House Price Crash Warning ⛔️

Rob Moore warns UK house prices will crash soon because interest rates are rising after a decade of suppression, mortgage payments will spike, and we're 15 years past the 2008 cycle. He bought dozens of properties after the last crash and built an eight-figure portfolio, positioning it as a buying opportunity for investors with cash ready.

House price crash warning. This is an emergency broadcast because I believe it is imminent that the housing market will crash. There are a few core reasons which I'll explain why now, and there will be, of course, some blood on the streets in a house price crash, but there will also be some amazing opportunities to pick up some bargain assets. So reason number 1 why an imminent house price crash is coming is because general cycles tend to last 17 or so years. We are now 15 years since the crash of 2008. You have cycles of boom and bust. You never have all boom, you never have all bust, and you have cycles of boom and bust because of overextreme human emotion. And the market reacts to the emotion It's called reflexivity, whereby the emotion of the market drives the market more than the reality of the market. So fear drives prices down and confidence drives prices up, even if fear and confidence are misguided. And right now there's a lot of fear, let's be honest. Crazy times. So we're closely due another house price correction through general economic cycles, reason number 1. Big, big reason number 2 is the imminent threat of significant interest rate rises. Now, interest rate rises have been kept artificially low for 12 straight years until these recent increases. The Bank of England have held them back and held them back and held them back and held them back to help us recover from the last crash recession. To be honest, if they'd kept interest rates at the average— interest rates are usually 5 to 6%. People have got used to interest rates being 0.5%. So they're used to interest rates being 1/10 of what they are on the long-term average. The rates got pulled down in the last crash, which probably stopped a lot of repossessions and really just delayed the inevitable in many ways. And of course, they've managed to delay the inevitable for more than a decade because interest rates have been under half a percent or even under 0.25%. For so long. That is all changing because of a really high inflation, the really low, weak pound. This is forcing pressure on upward interest rate rises. Now here's the problem: so many people have been used to having a mortgage of in the low hundreds of pounds, as in their monthly repayment, because interest rates are so low. And also they've built this false confidence, so they've got their variable rate interests, 2% over base, 2.5% over base rate, which is nothing when base rate is 0.5%. But what if base rate is 2%, 5%, or even 7%? 2% over that, people's interest on their mortgages could be 10%. They could be paying thousands of pounds in monthly payments for their mortgages. Now you might think, well, I'm exaggerating, paying interest rate of 10%. Well, the swap rates, the future predicted interest rates, have been going up through 3%, 5%, 7%. This is what the market thinks interest rates will move to— the, the futures, the predicted interest rate rises. So people are going to be in for a massive shock when interest rates go up, and they will go up quick. When their mortgage repayments go up, and they will go up quick. They're not on a fixed rate, so their repayments will go up and up and up, and then they'll want a fixed rate. But then all the fixed rates will go up because the future predicted interest rates have gone up so much. And this will be blood on the streets, pandemonium. People will be forced to sell left, right, and center. They will be forced to sell fast. When you sell fast, you sell cheap. When you sell cheap, you set the low price. When there's a new low price, people offer lower, and the housing market goes like a vertical slide covered in Vaseline. And I really believe this is coming, and I believe this is coming imminently. Now, this could be months or a few short years away. Personally, I think it's more like months than years. And in some ways, people would say there's a housing bubble because the interest rates have kept your repayments low So therefore, prices firm. You had, um, the lockdown which stopped a lot of property sales, which kept the supply down and therefore the demand up. You had the stamp duty reliefs, and all these things were used to keep the property market artificially stable. And when all these measures are removed, bang, like a A house of cards. London Bridge is falling down. Now, upside, opportunity, and benefit for you is that you will be able to buy assets at distressed prices from motivated sellers. Now look, this is not you being vulturistic, this is you being opportunistic, and there's a big difference. So vulturism— is that a word? Is where you cause harm and take opportunity. Opportunism is where harm or market create corrections or depressions or recessions or pandemoniums is already created and you take advantage. Prices are too high for first-time buyers to get in, yields are too low and returns are too low for investors to get in, and this is all about to change. I cannot say when because no one can say when. It's all about how quick interest rates go up, but the predictions from the market is that rates are going to go up hard and fast, and you want to be ready. So get ready to invest in real estate, get ready to be liquid, and get ready to buy property. Don't wait to buy property, buy property and wait. In 2008, I bought dozens of properties for 35 grand to 75 grand. And they're all now worth $200,000 to $250,000. And looking back, the best buying years ever for me were '08 and '09, directly after the crash. When the markets crash, they usually crash quite hard and fast. They're usually slow and steady for many, many years, a few peak years, and when they drop, they drop hard and fast because fear turns to panic. So you want to be ready. So give me a yes in the comments if you're up for being ready, um, because this could be your best opportunity in two decades to turn depreciating cash into appreciating assets, to get on the housing ladder if you're a first-time buyer and you're currently out afforded. It's going to be more affordable for you to build assets that produce recurring income and build wealth and secure your future. But you must be ready. You don't want to miss the golden years. There's normally 1 to 2 golden years every cycle. It was '08, '09, straight after the crash in the last one. So you want to not get ready but be ready. So if you'd like to not get ready but be ready, if you'd like to learn to earn, learn how to invest in assets and take advantage of the market cycles— be greedy when others are fearful and fearful when others are greedy— observe the masses and do the opposite and be ready for this house price correction, I recommend you join Rob.team. I wrote the book Cash in a Property Crash. I wrote the book Property Investing Secrets. I have 1,250 properties, have a high 8-figure portfolio with a good 7-figure net income, and I have seen a full cycle because I got in before the last crash. And when the crash was happening, there was a lot of emotion, there was a lot of fear. You were sort of wondering, am I doing the right thing here? But then you saw the prices go down and down and down and down, and you saw them go down so fast, and then you're like, wow, The yields have gone up, the returns have gone up, the discounts are huge, and you just wish you had more money to buy more. And all the signs— in fact, more signs are there this time. Last time the signs were there because of the banking crisis and the toxic debt and loans. This time you've had Brexit, COVID lockdown, you've had the, um, pandemic vaccines, you've had the massive taxation, the soaring cost of living crisis. The energy crisis, all of this going on at once, all putting pressure. Really high inflation, really high taxation, now soaring interest rates coming if you, you know, believe the market. It's going to be blood on the streets, but it's going to be someone else's blood. And more millionaires are made in a recession than at any other time. The big businesses and the big investors are made when the correction happens, because you buy underpriced assets, you've got less competition, and you're starting on ground zero. So go from zero to hero. Learn, earn, invest, build multiple streams of recurring income. There's the 9-module, 10-hour How to Invest series in Rob.team. So just open a new web page if you haven't already joined and type in rob.team. Rob.team. Now let me ask you this: do you think a house price crash is coming? Let me know in the comments. As you think about, is a house price crash coming, let me ask you this: when do you think it's coming? So do you think it's soon? Like Ray Dalio thinks— well, he thought when he wrote his book, his last book, that the next crash was about 3 to 4 years out, which probably makes it from now about 2 years out. So what do you think? Do you think it's soon? Do you think it's 3, 4, or 5 years? Let me know what you think in the comments. Um, I just would love your thoughts. Do you agree with me that a house price crash is imminent? Do you think it's long overdue? Do you think it will be— in fact, also let me know how much do you think it will be. So it was 25 to 30% in 2008, so that tells me it's going to be bigger. In 2023, '24, '25? How can it be smaller? I mean, there's so many— like I said, Brexit, COVID lockdown, pandemic, vaccines, wars. What else have we got? Massive inflation, massive taxation, and now interest rates about to go through the roof. We've got so many more economic catastrophes here. So could it be more than 30% this time around? Could it be And could it be more than just a recession? Could it be a depression? If you're asking me, I think the crash is coming definitely in the next 3 years, but maybe sooner. I think it's going to be more than 2008, so I'm talking more than 25 to 30%. They're my thoughts. And bearing in mind I took advantage of the last crash and I've got a lot of property, of course I'm not saying I'll be exactly right, but I feel like my instinct is pretty good on this. Since the lockdown started, a lot of the things that have happened, my instinct's been pretty good on these things. So of course you must do your own research, you must make your own decisions and be independent, but I've got it right more than I've got it wrong. Um, and I will be waiting and I will be ready and I will be liquid. So like I said, a vulture, um, they ruin things themselves to create opportunities. An opportunist waits for things to ruin themselves and then they take the opportunity. So the house market's going to crash anyway, people are going to go bust anyway, there's going to be loads of repossessions anyway, this shit's going to happen. You need to not get ready because you're too, you're too late if you get ready. You need to be ready. Don't get ready, be ready. The best way you can prepare is to learn to earn, um, so that you can make, manage, and multiply money, whether it's a side hustle or a part-time portfolio, or you, you know, whether you want to go part-time, full-time, or big time. And whether you want to go part-time or full-time or big time into creating extra income streams, rob.team is the place to join. So just type in r-o-b dot t-e-a-m, rob.team, any web browser, any web page, just type it in, really quick and easy to join. Instantly accessible anywhere in the world online. Loads of online Zoom masterclasses, courses, tools, and resources, uh, and you can cancel any time. No ongoing contract, and it costs you less than 20p a day. Not bad, huh? Don't get ready, be ready. Don't wait to buy property, buy property and wait. Thanks for tuning in. The house price crash is coming. Will it be a correction, recession, or depression? Let me know in the comments. Will it drop 25, 30% or more? Let me know in the comments. And when do you think it's coming? Next 12, 24, or 36 months? Let me know in the comments. Thanks for tuning in, and remember, if you don't risk anything, you risk everything.
