How the Government Paid me £3.3m this year 😳

In this YouTube monologue Rob Moore explains how, contrary to the common view that inflation is purely harmful, high inflation combined with quantitative easing (QE) can effectively reduce the real value of "good debt"—mortgages on income‑producing property. Moore claims that his portfolio of over £50 million in property, backed by tens of millions of pounds in mortgages and 1,550 tenants, has seen the equivalent of £3.3 million wiped off his debt in the past year because inflation (around 10 %) de‑valued both his cash and his loan balances. He argues that holding relatively low cash and higher amounts of leveraged, income‑generating assets lets individuals benefit from the same mechanism the government uses to manage its own debt. Moore contrasts "good debt" (borrowed against appreciating, cash‑flowing assets) with "bad debt" (borrowed against depreciating liabilities) and dismisses blanket anti‑debt advice. He warns that if interest rates rise sharply the calculus could reverse, but notes current rates remain low. The video concludes with a promotional pitch for his paid community, Rob.team, offering financial education, mentorship, and access to his network of millionaire mentors, positioned as a low‑cost alternative to coffee or Netflix subscriptions.

How the government paid me £3.3 million this year. Hands up, I've been moaning about the government a bit. I think definitely lockdown 2.0 and the soft third lockdown were too much. I think that taxes are far too high and there's not enough support for small business and entrepreneurs. These are things I feel strongly about. In fact, I was discussing these with Matt Hancock just yesterday, who used to be the small business minister for the UK. So I have been vocal about what I think the government have done wrong, but I'm going to tell you how the government paid me £3.3 million this year and how essentially you can copy what I do so that they do the same for you. And, um, most people talk about inflation being very bad. Inflation is bad because it erodes your cash, it increases prices, and therefore the cost of living is harder for you. You have less spending power. Your spending power is the lowest it's been since the Second World War. Inflation, all bad news, all bad news. No, not all bad news, and here's why. Because if you have assets with good debt, inflation, relatively speaking, pays your debt down. So how the government paid me £3.3 million in a year, they didn't write me a check. Actually, that wouldn't be that useful to you. What would be useful to you is tell me how it me to tell you how it worked, which is what I'm doing now. They didn't write me a cheque for £3.3 million, but they might as well have done. Because I, when you work out the inflation percentage currently, that as a percentage of my good debt is £3.3 million. So I currently have more than $50 million worth of property. I have 1,550 tenants. And I have tens of millions of pounds worth of mortgages. And you can probably reverse work this out. I'm always told by my business partner, my accountant, and my wife, don't give specific values, don't tell everyone your net worth, you know, there's no upside in it, you don't have to show off. They're always telling me this stuff. But anyway, um, the amount of good debt I have on my properties amounts to the current inflation rate paid £3.3 million down in relative spending terms. So my point here is, if you have good debt, i.e., mortgages and good leverage on assets, when inflation is high, inflation also pays your debt down as well as devaluing your money. It devalues your debt as well as devaluing your money. Now, this is what the government do. So if the government, um, are in a lot of debt, a quick, cheeky, and easy way for them to reduce their debt down in the back door is by printing more money, reducing the relative value of the existing currency. It's called quantitative easing, and essentially pay their debt down through the back door. But when they pay their debt down through the back door, they pay your debt down through the back door. So if you have more good debt value than actual cash, you will make money in high inflation. And no one really tells you that, but you know, I did tell you in a live video a few weeks ago that I had a few million in the bank. And so when you work out the inflation on a few million, let's say 3 million— I don't know exactly what it was, it was 3, 5 million, something like that. So you've got 3 million in the bank, inflation is 10%, you're losing 300 grand a year. But my good debt and my asset value is tens of times more than that. So when inflation is 10%, let's say it is— I think it's more, but let's say it's 10%, I've gone on the low side— it's paying millions of pounds off my my mortgages. So what's the moral of this story? The moral of this story is when inflation is high, you want to hold relatively low amounts of cash and you want relatively high amounts of good debt, not too highly leveraged. Always do your own research, but you, you know, having a good amount of good debt is not such a bad thing. Now of course, if interest rates were really high and inflation was really low, it would work in reverse when it might be worth having some cash. But interest rates aren't high, they haven't been high for more than 10 years, and they're probably not going to go up as much as they should. Should. So let me know what you think about that. The, um, government paid me more than £3.3 million off in the last year because their high inflation paid down the good debt loans I have on my property portfolio. And you can do the same thing. And here's what you do. You know, a lot of people out there, like say for example Dave Ramsey, all that is bad and debt is dumb. No, that's a dumb statement. All debt is not bad. Bad debt is bad. A debt on a depreciating liability is bad. Debt on an appreciating asset that pays income is good. Like, whoever owns that probably didn't pay for it cash. It's a lot of freaking money, so they probably got a mortgage on it, a commercial loan on it, and they're probably getting income from the tenants and renting out all the rooms. So you leverage, not too highly, good debt to buy property and other assets that produce income, and then inflation and quantitative easing pays off that mortgage and that debt over time. I can't see how this quantitative easing is going to stop because the governments are getting more and more into debt. They don't know how to pay it back. How are they going to pay it back? From us. Our taxes are already high. I don't think they can put them much, much higher. Otherwise everyone will just freaking leave. So they're in a quandary. So how are they going to get rid of their debt? High inflation, high quantitative easing, yada yada. So that's how it works. So are you buying real estate? Are you getting good debt to get cash flowing assets? Because if you are, then inflation is your friend, my friend. And I just wanted to tell you that. I was thinking about doing this video for a little while because I have been moaning about the government and inflation and how they're managing monetary policy, etc. But you know, there's something good. So yeah, that is the exact amount in the last about 12 months that the government have wiped off my relative value of my good debt on my property. So let me know what you think in the comments.
