If you're thinking about getting started in short term rentals in 2025, you may be wondering, is this even the right time? With messed up interest rates, shifting market trends and increased competition, the short term rental landscape is changing. But that doesn't mean there aren't opportunities. In fact, the smartest investors know that in uncertain times often create the best chances to enter the market. In this video, I'm going to walk you through the exact step, step by step process to start an Airbnb business successfully without making costly mistakes. Whether you're looking to rent out a spare room, invest in a vacation property or scale up multiple listings, this guide will set you on the right path. Step number one do your research and pick the right market. Before you even think about buying a property or listing a rental, you need to understand the market. A great location last year might not be the best location this year. Here's how to do your homework. Number one Check short term rental regulations. Many cities are tightening their rules on Airbnb properties. Look into local laws and ensure your investment will be legal and sustainable. Study the competition. There are fantastic tools that are out there like Airbnb, Price Labs, BNB Calc, etc. Number three I've talked about this a lot. I identify your target guests. Are you catering to business travelers, families or adventure seekers? Your ideal guest will shape everything from location to amenities. Picking the right market is the foundation of your Airbnb business. Choose wisely and you'll have a property that stays booked and profitable. Step 2 Figure out your model. So once you've identified your market, it's time to figure out how to you will finance your investment. Are you going to buy? Are you going to arbitrage or sublease or are you going to manage? Once you know what you are going to do here, it will determine how you are going to move forward. A lot of people have got a diverse model. Some people will have management models, some people will have a bit of subleasing or arbitrage going on and some people will buy. But you've got to determine what is the best for you and and where you are on your business journey. Step three is optimize your listing. You can have the best property in the world, but if your listing isn't optimized, guests won't be able to book it. Here's how to make your listings stand out. Number one, which is probably the most obvious is invest in professional photography listings with high images. Get more clicks and bookings. Airbnb have talked about this number of times and it is no coincidence that the better the quality of the image, the more people will see it. When you have these images, make sure that you show off unique features. Make sure that your first image is what is called your usp, your unique selling photo. And obviously you've got to make sure that those images cater to your ideal guests. Next up is your title, so make sure that you write a compelling title and description. Instead of cozy two bed apartment, try something more like modern loft with panoramic city views and private balcony. You've got to highlight the amenities more than talking about what the user or the reader is looking at. Also make sure that you take full advantage of the description with the description. Do not do big blocks of text. Use bullet points so your future potential guest can can speed read through them and understand clearly what your property is, who it caters for and how it will benefit them. You've got to make sure you price it correctly. The price is right. So what I mean by this is that you've got to tap into dynamic pricing tools like Price Labs or Wheelhouse to adjust your rates based on demand. The worst thing that you can do is number one, try and guess because that never works. Or number two, never rely on Airbnb Smart Pricing tool. You've got to remember the Airbnb Smart pricing tool is to benefit one company and one company only, and that is Airbnb. So step number four will be to automate and scale. So most successful hosts that we speak to don't just stop at one property, they want to scale. But to do that you must automate the process to avoid burnout and for you to be forever stuck in your business. Here's how top hosts make sure that their business is running smoothly. One is Automate guest communication, Use tools like Hospitable or use tools like hello Hosty. Get Bestie Host AI. Tap into these features that will automate the process using brand new AI features that are built to help you grow and scale without always having to answer guests. If you don't like the option of tapping into AI and you'd rather have humans, then make sure that you can outsource it to virtual assistants and people that will be able to do this task for you. Outsource the Cleaning and Maintenance now unless you love cleaning, unless you love doing all of the maintenance and the DIY and handyman services, you need to be able to partner up with a local cleaning company to ensure a fast turnover between guests. And it's the same with maintenance. Make sure that you can hire and find fantastic local contractors that can help you when you need them. The next one, and obviously this is where Boostly has helped so many hosts over the years, is set up a direct booking website. When you rely solely on one platform for your revenue, you are setting yourself up to fail. At any point you could lose your listing, you can lose your bookings and you could lose your revenue. So by having a direct booking website, it means that you've got the ability to take bookings away from just the platforms. Make sure that when you have a direct booking website, the most important thing that it needs to do is to be able to clearly state to the future potential guest who you are, what you do, how they can book that third one is where so many people fall down. They try and create the Mona Lisa of websites and they make it impossible to know and actually how to give you money. By having a direct booking website, obviously it means that you are more in control of your revenue, more, most importantly, you collect more money because you're not paying the fees. And obviously as well as you look to scale it and look to grow it, you'll be able to build a fantastic brand that, that people want to come back to time and time again. And then you will start to use Airbnb as just a marketing tool and not the be all and end all. Starting a business in 2025 in short term rentals comes with risks. With the right strategy, it can still be profitable. So to recap on what we've talked about in this video, number one, pick the right market. Number two, make sure you know what model you are going to run. Number three is optimize your listing to maximize bookings. Make sure you automate and scale smartly and also make sure you build in direct bookings into your business. Now this is where I would love to hear from you.
