House Prices Crash 15% in 2 Months! š³āļø

In this YouTube monologue, property investor Rob Moore reports a sharp decline in UK housing prices, focusing on his local market where subāĀ£200,000 homes have fallen 15% in just two monthsāa drop that translates to roughly 30% over four months and signals a broader correction. He contrasts national data (around 4ā5% decline over the same period) with his onātheāground observations from managing 360 properties and 1,250 tenants. Moore argues the crash creates opportunities: firstātime buyers can finally afford homes, and investors can benefit from higher rental yields as rents rise while prices fall. He outlines eight practical steps to profit from the downturn, including improving credit, raising finance, building networks, and using jointāventure or rentātoārent structures, especially for communities avoiding interest. Throughout, he promotes his subscription platform Rob.team, detailing its lowācost pricing (āĀ£6/month), masterclasses, and resources designed to teach ācash in a crashā strategies. The talk ends with a call to action for viewers to join the platform, stay informed, and share their own market experiences.

House prices crash 15% in 2 months. Now look, there's a lot of talk about what's happening in the property housing market. Will it crash? Some people think it's already happening. Some people think it's all just fear and doom-mongering. I'm going to share with you the actual reality. So I have 360 properties and 1,250 tenants, and in my local city, I have seen for real what's really going on, and you need to know this. Now, there are upsides and downsides to this. There will be big losers but big winners in the housing market and in real estate in 2023. So, um, national statistics just shared were that the housing market crashed 2.4% in November and then just under 2% in September. So you're talking 4, 4.5% in the 2 months, national averages. Now that's actually quite high when you factorize that. That is about a 30% drop in a year. So that is definitely a crash, or the starting of a crash. That is no doom-mongering. But in the lower end market, sub-Ā£200,000, in my city where I own 360 properties, in the last 2 months alone The house market has dropped 15%. The sale prices have dropped 15% in 2 months. That's 30% in 4 months. That can't go on much more than 6 months. So what does this actually mean? Number 1, my predictions have been correct. And for those people in my live feeds comments that have been saying, oh, Rob Moore, the doom monger of Europe, perpetuating, perpetuating perpetuating the fear in the media. Don't say I told you so, but I told you so. I have been saying now probably since the start of the lockdown that there will be a correction, a recession, or a depression coming, and there will be a property price at least correction, if not more, a crash. And it is now happening. But I've also been sharing the upside opportunity what it means for first-time buyers, what it means for investors, what it means for you having a pension and a future and being financially free and having recurring income and buying well-priced assets. So I wanted to let you know first, probably before anyone else on social media, the reality. Now of course, where you live in the world or the country, it will vary. However, In my local city, which is nothing abnormal in my local city, it's not far from London, sub-200 grand properties have dropped 15% in sale prices through auctions and through the main, um, sales market in the last 60 days. So it's fucking happening. It is really happening. Now, by the way, if you're like, oh, okay, well, I'll just wait I'll wait for another few months until it's dropped properly. By the time it's fully dropped, then bang, you've missed the chance. So here's what you need to do. Number 1, know that this is actually a good thing. Why? Because first-time buyers are now going to be able to get more on the market. It's been virtually impossible for first-time buyers because prices have been too high relative to earnings. So that's good for first-time buyers, not just investors, because some people say, oh, landlords, dirty evil bastards, or just all these millionaire investors gobbling up all the properties, the first-time buyers can't get in the market. It's nothing to do with landlords and investors, it's to do with the price and the market. And as the prices drop, first-time buyers, it's going to help them. But number 2, now if you want to get into property or scale up your property buying, now or soon is a great time because as prices come down It gets easier to buy because they're cheaper. Yields go up because you've got more rent compared to the cost of your mortgage. By the way, as prices are dropping right now, rents are going up. So what's been happening for 5 to 6 years is rents have been staying the same. Actually, they've been going down, down, down because of inflation, but prices have gone up and up. So if you have prices up, rents down, what that means is your cash flow drops. Whereas if you have the opposite, rents up, prices down, your cash flow increases. And this is happening now, so it's great. So don't get ready, be ready. Make sure you read all the books you can on property investing. I've written a load. Make sure that you learn while you earn, which means go and view some properties with estate agents, go on some property courses, join Rob.team and learn the Cash in a Crash strategies and tactics. Make sure that you start the process now so that when the dropā look, I'm gonna have to stop myself here because I cannot predict how much each month will drop. I cannot predict when the market will bottom out. And if I could, I would tell you because I don't mind, because I already have a sort of monopoly in my city. It's going to be very hard for you in my city. So all I can say is you can't wait. You must be ready now. Educate yourself, read books, go on courses, go and see estate agents. Make sure you turn the notifications on of my lives. By the way, a new algo change and, and people aren't getting my notifications. You can see a fifth of the people are watching my videos, so turn the notifications on on my videos because I'm going to talk a lot about this. Um, and really importantly Make sure you learn how to invest in assets, you learn how to leverage money, you learn how to cash in on a crash, you get yourself, uh, lend-worthy, investable, you build your network, you make sure your credit rating is really good, you line up proper banks but then also private investors and institutions. So there's like 8 or 9 things I've just said there that you can do practically and tactically to cash in on this crash. Because back in 2008, that was the best time to buy in the last 14 years. We were buying properties between Ā£35,000 and Ā£70,000 that have now peaked at Ā£175,000 to Ā£250,000 and now are coming off again. So is history coming round? Is this the 15 to 17 year cycle coming now? But to learn those 8 things I saidā raising finance, cashing in on a crash, building your network, being investable, getting good credit, learning how to invest in assets, etc., I recommend you join Rob.team. Because Rob.team is my digital financial freedom platform to help you start and scale your business, invest in real estate, cash in on a crash, make multiple streams of recurring income, learning how to invest, and, um, learning about money that your parents didn't know and the system doesn't want you to know. I don't want you to look back in 5 to 10 years and with regret and remorse go, should have bought a lot more in 2023. Because by the way, I bought a lot in 2008 and I should have bought more. Jenny has said she's watched all 9 modules of the How to Invest series. Jenny, let me know what you think about that, um, 9-module, 10-hour masterclass. I am there. I interviewed one of the top entrepreneur investors in the UK in that 10-hour series. That would probably be, what, $1,000 if you're selling that? $100 a module, pretty reasonable, isn't it? You know, 10 hours is pretty much a 2-day course, and you can get it for free when you're a Rob.team member. And all you have to do is pay 20 pence a day, Ā£6 a month. There's nothing. It's virtually free. So open up a new web page, Type in rob.team and there's absolutely no risk to you. The only risk is not joining Rob.team. So I'll see you in Rob.team. Let me know what you think about the housing market. Um, like I said, um, it's dropped 15% in 2 months locally in my area. That's the reality. That's not the overall market. That's not people with any ulterior motive. Thatā I spoke to my business partner at our Christmas party and he said sold prices and auction prices are 15% off what they were at peak. In 2 months. So that's the real shit on the ground from real investors who've got hundreds of properties. That's probably a good reason to join Rob.team. And Jenny said she enjoyed every single module of the 9-module, 10-hour How to Invest series. So type Rob.team into any new window. I know some of you are in the Muslim community. Obviously interest is not something you do, so I'm definitely going to be sharing more content about doing joint ventures and partnerships and rent-to-rents within your community so you can get around not needing the interest. That's something that has been raised to me a few times, and I want to get into as well for you. I want to make sure I help anyone who's willing. The thing is, I will help anyone as long as you want to be helped, and I want to make sure that you take action and you invest in yourself. So rob.team is only Ā£6 a month, is 20 pence a day, not even, 19 pence a day. So I've done my bit. Are you going to do your bit for you? So see you in rob.team. Let me know what you think's happening in the property market. What's happening locally to you? Do you think the recession recession has started? Did I say recession recession? Crash crash? Let me know what you think. Also hit the share button because a lot of people are going to talk about the market and they're not going to have facts or research. I have seen it with my own eyes, 15% in 2 months. This could be huge. And with every loser, there's a winner. With every downside, there's an upside opportunity. Now you might say, well, Rob, aren't you worried? You've got 360 properties, they've all gone down 15%. No, because I'll never sell them. And actually, to buy and to get income, you want high rent, low value. The higher the rent and the lower the value, the lower the mortgage, the higher the income. You do not want the opposite, which has been for the last few years. Thanks for tuning in. Hit the share button. And remember, if you don't risk anything, you risk everything.
