A short YouTube presentation by Mark Simpson (uploaded April 1, 2024) about using length-of-stay discounts to increase bookings. The speaker explains platform limits (Airbnb supports 2-day and 3-day discounts) and recommends using weekly discounts, custom monthly rates, or baking 3–5 day discounts into a direct-booking website or channel manager logic to capture more direct bookings.

Having length of stay discounts to incentivize certain types of customers. Airbnb specifically lets you do two day and three day discounts. So that gave me a really clean example of how to do 2 day stay, 3 days discounts and then like do week long stays. In your case, your channel manager probably doesn't allow for three or four day discounts, but it does allow you for weekly discounts. It allows you to set custom monthly rates. And if you want to be fun and you want to take advantage of this type of modularity in your market, let's say you do a lot of direct bookings from Google Search, you would want to consider advertising a discount for a three or four day or maybe even a five day stay that can be baked into your direct booking software. So if somebody's booking, you know, a five day stay, all of the weekdays in a five day stay could get like an extra discount. You might be able to logic that into your own custom website. That would be something that I would recommend you do.
