Do NOT Pay Down Your Mortgage ⛔️

A property investor with 340 rentals argues modern mortgages trap you in lifelong debt, especially 35 and 100-year loans requiring two incomes. He recommends renting or using interest-only mortgages while building income-producing assets instead.

Warning: do not pay down your mortgage. There's some new alarming things happening with mortgages which essentially will trap you for life. Now, I'll mention those in a moment, but do you know what the, the literal translation, the original French word of mortgage Do you know what the literal translation is? Because there's a little bit of a clue in the literal word of the meaning as to what the intentions are of the bank when you get a mortgage. Um, and many banks now are having 35-year mortgages, and people under 30 years old are having to take out 35-year mortgages. They are having to prove not one but two incomes. And more and more now, these products, these loans that are luring you in, and they make them look sweet. They are actually like sugar. Oh, have this sugar, it is sweet, it tastes good, it feels good. Oh, now we have you addicted to the crack, and now we can poison you and profit from you for the rest of your life. And this is what mortgages are becoming, by the way, and it never used to be this way. So I'm going to list out a few things that have really changed. And by the way, my thoughts on whether you should pay down a mortgage or whether you should buy or rent a home have changed and evolved because of what's changed. So I'm not set in my ways and think I'm absolutely right about everything, but things have really changed. So first off, do you know what mortgage actually means? Have you seen these new long mortgages? Do you know in some European cities now there's a 100-year mortgage? So you are literally paying a mortgage until you die, unless you live til 135. So things have changed. Okay, so there was always the English version of the American dream of owning your own home, and it was good because one, properties would double every 12 to 15 years. That had been proven since 1088. Um, all land and property value in the UK was, um, surveyed and valued for tax-raising purposes It was about £1 million. Now you can't get a car parking space in central London for that, or a garage. So properties doubled every 12 to 15 years, and it still is doing. And property ownership rights in the UK are very good, and you only needed one income, and owning a house with a mortgage was very affordable. And, you know, it was a relatively low percentage of your living expenses. And so it completely worked, and it really worked until a few years ago, by the way, because I've been in property nearly 20 years. I've got 340 rental units that I own, 1,350 that we manage in our management business. I've got the UK's largest property training company, and this is only a fairly recent change, like I'm talking 5 years ago. And you know, a lot of what happened in 2020— can't even say the word lockdown— You know, a lot of things that happened then have completely changed the game. Now banks are asking for two incomes. Not just that you need two incomes to pay your mortgage, which you do now, and to live. So the husband and the wife, the mother and the father have to work now, which is going to be hugely detrimental to our children and the next generations who are going to be raised without the parenting that they need. A lot of stress on the family dynamic. That's just one small thing. Um, but the cost of living has gone up so much, and the cost of property ownership has gone up so much that the reality now is that you need two incomes, and much of your, um, earning is spent on living. By the way, just to check in, can you all hear me? Lee said can't hear me. I haven't touched anything on the phone. Just give me a yes if you can hear me, give me a no if you can't hear me. Now, not only is it practically really expensive now, because the thing is with a house, it's not just owning it, it's heating it, it's electric, you know, it's all the other peripheral living expenses and insurances and everything else that have gone through the roof. So this is a game changer. And now the banks are jumping in on this, and the banks are— make— some banks are forcing you to have two incomes, which essentially is a trap, is trapping you in paying the debt for the rest of your life. And now they're doing 35-year-plus mortgages. And now they are imposing upon you, under the age of 30, that you need 35-year mortgages. Now the problem is that's basically taking you to retirement. And the statistics seem to suggest that 2 to 3 years after your retirement, you're dead. So if any of you figured out what mortgage means, it means death pledge. And so basically, getting a mortgage now— and it was different— and now it's more and more about you pledge to be in debt and you pledge to be a slave to the banks for the rest of your life. Because you're starting before you're 30, probably before you've had children, and you're ending probably after your retirement, which means statistically when you die. And then you're paying, what, 40% inheritance tax of everything you've struggled and slaved for? Over those 5 decades or more. So mortgages are now a death trap, a death pledge. Is this something that you want to do? Do you want to be in a 35-year mortgage? And do you know what? They load all the interest at the front and all the repayment at the end. It's not linear, so therefore it's not fair, so therefore you're not really paying it down. And if you slave to pay it down All that's happening is you're stuck and trapped. And then you don't pay it down because for the first loads of years it's nearly all interest. So you think you're paying it down, you're paying hardly any of it down. And so you get years in and you struggled and you've got no quality of life and you haven't really paid it down. And then another bank comes in and says, hey, here's an introductory rate. So then you remortgage onto an introductory rate and then you start the process again and you'll be having a mortgage until you're 150. And it's a massive amount of your income, and you're trapped. Mortgages and bank loans and interest and taxation, they're all financial death traps. They are designed to have you paying interest and debt and taxes until you die. This is how the system is designed, because you are the product, and this is the reality. And so now I think it's much better to either not have a house and rent, as long as the rent is comparable to the mortgage, or have a house and have an interest-only mortgage, as long as the interest isn't really penal, and then invest in assets that produce income and use the income from the assets to pay off the mortgage, and then flip to a repayment mortgage when you have enough income from assets. And the income from assets is paying the interest and the, the house down and off, not your slaving for the rest of your life. And this is something that I learned to do 18 years ago, and this is now my mission to help as many people on this planet get better financial knowledge and help teach the world this stuff. And the banks don't want you to know this because the banks want you in a death pledge, which is a mortgage.
