I’m splitting up with my business partner over this…

Rob Moore is splitting from his 15-year business partner Mark over different visions: Mark wants to keep building physical property, while Rob is betting on digital real estate like websites, podcasts, and social media. He makes roughly £350k monthly from social channels and is launching a five-day Make Cash Challenge for his supporters.

Hi, it's Rob here. So about 14 years ago, my business partner and I split our roles and responsibilities between property investing, stroke real estate, and building an information-based business. And we've been in business now 15 years. In fact, we're nearly 16 years in. And, um, we are splitting up over the control and the future of these two very different asset classes. So when we started investing together 15 years ago, we both started doing real estate together, and we were both viewing all the properties together We were chasing each other's tail. We only knew buying property, and we bought 20 in the first year, 30 in the second year, so that was 50. I've moved up to 100, I think, that we sourced for ourselves. We had quite a few of them and other investors too. And, um, fast forward to now, we're just finishing our, um, final 2 projects, which are about 145 units. Maybe about 229 tenants, something like that. And the way we've navigated the last 14 years to now to build a vast portfolio of— we actually have 1,300 tenants under ownership, management, and development, um, and we have the UK's largest property training business, Progressive Property. And the way we were able to do that was we split roles and responsibilities where Mark would mostly focus on building the assets and he would focus on investing and deal-making and running the finance and the management of building our portfolio, which has gone bigger and bigger and bigger. And like I said, now 1,300 tenants in our lettings, management, and ownership companies. And then I focused on the training So in a way, we've become quite divergent in what we do. I mean, there'd be days where I wouldn't really see Mark or speak to him much, even though we're 50/50 in everything. Even both our wives are called Gemma. So, um, over the years, we've kind of gone like that. And, you know, I've been more, way more involved in building the training businesses. And so now we have this real estate portfolio, well, tens of millions big. And then now we have a digital real estate portfolio. And I'd like you to remember these words: digital real estate. Digital real estate. So, um, now I believe, and I've said this to Mark, I believe the future of property and real estate is in digital assets and digital ownership. One, you don't need builders, contractors, suppliers. So in our latest project, which is conservatively valued at £19 million, $25 million, maybe more, um, you know, we put £4 million cash in plus more, £9 million development loan plus, plus more refinance. We had one contractor, main contractor, go bust, another main contractor Similar, we managed the project arbitration with different contractors, massive management and maintenance and ongoing challenges. And well, this is a legacy project, we'll own it for the rest of our lives, and we could just retire on that one deal. Mark even phoned me a few days ago, and you know, Mark is quite a sort of reserved, analytical, practical worst-case kind of guy. And he said, Robert, if we had nothing else, we could retire on this portfolio. And I think that's where Mark's sort of more going in his head, whereas I'm into the— more in my head into digital real estate. So for example, um, your web domains. Do you own any web domains? Or your subscription platforms, or your SEO, or your web traffic? Or your followers, your fans, your, um, the amount of people that you have that watch your live videos, your NFTs, your cryptos, um, your Clubhouse rooms, your Facebook Lives, your podcasts. And the world is changing, and I'm going this way and Mark's going this way, and that leads us to where we are right now. So I need to give you a little bit of an example. So, um, if you wanted to make £100 million net profit from property capital, you'd probably need about a £500 million portfolio that you'd sell and dispose of, you know, because you're going to have leverage, you're going to have bank finance, and to be left with net £100 million before tax, you probably have to have a £400 to £500 million portfolio, okay? Joe Rogan sold his podcast for $100 million, and you could fit all of his episodes on that. So you can see why Mark and I got quite a different view on this. Mark's probably a little bit more old school, I'm probably a bit more new school. Would I rather have to manage that for £100 million or a £500 million property portfolio? Now, yeah, no tenants. Exactly, no tenants, no boilers, no insurance, no gas and boiler safety checks, no maintenance. Yeah, yeah. Um, so yeah, big changes, big changes are coming. Now, um, I'm going to list to you the digital real estate that, um, I'm really getting into a lot more now. So I'm definitely going to launch a book on an NFT. Mark my words, you heard it here first. NFTs and cryptos, obviously all online. Yeah, there's gas fees, etc., but you know, there's not massive overhead, is there? There's not massive capital outlay. In fact, you mostly— for, um, many things online, you just need, um, hosting. So this is big-time digital real estate. I am going to buy more domain names and have more websites and have more traffic. 100%. We've just hired a full-time SEO person and we are going to get our blogs more and more traffic. Because when you have traffic on your blogs, it's like having tenants in your properties because traffic generates revenue, affiliates, ads, and sponsors. So I'm investing in that. My podcast. So my Disruptive Entrepreneur Podcast, 750 episodes. Now I'm starting to do ads and sponsorship on that, which I hadn't done for years, generating tens of thousands of pounds and more. I've got David Icke Live for the 750th episode. I have a second podcast, Money. I'm going to get a sponsor for that. Um, I'm going to carry on writing books because audiobooks is digital real estate. Where's my memory card gone? I just dropped it. Um, but you know, my, um, my most popular book, Life Leverage and Money, I wrote 5 and 7 years ago, and I'm still generating hundreds of thousands of pounds in revenue from those. And that's just data, because people say, I know, but Rob, book is physical. No, it's not, because it's digital information, is stored online, and then it's printed on demand. And my subscription platforms, so Netflix, I think I'm getting— yeah, the Netflix, um, founder to speak at our recurring income summit. And Netflix have 192 million— 193 million users paying between, what, £9 and £12 a month. So, um, then I have rob.team and Facebook supporters, over 3,000 members. So I'm going to grow that. My YouTube channel now generates quite a few grand a month, so I'm going to grow that. I actually worked out we make about £350,000 a month from social media, and social media is just internet, it's online, it's digital real estate. So the 161,500-odd of you that follow me on Facebook, you, you know, you're part of my digital access and distribution. My TikTok's just blown up. We've had a 2.6 million view video and I've gained 25,000 new followers in 2 or 3 days. And that— Sharon has nicely said I haven't reached my prime. So I believe the future of revenue, of assets, of recurring income, and of making cash is in digital real estate, not physical real estate. So I've launched something because of this, which I think that you'll love. Um, I am running next week my brand new Make Cash Challenge. So I'll give you the link in a moment. Stay with me, this is really important. Um, so before the pandemic, I ran about 3 or 4 challenges a year. And what I'll do is I get my supporters, initially 500, then 1,000, 2,000, then 3,000, and I'd give you challenges every single day to go and make more cash. Uh, and I'd do 3 videos a day, an action setting video, a training video, and a Q&A and debrief video every day for 5 days. And there'd be a big group of you, a committed group of you, who are going out there making more cash. And so I'm bringing back for the first time in 2 years my brand new Make Cash Challenge. So how you register for this is joining my supporter program, and of course I've just mentioned that there as part of my digital real estate portfolio. So that's bit.ly/cashrm, bit.ly/cashrm. So if you go there and right now, or when this video has ended, um, then you can jump in on this Make Cash Challenge as part of my supporters. And I can help you make a lot more cash. I can help you put cash in the bank over the next 5 to 7 days. Would you like to make more cash in— oh, is the video frozen? Oh, that's really annoying. Oh, weblink just crashed. Can you all still see me? Give me a wave if you can see me. Say, say yes if you can see or hear me. Have I just crashed the internet? Um, yeah, so bit.ly CashRM, um, and you can jump in on this Make Cash Challenge. And, um, what I'm going to do over 5 days is I'm going to give you a video live every morning where I'm going to teach you 3, 4, or 5 different things you can do immediately to make cash. And then in the afternoon, we're going to do a deep dive masterclass with one of my guest expert millionaires. And then in the evening, we're going to do a Q&A and a debrief. And how did you get on in the day towards putting cash in the bank? So yeah, just give me a yes if you can all see me and hear me okay. I know the video apparently froze there a bit. If you go to bit.ly/cashrm, bit.ly/cashrm, then you can jump on this Make Cash Challenge. Now all you need to do to jump on the challenge— the challenge, the challenge, the cash challenge, the challenge— which is a new word I made up, a hybrid of cash and challenge, is join the supporter program. It's only £3.49 a month. I paid £3.45 for a medium skinny cappuccino extra shot just this morning, and I have 62 of them a month, so it's only one of them. Um, when you go to that page, you'll see on my supporter program, there's a little video I've done. You'll see on my supporter program that you get masterclasses every sort of 2 weeks. You get Ask Me Anything Lives with me every 2 weeks. You get previous courses I've done and charged hundreds or even thousands of pounds for free as a supporter. We do supporter meetups, VIP ticket upgrades. You get also sometimes access to dinners and lunches with me around, you know, over the year. You get all of that as part of the supporter program for just £3.49 a month. But my goal for this Make Cash Challenge is to help you make much help you make as much cash as you can in the next 5 days, starting early next week. So are you game for making more cash? Maybe as much cash in the next 5 days as maybe you did in the last 50 days. If you're game, go to bit.ly/cashrm, join the supporter challenge. Gina's just asked, what's the address again? Bit.ly/cashrm. Um, if you would like me to teach you how to build digital assets, your digital real estate, and build your personal brand and monetize your personal brand and have multiple streams of income from your online presence, then join the Make Cash Challenge, bit.ly/cashrm. If you'd like to create recurring income, residual income, if you'd like to win competitions, I've got prizes and competitions up for grabs, and the winners are gonna get courses, mentoring, mastermind, maybe even some cash. You're gonna be competing with other people. And you will put cash in the bank in 5 days. Um, so the last winner put £37,000 cash in bank in 5 days. That was what the last winner got. So that's what I'm talking about, that kind of level of cash. Um, so there will be actions, there will be accountability, there will be support, there will be commitment. But in that 5-day window starting next week, I challenge you for a £3.49 investment. I reckon you could make £5,000, £10,000, £20,000, £50,000, who knows. But you've got to be in it to win it. So go to bit.ly/cashrm, um, because my business partner now focuses on our real estate portfolio and I focus on our digital real estate portfolio. And I said to him, I think that, you know, he can back off a bit if he wants on building our real estate portfolio. We've probably got enough property to retire our generation and the next generation. Let's start building these digital assets. Maybe launch an NFT, you know, build up our followers and fans around the world, build our social platforms, build our subscriber base on Rob.team and the Facebook supporter program, which you're going to join for the Make Cash Challenge. And I'm going to teach you how to do all that because my job over the last 14 years in our business has been to teach you all what we do. And we've traditionally taught you all property, but now all these, you know, digital assets I have that generate hundreds of thousands of pounds a month for our companies into training and education and information sponsorship and advertising and subscription and recurring. I'm going to teach you all that on the Make Cash Challenge. So it should be bit.ly/cashrm. Some people are just talking about the link. I'll go in after this video, I'll just check the link and make it's all right. Sure, it's all good. It's called, um, it's bit.ly/cashrm. I'll see you in this challenge and let's make you— help you make a lot more cash in, um, 5 days, maybe more than you made in the last 5 weeks or the last 5 months. Cheers, legends! Um, yes, it's safe to send stars, and I'll see you in the Make Cash Challenge when you sign up to the Supporter Program. By the way, um, probably Saturday, Sunday before next week, I will give you a full agenda of what we're going to cover in the week and a full agenda of all the actions so you can prepare in advance. Cheers, everyone! That's right, I can see Susan's just put the link: bit.ly/cashrm.
