Invest Now or Wait for Crash? š¤

Rob Moore argues you can't time a market crash, so stop waiting. Instead, always be ready to buy but offer tomorrow's price today. He built an eight-figure property portfolio using this approach and teaches it on rob.team for under 20p a day.

Invest now or wait for the crash? Well, neither. In fact, both. No, neither. Now let me explain. So many people are waiting for the bottom of the market. I think most people know a recession or even a depression is coming, and so people like to wait to time the market, to let the market get to the bottom before they go in. And do you know what that means? That means they never get in, bish, because you can never time the market. You never know when it's reached the bottom. You'll always be waiting. It's never too late to start, but it's always too late to wait. So you actually don't want to wait. But right now, um, lending on a mortgage is fixed at 7%, which is pretty high. Which means that many deals may not work now on current prices. So you have this dilemma, this quandary, whether you invest now or you wait. Um, and actually you should do both. So what I mean by that is you should always be buying, or at least you should always be ready to buy. So for example, let's say you want to buy some property. You should be viewing properties with estate agents. You should be making sure that the market knows that you are there and ready to buy. However, you don't want to buy stuff at today's price because today's price is going to likely be more than tomorrow's price. So how do you combat the fact that you're supposed to be ready to invest now but you don't want to invest in today's price, you simply make lower offers. You want to buy watches, you offer low. You want to buy properties, you offer low. Um, because every deal works at the right price. This is important to say. Um, some people think, oh well, it's the wrong time of the market and interest rates are really high and there's gonna be a crash. No, no, no, no, everything works at the right price. So for example, in property, some people have been saying, well, interest rates are, um, really high, so deals don't work. No, no, that's not true. Deals just don't work on today's price, so you have to offer tomorrow's price. You forward price any correction, recession, or depression. So what that means is you're always on the lookout for deals And therefore, when deals come about, whether it's watches, whether it's cars, whether it's real estate, buying businesses, whatever it is, you're always in the market and the deals will find you. You just have to know how to buy. Now, um, I was mentored by a billionaire who taught me that when the market is going up, you add value to increase value, and when the market is going down, You buy below market value to forward price in dropping prices. Market goes up, add value, and you get your uplift equity. Market's going down, you buy below market value and you forward price in the discount and the cheaper future purchase price. So actually, there's always a way to buy. You can buy in any market, in an aggression or a recession or a depression. In a rising market, in a falling market. Because the problem is, um, the saying is never too late to start, but it's always too late to wait. The problem is too many people are waiting for the perfect deal, the perfect time, the perfect market, the bottom of the market. They either miss it or it never comes, so they never buy. So actually, the answer to should you invest now or wait is that you should always be investing today But in the market current conditions where prices probably are going to correct, you invest today but you offer tomorrow's price. Now here's the thing with investing. Some of you have actually asked this in the link in this live video. Um, what if you don't have a lot of money to invest? What if you don't know what to invest in? What if you don't know how to invest or you don't think you have the means to invest? Well, you actually do. You might not have the resources, but you can have the resourcefulness. You might not have the money, but you might have the time and the desire to learn how to invest. Because if you don't know how to invest, you're going to get wiped out by this coming recession/depression. And actually, in this oncomingā I think it's going to be a depression. I was going to say recession, but I think it's going to be a depression. I think it's looming. I think it's imminent, and I think it's going to be bigger, longer, harder, and deeper than even the last 2008 recession. So what you need to do is not get ready but already be ready. So you need to learn how to invest, learn how to earn. You need to build the resourcefulness as well as the resources. You need to find JV partners to invest in deals for you. You need to make, manage, and multiply money so that you can build assets that produce recurring and passive income, which by the way, assets are going to go on sale coming soon. Fire sale coming to a city near you. Because here's the thing, people are asking me all the time now, should I invest now or should I wait? Well, you should always be in the market. The billionaire mentor of mine said when the market is going up or prices are high, you add value to make your money. When the market's going down or crashing and prices are low, You buy below market value to make money. So you can always make money whether the market is going up or going down, but you have to know how. You have to be in the market. For example, some people that they sort of advertise really, uh, I'm not buying at the moment, I'm waiting for the recession, I'm waiting for the crash, interest rates are too high, I'm waiting for the prices to drop. So they sort of tell the market that they're not investing and they're not in the market, therefore they never get any deals. And then by the time they've woken up because the market's dropped, it's already dropped, they're too late. Because by the way, you know, when the market crashes, it doesn't take 3 years, takes 3 to 6 months. Once it goes over that cliff, it just goesā in my local city in 2008, the real estate market dropped nearly 30% in 6 months, not in 6 years. So it creeps up slowly over many years, then you get the odd 1 or 2 boom years, and then you get that one really big sharp drop. That's generally how it works, because it's reflexive, which means that the markets react to human emotions, and we're emotional. So when we get really fearful and scared, it literally drops like that. So you have toā you can't just be ready for that, you have to have already learned. So a little saying: don't get ready, be ready. What that means is, you know, you can't wait 6 to 12, 18 months to get your ducks in a row. You have to be ready now. So, um, Samuel has asked to recommend any books. So Multiple Streams of Property Income is a great book to read on being ready for investing in property, and also Cash in a Property Crash.
