Do NOT Pay Off Your Mortgage ⛔️

Rob Moore, who claims 345 real estate investments, argues you shouldn't pay off your mortgage early. Mortgage rates around 3.8-4% are lower than stock market returns of 8-12%, so investing the difference makes more money. Inflation also erodes what you owe, and rental income from other properties can eventually cover your mortgage payment.

Do not pay off your mortgage. Have the government pay your mortgage off for you. Now, before I get a load of hate, because I probably will, you are taught by the system how to become a consumer for the system. So you are the single way that the banks make profit. And you have this fantasy you are given that the goal one day in life is to pay off your mortgage. That's success in life. But that is unleveraged money and that's actually usually a bad investment decision. Now I have 345 real estate investments. Rental property, so I can give you personal experience here. Now this is financial experience, not financial knowledge. You won't get taught this in school. Okay, right. So here's why you should not pay off your mortgage. There's about 4 big reasons. I think you're going to love them all. It might change the way you look at things. Number 1 is right now interest rates for residential mortgage, 3.8, 4, 4 and a bit percent. So the stock market's returned 11% average in something like Vanguard Life Strategy. That fund has returned 11%, maybe 12% in the past decade plus. I'm not saying it will continue to do that forever, but long term it seems to be 8% plus. So your mortgage costs you 4% and you can get 8% just putting what you would have paid off in your mortgage just into a a fund of funds like Vanguard LifeStrategy. So on the simplest level, you're net 4% a year compounded over the years better off not paying your mortgage off. So that's reason number 1. Now, if you put whatever you would have paid your mortgage off in an investment that's returning 8%, in 5 or 10 or 15 years you'll probably have maybe an asset portfolio that you can retire on. At the very least, in a few years you'll have enough passive income from the assets to pay the mortgage off, and so your mortgage payments become free. And this is a trick I actually learned from Robert Kiyosaki 20 years ago. Use assets to pay off liabilities. Now some people say that your own home is a liability. That's for another life because I actually don't fully agree. However, what you do is you get assets from the, the money you would have paid your mortgage off with, and then as soon as you get to a grand or $1,500 a month, which can be done in a few short years if you do it properly, and then that pays your mortgage off for you and your mortgage is free. So why would you pay it off? So you can get better returns in most asset classes, you can pay off your mortgage from assets with the money you would have paid your mortgage off with, The next thing though, which is massive, is the government can pay your mortgage off for you. And people don't understand this. How do they do that? Well, inflation— I'll simplify inflation. Inflation is increased cost of living. So as inflation goes up, everything costs you more relatively. So what it does is it wipes out what you can buy with the same amount of money. But it also wipes out the cost of debt to the same level. So since lockdown 2020, inflation has been more than 35%, you know, cumulative in total. So that means what you can buy for a pound or dollar is 35 pence less, or 35% less. The 65 pence is the same buying power as what a pound was 5 years ago. But that also means whatever debt you have, the debt that was a pound is now worth 65 pence. So in lockdown, when inflation was double digits and I've got tens of millions of pounds worth of mortgages, this high inflation was paying off my mortgages by millions of pounds a year. Now, I'm not just saying go and get the biggest, most expensive mortgage ever. Remember, get one in the 4s percent get— put all the extra money in something that gives you in the 8s or 12s return. Then you can add leverage by getting mortgages on other property investments. And then, because the government need to pay off their trillions and they're not going to do it by repayments, they're only going to do it by money printing, inflation. The government are going to pay off your mortgages over time with inflation. Now, if you pay off your mortgage, then your money is going down in value, but the debt that you've leveraged isn't going down in value. Give me a yes in the comments if this makes sense. Let me do a quick summary. So here are many good reasons why you shouldn't pay off your mortgage. Number 1 is right now you can get a mortgage in the 4s percent, and you can get returns in the 8% plus easily without too much experience and knowledge. Number 2 is the government will pay off your mortgage for you with inflation over time. Number 3 is the assets over time that you're putting the extra money in that you're not paying your mortgage off with, the passive, the recurring income from them will pay off your mortgage each month and then the mortgage is free. Here's another reason you shouldn't pay off your mortgage. I'm going to get a load of hate for this, that's fine, you can share this with the people. So the next thing is the mortgage companies play a little bit of a cheeky trick. I know why they do it, but it's cheeky. So you know if you've got a 25-year mortgage, you might have thought, well, after year 1, I've paid off 1/25th of my mortgage. If you're doing a repayment mortgage, you're not. What they do is you pay nearly all interest and hardly any repayment in year 1, year 2, year 3, year 4, year 5. And in the last 5 years, you're paying off nearly all repayment and a tiny bit of interest. So what it actually means is that in the first few years, which is you're probably going to remortgage every few years to get a better rate, to get a better mortgage company anyway, you're paying off nearly all interest and virtually no capital. So what's the point? So what people do is they think, oh, the goal is to pay off the mortgage, but every 3 or 5 years they remortgage onto another company and they end up having a mortgage for life anyway. So if you're going to have a mortgage for life, which of course the banks want, You might as well have a mortgage for life that the government and the banks are paying off that you're using to leverage into assets and the assets are paying off the mortgage so the mortgage is free and you've freed up hundreds of thousands of pounds in that term that you can put into assets. Quick summary: if you pay off your mortgage, then it's going to cost you over the term 2.5 times the mortgage. You'll probably remortgage a couple of times because that'll probably cost you 3.5 to 4 times the value of the mortgage. You could end up paying a million or 2 million or 5 million quids worth of capital and interest. Whereas if you just pay off the interest, then the government are paying off your mortgage for you with inflation. You can easily double beat the return you're getting costing— a mortgage might cost you 4, 4.5% today, but you're getting 11% a year for the last decade in the stock market. So there's much better use of capital. You can invest in assets with the money you don't pay your mortgage off with, and then that income can pay your mortgage off for you so your house is free for life.
