A short YouTube segment (by Mark Simpson) advising hosts on budget allocation for furnishing rental homes. Emphasizes understanding real costs and prioritizing functional, durable, and easy-to-maintain pieces over expensive decorative items—practical guidance for planning furniture purchases (e.g., durable finishes, lightweight sleeper sofas).
On the budget side of things, I would say one of the biggest pieces that we do here at Showplace is helping you understand budget allocation. It is so incredibly important to understand the cost of something and then the true cost of something. And so we really help you budget plan. I always tell our hosts, no one's booking your house because you spent $2,000 on a coffee table. A coffee table is a functional piece of furniture. It needs to look good. The only thing I need it to do is I need it to last. I need it to have a finish that's going to last and be cleanable. And if you have a sleeper sofa, you need it to not weigh 50 pounds, right? You need to be able to pick it up and move it so that somebody can put out the sleeper sofa. Other than that, it's a functional piece of furniture.
