Mark Simpson breaks down Airbnb's new cancellation policies: the strict option is gone, and all bookings now include a universal 24-hour free cancellation window. Hosts face calendar volatility and peak-week risk, so Simpson recommends checking your listing status, verifying new bookings, and building direct-booking channels.

Most hosts that I speak to still believe the strict cancellation policy protects them. That belief is now outdated. Airbnb quietly removed strict for new listings and has been migrating existing listings over to the new policy called firm. The bigger change is the new universal 24 hour free cancellation window. This applies to every booking, no matter what policy you have in place on Airbnb. So a guest can book your place today, they can block your calendar out and then Simply cancel within 24 hours and they owe you nothing. So your calendar could look full one day and then empty the next, and hosts are already feeling the impact. This setup gives guests more flexibility and it's the hosts that are suffering. So if you're high volume with low seasonality, maybe it balances out. But if you depend on a predictable calendar, especially during peak demand weeks, this can create serious gaps. This is where you need to really check right now what is happening. So go to the back end of Airbnb and check if your listings have already been migrated to firm. Pay attention to new bookings and do not assume a date is locked in until the guest arrives. Do everything in your power to make sure that when that guest books that they have all of the information in front of them before they arrive. Assume as well that a guest is going to book a couple of places at once and he's just going to Cancel the other two. This is becoming very common in 2025. Going into 2026, if you can stand out to that guest above the other listings, you will win. You've got to understand the new system is a way to help Airbnb and not you. You need to do everything in your power, but ultimately you want to get your guest to book direct.
