House Price Crash Proof ⛔️

Property investor Rob Moore claims UK housing data is misleading, pointing to a 20% drop in sold prices in his area and an 8% decline in his 100-unit building's valuation despite rising rents. He warns millions of homeowners face mortgage rate hikes from 1.7% to 6-8%, creating a crash he frames as a buying opportunity for investors.

House price crash proof. I believe the mainstream media are lying to you about what's really going on in the housing market, and I'm going to take you around 205 rental units that I personally own with my business partner. It will take me 3 minutes to take you around them all. I own that one which goes all the way back there. I own this one which goes back the whole block. So I think I know what's really going on. Now, I believe the mainstream media are perpetuating lies. Did you notice that the Putin interview with Tucker Carlson wasn't really published on the mainstream media? And I saw yesterday, I believe, the mainstream media saying that house prices are on the rise and January has been the best month for house prices. And to me, this is just propaganda. I don't believe it to be true. I own this, by the way. I bought this for $3.8 million, um, a few years ago and sold it for $3.6 million and got about 100,000 square foot free, which we developed into 100 apartments. And at peak got valued at nearly £22 million. But I've got some news on this and the value of it. So I've been doing a few house price crash warnings because it's coming. I'm telling you it's coming. I saw this in 2008. But a lot of people are, oh well, not in my area, prices are fine in my area. Here's the thing, there's not enough sold price data yet to see the proof. But the difference between an asking price and a sold price can be significant. So for example, I just put a few watches up for auction. There's one watch that a dealer has for sale for $61 grand, and they want me to put it in the auction at a $40 grand reserve. So I can sit there with the watch and say, oh yes, worth $61 grand. But when it comes to actually selling it, I've got to put it on auction at £40,000 reserve. Let me just show you this. So I own all of this. Can you see up there? All of that going back, all of that. And I'm going to tell you about the price of this and what's happened in reality, so you know in reality. Now, caveat, might it be different in your area? Yes. But please don't be fooled by the mainstream media propaganda. Telling you that everything's good and prices are on the rise again and inflation is low. It serves them to tell you this. Please be aware of what's going on. And the reality of house prices are sold prices, but right now we don't have enough sold price data. But there are houses sitting on the market for, say, £500 grand that will sell for £400 grand or £350 grand. They just haven't sold yet. And of course that represents a big drop. So look, this one here, so that's 120,000 square foot. It is 100 apartments. I paid $3.8 million for it. We spent probably another $12-ish, maybe a bit less developing it. We converted it into 100 apartments. We got it valued at about $19 to $20. Then it went up when the rents went up and it peaked at nearly 22, and we've just had that revalued. So I'm going to give a silver coin away now if anyone can guess what the revaluation is. Do you think it's higher as a percentage or lower as a percentage, and how much as a percentage? I'll give you 5 minutes to do that and then I'll come back and tell you that. Has that gone up? This year, or has that gone down this year, and by how much? Winner gets a silver 2-ounce Tudor Beast coin from me. Okay, I'm going to show you more over here. So what I'm finding in the lower end, because I own hundreds, let's say, of individual rental units I don't know exactly how many because I've got them all in bigger blocks as well. I know that I have 340 rental units. And at the lower end, the prices have dropped in my area over 20% on sold price data. Here's another thing that's huge about this. And that is all the people who were on a fixed rate mortgage at 1.7%. I know someone who was on at 1.78, and now their new mortgage is 7%. And there is millions of people who are coming to the end of their fixed rates and then they've got to go on a variable and their interest repayments are going to go up from less than 2% to 6%, 7%, 8% or more. And this is going to wipe them out. They're either going to have to sell, and when you have to sell you always have to take less. People say, 'Oh no, Rob, my property's worth half a million,' but when you have to sell it you've got costs, you've got to negotiate, if you want to sell it quick you've got to sell it cheap. And so you manifest this loss. Even worse though, there's going to be probably millions of repossessions. Let's be honest, people can't afford a 7 or 8% mortgage when they're barely able to pay a 1.78% mortgage. So there's likely to be millions of repossessions. Now the banks want this. Let me show you another one I own. Here. In fact, there's two of them. So that's That's 42 units-ish, and then another one here is about 24 units. This one, this was an old squash court. I'll show you, it goes back quite a long way. So there's 42 and 24, something like that. See, look, goes back quite a long way. So the banks lend to you at 1.78% when interest rates are artificially low. They lure you in, "Ooh, free money, yeah, I'll get more loans, more loans, more loans. I'll get my car loan, I'll get my house loan, I'll buy a car I can't afford, I'll buy a house I can't afford because I've got all this cheap free money that they're giving me, it's all really good." And then they boil you like a frog, and the rates go up and up and up and up and up and up and up. And then your fixed rate comes in, your variable rate you lose. You go from 1.78% to 7 or 8%, and then the same fucking banks that lured you in and loaned you almost free money repossess you and own the properties. So Lloyds have even admitted they want to be the biggest private landlord in the UK. This shit is real. Don't be fooled by mainstream propaganda. Oh, January house prices up. Oh, inflation low. Inflation is only 4.5%. Bullshit. Bullshit. Even when they said it was 10%, I have a rule. Whatever the government say inflation is, I double it. Because do you know what inflation is? It's a basket or a trolley of goods. Oh, I put all my goods in here that I live on and then measure the increased cost of them. Except the government choose what they put in the basket and they don't put half of what you have to spend in the fucking basket. So it's not a basket of all the goods, it's a basket of their chosen goods. It's their propaganda machine. So inflation's always going to be way more than they say, unless they want it to be less through their mainstream propaganda. So be warned, a house price crash is here. Be warned, it's boiling in. And be warned, it's likely to get worse. And be warned that this is a great thing, a really great thing, if you are a contrarian investor. If you can observe the masses and do the opposite. If you can be greedy when others are fearful and fearful when others are greedy. The best time to buy is in the dropping market. You can buy below market value. You can buy properties cheap. And also here's the double whammy. It's double good if you're an investor. It's double bad if you're not. So prices are dropping and rents are soaring. So if you're an investor, you buy cheaper and you get more rent, therefore you get more cash flow. But if you're just a homeowner, that's obviously going to hurt you bad. By the way, we're trying to buy this here. It's going to go really cheap. Okay, so give me a yes in the comments if you're up for leveraging this crash, cashing in on the crash, if you're up for learning how to be a contrarian investor, cash in on maybe the best time since 2008 to buy property. Give me a yes if you would like to build a pension, build multiple streams of income. Give me a yes in the comments if you want any of this because I'm— there's a lot I can do to help you, but I've got something specific I want to tell you, so just give me a yes. I did say I'd answer this. So this 100-apartment block has gone down in value. It peaked at almost 22. I've got the exact figures in front of me, but we did just get a revaluation report, so let's call it 21.5, and it's gone down to, let's call it, 19.5. So it's gone down about 2 mil on about 21 mil. So what, let's call that 8%. Despite rents going up significantly. So that's the reality. Look, I'm okay with that because I'm going to buy it— well, I already own it, but I'm going to hold it forever. My investing strategy is buy, hold, die. Buy, hold, die. Now, if I had to sell that, I've still got a good amount of equity in it, um, but if I had to sell that, I'd have to sell it lower than it peaked. So that's why I think it's really important that you buy low and while rents are high, and that's exactly what you can do right now. So type yes in the comments if you'd like to learn how to cash in on the crash, create multiple streams of income, buy this kind of property that I have. So this one here, 24-ish units. This one here, 42. It's funny, I used to go drinking in this building. Let me show you. So on And when I was young, footloose and fancy free, when I was an artist, I used to go drinking in this building. It used to be a private club and now I own it. And I turned it from a club, which is dead, into 42 living units. So yeah, type yes in the comments and here's what I'm going to do. I've got a special property investing event coming up soon. And if you're prepared to commit a couple of days of your time, I'm prepared to give you, I don't really want to give free tickets. I don't like giving free tickets away. But if you are a loyal, committed follower of mine and you're ready to commit, I might be able to. But what I can definitely do is give you some really good discounts on the premium and the VIP tickets. You know, where you get maybe to meet myself and my property investing trainers and mentors. It's coming, it's coming, it's coming. Prices are dropping and dropping and dropping. But they haven't yet gone hard down, you know, like they did in '08. They're just creeping down and creeping down, and no one's really noticing it. And when I do these property crash videos and lives, a lot of people are like, no, they're not going down in my area, no, no, no. And it's either media propaganda or they just don't know the reality of what's actually going on. And I think the more you learn, the more you earn. And oh, by the way, my old office used to be there. And this is Estate Agents' Row in Peterborough. Here, see, City and County, my friend Pete owns that. So you can see these are all the estate agents. And I bought, no exaggeration, hundreds of properties for myself and my investors down this street in 2006, '07, '08, '09, '10, and '11. And these times are coming around again because I've seen it, because I've been there. So type yes in the comments if you'd like to learn how to do the same. Cash in on the crash, build multiple streams of income, build your pension and retirement, beat the banks at their own game, win the real-life game of Monopoly, learn the best ways to raise money, do joint ventures, learn from the best property investors in the UK. Type yes in the comments. And I'll share a registration and information link with you. And then one more thing, let me ask you this: what do you think is going to happen in the market in the next 24 months? I'd love your thoughts. Do you agree with me? Do you not agree with me? By the way, it's fine if you disagree with me. I don't cancel anyone for disagreeing with me. After all, everyone's entitled to my opinion. So let me know what you think. I'll follow up with you all throughout the next day or two who are typing yes. And remember this: if you don't risk anything, you risk everything.
