Mark Simpson shows how to price direct bookings competitively without undercutting OTAs. Set your base rate at £100, list online at £115–£120 to cover OTA commissions, then offer a promo code (bookdirect) for 15% off on your booking engine so direct customers pay the base rate. Promote the code via pop-ups, Google Ads, and email.

Is mark simpson and I am the founder of boostly. I want to show you the most simplest way of increasing your diary bookings and it's something everybody can do right now. And for this example, I'm going to assume that your rates are £100 a night. But what we're going to do is we're going to get a offline rate and an online rate. So for the example, I don't know what you do, what your property, what you have at home, what, but let's just say it's 100 pound a night. You're going to go to your property management system, pms, whether that's free to book, whether that's Avivo, Bookalette, Supercontrol, the booking factory, you name it. And what you're going to do is you're going to put that rate to £115 or £120. You can see what I'm doing here. You're putting the rate up 15 to 20%. So tell me now, what is the commission to booking.com? it's about 15 to 20%. So you're automatically cancelling out the commission rate that you have to pay. So we've got now an offline rate of 100 pound and an online rate of 1 15, 120 pound. Next thing, go to your property management system, log into your dashboard, look into your extranet, find the special offer code, the promo code and you're going to set up a promo code for 15% off when somebody puts in the special word book direct. Now before you're thinking, hang on a second, 15%, that's a lot. But it's not all that you are taking off is the rate that you've put online, the rate that we're putting online, the rate that we're feeding to booking.com, the rate we're feeding to Expedia, the rate that we're feeding Everywhere else is 115 pounds. And you're going to put a promo code on your website, on your booking engine. When it gets typed in, that's get taken away. So guess what? They are going to be paying your base rate, your offline rate. When someone lands on your homepage of your website, make sure that they know about that promo code, put it on a nice pop up. So when somebody stays on your website for more than 15 seconds, a pop up appears saying the best rate guaranteed when you put in the promo code bookdirect. Now you may be thinking rate parity rules, Rate parity rules. They bang on about rate parity rules when you sign up to booking.com and Expedia. If you're in the UK, the USA, Australia, you've got that to worry about. Europe, not so much. But they don't mention anything in the T's and C's about special, exclusive, special offers. So you're covered, you're fine. The next step, Google Ads. Make sure in all of your Google Ad copy you put that you get the best rates. When you book direct, put in the promo code of BookDirect. Create an extension which is a promotion extension for BookDirect. When they put it in on your booking engine, then you're gonna go to your Facebook page. The COVID photo, the COVID image, the thing that everybody sees. Create a nice image in Canva. Canva is free. You can. It takes 10 minutes to do. You put in there book direct promo code. Save 15% when you book direct and make sure that people know about this. If people sign up to your email list on your website, the first email they should get is that if they decide to book with you, you get a 15% discount with the promo code. If you do this.
