The NEW Way To Boost Your Airbnb Bookings (With AI)

Mark Simpson shows three AI systems for Airbnb hosts: autonomous agents to handle guest messages and repairs, a content engine that generates social posts and listing copy, and outreach that re-engages past guests. One host generated over $6,000 in bookings in hours by using Claude to message previous guests.

Most Airbnb and short-term rental hosts still think that AI is either all hype or it's going to replace them completely, coming to take their business. But the actual truth is it's neither. I'm Mark Simpson, and I've been in short-term rental industry for over a decade and made multiple 7 figures, and I've never seen anything like the AI in the property game before. It's the single biggest unfair advantage available to any host, but almost nobody is using it properly. So in this video, I'm going to show you the free AI systems that I've built for myself and our clients that have not only generated them more bookings, but have also saved them tons of hours in the week. And the best part is it's all so simple, literally anyone can use them. Let's start with System 1. To see how this system works, we need to get clear on exactly how AI does work in 2026, because there's been a big shift most people don't know about. The way most people have been using AI is a little bit like playing table tennis. You fire over a question to the AI and the AI fires an answer back. That's the chat feature of AI. But the new way to use AI is by using something that I like to call agents. And these work like you're playing golf because you can tell the agent, I'm here and I need to get the ball in that hole. And the AI then works out every single shot it needs to get there, and then it does it completely for you. And I know what you're thinking. How can this help me grow on Airbnb and get me more bookings? Well, a couple of weeks back, I sat down with a host in London and he showed me one of these agents that he built that had totally transformed his business and his life. Now, he actually gave his agent a name. He called it Big Lou. Anyway, this host told me that one night a guest messaged to say that a plug was broken in one of his properties. But instead of the host sorting the issue, Big Lou jumped in and responded to the message straight away. Then the agent went out and found a repairman online, sorted a time with the guest and booked the repair in, all without the host having to lift a finger or reply to the message late at night. This is the first AI system that I've seen the best hosts use, and it's building something I call AI employees. Now, what's the easiest way to get started with all of this yourself and start saving time? Well, don't try to build a Big Lou this week, but you can still start to automate some parts of your day. First, pick the job you do the most and dislike the most. For nearly every host I speak with, that's going to be answering the same guest question over and over and over. Secondly, just go and get that $20 version of Claude or ChatGPT Plus. Third, give Claude your last 20 or 35 guest replies, plus your check-in info and house manual. And then from then on, Every time a guest messages you, tell the AI to draft a reply. You read it, check if it's okay, and then send it. If your time is worth $100 an hour and this saves you 10 hours a week, that's $4,000 you can save over a single month. Which brings us to the AI system number 2. For the last 10 years, I've been telling hosts the same thing. You've got to be putting out content. This could be posts, emails to your past guests. Just enough of a presence to let people know that you exist and you're not just an Airbnb listing. Every single time I get one of the three excuses: but Mark, I haven't got the time, I haven't got the money, or I haven't got the knowledge. That's exactly the problem that AI System Number 2 solves, because you can build an AI marketer to produce your content, which would be faster, cheaper, and easier than ever before. And listen, I instantly know what you're gonna say. Isn't this AI content just gonna sound like a robot? Yeah, I mean, it can do unless you know how to set it up right. So here's what you do. First and foremost, go and get that subscription that we talked about. Then go and paste in your 5 best social media posts or email campaigns and go and grab a couple of your best 5-star reviews. Finally, what I'd love for you to do is to go and write in the same thread who your ideal guest is. Who is your avatar? Who is the people that you want to be in your properties? And then finally, ask it to write you a week of social media posts. This could be captions, it could be a guest newsletter, it could be a fresh listing description for your Airbnb properties, whatever you need. But here's the one rule that you can't skip. AI will only get you 80% of the way there. The last 20% is all on you. So never just copy and paste it and post it. Read it out loud to yourself and just always ask yourself this simple question: does this sound like ChatGPT or a human that's wrote it? If it sounds like a robot, change it until it sounds like you. And if you do that, you'll put out more content in a week than you have all year. And the more you use these tools and you train them on what you like or you don't like, the better they get. Which brings us on to the AI system free. And this one is where the real money is hiding. But now you've got AI handling your boring work tasks and helping you get found online. But the third system is the one that quietly makes you the most money. And the crazy thing is, the money's been sitting right under your nose the whole time. Here's what I mean. On the Boosted podcast, I interviewed a host who's called Scott, based over in America. He owns a few properties over near Washington, D.C. A couple of months back, his 2026 calendar was looking empty. He was stressed, but luckily because he'd listened to some of the advice we've been giving on this channel, he had a list of everyone who had stayed with him the last year. So he handed that list to Claude and he gave it one job: go through all of our past guests, see what's free, and message each of them with a very simple message. Thanks for staying with us in 2025. Your place is open on these dates. If you would like to come back, or know anyone who would, let me know. The AI wrote a very personal message to each guest, and it resulted in over $6,000 worth of bookings in a matter of hours. This is the third AI system in action, what I'm calling the AI Salesperson. This is how you can get them set up by starting making money from day one. However, as I'm sure you can see right now, the harsh reality is that none of these systems matter if you don't own the one thing that this AI can't give you, which is a direct relationship with your guest. So watch this video next, and I'll show you exactly how to start owning these relationships with your guests and stop relying on Airbnb, Booking.com, and Expedia for all of your bookings. Then you can point all three of these AI systems straight at it. I'll see you there.
