In this YouTube monologue, Rob Moore warns that banks and large institutional investors are rapidly acquiring distressed UK property, using the banks' traditional reliance on real estate as secure collateral to double‑dip: they lend money secured on a home, profit from interest, then repossess and keep the property when borrowers default. He cites dramatic price drops – up to 47% in Chelsea, over 20% in Westminster, and 40% in Mayfair – and points to Lloyds’ ambition to become the biggest private landlord and BlackRock’s massive US real‑estate purchases as clear signals that banks see property as a lucrative, low‑risk asset. Moore argues that these moves indicate a buying opportunity for individual investors, urging them to follow the banks’ lead and purchase property while prices are at historic lows. He then pivots to promote the relaunch of his training platform, Property.School (formerly Progressive Property Club), detailing its extensive course library, weekly masterclasses, and a limited‑time half‑price offer that expires at 5 pm the day of the video. The first 45 sign‑ups also receive a free ticket to a new two‑day joint‑venture and finance‑raising masterclass, which Moore claims will teach creative financing without large deposits. The video concludes with a strong call to action, emphasizing urgency, the potential for wealth creation, and the risk of missing out as banks continue to acquire property.

The banks are buying up all the property. Now, there's two specific banks I know of that are buying masses of property right now, and that should tell you something. That should be a warning. But you should also be able to understand why and what's really going on. So let me ask you this question: what one thing will the banks use to lend you money for anything? They'll lend you money for a car, a conservatory, to buy your own home. They'll chuck you money here, there, and everywhere. They won't secure it on your gold, on your property, probably not on your accounts. They'll secure it on the home that you live in. In the UK, there's a saying: safe as houses. And the banks, the best security they've ever seen and used for hundreds of years to lend you money for pretty much anything is property. So let me ask you this: if the banks see property as the most secure, stable, reliable asset, and the banks are the entities that make billions or trillions of pounds then that should tell you something. Now, I did a live yesterday and told you that, um, some areas in the country the property market has crashed 47%. And guess who's buying up a load of this property? The banks. So here's what the banks do. They lend you hundreds of thousands of pounds or millions They secure it on your property, and if you default, default, they take your property back as their collateral. That's what they do. And then, then they buy it. So, um, they're not going to advertise this, but a bank could lend you money, secure it on your property, get maybe hundreds of thousands of pounds worth of interest profit for them from you. Then you could default and then they'll repossess the property, and then they'll own the property as well. So they earn on it and they own it. They double dip. Now, of course, there are some regulations, um, but that's essentially what they do. Now, BlackRock in America are buying up masses of real estate. They are literally buying up towns of real estate. And in the UK, Lloyds want to become the biggest private landlord. And property market dropped 47% in Chelsea, over 20% in Westminster. It dropped 40% in Mayfair in the lockdown. And the banks are going to be having a field day. So are you going to be having a field day? Because there's loads of assets that you could invest in that are not really that secure. And the best way, I think, to see if an asset is really secure and if it's likely to go up, and also if it's the right time to buy, is to watch what the banks do. Now, as you know, I am somewhat critical of the banks at times, but in terms of a business model, if you think about it, a central bank creating money out of nothing and then passing it to a commercial bank who then lends it to you and earns maybe hundreds of thousands of interest from you and securitizes it on the property and then ends up owning the property and then can just keep printing more free money and keep lending it out. That's a very sophisticated and smart business model. Now, I can't print money. If there was a money printing machine I would probably sell one of my kidneys to buy it. Maybe I'll sell both of my kidneys. Can I do without them? Because obviously that is a license to print money. The next best license to print money is to go to a bank, get a mortgage, use their money to buy property knowing that they'll lend you on it and cash in and buy properties when they're at the cheapest, which is now. Or now-ish. Some areas have already crashed. People are watching my content saying, oh Rob, you know, you've been saying there's going to be a crash for years. Robert Kiyosaki's been saying it since 2013. It's just all doom-mongering. No, many areas have crashed already. The time to buy is now, not tomorrow. Some areas have got to catch up, but of course if you get yourself the knowledge now, then you'll be well positioned. The banks know what they're doing. They're one of the oldest business models. Finance is alchemy, i.e., money is created out of thin air and the debt is passed on to you and they make the profit. That is alchemy. That is magic. It's a brilliant business model. You can't do that, but you can do the next best thing, which is what they do, which is own property. And the best time to buy is when prices are cheap, and prices are cheap now. And if the banks are gobbling up all the property, then that is the sure sign that you probably should too, because they know how to make more money than anyone else. And this is why we've relaunched Property School. So we had a members area called Progressive Property Club, just a few hundred members learning how to invest in property. And in light of this now crash coming and this massive opportunity and prices being really cheap, we decided to rebrand it, relaunch it. We invested a load of money and time into creating property.school, and there are now dozens, if not hundreds of hours of courses, resources, and masterclasses to build multiple streams of property income. Know what to buy, where to buy it, how to buy it. Know how to cash in on the crash. Know how to get discounted deals. Know how to buy local deals. Whether it should be residential or commercial, single let or multi-let. You know, how do you negotiate? What power team do you need to build? What's the best way to find the best deals? It's all inside property.school. And because we've relaunched from PP Club, we have a special offer that closes at 5:00 PM today, which is you can get in at half price because the price doubles at 5:00 PM today. The reason the price doubles is because it's far too cheap at the moment. It's 20 pence a day. And also we've invested a load of time and money in the new platform, which is way better and easier to use. So the link to join is property.school. Property.school. And if you join right now, you'll get in before the price doubles in a few hours' time. And it's 20 pence a day, so it's less than I spent on coffee this morning. You can cancel anytime. There's no ongoing contract. There's new courses, resources, and masterclasses added every single week, as well as all the content in the past few years that you years that's been put in. And in light of this big crash that's going on and how many trillions the banks are going to make, I want to make sure that you make some of that too and you cash in yourself. So just go and join Property.School by typing in property.school. But I've got something special to add, and I wasn't even going to do this. I only opened this up 2 days ago, and that is for the first 45 people who join from this video, although I've got other videos I've done, so in total I'm actually going to give you access to a new 2-day joint venture and finance raising masterclass course, and I'm going to pay for your ticket. You need to get there, but I'll cover your ticket. Now, the reason I'm doing this is because we've just improved our finance raising day from 1 day to 2 days. We put a lot more content on it, in it, on how to raise money. I was £50,000 in debt and the hurdle to me was raising money. I learned how to raise money and now I've reverse engineered how I've raised tens of millions and teaching you how to do it. Because I own the training suite, I own the building, I can invite you without it being much cost to me so I could just pass it on to you. And I guess I kind of wanted to just celebrate this, you know, relaunch and rebrand into Property.School. So first 45 of you who join, who sign up before 5:00 PM today when the price doubles, you'll also get free access to a course that's otherwise hundreds of pounds on raising finance to invest in property, on doing joint ventures, on creatively getting deals without putting your own deposits in. Natasha's just joined. If you type property in the comments right now, then I'll count the first 45 and then we'll invite you to this special new training. Because the thing with property is no one usually has loads of deposits to start. Most people, 98% of people, start without enough money for a deposit. So you either have to save your deposits, which takes years to buy any property, or you have to learn creative finance using other people's money, doing what we call joint ventures. And that's why I'm throwing in the joint venture finance raising day. We can probably only fit 75 in the room. And about, like I said, about, I've got 45 because about 30 are already booked on. One-off, no recordings, no replays of that event, no other offer of that. You've got a few hours to do it. The link is property.school. Go join and then type property in the comments. Let me know when you've joined so we can book your place. And get in before the price doubles in a few hours' time. And get in on property before the banks fucking buy them all, which they're going to, and they are, because Lloyds have said they want to be the biggest private landlord, and BlackRock are buying up, gobbling up tens of thousands of houses in the US. And property makes people rich, especially the banks. So why don't you do what the banks do? Thanks for tuning in, and remember, if you don't risk anything, you risk everything.
