is a stunning, stunning venue, great place to watch soccer and obviously it's a great night out as well afterwards. So takes a lot of the boxes, ticks a lot of the boxes. So you mentioned Atlanta, obviously close to home for your good self. Like, how's the data coming out of Atlanta? Because Atlanta is going to be one of those venues that is going to have a closed, closed roof for the games because in, in June it's going to be pretty hot down there.
Yeah, the stadium, if you haven't been there, Mercedes Benz Stadium is incredible. We've taken the kids there for quite a few Atlanta United games and the atmosphere is going to be unreal in Atlanta is one of those markets. As we sort of analyze the data, it's not seeing spikes just around the games, it's seeing spikes for the entire month. It's more like Mexico City than what we see Seattle. It's like spiking around the games. Atlanta is in strong demand throughout the entire sort of World cup period. So this is where I think it's really important. We created this air DNA tracker so you can look at daily demand throughout the entire months of June and July. So going in and clicking on the individual cities and you can see. Okay, so if you scroll up to.
The top, you can see my screen, right?
Yeah. And then click on Go to Market dashboard.
That big button right there.
And then click on Select Market. And even this, like, look at Kansas City, how it spikes around the games. Like this is going to like. And then see the difference of when you look at Atlanta, like where the demand goes the entire period. Yes. You see some spikes during the later sort of quarters and semis, but during the group stage, people are staying. They're not just staying for the night of the games or the night of the match. They're staying for that entire time period and really making it a base for them to be able to travel and stay here.
I've already put the link to this in the chat earlier for everybody because there's a lot of people tuning in and I've been consistently sharing this. So from here on in this is going to be a very important and it's a free tool as well. How often is this being updated, do you know, Jamie?
Yeah. So this week we'll update it daily and then once we get into where the data is not changing a whole lot, we'll update it weekly. We are going to add a date on there so you can see when it was last updated. But this was, we updated it last night. So this is super fresh data.
Yeah.
Will continually start. Will be this week updating it daily so you can see how the sort of numbers progress.
Yeah. And again if, if you are like me and you look at numbers and your brain instantly freezes over and you just go, oh my gosh, there's a really useful video how to read it, how to look at it. And again I even just chucked all of this into chat GPT and I said explain it to me like a 2 year old. Which it did do, you know, so it's good, you know you've got, you've got good. So I mean again it's, it's phenomenal because it gives you the, the, the locations, the areas in and around New New Jersey where the stadium is at the MetLife and you know you can do that for everywhere. So if, if you are in and I know we've got so many people. Okay, this is the next question. This is probably the question that I get more than any other around the FIFA World Cup. It's Mark, I live X hours away from X Stadium or X City.
Yeah.
What should I do? And so I guarantee you'll be getting it as, as well. So we've obviously got people that are in Atlanta or got people that are in Philadelphia, Miami, but we've got people that are 90 minutes, two hours away from a venue. Like what is your initial data showing and what would you advice would you give to those that are in and around it? Are they going to get affected? Should they be looking at it or can they just forget about it and just work like normal?
Yeah, I think we're going to, I think they are going to get affected but it's not going to be till late. So typically what we see during events and we saw it during the Olympics in Paris. So those properties that are.
Really.
Centrally located and really get booked first and people that are, are making their trip out of it and they've got a high willingness to pay, are going to come in early, they're going to come in hot. And that's what we're seeing now. And a lot of the best properties in all these cities are getting booked. So if you've got a very well located and you need to be coming in with a stringent cancellation poll as you can, and, and with a significant rate and then, and there's going to be a lot of people that decide last minute and a month or two in advance and then they're going to start looking for their lodging and they're going to know like, all right, I messed up, I waited too long, and I'm going to be willing to stay a little bit further out and drive to the stadium, drive in for the event. And, and I think that's where.
In Atlanta or the US Has a great driving culture. And for most, yeah, that's what a.
Lot of the Europeans are going to figure out very quickly. They're going to be like, oh, it's okay, I'll jump on a train. No, you don't do that. You don't do that in the States. So, yeah, it's going to be a lot of driving, a lot of drive.
And yeah, yeah, maybe in the Northeast Corridor you can do it a little bit. So Boston, Philadelphia, New York, there is that, that train infrastructure, but outside of that, I'm. It's going to be more difficult.
Yes. Yeah, definitely. So basically the advice there is if you are, say two hours away from one of these venues, then, you know, don't do anything yet. You're going to get the attention obviously later down the line. But also I've been saying this to a lot of people, is that there are going to be people in Atlanta, in Houston, in Kansas, in Philly, in Los Angeles, in San Francisco that are going to be locals who will want to get out, who will want to escape. They will not want to be staying in there when this happens, a lot of people will just take their house and they'll just whack it on Airbnb, put a huge price up and just move out for like the month that will happen. So you can still get the benefit of this by appealing to locals and not to travelers coming in because there will be a large amount of people who just want to escape. Drive to destinations 3 to 4 hours, you will be able to scoop that up. But this is not for the now. This is for, obviously, you know, getting closer to March, April, April, May time. So very good. Any, any other early things that, that you are not as in this is a really good dashboard. Again, I love this. This literally looks like my 5 year old is scribbled on, on the.
At when.
When things are going to be happening. But this is, this is very useful. Anything else that you are noticing from, from, from your eyes and your views from looking at the data this morning?
Yeah. The other thing I would advise people to keep an eye on, and this gets into the nuance of the data, is the difference between in your market and in your submarket, the available and booked rate. So this is one that I just want to make sure everyone understands the difference between. So available rate is what is the rate people are listing their units at? And then the booked rate is what is the rate people are actually booking at.
So booked rate is like. And people deciding, okay, I'm willing and able to pay that amount. And available rates just like, here's what I think I can get. And.
As we.
Get into sort of, I would call it prime, like hype mode. And that's really going to start happening in February, March, where we start to see a ton of listings being added. These are all going to be net new listings. It's going to be because they heard me on their local news saying how strong demand is.
Yeah.
And. And they're going to come in with outrageous rates because Mark Simpson told them to.
Couple with the fact that Taian seems to be doing a 2026 tour of United States and just helping everybody to be a host. So it's a combination of like the three of us, we're gonna be.
Yeah.
The reasons for this. This is funny.
Yeah, yeah. So you're gonna see that available rate really skyrocket. But that's where you need to keep an eye on the difference between the available and booked rate. If you start seeing the booked rate and get closer to that available rate, that means the demand strong and people are getting those really high rates. And if you see them continue to diverge, and this is what we saw during the super bowl in Phoenix a couple years ago where people really thought they were going to get these really high rates. And ultimately, unless they started cutting rates about two months beforehand, they didn't get booked because they all thought they were going to get this really high rate. They couldn't. There was just too much supply for that event and they held out too long and ultimately they didn't get booked. So that's where once we start getting into.
April and May, that's where it's going to become crunch time of okay, did too much supply come in and we're not going to get the rate premium anymore and I need to start cutting rate to get my unit booked or. Oh, and the booked rates are accelerating. We're getting these rates and I can hold and there's not going to be enough units and ultimately the premium is going to hold out. So this is. And it's going to be really important to sort of be tracking these two different numbers and how they evolve over time.
So obviously this is a totally free tool that Audi and A have put together, which is phenomenal, so thank you for that. But behind the paywall, when you know, for people that are paying for rdna, what else are you doing that's helping them to prepare for that? Like, what's the ADNA sales pitch right now to sort of get people to go behind the paywall?
Yeah, behind the paywall you can see the pricing for every single listing in your market. So what is their strategy? What is the strategy of properties getting booked and what are they getting booked at? So this is where I'd want to go in, create different comp sets and you can create a comp set for each of your listings and then go in and see their pricing strategy. So what are they at available at for any given night? And then see, okay, of the properties are getting booked, what are they getting booked at? What is their amenities, what are their review scores? So you can really get a much more detailed, nuanced view of what's happening in your market. And as we evolve over time, this is where it's going to be and laser focused on, okay. And all the properties in your neighborhood where they're actually succeeding and getting booked at, what are they not, what are the properties that are sort of languishing out there at? So you can really dial in that pricing strategy. Because I don't think any pricing tool out there is just going to be able to nail this. This is going to be something that takes a lot of nuance, a lot of data analysis to really maximize the rate that you're ultimately going to get booked at?
Yeah, it's one that you got to keep monitoring. You can't just set and forget. You can't just whack Your prices up 300 and just go, that'll do. Because it's, it's like you say the, the really big bits of advice and takeaways. I've been making notes of them. I think from, from both from, from Bart and from yourself is the available rate and the book rate is going to be key because you do not want to be sat here in June the first with, you know, available properties, especially if you're anywhere near these, these cities. And there was a, that came in over the weekend. So Donna put I'm within the radius you mentioned for a host city and as well as being a pretty cool beach. So I, I assume it's Galveston down by, down by Dallas there. And I've seen zero action for this event so far. So obviously Donna has seen some of the posts that we've been putting out and whatnot has got super excited. You know, I, I've looked at the listing. There's not one mention of World cup etc. So that one of the bits of advice that I would definitely give Donna. But let's just say not just for Donna per se, but just let's just say for, for everybody that's tuning in here and you know, they've seen the draw and they're in like 90 minutes say of, of a World cup venue. Haven't had a booking yet. Would love a booking. What's the sort of advice that you would be. You'd be saying? So this, this is Donna's listing and again she shared this with me so I'll put it up there. So again, lovely place. Part of the world. Galveston, Texas, close to one of the venues. Not super close. Like what would you be saying to people like, like, like Donna, who hasn't had any traction yet.
Yeah. And Galveston is, is going to be a really interesting market. We actually included it in our tracker because we think it's going to be so interesting. It's going to be this mix of maybe some people that are staying there and actually traveling in for the games, but also Houstonians that are looking to escape downtown Houston and sort of spend the time at the beach.
Yeah.
So and this is an. In that sort of group of. We do not expect these listings to be the first booked because they're not convenient to the stadium and they're, they're not trained, they're not walking and that is a hike to get in for the event. So they are not going to be sort of top of mind for someone traveling for the game for the World cup to be staying in.
Yeah.
Because you do not want to be stuck on that 45 that just looks like the worst world and the road and the worst road in the world. Just imagine the traffic. But I would say to Donna is like, yeah, like you say, don't panic too much. You'll, you will get people, you will get bookings because at the end of the day this World cup is happening in June and July anyway, when it is the school holidays, you are obviously a beach location. So I guess look at air DNA, look at your pricing, whatever you've got going on and, you know, just adjust it, adjust it to sort. You will get booked. We just want to make sure you get booked at the right rate. You don't want to be massively undercharging because you will kick yourselves because it's been the big message I've seen from yourself and loads of people the past week is so many people got caught out with the. What's that eclipse? The eclipse thing that you got really famous for? Yeah, so the eclipse and people got caught out with other big things that sort of happened and you do not want to be there. The one. So talking about the eclipse, you obviously got very Twitter famous with your chat last year. Have you got anything planned for World cup and to get the Twitter, Twitterverse and Twitter numbers going again? Is that Eddie? And they got anything up the sleeves of this one?
Yeah, we've got something planned. And it's interesting, that whole going viral only happened three days before the event.
So that's when all the excitement starts to happen and everyone's gearing up for it. The news cycle. And we're going to go through a few new cycles. Like right now, with the.
Draw on Friday and the match sort of being set on Saturday, we're going through one of these many news cycles. The news cycles are going to drive bookings. Right now, a lot of Europeans, a lot of Americans are making those travel bookings. And then what happens though, is then we're going to go through this sort of lull where bookings are going to happen, but they're going to be trickling in over the next few months, so don't be surprised. And when you look at the tracker and that's where we're going back to sort of weekly updates, like, it's not going to change a whole lot from day to day or week to week. And as people sort of generally start making their plans and then the other thing you'll be probably watching and I was just looking at the occupancy levels for Galveston. We're at 8% right now. So, like, I mean, there's not a lot of bookings yet, but in a lot of these areas, like Vancouver, we're at 40% occupancy already right now. But what's going to happen is occupancy's going to flatline or maybe even start decreasing. So Mark, he asked me, like, how could occupancy start decreasing during the World cup as we get closer? And it's because the denominator starts growing. So occupancy is nights booked divided by nights available. So we're going to see a whole lot more supply start being added in, and then the number of nights booked sort of stays the same, so it starts decreasing occupancy. So when we went back and looked at the Olympics, it wasn't until about four months beforehand that people really started adding inventory for hosting during the Games. So if you think now four months beforehand, and so June started the World cup, that's maybe in February and March that we could start really seeing a whole lot more supply being added. So this is going to be the other thing to watch, and especially within the RDNA platform, is how many new listings are getting added in and where is that supply being added in. And that's going to be really important to sort of keep an eye on.
That's going to be fascinating because it will be a lot of hobbyist hosts, like you say, those that just throw it up. And also as well, there's going to be a. The next big boom will be in March because you've got the playoffs, so there's still six more teams, including Ireland in there, and obviously Italy and Sweden that are part of it. And you know, you're going to have that boom as well. And like you said, there's going to be a lot of people and because right now it's just turned. Thanksgiving's just gone. You've got Christmas just around the corner. If you're a hobbyist host, you're not even thinking about June. You're just thinking about getting December out the way. You know, you're gonna. People are gonna forget about it and you're gonna. And there's a lot of people who don't open their calendar up that far in advance. You know, there's not a lot of people who do it, you know, the way that we all show them how to. But fascinating, fascinating stuff. Talking about tv. Have you got any more things to do after. After this? I know you've got a podcast coming up soon for Skiff, but have you got any other things on the horizon?
Hospitality in just a minute. I have not looked at my calendar yet. I understand there's. And the inbound has been incredible for. And local news, national news of wanting to sort of COVID what's happening. So.
Busy week for you.
Busy, busy two weeks.
Busy week. And I would also suggest if you're looking to highlight and what you're doing and and start making posts on socials that is gonna and the local news are looking for hosts to talk to on how they're sort of changing the rates that can get your unit highlighted and then co hosting. So if you're in one of these markets, you already have a listing making it known in sort of local neighborhood groups if someone wants to list during their unit. And a lot of people want to potentially make the money, but they don't know what to do. They don't know how to do it. So offering your services of I'll list your listing, we can leverage my host account which has all these five star ratings.
And being able to grow your inventory, even if it's only temporary, but could be a great way to earn additional income for those professional hosts in the market during the event.
There are so many Facebook groups being popping up as well. Photo World cup not just for guests, but you're right for co hosts and corporate as well. There's one part of this that so many people are forgetting. Go to places like Furnish Finder and the likes. There are people that will send their staff members over March, April, May time, you know, and it won't just be for a week or a day. They're going to be there for the whole duration. So this is why places like, you know, Atlanta could be base points, Boston could be base points. Mexico City looks like a base point for a lot of people. So it's going to be. There's a ton of awareness, I feel. People talk about the super bowl, but super bowl is just two clubs in one city over a course of a weekend. Right. This is Super Bowl Taylor Swift eclipse times by 100. This is a massive worldwide event and even if you don't like football or soccer, but if you like making money, it's definitely one to pay attention to. Jamie, I really appreciate you're super busy. Thank you so much for carving out the time to be with us. Any final remarks that you want to leave everybody with before we let you go?
Usa.
I love it. All right, sir, we'll. We'll let you go. We'll let you go. I really would love it if it's fate would have it where England come across USA in one of the. In one of the games. It would be an absolute pleasure. So Jamie, thank you very kindly. I'll let you bounce. I'll let you go. Everybody in the chat is saying thank you very much to you as well. So perfect stuff. Go to Air DNA. I've got the chat. I'M going to put the tool on an email out. Go check out Jamie on LinkedIn and Twitter and the likes. Cheers now.
Awesome, Mark. Cheers. Thank you.
Thank you, thank you, thank you. All right, everybody, so for the last 20 minutes, what we're going to do is this. So we've already chatted with Bart from autorank who talked about listing optimization, which was fantastic. Again, just to recap, under 32 characters for mobile optimization.
You know what else? Getting listed on booking.com Getting listed on Agoda for the European and the Asian traveler, go to Auto Rank, it will help with all of that. For you not getting listed on booking.com obviously you need a PMS for that. And then we had Jamie. Fascinating stuff again, that tool, that dashboard is free. You can go and check it out now. And we were literally just looking at it. Really important things to make a note of. There is available rate and booked rate. It's gonna, you know, there'll be a bit of attention now, but maybe a bit of a lull around Christmas, but February and March, it will kick right back up again when the playoffs and it's only gonna amp up the closer that we get. Just some little nuggets that he dropped. That which I want to talk about for the next 20 minutes is what can you do now? What proactive things can you do to get the attention? Because if you've got the attention, we are in the attention comedy economy at the moment. If you get the attention, you will get the views. If people can see you and the views will, people will book with you. Number one.
It is a massive news story at the moment. Not only national news, but local news as well. Go to your local journalisms, go look on Twitter, go look on X because hashtag, journal request and things like that is a thing. You know, if you're working with a PR agency like the Amazing Abode, they'll obviously help you get get into that as well. But just call up message, go find them on LinkedIn, go find the local journalists, go see who are already talking about it in your local area. So don't go national because you'll not get any traction. But go to your local press. You get local press, whether it's newspaper, tv.
Radio, whatever your business gets mentioned on there, that is a phenomenal backlink. Then to your website, if you've got somebody talking about your brand and your name. We've been talking a lot about AI, SEO or GEO or SEO, whatever you want to call it. AI basically gets the sources from reputable outlets, reputable domains and Media and press is one of them. So you get mentioned on there. But you've got to go and reach out to them. They will not come to you. You need to go to them also as well. Co host. So if you've got a management company, you want to make more money, again, talk about it, go find those local Facebook groups and just say, hey, you know, if you want to rent out your proper when the World cup is coming to town.
Come and find us because we can help, you know, tap into local expertise. Don't try and do it yourself, we can do it for you. And again, you can put a page on your direct booking website. We do that for all of our clients that do the management model. You can have a page for the World cup hosting. It's got a bit of SEO juice in there as well. Make some extra money, take some properties on just in June and July. Again, fantastic opportunity to do that. But what I wanted to finish on is the marketing side. So we've had OTAS optimization of your listings, we've had Jamie coming in talking about straight data, which is phenomenal. What I want to do now is just finish up on some little marketing tips that you could be doing. So I briefly mentioned this on the fantastic Heather Bears podcast last week. If you haven't tuned that in, go and go and find it. But what can you be doing from the 8th of December, which is today all the way out to say February, March next year? Well, number one, the first thing briefly mentioned it, go onto your direct booking website, create a page on the site FIFA World Cup. If you've got anywhere within a two hour radius, I would say go ahead and grab that, create a page and put on there about your properties, put on there about the things that you are doing for the FIFA World Cup. So if you are planning on doing like a cooler package where they book, they get beers, you can do that. If you are planning on getting a big screen outside, one of those inflatable screens, get that picture up, use AI to like superimpose it or whatever. If you've got a property that is in a walking zone or a train ride into the venue, put that up, show it, showcase it, talk about it. The more you can talk about it and drive people to it, the better. And the cool thing is about having this on your diary booking website as a page and not your homepage is that it doesn't get in the way of the core part of your business. This is what I asked about, right? Said obviously we want to get tons of attention We've got loads of bookings for next summer, but if you've got availability in December, you want to get that booked up first, right? Because these two months aren't going to pay for your whole company, your whole year. They're going to do well. But what you need to do is have your website totally separate to the World cup, but have a page on your website that is totally separate to your front page. So that's how you can do it. Number two, meta ads. Meta ads are going to be your friend. Now if we go back to what Jamie was saying and let me share my screen super quick, come away from you, come into you and to this, right? So Jamie was saying that by far the most important trend is the Scots. The Scots are coming, right? If you are a host in Boston and you've got properties in Boston, whether it is a hotel or short term rental, you can run some meta ads. And meta is Facebook, it's Instagram, right? WhatsApp, whatever. You can run some ads and target them specifically to people living in Scotland that like football. So it's because it's uber targeted, is going to be uber cheap and your ad copy in your ad imagery will showcase your brand. If you've got videos, fantastic. If you've got images, fantastic. And just say this is your base camp for the FIFA World Cup. Again you. That is the most simplistic way of doing meta ads. But because it is super targeted, it's going to be super cheap. You send them off to your direct booking website, you send them off to your diet booking page. You can put a bit of tracking on it, you can do inquiry only at the moment if you want. You can just say, hey, I'll be, I will be your, your travel agent for when you're here for the World Cup. Let me be your travel gu. You know, you can do that. You can get people to inquire, send you a WhatsApp, etc. Etc. That's a bit of marketing talking about WhatsApp. I know in America you don't like using it. You associate it with crypto scams. Well, guess what? Everywhere else in the world that is our made form of contact, WhatsApp. So get WhatsApp into your life. If you are not using it, start doing it if you've got the boostly CRM. So the CRM that we use, WhatsApp is built into it. So you can do all your comms in there, your VAs and your virtual assistants can do all the comms in there as well. Get involved with WhatsApp. And after that I will be looking at your data, talking about your CRM, your email marketing tool, look at your data, look at anybody that has traveled overseas to be with you as well as people that are in country as well and send those email blasts out, say, listen, we've got World cup dates available, best rates when you book direct, best rates, early availability, come to me specifically. And again you get to do that through through email social media again. I'd maybe do a couple of weeks now talking about it this week and next week and then stop on social media, ramp up again. February, March, stop and then ramp up, May, talking about it as well. Because as soon as it gets to May, which is a month out from happening, there's going to be a lot of people wanting to know more and a lot of people doing the last minute bookings. So as Jamie said right now, if you're in Galveston, 8% booked occupancy for June, July, not a lot. It is going to ramp up. So if you're in a one, two, three hour drive away from these cities, it doesn't mean that you are not going to get the impact. People who book last minute will just naturally know that they can't get in the main location for a decent rate. So they will look a field and they will drive in. Europeans will soon realize America is all about the driving number two. You will be able to target the people living in the cities. The locals who want to escape. The people in Philadelphia, San Francisco, Los Angeles are just going to say, you know what, I want to get out. I'm going to put my property on Airbnb or wherever. I'm just going to escape. You can target there them. So there's a lot of chances to make a lot of money here. Again, ADNA have got a fantastic tool. You don't have to do this blind if you've paying them. You've got the comp sets that you can set up, which is phenomenal for those of you that are watching this going, oh, this is so much faff. Can I just have someone do this for me? Auto Rank is literally there and you've obviously got fed a from last week at Rev Factor. So again we've given you tons and tons and tons of advice and like I said, this is my last video on this now for a long time. I may talk about it a little bit next year but my LinkedIn feed has been soccer as much as I love talking about football and I will do so. As you know, that would be my dream job. Someone just paid me to talk about football I would do but that's not my main job. My main job is to help hosts get direct bookings and that's what I will continue to do. With that being said, thank you very much for tuning in. We've had a lot of people tune in from all over the places, Facebook, YouTube, LinkedIn. It's been phenomenal to see this is obviously being recorded. I will drop any important links in the chat in the comments if you're watching on the replay but what I would love is this to be like a bit of content that will just sit there that we will revisit and come back to as these weeks and months progress and just let me know how you're getting on. So from everybody that's joined, Tamara Evelyn, I can see you commenting which is great and everybody else from further afield world have a great morning, have a great afternoon, have a great evening, have a great Christmas and we'll have a.
