How I Bought This Property With Other People’s Money

Rob Moore bought a 42-unit co-living building for under £400,000 and funded the £650-800k redevelopment without using his own money or taking interest-bearing loans. The property appreciated to £3 million over ten years and generated thousands in monthly cash flow. He built a 340-unit portfolio starting from £50k in debt.

I'm about to show you a property here that I bought with other people's money. So people say to me, ah, no money down, it isn't possible. Well, it is, and I'm about to show you some proof. Now, when I say no money down, what I mean is other people's money, or or none of my own money. And imagine this, imagine thinking that you need money to start a business or invest in property. No one's born with money. Even if you inherit money, you probably don't inherit that till you're 25 or 50 years old. So no one starts with money. And I was 50 grand in personal debt in 2005, and fast forward a year and I'd got rid of the debt and I'd bought 20 properties. Some are kept, some are sold to other people with other people's money. So give me a yes in the comments if you can hear me okay. Give me a yes in the comments if you can see me okay in my new-ish Facebook Live glasses that you can see that I'm looking at in the mirror here. Well, I'm looking in some random window. So this property here is a deal I bought— oh, it was after the last crash, so I'm gonna say around about 2010-11. And this was bought with none of my own money. So have a guess how much you think I paid for this. Let me move back so you can see it. So you can probably see the whole building there. Have a guess how much you think I paid for this, let's say 10 years ago, just to make the maths easy for you. 10 years ago, what did I pay for this? I actually own this one as well here. Um, this used to be like a squash court sort of sports club, private sports club. and we ended up converting that into like more than 20 sort of co-living apartments. So you can see it goes back quite a long way there. So have you all had your guess how much I paid for that about 10 years ago? It is currently about 42 different tenants living there in different living styles. So we sometimes mix like people who have, you know, just an ensuite room and then 8 of them share a living room and a kitchen. Um, and then sometimes we have like, you know, full-on flats and apartments. So you can see it goes back quite a long way. It's quite deep there in the front, and there's 42 tenants-ish in here. So how much do you think I paid for that about 10 years ago after the last crash? Well, the answer is less than £400,000, which I think is not bad. And that money was borrowed from a private investor, and that private investor still owns this building with us today. And so we didn't get the money for free in the sense that we're giving away equity and cash flow, but we got the money for free in the sense that we didn't pay any interest on it, we didn't have to get a bank loan on it, we didn't have a mortgage, and we've had this for 10 years, um, and this produces many thousands a month in net cash flow. So purchase under 400, and then have a guess how much you think the full redevelopment cost was, because this was a private, um, club. So down there actually used to be a bar which I used to go and drink in, and it's funny, now I own the building, so that's quite nice to think about. So there used to be a club down there and, and it had various private rooms that you could hire, but you had to be a member. It was a members club. And so now we've developed it into 42-tenant apartment co-living spaces. So how much do you think that was? If it was about 400 to buy, how much do you think it was to develop? Let me know in the comments. I want to give you a minute now. People believe that no money down isn't possible, but it's only because they can't do it. When people say you can't, they don't actually mean you physically can't. They mean they don't know how to. I have 340 property rental units that my business partner and I co-own. There's 42 of them, there's 20-odd of them, there's 100 of them. And I started with minus 50 grand, so you could say all of those deals were no money down, or none of my own money down. Okay, so the actual cost to develop this was between 650 and 800, I believe. I don't have the exact data to hand, and it was, what, 10 years ago? So let's say we're all in on that for 1.2, all in. What do you think it's worth now? Let me know in the comments. What do you think this is worth now? So a private investor paid for the building, a private investor paid for the entire cost of the redevelopment, and then for the last 10 years we've been splitting the cash flow between the 3 of us. And of course we own the building between the 3 of us. Now when you have your own money, you might not want to split it with someone, but until you have your own money, surely a half or a third of thousands a month in cash flow and hundreds of thousands in equity is better than 100% of nothing because you don't think no money down deals or other people's money deals is possible. So has anyone guessed how much? Come on, hit me. I'm going to have to tell you because I've got to get out of here. It's my mum's birthday tomorrow, I've got to go and get some flowers. So this is now worth over £3 million. So bought for £400,000 minimum, maximum all-in cost £1.2 million. And now it's worth about £3 million, give or take. What do you think? And that was none of my own money. That was one private investor who I met probably 12 years ago now. Now, you know people, you've worked with people, you've got acquaintances. You know, you might not be able to get traditional finance yourself from banks and mortgage lenders. You might not want to because the interest rates might be really penal. We didn't pay a single penny of interest on that. You either get a loan and pay interest, but the interest is high at the moment and it's really difficult to get the loans, or you have a private investor put all the money in, you don't pay any interest, you just share the profits. And this is how we did this. So give me a yes in the comments if you'd like to learn a bit more on how to do this. Now, maybe how to raise money for a business, or maybe how to raise money to buy property like this. So we've got apartments down there, Apartments on the 1, 2, 3, so there's 4 stories here. Give me a yes in the comments if you'd like to learn a bit how to do this. Because for years people have been asking me, hey Rob, how do you do no money down? Or you can't do no money down. Or how, who'd you borrow money from? Why would they want to lend or invest money with you? They ask me all these questions when they realize a bit more of my backstory and you know that I've done over 340 units technically. None of my own money down. So type yes if you're up for learning a bit about this, because for the first time, certainly in many years, if not forever, I'm doing a Zoom session which I thought about only doing it for my Rob.team members. But then I thought, actually, the people who need this the most are often the people who don't have a huge amount of startup capital. I didn't have any startup capital. And if you needed to have money in the bank before you started, I never would have started. So type yes if you're interested in knowing a bit more about this. And I'm going to do something new, which is I'm going to open this up to notjustrob.team members, and I'm going to share with you how I went from minus 50 grand in debt to tens of millions in sales a year and tens of millions in property value in terms of my portfolio. I own this 100-unit block over there. I have a 5-step CREST formula. People always ask me, you know, what does someone who is going to invest money, what do they need to know from you? How can I get money from them? You know, how can I almost pitch to them? Well, it's actually a 5-step formula and it spells CREST. C-R-E-S-T. I'm going to share that with you. Just give me a yes if you can hear me okay. Sorry, it's a bit noisy at the moment. Don't they know I'm doing a live? Yeah, so I'm going to share my Crest Formula. I actually have someone who's 140-odd grand in debt and now he's a multimillionaire and he's one of the top UK guys on no money down and creative financing. So I'm going to get him in on this Zoom and I'm going to get him to share. There's about 12 main ways to raise money. Obviously I can't cover all 12 in masses of detail, but I'll do my best to cover the main ones. So we developed this whole thing. 100 apartments, probably worth either side of 20 million depending on the market. So actually, I'll tell you what I'll do, I'll just share the link. Isn't it weird looking at my phone through these glasses? So the link is tiny.cc/raise Cash. Tiny.cc/raisecash. This is this Sunday. There'll be no recordings or replays unless you're a Rob Moore Team member. And myself and another no-money-down property investing specialist are going to talk about the different ways to raise money and How to get into business and property and other investment classes even if you don't yet have cash in the bank. The 5 things that all private investors and people who might directly give you or lend you money are looking for. By the way, there'll be nothing on this Zoom about getting mortgages and going to traditional high street banks because at the moment, you know, they want to know your inside leg measurement and, you know, your entire history of your whole life. And they want to charge you a really large penal interest. So it's probably not the future of raising money. And, you know, if you've got to pay 1% a month, 1.5% a month, 2% a month, or 9% a year, can you actually make money with that level of interest? So the other option is to get private investors to put all the money in and take a split of the profits. And that's often the best way to make a deal work. So type yes. In fact, no, just go to the link tiny.cc/raisecash where I'll share with you the strategies and tactics on how to start raising money. Now, if you're good at raising money, you're good at anything, because if you can raise money, then you can sell things, you can start businesses, you can acquire assets, And remember, raising money means you get 50% of a lot, which is better than 100% of nothing if you don't have any money. So go to tiny.cc/raisecash, raise cash, and jump on the Zoom. I look forward to sharing with you the journey of doing no money and other people's money down. And you know, when I started, I didn't really believe I could do it. Once I got that first property bought with other people's money, that there was the proof actually, it's just a system. And I'm going to share this with you. And the reason I'm doing this is because it helps you start. You know, a lot of people that— of the 3 million people that follow me on social media, you know, a small percentage of them are already millionaires. Very small. The rest are just starting out, and you don't know what you don't know. All right, see you on the Zoom.
