Expert Predicts Biggest House Price Crash ⛔️

In this live YouTube broadcast, Rob Moore argues that the UK (and global) housing market is on the brink of a major price collapse. He references two recent interviews he conducted – one with American real‑estate guru Robert Kiyosaki and another with a leading UK finance/property expert (identified as Mark Homer) – both of whom predict a sharp downturn. Kiyosaki warns of the "biggest crash in history" and claims the US economy is effectively bankrupt, while the UK expert forecasts a 20‑25% correction; Rob himself estimates a 30‑35% drop. The central mechanism he cites is the mass expiry of low‑rate fixed‑mortgage contracts, which will force millions of borrowers onto variable rates of 6‑8%, triggering unaffordable payments, repossessions, and a flood of cheap properties onto the market. He backs this with a personal anecdote that his local area saw a 10‑15% price fall within 6‑8 weeks in late 2022, and he urges viewers to test the market by attempting to sell their own homes to see the true sale price. Rob frames the impending decline as an investment opportunity: lower purchase prices combined with still‑firm rents can improve cash flow and yields. He advises against waiting for a market bottom, arguing that price drops happen quickly and that the buying process itself can take many months, meaning delayed entrants may miss the optimal entry point. He also shares his own experience buying heavily discounted properties during the 2008‑09 crash, highlighting the profit potential of buying low and holding for cash‑flow. Throughout the stream, Rob repeatedly promotes his paid membership platform, rob.team, offering masterclasses on property investing, creative financing, and a free 10‑module Money Mastermind University for new members. He positions the platform as a low‑cost (22 pence per day) way to access hundreds of hours of training, emphasizing that members can cancel anytime. The broadcast ends with multiple calls to action for viewers to type “yes” in the chat to receive links to the expert interviews and to join rob.team.

Expert predicts the biggest house price crash in history. I've interviewed not one but two huge property and finance experts, one from America, uh, and one from the UK. Both are live on my YouTube channel, and both believe the housing market is going to fall further One believes it's going to be the biggest crash in history. So let me know what you think in the comments. Do you think that we have got a big house price crash coming? I would love your thoughts. Just put yes if you think the housing market's going to crash. Some people said to me, yeah, but Rob, it's election year and properties have gone up for the first time in a month, and they actually think that the market will strengthen, even if it's temporarily. But, um, an American expert I interviewed just a few weeks ago believes we're in the biggest housing market and economic crash in history, uh, and I actually interviewed a UK finance expert who believes also that there's a big house price crash coming. Now, there's one major factor in the— what I believe to be 2024/2025 house price continuation drop, um, a wordy way of saying it's going to go down further. Um, so in November, December-ish last year, 2022, um, the housing market in my local area dropped, what, 10 to 15% in 6 to 8 weeks. It just went like no one noticed it, but it went, you know, 10 to 15%. It's a fair amount. And actually, there are still quite a lot of properties on the market maybe in your area. You know, people are saying, oh well, Rob, in my area the property market isn't going down at all, the prices haven't changed. But what about if they actually had to sell that property? So if the listings are similar, sold prices might be 10% or 15% or even 20% less because they've actually got to sell them. It's a bit like when you put your, um, car onto AutoTrader. Oh well, I put my car on for £1 million. Well, you've actually got to sell it. Um, Danny has just said in the comments, the chat you had with Mark was good. That's actually my, um, second of two, um, housing market experts that I've interviewed. So actually, type yes if you would like to say to see my interview, um, with probably one of the top UK property experts, certainly one of the top UK finance experts. Um, we had a 1 hour and 20 minutes of going deep on the government and how maybe they've ruined the country and what they could do better and the future of the house prices and actually how he's made a lot of money in this crash. Type yes if you'd like to get access to that. Anyway, so in my area, properties went brrp about 15% straight away. Some people are saying, well, the houses haven't dropped in my area. I'm saying, well, try and sell them then. When you've done the actual sold price and people have negotiated you down 10, 15, or 20%, then actually you have seen, even though the market hasn't looked like it's dropped yet, it probably has. But that, as I said earlier, there's one major factor here. Um, and, and by the way, people say to me, yeah, but Rob, yeah, interest rates, you know, they're causing all the issues. The current interest rates are not causing the issues. It's all the people that are on a fixed-rate mortgage that are going to come off that fixed-rate mortgage into a variable rate. So there are millions more people at the rate of hundreds of thousands of people a month who their fixed term ends and they're at, what, 1.74% or 2%. And when their fixed rate ends and their variable rate mortgage comes in, then all of a sudden they could be paying 7%. I know some people are paying 7.5% plus for their mortgage. Depending on your credit rating, you might get a deal a little bit less. So even just going from 2% to 6%, that's 2, 4, 6— that's triple what you were paying. And the more people that come off the fixed rate onto the variable rate and their mortgages go from 2% to 4% to 6% to even 8%, and we only need a tiny increase in interest rates for, you know, that 6% to go to 8%, and then all of a sudden no one can afford mortgage that's 4 times what it was last month or the month before. Then what's going to happen is you're going to get an increase in repossessions, and those properties that have stuck on the market, they'll reduce the price, they'll reduce them further, the repossessions will hit the market, that lower price will be set, then the asking prices will go down, and then people will offer less, and they'll be scared, so they'll offer even less. Because they think that the market's going to go down in the future, and bang, you have this self-fulfilling prophecy, and that's why the market goes down fast. So I interviewed Robert Kiyosaki on my Disruptor Show on YouTube, and he said that he thinks this is the biggest crash in history. He thinks America is over, America is bankrupt, um, the West is dead, and he believes this is going to be the biggest house price crash in history. Now the UK finance expert I interviewed, he's not so bearish. Um, he thinks maybe it's going to be about a 20 to 25% correction. I actually think it's probably going to be more like a 30% plus correction. But I certainly think that there's more to come because of all these people who are going to come off the fixed-rate mortgages. So two big gurus there predicting, um, you know, a house price crash. Now, um, you can look at this house price crash one of two ways. Um, it's bad because, uh, anything that goes down is bad. Or you can look at this as good, i.e., you can buy properties cheaper to own, you can buy properties cheaper to rent out as assets, you can get it in with a lower price. Even what, you know, rents are still quite firm, so rents are firm and interest rates and inflation might keep firm, high, but the purchase price comes down, which means the mortgage, the amount of mortgage that you need comes down, and all of a sudden you have a better cash flow, a better yield, a bit of, you know, breathing space in the middle there. So if you'd like access to this interview— well, in fact, both of them are on my channel. So if you'd like access either to the interview I did with Robert Kiyosaki or or the interview I did with this undercover UK finance expert. He owns 340 rental units, 1,350 tenants he manages in his management company, so he's a big deal. So type yes in the comments if you'd like access to that. He talked a lot about how he thinks the, you know, the political system has been ruined. He also did though give some solutions to this, which is nice because a lot of people talk about all the doom and gloom, but they don't actually give any kind of solution. So just type yes in the comments. James, I can see, has typed yes if you want to get access to that. It's free, by the way. It's not going to cost you anything. In fact, I'll share the link with you now. Do you know what, if you want to jump the queue, um, oh no, it's not. I haven't got the link. Sorry, that's my headline for this live. I copied that on. The biggest crash in history, predicts guru. So type yes. I will put the link in the comments. Um, once I finish this live video. So let me know what you think about the crash. Do you think it's going to come down further? Are you like the UK finance expert thinks it's 25%? Are you like the American, um, guru Robert Kiyosaki who thinks it's going to be the biggest crash in history? And do you see this as an opportunity? Because really, the worst time to get into the property market is when the prices are at its peak. They are not at their peak in most areas now. In Peterborough, where I live, they drop down 10 to 15%, like I said, in 6 to 8 weeks. In your area, if they haven't moved, they actually probably are lower because you can put your asking price at £500,000, but actually to get that sold, if you want to get that sold with any speed, you might have to drop it to £450,000, £430,000. So that actually is what it's worth, because what something is worth is what you can sell it for, not what you can put it on the market for. So there's actually a lot of areas that have dropped, and the area just hasn't seen it yet, and it just doesn't know. Now, um, when I talk about all these hundreds of thousands a month of mortgages that are going to come off their fixed rate at 1.74% to, you know, their variable rate at 6 or 7 or 8%, um, you know, and how even just a little increase in interest rates could affect the, you know, the market, people say, well, I'll wait then. Well, here's the thing, right? Let's say you wait. Um, do you know, probably it's probably going to take you 2 to 3 months to educate yourself. So you're going to watch the video with my UK, um, finance and property investing expert. Type yes if you want to get access to that. You're going to watch that video, then you might read his book, then you might, you know, just, um, go and educate yourself a bit online. That might take you a few weeks, a month. Then you might go and see an estate agent and go and view some houses. You might view houses for a month. As you start to get a relationship with an estate agent, you think, oh well, I've got to raise some money now. So you do a refinance of a house or you try and raise some money. That might take 2 to 3 months. Then you make an offer, it gets rejected, you make another one, and you're offering for a month. And then you get it agreed, and then it's 3 months to complete. So from now to completion, even if you started now, might be 9 months or more. And that might be the amount of time it takes for the market to go. So you may have missed the bottom. And here's the problem with everyone that waits for the bottom. They're like, oh yeah, the bottom, it was over there. Oh shit, I missed it. Because you wait and wait and wait and then it's gone. Because I can tell you this, when the market drops, it drops quick. When it goes up, it goes quick. When it drops, it goes quick, generally speaking. Don't wait to buy property, buy property and wait. Now look, if you'd like to build multiple streams of income And if you'd like to learn, earn, invest, if you'd like to make, manage, and multiply money, if you'd like to learn maybe how to raise finance to buy property and cash in on the crash and get in and time it so that when it's dropped, you're ready— don't get ready, be ready— you need to be ready. If you'd like to learn how to do all this, get masterclasses on investing, um, I recommend you join rob.team. And it's really easy to do, by the way. You just type in rob.team. Rob.team. Type it into any new web page right now and go and do it now. And for 22 pence a day, you can cancel anytime, no ongoing contract. There are hundreds of hours, hundreds of hours of courses, resources, and masterclasses to make, manage, and multiply money, to invest in assets, to produce multiple streams of recurring and passive income. In fact, there are 3 live masterclasses that I've done in the last 6 weeks on real estate and property investing. On raising money to do property no money down from my guest expert, um, Kevin McDonnell. Uh, there's ways to invest in your local area and to cash in on the crash, which I believe will go further down in 2024. So just type in rob.team, Rob t. And now, if you do this right now, I've got a special bonus gift for you. I recorded a 10-module, 12-hour money mastermind university. What you should have learned in school about money but didn't. What your parents didn't even know to teach you. How the monetary system works. How to turn the monetary system on itself, and instead of it using you, you using it. And how to make, manage, and multiply money. So that's a 10-week, 12-hour masterclass, which if you join rob.team right now, I'm going to give you completely for free. Otherwise, um, you would have to pay for that. So type in rob.team, rob.team, and get my 10-module, 12-hour Money Mastermind University It was exclusively live only for premium members, and now if you join right now, you can get all the recordings completely for free. The reason I can do this for you without charging is because I've already recorded it. So take advantage of my leverage and maybe my generosity. Type in rob.team, get the masterclasses on property investing, especially no-money-down investing and building multiple streams of income. And the A10 module, 12-hour, um, Money Mastermind University. Now, um, Nigel has said in the comments, no, Rob, told you before, it's a correction at the most. That's your opinion, Nigel. Everyone is entitled to my opinion. Um, I think personally, my business partner, um, he doesn't think that the crash will be as big as 2008. I do. I think it will be bigger. So I think it will be at least 32%. Um, someone here has said 25 to 30%. Other people are asking, um, you know, what do you think it will be? So Robert Kiyosaki thinks it'll be the biggest crash in history. I interviewed him a couple of weeks ago on my show. Um, Mark Homer thinks 20 to 25%. I think maybe 35%. So there you go, you've got a kind of range. And don't forget, I'm business partners with Mark Homer, so I co-own these 300 and 1,350 tenants, 350-plus rental units. So yeah, if— by the way, if you'd like, um, access to that interview I did with my business partner on the state of the UK property market, the state of the UK, on how his rents have virtually doubled in, what, 8 years, um, and how he built his biggest development of more than £20 million that makes £1.2 million in rent— if you'd like to get access to this interview, type yes in the comments. Now just type yes. It's free, by the way. Um, so just type yes in the comments. Also, I'll give you, um, access to the Robert Kiyosaki one if you want that. I just interviewed him recently as well. So basically, I've interviewed the top American real estate expert and the top UK property expert in the last, what, 2 weeks. That's not bad. If that's not the perfect time and place now, if that's not serendipity for you to be able to, um, get started in property investing, cash in on the crash, I don't know what is. Just type yes, I'll give you access to that. Um, now by the way, I bought my best cheapest properties in 2008 and '09 when we had the banking crash. I remember when it happened, it was scary because it was really hard to get a mortgage. And I did own some property then, and they went down, and I was like, oh, okay, well, but the cash flow kept coming in. But then what we found was properties that we were paying £125 grand for— don't forget, this was back in 2008, don't forget, this was Peterborough— um, all of a sudden we get them for £75 grand, £80 grand. We bought one house for £40-something thousand pounds. We're regularly buying them at £60 to £70 grand. These are peaked at £200, some of them even went up to £250 before they dropped again. About sort of 15%, something like that, like I said, just in 8 weeks. So I'm seeing all the signs again. And don't say— don't wait, do nothing and go, oh yeah, I remember when Rob told me that, um, a year ago. And this is the important thing: don't wait to buy property, buy property and wait. And let's say you're watching this and you don't really understand, um, how to get started. Type yes in the comments and you can get access to my Robert Kiyosaki Rich Dad Poor Dad and my Mark Homer, you top UK property expert. You can get access to those videos right now. Um, and also you can join rob.team where there are 3 deep dive live masterclasses. So we've got one on raising cash to buy property, doing property no money down, and these creative finance strategies. We've got another masterclass on creating multiple streams of income through property. And so if you don't understand how to get started, maybe join rob.team is probably the best place to get started. Type in r-o-b dot t-e-a-m. Rob.team, um, is my digital financial freedom platform to help you make, manage, and multiply money, invest in assets, get your tax bill down, get your income up, build passive income, recurring income, and make sure that you keep most of it and don't give most of it away to the taxman. And if you join right now, I've got my 10-module, 12-week Money Mastermind University, which is previously a charged-for event, but I can offer access to you for that because I've already recorded it. So just type in rob.team. Um, all landlords should get out now. Uh, that's probably why I say— I say this with humility, but that's probably why I'm rich and maybe some of the people that watch this live aren't. Um, all landlords should not get out now. Um, it's probably one of the best times to become a landlord where rents are firm, but prices are coming down. Surely what you want, think about this, what's gonna give you the best cash flow? The highest rent versus the lowest purchase price. 'Cause the lower your purchase price, the lower your mortgage, the lower your mortgage, the lower your monthly payments, the higher your rent, the higher your cash flow. Now by the way, do I think it's fair how high rents are? No. But am I going to charge the market rent? Yes, especially as I've got to pay for my increased costs which the government have whacked up on me. Government actually— the government actually did try and attack landlords, reduce some of their tax breaks, change some of the laws and regulations around tenants and things like that. And yeah, there's been an attack on the landlords and they thought, oh, we'll take the money off the landlord. But it was the tenants who ended up suffering. By the way, we charge a competitive rent in our city. We undercut some of, you know, similar properties. So I believe I offer a really good service. Well, 159 people live in one of my properties. They clearly all believe I offer a really good service. So you can do good and be a landlord. And all this landlord bashing, it's always from broke people. It's never from rich people, because rich people are landlords. They own property. Anyway, I'll get off my high horse now. Um, I'll see you in rob.team if you actually want to learn how to make money and how to cash in on the crash. And, and actually, if you want to learn how to be a homeowner and not a tenant and buy your own home, if you want to learn to leverage your own home to build multiple assets so that your home can become free, you could refinance your property, you could buy investment properties the rental income from the investment properties could pay your existing monthly mortgage, and essentially your mortgage is getting paid off for free, and you've got multiple assets. If you'd like to learn how to do all this, we teach this in Rob.team. Just type in R-O-B dot T-E-A-M, Rob.team. Reese has said smashing it, Rob.team. So I'll see you there. Thanks for tuning in. Um, two experts have just in the last two weeks, live on my show Disruptors, um, predicted, um, a house price crash. The UK one believes it's 20 to 25% it'll be. The American one, he thinks it'll be the biggest crash in history. So what's that, 100%? I don't know, but he thinks that the— he think— he thinks the US is dead, it's over, it's insolvent, and it's done. That's what he thinks. He thinks that the dollar is dead. Um, and then I'm somewhere in the middle of them two, I think maybe 30-35%. Would love your thoughts, let me know in the comments. Thanks for tuning in, you're all legends. Richard Lee has typed in rob.team, it's exactly typed like that, just type rob.team. I see in the members area instant access to hundreds of hours of courses, resources, and masterclasses for 22p a day. Cancel anytime, no ongoing contract. Now Steve has said, why get in before the crash? Well, um, the price drop has started to happen, as I mentioned earlier. You might not have been on earlier, Steve, but in my area, prices went down 10 to 15% in 8 weeks. So it's already started. So if you didn't get in now, you'd have missed that. Um, but like I said, even if in your area you believe house prices haven't dropped, try and sell your house. Come back to— try and sell your house and then tell me what happens. So let's say you think your house is worth 500 grand, other houses are on for 500 grand, so yeah, this house is worth 500 grand. Try and sell it. You might get 450, 430 for it. So that's what it's actually worth. So actually it has come down 10 or 12.5%. You just don't know yet because you haven't sold it. And there are millions of people in this position. And there are also millions of people on this fixed rate paying 2% or less for their mortgage, and that's about to go up to 6% or 7%. And all of a sudden, that's— those people are going to flood the market and they're going to have to throw the keys back, and these properties are going to be sold cheap. Now, by the way, to the couple of you on here that are a bit critical of landlords and that, I didn't create that. I don't actually want that to happen. Um, I think in a way the banks have caused it. But it's gonna happen anyway and I can't do anything about it. So what am I gonna do, be a victim and blame everyone? Or am I going to be entrepreneurial and make money? I'd rather you make money than the banks make money. I'd rather make money out of property than Lloyds buy them all. Lloyds, their goal is to be the biggest private landlord in the UK. So if you don't buy all these properties, Lloyds are. Lloyds lend the money, lend you cheap when rates are low, whack rates up, then you get repossessed, and then pretty much the same banks that loaned you the money and then whacked the rates up on you and now gonna buy the properties off you cheap. That seems to me like a bit of a scam. So I would much rather profit than Lloyds. I would much rather you profit than Lloyds, because someone's gonna profit, and it should be you, not Lloyds, not BlackRock. But I used to be really pissed off with the banks and the shenanigans they got up to, but now I look at the banks and go, well, probably what you're doing is probably smart, because you have all the data and you know what goes on in the world of money more than anyone else, because you print them and control the money. So I look at Lloyds, oh, we're going to be the biggest private landlord in the UK. I look at BlackRock, want to buy up loads of property in America. They know what's gonna happen. So you can beat them or join them. Well, you can— you can beat them, join them, or join them and beat them. Let's join them and beat them. Thanks for tuning in, really appreciate you. I'll put the links in the comments for Robert Kiyosaki interview, UK finance expert interview, and rob.team. And I'll see you in the members area. Just type in rob.team. And remember this: you're not risking anything because you can cancel anytime. 22 pence a day. Because if you don't risk anything, you risk everything. See you soon.
