House Price Crash Warning ⛔️

Rob Moore warns a house price crash is underway, citing inflation above 10-15% and recent data showing 10-15% drops in lower-end prices over 60-90 days. He's offering a two-hour masterclass on no-money-down investing, joint ventures, and raising finance to profit from falling prices.

House price crash warning. I have proof and evidence locally in my area of the starting of a big house price crash. I'm going to tell you what that is in a moment, but think about it. Inflation is over 10%. In reality, it could be 15%. Interest rates are going up, which means that people's mortgage repayments every month are going higher and higher and higher. What's that going to mean? That's going to mean defaults. That's going to mean people having to get houses repossessed or having to sell up while they can, while they've still got some equity left because their monthly affordability isn't there. You've got all the payback of the trillions of dollars that's been spent, and pounds, in lockdowns and Brexits and Covids and all all the other crazy stuff, wars, etc. The only way our governments pay back their debt is by— well, there's actually two ways. They increase, um, the inflation through the increased money supply. They devalue your money artificially, pumping money in. Um, and they also increase your taxes. Your taxes are going up. Corporation tax has gone up. Income tax has gone up. You name it, there are a lot of factors. So, um, the proof I have— so I have 360 properties in my portfolio, I have 1,250+ tenants, have nearly approaching $100 million worth of property, a 7-figure-a-year rent roll. And I have seen in the last 60 to 90 days a 15% drop in, um, local house prices at the lower end of the market, at the, you know, the mass end of the market. That's a big drop. In 2008, properties dropped, what, 30% within a year, something like that. And right now they've dropped 10— they dropped 10% in 60 days, about 15-ish percent in 90 days. That— if that's not already the start of a crash, I don't know what is. Now, I've been saying for quite a long time that I think the house price crash is coming, the economic crash is coming. It surprised me that some expert commentators and people think there's not going to be much of a crash and inflation's going to come down, blah blah blah. Come on, there's too many factors. Interest rates are on the rise and they're going to go higher. I can't see inflation coming down that quick. And by the way, when they tell you it's 10%, it's 15%. Can't see the cost of living coming back down until we're back to normal supply post lockdown, which is going to take many years to be there. So I could talk on and on and on about all these factors, but I have seen it for myself with my own eyes, just like 2008. I have not seen a correction like this since 2008. Darren has said it's just the start. I agree. I believe that it could be, um, long and hard and deep. So, um, I'm actually going to do an emergency Zoom masterclass on this because Um, look, if you're a homeowner, you've got to figure out, do you go fixed or variable rate? You don't want to get caught with your trousers or your knickers down at the wrong time. You maybe want to know if now's the right time to buy. If you want to get an investment, is now the right time to invest? Is this a good opportunity? Do I invest now or wait? How do I invest when the market drops? What will the market drop by? I get all these questions all the time because I've been doing real estate for now 17 Yes, 360 properties, 1,250 tenants. So I'm going to do an emergency Zoom masterclass on this where I'll talk about low and no money down investing for property and business. We'll talk about the market, where we think it's going to go. By the way, you can still win in your investing, um, and being an entrepreneur even if you slightly get the market wrong, as long as you know the right direction that it's going. So here's what I'm going to do. I'm going to put a link in the comments. Now, this is first come, first serve. The last 3 Zooms I've done have all been lockouts. Thousands of people, 2,583 people were locked out and couldn't get on my last Zoom. So it's first come, first serve. Only guaranteed place is for Rob Dot team members. So there's the link to the Zoom where I'm talking about no money down property investing and then raising money for business. Myself and my business partner Kevin McDonald who's the no money down expert. He's going to be doing the property related section. I'm going to do a bit on property and a bit on raising general finance for business, etc. The link is in the comments there, so I will attempt to answer a couple of questions now, but if you have any questions, um, you can see the link, robmoore.events/zoom. And like I said, my last Zoom had nearly 4,000 people on it and only 1,500 could get on and then they were locked out. So nearly 2,600 people were locked out. I'm doing this emergency Zoom. I only set it up last night because a lot of people are asking me all the time about the property market, about their, their own home, about timing, about what the opportunities are, what the downsides and the upsides are. And it's difficult to explain it on a Zoom— sorry, on a live like this. Need a good— what, probably going to do 2 hours. So we're going to go to quite some depth and detail. It's coming up in 2 or 3 days' time, so you need to be quick. No recordings or replays or repeats unless you're a Rob.team member where you get guaranteed all recordings. And we're going to talk about where the market is going, the opportunity, how to raise finance, how to do no-money-down deals, joint venture deals, how to cash in on the crash, and, you know, live Q&A and much more. So there you go, there is the link. But, you know, people talk a lot Go and register on the link, by the way. Do that now. Don't wait. A lot of people wait for the right time, and a lot of people also— by the way, if you wait for the right time, you'll be waiting forever. Sean Porter said bargains are coming. I agree. A lot of people also, they think they know what's going on, or they talk about what they think is going on, but I have seen it with my own eyes in the city where I own 360 properties and have 1,250 tenants. I have seen the market drop 10 to 15% in the last 60 to 90 days. I can only go see it going further. As interest rates go up, um, then people's affordability gets squeezed, and so people will either have to sell or unfortunately they'll, um, repossess. They'll have to sell or they'll get repossessed at a lower price, so that pushes the average sale price down, and then people offer less as the average sale price comes down. So So it becomes a self-fulfilling prophecy. That is already happening, by the way, and rates could go up significantly. Also, um, you know, you've got issues with people borrowing money and, and the lending. So, you know, if they can't get mortgages, that again pushes the prices down until properties become affordable again. So you've got all these factors. Anyway, there's many more factors than that. I've given you a basic overview here for all the variety of factors that causes a price rise or a price fall, and what's causing this current fall, and how to invest, and how to buy the right house for you to live in, and when the right time is, and how to take the opportunity, and how to raise deposits and raise money even if you don't have it right now, and cash in on possibly the biggest crash you're ever going to see in 2023. Absolutely right, Gary, property is overpriced. I agree it needed a correction, and that is happening now. So if you wait it will be too late. So yeah, here's the link to join the Zoom where myself and no-money-down expert Kevin McDonnell are going to do 2 hours with you on no-money-down investing for property, no-money-down investing for business, how to raise finance and funds to buy these properties. It's all very well me saying prices are going to drop, that they could drop 20%, 30%, 40%, but if you haven't got access to the finance, if you're not liquid and lendable, well, it doesn't even matter. So we're going to talk about liquidity, lendability, and how you can take advantage. Because honestly, I've not seen anything like these last 60, 90 days since 2008. So maybe the cycle is coming around again. Let's chat about it. Remember my Zoom masterclasses, the last 3, I've probably had 2,500, 1,500, 1,000. So what's that? Um, over 5,000 people have not been able to get into my last 3 Zooms because of oversupply. Because of too many people wanting to get in. So it's first come, first serve, no guarantees. Only Rob.team members get recordings and replays, and it's happening in 2 to 3 days' time. There is the link. I've dropped the link in the comments. Go now and click that link, uh, register, and then come back. Adrian has said, how can you buy a house with no money? Well, this is what this Zoom masterclass is all about. I bought— I've bought hundreds of properties with other people's money. With joint ventures where you use their money to put it into the property and, and you source and manage the property. Or you do lease options and installment contracts, which Kevin McDonnell will talk about because that's his expertise. I mean, you could argue of the 360 properties I've done, they've all been no money down because I started with £50,000 in credit card debt, and then I partnered with someone who put all the— he didn't just put the deposits in, he put the full purchase prices in for about our first 12, then his mum, then his stepdad, and we started raising money from friends and family. Then we went out to wider sort of, um, you know, more private personal investors. And then, um, I would refinance and remortgage with, um, growth equity or equity through adding value, and then I would reinvest into property so my profit would go back into buying more. So you could argue all of the 360 properties that I've done have originated from none of my own money. And certainly, when you want— if you want to get started, you know, a lot of people don't have tin deposits ready waiting in the bank to buy a property. So you want to speed up the process of buying. We're going to cover it all on the Zoom masterclass. The links are in the comments. Thanks for tuning in, but the crash has started. It is real. It's not just chat. It's not just media hype. It's not just propaganda. It's not just fearmongering. It started. Now, of course, if it goes down another 15% in 60 to 90 days, that's a 30% drop in 4 to 6 months. That's a crash. That is a crash. And you need to cash in on the crash because the crash is the best opportunity for you to cash in because you get higher yields, lower purchase prices, easier to get finance. I know a lot of people, you know, want the market to be buoyant and bullish, as they call it. But actually, you want to observe the masses and do the opposite. And right now, the masses are going to be running away. The masses are going to be thinking that a recession or a depression or a crash is a bad thing. Obviously, it's going to hurt some people, but that's not your doing. All you can do is take opportunity. So jump on the Zoom masterclass I've got coming up in a few days' time. We'll talk to you about raising finance, no money down for property, no money down for business, how to be investable, how to be lendable, the market, the opportunity, where we think it's going, etc. Um, yeah, so thanks for tuning in. I'll see you on the Zoom link. I'll share it one more time. There you go, there it is. Don't wait to buy property, buy property and wait. Start now, get perfect later. Because if you don't risk anything, you risk everything. Register on the link. I'll see you in the Zoom. We'll also do a Q&A at the end, and we're as interactive as we can be in the time that we've got with the amount of people that we've got on. So you can fire out your questions too. Thanks for tuning in. Also, hit the share button. I wonder if you wouldn't mind sharing this, because, you know, there's going to be winners and losers in this crash for sure, and I want you to be a winner. You follow me, you may be looking to be an entrepreneur, an investor, you know, maybe you're kind of a glass half full kind of person. You like to take opportunity, and I want to help you, um, and share this with like-minded people. Thanks for tuning in, and I'll see you on the Zoom. And remember, if you don't risk anything, you risk everything.
