Houses Prices Crashing & Rents Soaring ⛔️

In this live‑style monologue Rob Moore warns that UK house prices are currently in a sharp decline while rents are soaring, describing the situation as a "perfect storm" for contrarian investors. He cites local data – a 27% price drop in about a year and roughly 50% rent increases over the past 2‑3 years – and explains how mortgage rate shifts, government fiscal policy, and inflation are driving both trends. Moore segments his audience into those who have already acted on his earlier warnings and those who have not, urging the latter to take immediate action. He promotes his digital platform, Rob.team, as a low‑cost (≈22p/day) gateway to courses, masterclasses, and a community that can help users build recurring income, invest in property, and profit from the market correction. He backs his credibility with a 20‑year career, over £250 million in sales, and a portfolio of 340+ rental units. Throughout, he engages with live commenters (Stephen, Kelly, Andy, Gary, Eric, etc.), addresses common objections, and repeatedly calls listeners to visit Rob.team, claim a free 12‑hour Money Mastermind University, and start investing before the 2024 crash deepens.

Warning: house prices crashing and rents soaring. I've been warning about this since mid-2020. Some people have been calling me crazy. Oh Rob, but prices went up after the lockdown, and now they're dropping hard. People have been calling me a doom monger, that I'm just talking about the, the house price crash that's imminent. It's not imminent anymore. It is here. It is real. It is now. I have proof. I don't get a lot of pleasure in saying that I was right, but I was right. And there is now the perfect shitstorm of, unfortunately for most people, a major living crisis. The soaring cost of living crisis, the soaring food energy, and now rents. Rents have just soared. Now here's the thing: if you are a landlord, rising rents is good for you. If you are an investor, rents equal income. However, if you don't own a home and you're forced to rent, then rents are bad for you. So we're currently in the middle of this perfect storm for the contrarian investors, uh, and a shitstorm for everyone else. And I've been warning people about this since mid-2020. So I've gonna— I'm gonna have two types of people that are watching right here, right now. Either the people who heard me 3 years ago and did something about it, started investing in assets, started getting recurring and passive income, started protecting their money from governments and inflation and taxation. I hope that's you. And then there are the other kinds who either heard me ranting about the house price crash and the soaring cost of living 3 years ago and did nothing because they were scared or they didn't believe me. Or you heard me say this and you've done nothing yet. So I'm talking to both of you right here, right now, and I want to tell you now what is happening now and what will happen in my opinion in 2024. Um, not what I think will happen, like I had to say 3 years ago, and I hate to say I was right. So, um, what is happening is prices are now crashing. This is not sensationalism, this is not controversy, it's happening. I'm going to give you the numbers in a minute. What is also happening is rents are soaring. And these words, crashing and soaring, you know, when the mainstream media uses these words, you should probably think it's sensationalism and fearmongering. When I use these words, this is reality. So, um, we have put our rents up probably 50% in the last 2 to 3 years. Now, by the way, I would love to not put my rents up, and if my cost of living hadn't gone up, and if my materials hadn't gone up 50%, and if my electrics and gas hadn't gone up 200 or 300%, I wouldn't have had to put my rents up. So people can look at me, oh, Rob Moore, the greedy landlord, or you could look at me as someone who has been forced to put up my rents because of the government mismanagement of the economy, of inflation, and of the cost of living. Now Stephen has said here, why do I keep living the same content over and over? I've done— I did it 3 times last week. It's actually not the same content, it's nuanced and it's different, but it's similar because number 1, um, so for example, Stephen here, um, I have 324,000 people that watch my live, that follow me on Facebook And sometimes my lives will get 5,000, 15,000, 25,000, 1.7 million. Um, so often a lot of people don't see the content. And by the way, um, how many times do you need to be told something in order to actually do it? So if anyone here has said— is saying, oh Rob, I've seen you talk about this before, let me ask you this: have you done anything about it? Because to know and not to do is not to know. When all is said and done, more is said than done. So, um, I've seen rents go up 50% in the last 2 to 3 years. Now, for about 5 years we didn't really put our rents up, so our rents were actually going down because of inflation. Um, and now they've— because rents go like this: 1 year, 2 year, 3 year, 4 year, 5 year, 6 year, 7 year, 8 year. And, and they go up in really fast spikes. Um, and they don't go up evenly and consistently. Uh, Kelly has said here their rents have doubled. Exactly. So, um, Kelly, unfortunately, if you're a renter, increasing rents really hurt you. If you're an investor, increasing rents help you. They either pay for the government's mismanagement— because here's the sad irony: the governments are trying to attack the landlords, um, but all they do is punish the tenants, because the landlords have to make a profit. Otherwise, why would they be a landlord? And if the government sorted the housing crisis out, then we wouldn't need as many landlords. So there's a bit of an attack on landlords. I would say you can either rent from a landlord and see your rents double, or you can be an investor and become a landlord. So this is the reality. And the next thing, so rents have doubled for some people, and now the house prices have crashed. So what would you deem as a crash? Would you deem 15%, 20%, 25%? What would you deem as a crash over what period of time? 6 months, a year, 2 years? Well, I can tell you that in our local area, properties have dropped at the lower end about 27% in about a year. 27% in about a year. That is definitely a crash. Now, in the perfect storm of opportunity for an investor, an entrepreneur, someone who wants to make recurring income and build multiple streams of income, of income and wants to beat the government and beat taxation and beat inflation. Your perfect storm is lowering and crashing prices and soaring and increasing rents, because the lower the price versus the higher the rent, the higher the margin, the higher the cash flow. And that is the perfect storm, and it is here and now. It's no longer me predicting the future, it is me talking about the present. And by the way, I think prices are going to come down further. Because we've got millions of people who are going to move from fixed rate mortgages at 2 to 3% to variable rate mortgages at 5, 6s, and even more, um, higher percentages than that. So people, they're, they're gonna have no money left. They're gonna get repossessed. They're gonna have to be forced to sell at a loss and then move into rental, and then that's going to cause a spike in, um, rental prices as well. So when the government, um, lock us down and spend nearly a trillion doing it and give us all these bounce-back loans and whack up the taxes and whack up the quantitative easing and print trillions, you pay for it. And you're paying for it in soaring rents and crashing prices. But here's the thing, this is great news for the contrarian investor. For the disruptor, the innovator, the entrepreneur, for anyone who wants to take control of your own pension and not have the government spend all your money, anyone who wants to build personal wealth and gain financial freedom and not be beholden to the government or an employer that could pull the rug from under you. And this is why I launched Rob.team before lockdown, and this is why I dramatically reduced the price in lockdown, and I've never put it back up. Well, I've not put it back up to where it was since. Um, and Rob.team is my digital financial freedom platform where you can start and scale a business, make, manage, and multiply money, build multiple streams of recurring income, build passive income, invest in assets, cash in on the crash of 2024 because prices are going to come down further. And rents don't go down, by the way, so rents are either going to stay or go up, and prices are going to come down further. So if you'd like to cash in on all of this, even if you don't have much money, even if you don't have the knowledge yet, Join Rob.team. And the great news with Rob.team is there's hundreds of hours of courses, resources, and masterclasses to make, manage, and multiply money, build multiple streams of income, and cash in on the crash. And it's even better news, it costs less than 22p a day. You can cancel anytime. There's no ongoing contract, so there is no risk to you. The only risk is to do nothing. So to join, it's really easy. It's what I've been doing for nearly 20 years. I've done more than a quarter of a billion in sales in what, 16 years. I built a portfolio of over 340 rental units in 15 years, built the UK's largest property training company, and I'm sharing all this knowledge for you, to you, for less than what, 22 pence a day. And by the way, if you've ever, um, enrolled and you've got any issues, just email support@robmoore.com if you want to get your login, if you want to find content Now I've got a special gift for you. This was my Christmas gift, but I'm going to extend it to today. So if you join right now, I'm going to give you my 12-hour Money Mastermind University completely for free. So, um, a few months back I ran a 12-week online university to help you understand the banking system and how to turn it against itself and use the banks to make money instead of them making money on you. Basically a university degree from Rob Moore a real multimillionaire, on how to learn the money system and play it against itself to build personal wealth. And I did it live to my Rob.team members and I have the full recordings and I can give it to you as a gift because it doesn't cost me anything because I've got the recording. If you go and join Rob.team right now, then you can get that completely for free. And I'll also give you the 10-module how to invest series I did with one of the top UK investor entrepreneurs I interviewed him and we did how to invest with no money, how to invest with 5 grand, 10 grand, 20 grand, 50 grand, 100 grand. You can get all of this as my gift by joining Rob.team, by typing in Rob.team. So quick summary: the crash is here and now. In my local area, it's crashed 27% in a year, which is 3% off what it was in 2008, and that was a banking crash. Rents are soaring. Some people here have said that their rents have doubled. So these words crashing and soaring, I don't use them lightly. It's happening and it's now. So my question is, are you going to wait or are you going to act? Are you going to talk or are you going to do? Because when all is said and done, more is said than done. Stop browsing, start buying. Stop talking, start doing. Whether that's going and seeing some local estate agents, buying some property books, joining Rob.team, going to local networking events, taking control of your financial future, learning about money and making different decisions. Because we're going to see a big correction in wealth in 2024, and money is going to move from the uneducated to the educated, from the sellers to the buyers and the investors. And honestly, I've been kind of waiting for this since I knew we'd come out of the last crash. I mean, think about a normal cycle— 15, 17 years. So it's kind of due anyway, because that's how cycles work. They go up and down. They oscillate. So this is kind of due anyway, but with COVID and lockdown and massive taxation and inflation and the cost of living crisis and rents and fuel and energy and food, we have this perfect storm of opportunity. And in sort of 2011 and '12, we figured out that 2008 was the best year we ever bought, and we bought 2 dozen properties, like so cheap. Um, probably many of them 50, 60, 70 grand that were worth 180, 200, or more. And I see 2024 as maybe that is the next year like 2008. So are you going to cash in? Are you going to take action? So I want to say thanks for tuning in. I'd also like to get your thoughts. So do you think the crash is here and now? What's happening to the prices in your area? Are you going to commit to being a contrarian investor, to observe the masses and do the opposite? To be greedy when others are fearful and fearful when others are greedy. By the way, um, I don't— well, yeah, but I was going to say I don't want to hear the yeah-buts, but we all have them. Yeah, but I haven't got any money. Yeah, but I haven't got any experience. Yeah, but I'm in debt. Yeah, but my area. Yeah, but yeah, but yeah, but I'm getting divorced. Yeah, but yeah, but yeah, but I'm busy. Yeah, but I've got kids. Yeah, but yeah, but yeah, but— so everything is learnable. Every winner was once a beginner. Every master was once a disaster. So if you have listened to me ever and gone, "Yeah, but, yeah, but, yeah, but," just stop yourself and go, "Every winner was once a beginner. Every master was once a disaster." Everyone starts somewhere, and maybe you start now by joining Rob.team. If you just listen to an hour a day of Rob.team, in 365 days you'll have 365 hours of money-making information, and the more you learn, the more you earn. I will be doing more Cash in a Crash and property market related content in 2024 because this could be the best year for buying maybe I've seen in the last 15 plus. Welcome aboard, Eric, to rob.team. Let me know when you've all joined, I'll shout you out. Thanks for tuning in. Oh, and I wonder if you wouldn't mind hitting the share button, because there's not enough knowledge and education around money and business and finance and investing, certainly not in the school system. So I'm, you know, my personal vision is to help as many people on this planet get better financial knowledge. So if you can share this content, if you find my content good Also, the algorithms play funny games and restrict my content sometimes. Andy said it's only happening in certain areas. Andy, it's happening in nearly all areas, it's just happening at different rates. And also, Andy, let me just throw this at you. A lot of people say, oh well, Rob, my area hasn't crashed, because if you go on Rightmove and look at the asking prices— asking prices and sold prices are wildly different. And if you put a property on the market now, let's say for £200,000, what do you think you'd end up having to sell it for? Like, if you sold a car now or a watch now, you're going to have to take a big hit. So asking prices is vanity, sold prices is sanity. And I think a lot of areas, they are dropping, but you can't see it because the asking prices haven't really moved. But generally, even in a good market— well, look, in previous markets, asking's— it's gone over asking price, but that's quite rare. That only happens you know, at a certain point in the cycle, maybe 1 or 2, max 3-year period in a 15 to 17-year period. It's really rare. Normally someone tries to sell something and they have to drop the price. Like, normally when you buy a car, you get it cheaper, not more expensive. Um, so Andy said he's just sold his father's house for over market value. Um, then there's just a delay probably in your area, Andy, because, um, probably London would likely drop the latest I'm in Peterborough, which is what, 70-ish miles north? And also, Andy, it's property type specific. So in the last recession, the expensive houses didn't drop as much or as fast because there were less mortgages on those and the rich could afford to hold them. So it's nearly always the lower end, the higher mortgage rate end, the higher loan-to-value rate end, the lower affordability end. It's normally that end of the market that drops. But, um, you know, I think the recession or crash is coming to a city near you soon, believe me. So thanks for tuning in. I wonder if you wouldn't mind sharing this.
