A LIVE tour of my properties (210 of them)

In this live‑stream, Rob Moore walks viewers through a real‑time tour of roughly 210 of his Peterborough properties, part of a larger portfolio of about 340 rental units. Using Meta live‑glasses, he showcases a variety of assets – from a former Barclays Bank building and an old club converted into 42 units, to a former Pizza Express site with a 33% uplift, and a flagship £3.8 million block called “Aspect” now valued near £20 million. He repeatedly invites the audience to guess purchase prices in exchange for a silver coin, emphasizing his acquisition tactics: off‑market, no‑money‑down deals, private‑investor partnerships, and local concentration for easier management. Rob highlights the financial performance of his assets (e.g., >£1 million gross annual income from Aspect, 300% value increase on some sites) and explains his branding strategy (Aspect, Space) with the help of his business partner Mark Homer. Throughout the stream he promotes his educational platform Rob.team, offering low‑cost membership, courses, and a homeschooling money programme, while urging viewers to adopt his philosophy of staying local, reinvesting profits, and building generational wealth. The narrative blends property‑specific details, investment methodology, personal branding, and a sales pitch for his training business.

Okay, here we go. I'm doing a live tour around my properties. So this is a bit meta because I have these meta glasses on, so I thought I'd look in the mirror or in the window like a little bit of a pervert, and you could see here I am with my live glasses on. So now what I'm going to do is walk you around 210-ish properties that I own. I always talk about dominating or owning your town or city. I always talk about having them all located very closely together for management and control and being able to get the best price and then getting the, the off-market deals come to you. So let's do this. So here we are in the center of Peterborough. You can see the magnificent cathedral there. You can see a large church there. You can see Virgin Money, which is always empty. Banks are, um, being disrupted. Okay, so I'm going to show you the first one. This is our most recent purchase. We bought this, um, within the last 6 months. Here's an interesting one. Um, this is Barclays Bank. Actually, we put an offer in to buy this. It was just a little bit too much— not too much money for us, it was just a little bit too much money for what we wanted to pay. Wasn't mega, In fact, if anyone can guess how much that was on the market for, I'll give you a silver coin, 2-ounce Tudor beast coin I'll give you if you can guess how much this Barclays Bank was on the market for. All right, so yeah, that was all smashed in the front of Barclays because I think it was to do with the Israel situation, anarchy on the streets. Right, so here's the first one. So I own this with— well, when I say I, I mean we. I have a business partner who's the brains behind the operation. I mean, you can see, look, that's a beautiful looking building. So we own this here. Have a guess how much we paid for this. Let me see if I can show you what it— how deep it goes back, because you can sort of see through the underpass there, can't you? So, um, yeah, we, we own this. Is our most recent acquisition. Um, have a guess how much you think we paid for this. I don't know the square footage actually. Um, but yeah, let me, um, let me know how much you think we purchased that for. We, um, we believe we'll get about a 25% uplift on— no, actually it's 33% when you do the maths. So for what we paid for it, we believe with a little tweak, um, we'll get about a 33% uplift. We might also develop some flats above there. There's a bit of an access issue but we might develop some flats up there. But look, it's very nice, isn't it? Very regal building. By the way, can you hear me okay? Because I'm testing a new microphone. And is the quality of the video good? Because I'm actually doing this through the live glasses, so that's why you can't see me. We're just on, on a tour of my property. So how much do you think I paid for that? And how do you think I managed to get the 33% uplift on the value? It's a commercial property. They're obviously different to residential property. So you can see it goes back quite a long way. It's quite a deep building. But yeah, the issue for us developing the flats above, which is definitely doable, they're done here and here, but it's just access. Oof, that was bright sunlight. Okay, so we own this one as well. So you can see it's quite— in fact, we own this one here. Uh, but we also own this one here, so I'll show you around this one. I mean, look, it's not so pretty from the back, but that doesn't matter, it's pretty from the front. So we own this one there and this one there, so sort of like double depth. And you can see it sort of goes back quite a long way there. So, um, you can see I haven't walked very far, and I own that and that. And that, and that. Probably wouldn't own that. Could, but I think structurally there's some issues with that. Otherwise, we'd put an offer in. If you're just tuning in, I'm just doing a walk around my city of the properties that I own. Many of you don't know that I own 340 rental units. Now, by the way, I count this as 42 units because it's got 42 units built within it. So yeah, so we own this now. This was an old club. Oh, there's a guy doing some sawing. Yeah, this was an old club, like 20 years ago. I used to go here and drink, um, and now I own it. So we used to go down here and there used to be a bar down there, um, but now we own this one. It's 42 units, this one. Um, have a guess what we paid for this. Again, if you can get it bang on, I'll give you a silver coin. You're not going to believe it. Have a guess what we paid for that. So that's some— we've developed that into 42 sort of cluster flat type living accommodations. It's really nice. As you can see, it looks lovely. It's got some penthouses up there. We got this a long time ago. I mean, we got this really cheap. I think it's, I think it's almost tripled in value. Since we owned it, since we purchased it. So we own this one as well. So this is the one you could see from the back. This used to be squash courts and like a kind of— I wouldn't call it a sports center. I think that's doing it a bit too much justice, but you can see it goes back a long way. And I think this is 24 units, something like that. So 24 in there, 42 in there. The Pizza Express building we bought where we've got a 33% uplift. This has gone up 300% since we bought and owned it. If any of you can guess How much we paid for that? I'll give you a silver coin. If you can guess what it's worth now, I'll give you 2 silver coins. This one we actually didn't put any of our own money in. We have a private investor who's still in it with us. He's become a really good friend. That should be illegal. Yeah, so this was no money down. That one, I think we put our own money in. I mean, I started 50 grand in debt, so you could argue that Every single one of my 340 units are no money down. So you can see back there, we own all of that, all of this. All right, chaps. My friend owns this one. So we probably could have or might have bought it, but I've got— there's basically 3 of us in the city of Peterborough who are kind of the biggest investors. I think he overpaid for this. That's why we didn't buy it, but we own this one. Look at the size of that. Look at that, 120,000 square feet, and we developed all above there. So what have we got? 1, 2, 3, 4, we've got 5 stories up there, 100 apartments. This one, this is our biggest building that we own, um, it's pretty much half our portfolio, a bit less, in one big block. Let me know how the audio and the visual are, by the way, because I'm running this live through these glasses, so something new I'm doing. Is the wind an issue? Are the cars passing an issue, or does it all sound and look good? Let me know. Okay, so this is called Aspect, as you can see there, and we paid 3.8 million for this. All right, we might have spent 12 on here. I don't know the exact numbers. I can get them if you want them. Um, but yeah, we own this 99 apartment block. So there's 99 there, there's 42 there, there's 24 there, there's one through the back there, Pizza Express, that we're going to develop. And let me know if you've got any questions. Then once I've done this live I might be able to go back through them. So quite a few of my staff rent from me here, which I think is a nice thing for us to be able to do. Yeah, look at the size. Sometimes I walk around this and go, look at the size of that, and then they go— I go, shit, I actually own it. Sometimes I see a Ferrari or a Lamborghini drive past, I'm like, oh, look at that car, and then I go, wait a minute, I own 7 of them. So yeah, you can see this goes all the way. It basically covers one whole block. So yeah, I mean, you can see how far I'm going. So this is the branding. My business partner, Mark Homer, his wife did all the branding. She's done an amazing job. Aspect and Space, she's called them. I think it's really good. Yeah, so this peaked at 21-ish million, maybe just over. It's now worth just under 20. We did have a little bit of a drop, but rents have been going up, so we're still happy. The banks are happy with us. You can see it, it goes all the way back there as well. You see the white and gray bits over the top. So right now I'm going to go around the front. So we paid 3.8 for that whole block that I've shown you at the back, but it goes all the way to the front here. So it basically covers one whole block. But I'm going to show you the front of it because it looks very different from the front. Those of you that are tuning in, I've got these new Facebook Meta Live glasses. I'm doing a live stream through the glasses and I'm taking you on a tour around some of the properties I own. Because most people don't know that about me because they know me for my podcast Disruptors and they know me for my content or my training businesses or my books. They don't know like I'm actually at core an investor. Give me a yes if you listen to my show Disruptors, by the way. So this is the front. So from the edge here where it says Crosskey Homes, so we rent this out to Crosskey Homes. I think it's about 50 grand a year in rent. It might be a bit more. So we get a nice little income there just from a tiny part of it. We own all this above here. They're all converted into flats. And get this, right? We paid 3.8 for the whole lot. All of this and all going back, albeit undeveloped, and we sold this part for £3.6 million. So £3.8 million for the whole lot and just sold the 4/5 of the bottom floor for £3.6 million. So we were in for £200,000 net on a £20 million development. Now, like I said, we spent more than £10 million on the development of it, a reasonable amount more, but still it shows what deals can be done. This here we wanted to buy. I mean, it's ugly as fuck, but so was that which we own. I'll talk to you about that in a moment. And we could do so much with that. I mean, this thing here that we own was so ugly. It was Poundland and it was the ugliest thing ever, and we made it look like this. Look at that. But the problem is the council messed this up. Really messed this up. I've gone another level. Anyway, I better shut up because the council building is just there. But my business partner worked out for us to make that work, we'd have to get it for free. So if anyone from the council is watching, um, give us this and we'll make it beautiful and we'll make your city look amazing. We'll joint venture with you. I'll happily joint venture with the council, split the profits. You can see, look, it goes back for miles. Anyway, we own this one. Sorry. Um, so this used to be so ugly. It was Poundland, and I think they spent about a pound on making it look nice. And we've developed this now into, I think it's 40-odd, um, cluster rooms, apartment, mini apartments, um, co-living I think they call it. So we rent the bottom floor out. I don't know how much for, but I know that we rent that the council. You know this because it's empty. Hello, council. So yeah, this is called Space, and you can see they call this the Gateway to Peterborough. So we own one of the Gateway buildings. As you can see, it doesn't go back very far, but it's fairly tall and it's quite long. So yeah, we rent out the bottom floor. We've got a 10-year 10-year lease on this, so we'll get 10 years guaranteed income on that, full repairing, full insuring, which means they'll have to redo it and put it back to the standards that we require for the next tenant. Um, and then we've got 40-odd people living in that. That's completely full, by the way. Um, yeah, so you can see, own that one here, own that one there. Let's see how many steps. 1,000 1,000, 2,000, 3,000, 4,000, 5,000, 6,000, 7,000, 8,000, 9,000, 10, 11, 12, 13, 14, 15, 16, 20, 21, 22, 23, 24, 25 steps from one building to another. So yeah, I walk around Peterborough a lot seeing that I live here, and it does make me feel really good when I am, you know, I can walk what, 2 minutes and see 210-ish, might be a few more units that I own. By the way, we buy, hold, die. We don't sell. 'Cause I don't want to walk down here when my son's 18 and say, I used to own that, used to own that. Where's all the money, Dad? Oh, spent it. I want to build generational wealth. So give me a yes in the comments if you'd like to build generational wealth. Not just temporary wealth. So yeah, I'll just go around and do a reverse for those of you that have just tuned in or didn't see the start. I'm doing a sort of walk-around property tour in these new Facebook Live glasses that I've bought. Some people have been saying to me, Rob, I didn't know you couldn't see, nice glasses. I don't need glasses, I'm doing this for the content. So you can see these go up 5 floors. We paid 3.8 million for this and now it's worth It dips up above and below £20 million. It's virtually on the nose of £20 million. Income on this is more than £1 million a year, reasonably more than £1 million a year gross. And actually the net's very good because we don't have the biggest mortgage on it and the costs aren't huge as a percentage compared to, say, residential, because obviously this was commercial that we converted. And then we own this one on the corner, which is 42 apartments or cluster room apartments. So give me a yes in the comments if you like the idea of building a property portfolio. Here are some basic rules: stay local, know your area, don't spread all over the country. I can walk around these and check them and manage them and make sure everything's good. I know the prices of this. I know that my friend paid too much for that. I know who bought this. I know what this is worth because I own it. I know who bought 16 Preskate. I know what they paid. They overpay. So I know all this, and you only know this by doing it locally. Now, by the way, I started 50 grand in debt in 2006, and at the start, and I had no money, so every deal I've ever done theoretically basically has been no money down. Yes, I've taken profit and then pumped it back into buying more property. In fact, my business partner Mark and I are looking at a 100-apartment block at the moment, which might once again nearly double our portfolio, but, and so I'll pump some money back in. But you know, I like reinvesting. So we own this one, goes all the way back. Okay, so you know, if you'd like to learn more about how to do this and make, manage, and multiply money build passive and recurring income, cash in on the property crash, I don't know how much you can hear that in the background, and if you'd like to learn how to invest, we own this one here, I recommend you join Rob.team. So Rob.team is my digital financial freedom platform to help you build personal independent wealth, to help you make, manage, and multiply money, to get your cash flow up, your tax down, your income streams up. And it costs what, less than 20 pence a day. You can cancel any time, no ongoing contract. So give me a yes in the comments if you'd like to join. We do quite a lot of property investing content in there. There's a 12-week how to invest series, probably 15 hours of content with myself and my business partner on all the different asset classes we invest in and how you can make, manage, and multiply money. You know, we do a lot of content on cashing in on the crash. Building multiple streams of income, diversifying your portfolio, how to invest no money down. This is all covered. There's hundreds of hours of courses, resources, masterclasses. So I'm actually, I'm just going to have to look at my phone here because I'm going to type in the link. Can I type in the link anywhere? Well, it's rob.team. So if you just go to any webpage now and type in rob.team. Rob.team. I'll tell you what I'll also do, I'll take you on a little tour of where it all started. But before I do, just go and go to rob.team now, type in r-o-b.t-e-a-m. Hundreds of hours of courses, resources, and masterclasses to make, manage, and multiply money, be an investor, get your tax bill down, get your income up. Um, and yeah, you know, oh, by the way, if you've got children, give me a yes in the comments if you have kids. I'm just launching a new homeschool money programme, and any child of any member gets free membership. So I'm giving back to all the kids who aren't getting good education in schools around money and economics, and I'm taking it on board to homeschool your kids, 'cause I'm doing it for my kids. So you get free membership, your kids get free membership when you join Rob.team. Just type in Rob.team. How many properties? So I just showed you there about 210 units. And you know, when I say 340 units, that's what I own. Some of them are in a multi-apartment block. So I've got 100 apartments and I call that 100 units. For us, a unit is a rental unit, i.e., a tenant, just because that's how we manage the numbers. Because if you've got houses and HMOs and multi-lets and commercial, how do you— universally measure them. So we do it based on rental units, tenancies. Okay, right. So I'm going to show you where it all started, but before I do, make sure you've joined Rob.team. It's really easy, you just type in R-O-B dot T-E-A-M. So, um, we made an offer on that, too expensive. And when I say too expensive, I mean can't make the cash flow. So This street here is where all the estate agents are, and we used to walk up and down here probably twice a day for 2 years, 3 years, and we bought hundreds of properties from this estate agent, this estate agent. We might have nicked a couple of staff out of there, but I'm friends with the owner. This estate agent here, this estate agent, this is estate agents row with a few shops. There's an estate agent here. And what we did, which I think was quite clever, is we rented these offices up here. So we rented that little room first when we were small, and then we took over and rented that one as well, and rented that one as well, and rented that one as well, and then we rented that one as well, and then we own— well, we didn't own, we rented the whole block with our, you know, our young company, 2, 3 years old company, 15 staff. We own this, rented this block I'd actually quite like to buy it one day just because it was where we sort of started. So twice a day we'd walk down here, get our lunch, get a drink, and we'd walk through all the estate agents and we'd go in and what's on the market, anything nice and juicy, anything come cheap, anything not in the window. You can see there Connell's as well, Hart there, William H. Brown there. So this is where we built our entire— we now run the UK's largest property training business. Its best year, I think, almost was £25 million in sales. An average year would be more than £20 million. And we built that entire business off this street here in Peterborough. And we own 340 rental units. We must have sold another 400 to 500 to— either we flipped them and we made the profit, or we sold them to investors. All built down one street in one town. And why can't you do the same? In fact, I worked for a guy who did property sourcing and he was up there. Acorn Property Concepts it was, and that's where it all started. I got out of £50,000 worth of debt, I made £100,000 in my first year, and I turned my life around in that one year. Now things are very different. So I hope you enjoyed the tour, something a bit different. Let me know if you find this kind of content useful. Hit me up with any questions in the comments. I'll try and go back to them later. And don't forget to join Rob.team. If you've been watching me and you haven't invested in yourself, what are you waiting for? But for less than 20 pence a day, cancel anytime, no ongoing contract, there's hundreds of hours of courses, resources, and masterclasses to make, manage, and multiply more money. How to invest, how to build recurring income, get your tax bill down, your income streams up, cash in on the crash. It's all there. And all you have to do is type in rob.team. I don't go to the pub and drink because actually 17 years ago I used to like a drink, or about 25, and I stopped as soon as I started business because I couldn't handle hangovers anymore. I didn't think that it was good for business, and that was one of— actually, I don't really talk about that, but one of the things that changed everything was stopping drinking. So I don't know if you drink, I don't know what your thoughts are on that. Anyway, I'd like to buy that. I'd love to buy the cathedral. I just want to buy it all. All right, thanks for tuning in, everyone.
