Short video/audio transcript in which Mark Simpson lists the top three mistakes Airbnb hosts make (blindly matching OTA rates, handing over guest relationships to OTAs, and ignoring data/algorithms) and summarizes his fix: stop renting through OTAs, own marketing channels, and build a guest list for sustainable growth.
But here are the top three mistakes hosts make when it comes to Airbnb. They blindly matched my rates everywhere. No strategy, just hoping for bookings. The results commission was eating my profit and zero flexibility Number two I handed over guest relationships. I watched countless guests book through the OTAs then vanish. No contact, no repeat visits, no brand loyalty. A disaster if you want sustainable growth. Mistake number three I ignored the data. The OTAs hold all the cards, with algorithms shifting my visibility overnight. And after decades in short term rentals, here's what truly flipped my business I stopped renting my guests through the OTAs, I owned my own marketing channels, and I built a guest list.
