Biggest Property Crash in 14 Years ⛔️

Rob Moore warns the UK housing market dropped 2.3% in November, the steepest monthly fall in 14 years, and could plunge 30% annually due to inflation, rising mortgage rates, and buyer shortages. He owns 360 properties and says holding through crashes increases cash flow as rents rise and prices fall.

So the property market has just crashed the most in a month than it has in the last 14 years, which is the last big recession of 2008. It's the second month in a row now where we've had pretty significant negative growth in the property market. I have been predicting this. It is coming. You must be ready. So 2.3% was the negative growth in the UK property market in November. That is significant. That is about 30% compounded growth in a year. Imagine if the property market dropped 30% in the next 12 months, and I think that is a plausible thing. So, um, second month in a row now, house price crash. Now look, some people are going to say, oh, Rob, he's negative, He's fueling the negativity. It's only 2.3%. 2.3% in a month over 12 months compounding, that is actually a crash. That is a lot. So, um, in this instance, I think this is being underplayed, not overplayed, by the media. So, um, basically it's all starting, uh, and Marina here has said it's about time. I've been saying that the market is going to crash or correct or crash— correct, crash— for quite a while now. Now, I never predicted when because I can't, but the market is due a significant correction, and you need to be ready. So we've got soaring inflation, which means people's cost of living is already high. It's the highest it's been since the Second World War, relatively, which means relatively your mortgages are expensive. Then interest rates go up and up and up for from 0.25% to 0.5% to nearly 3%. So that makes your repayments even more— some people's mortgage repayments may have doubled if they're on a variable rate and they've gone from paying 0.5% to 3%. Uh, and so all these stress factors, um, the undersupply of buyers, the fear in the market. Now Darren has said here it's going to crash hard and the current market cannot sustain where it is. Yeah, because actually the average UK house price was nearly £300,000 2 months ago. Now if you think about being a first-time buyer and trying to get in the market and the affordability, when the average UK house price is nearly £300,000, affordability is not there. And first-time buyers, it's been a nightmare for many years for them to get in. So here are some things to think about. Number 1, Is this the start of a big correction or crash in the property market? I think it looks like it, because in the last, what, 2 months, it's dropped more than 4%. That is a lot. Over a 12-month period, you're talking a compounded 30% drop. Number 2, you need to be ready for this. So obviously you need to protect yourself now, i.e. Don't go and sell any assets on the cheap because you get scared like everyone else. Try and hold your assets and hold your, um, position as prices drop. I have 360 properties and 1,250 tenants, and I'm excited for the crash. I won't be selling any of my properties. And if my buy-to-lets go down from average £285,000 each to £250,000 or £220,000 or £200,000 or even £180,000, I will stand firm. I will not sell any of my assets because it's only the capital value. The income is likely to go up because the rents are going up. But the big thing here is the opportunity you have as a first-time buyer to get into the market, finally. As an investor, to get good yields and good cash flows, finally, because the purchase prices come down, therefore your mortgage repayments come down on the monthly. And as the rents go up and the mortgage rates come down, the cash flow, the margin that you can make, goes up. Because what's been happening now for nearly a decade is the rents have stayed the same and now the mortgages are going up, so therefore the cash flow is not there. They're not a good investment. But now, yes, mortgages are going up, but as prices go down, mortgages go down. And therefore you can make some money. You can get into buy-to-let. You can start building your pension. Um, and look, I'm not one for, um, being vulturistic in the opportunistic sense. I can't control the market. I don't go around trying to control the market. I can't. But I like to take the opportunity when it comes because some people say, oh well, all these people who are looking forward to the crash, all these entrepreneur property investors, landlords, these are vultures. No, no, no, no, no. We're not creating the crash. The crash happens anyway. The markets are way bigger than any of us individuals. So actually, when the market does its thing, then you do your thing. So your thing is to be liquid. Make sure that you've got good credit. Make sure that you're lendable and investable. Um, make sure that you build up your contacts. Go and see some estate agents. Get a good mortgage broker. On the go and be ready. Because, um, what, nearly 2% last month, 2.3% this month, the biggest monthly drop in 14 years. This could be 30% in a year. It might not be, it might take longer, but this could be it. You want to be ready. So be liquid, be investable, get yourself educated, go and see some estate agents, make sure that you keep a, um, a black book, or you build up your network and your contacts, you educate yourself in property investing, this could be a great time. Catherine said Bill Gates is behind this. I don't know if Bill Gates is causing the recession. I can't blame him or the property crash, but believe you me, in 2008 I bought the best property deals pound for pound I've ever bought. I was paying £30,000 to £75,000, um, for single buy-to-let properties. and these have gone up to £150,000, £200,000, even £250,000. If I could have bought the whole of Peterborough, if I could have bought 10,000 houses in 2008, I would have done. I obviously didn't have that amount of money, but I did buy, what, 50? 20 in 2009 and 30 in 2010, something like that. I cashed in, and now that time has come again. So be ready, get ready. And look, educate yourself. This is the best, the big thing. Educate yourself on raising finance. Educate yourself on investing in property. Educate yourself on getting into assets. Educate yourself to observe the masses and do the opposite. Be fearful when others are greedy and greedy when others are fearful. When they sell, they'll have to sell cheap because the market is dropping and the confidence is dropping. So they'll have to sell cheap. Now someone go there now and I'll just do a couple of the comments here while you're going and joining rob.team. Um, someone has said, um, surely there's only a crash if you sell. But yeah, If you think about it, mortgage interest— well, interest rates were what, 0.25%? So work out what your mortgage might be on 0.25% on a variable mortgage, and then work out what it will be on 3%, which it is now. And then if mortgage rates go to 5%, work out what your mortgage repayments will be. Many millions of people, maybe, certainly hundreds of thousands of people, they won't be able to afford to pay their mortgages because they'll go up so much because they'll be on a variable rate and the interest rates are going up. They'll be forced to sell, they'll be forced to sell quickly, there'll be repossessions. And when properties are repossessed and they sell quickly, they sell cheap. So people go in and buy cheap. So now you've got new comparable prices that are lower, so that sets the lower price. And then as the, the fear in the market compounds, people offer lower again and lower again. And as interest rates go up and affordability goes down and mortgages go up, more properties are sold cheap. And it all happens so fast, before you know it'll happen. We'll It will happen in less than a year. If you go back through since 1974 on the Nationwide House Price Index, when it goes down, it goes down fast and hard. So you can't wait to be ready, you must already be ready. It will absolutely go lower than it is now. Um, it dropped 2.3% in November, it dropped nearly that, I think, in October. It's got a long way to go. I mean, you You can't say we're in a bubble, but there are factors that push the housing market up. Lockdown actually pushed the housing market up because there's a massive undersupply of houses, and, you know, some government controlling stamp duty and things artificially kept the prices high. There is a big bubble, there is a crash, recession, depression coming. Now, someone has said here it's scary times. It's also opportunity if you take it, if you know how. If you educate yourself, if you observe the masses and do the opposite, if you learn how to invest, if you learn how to cash in on a crash, if you learn how to become a contrarian investor. And you know what, it's about every 15-ish years they hit the cycle. And what, last one was 2008 and we're just moving into 2023, so it's about an It's gone down nearly 4% in 2 months. It is coming. So don't say, one, I didn't warn you, because I did. And two, don't say I'm all doomy and negative like some do, because I'm not. Because I'm talking about upside opportunity to be able to cash in on the crash. And don't wait to join Rob.team. A lot of people say, oh yeah, Rob, I'll join Rob.team after, I'll join Rob.team next week, I'll join Rob.team when I get paid. It's only 20p a day. That's less than large cost of coffee a month. Do not wait. Don't come back in 3 years ago, 'Oh Rob, I shoulda, woulda, but I missed it.' Don't wait for the perfect time. The perfect time never comes. The perfect time is now. So thanks for tuning in. Let me know what you think about the housing market. Do you think we're now moving into the crash? Because we've had, what, 2.3% negative growth in November? I think we had similar, bit less in October. Or, um, do you think something different? Do you think maybe it's not going to crash as much as I think? Let me know what you think in the comments, and I'll see you in Rob.
