Mark Simpson explains how to prepare a short-term rental for sale. Get your rental history, but don't rely on it alone. Use AirDNA and STR Insights to benchmark your unit against the market and show real performance data to buyers.
Is there any tips around how you'd prepare to sell a short term rental? If you were looking to either sell a portfolio or sell an individual unit.
I would make sure you have a detailed rental history. And I always tell my buyer clients that the rental history doesn't matter as much because it's not data. It's one little data point. It's not the plural data. So it's just what one person's been able to do with one property. You don't know if that's underperforming or overperforming. So you do have to use data sources like airdna or STR Insights.
