Investments to STAY AWAY from

In this livestream, Rob Moore outlines the asset classes he believes investors should avoid—cash, government‑backed bonds, and most cryptocurrencies/altcoins—explaining why they erode value or carry excessive risk. He contrasts these with assets he recommends: income‑generating businesses, real‑estate (especially local, title‑secure properties), gold as a hedge, and selective collectibles like watches. Moore stresses the importance of building personal brand and lead‑generation capabilities to achieve the highest returns, arguing that investing in oneself and a business outperforms passive assets. Throughout the session he answers live viewer questions about property safety, whiskey, wine, and retirement accounts, and repeatedly promotes his membership platform Rob.team, detailing its low‑cost entry, masterclasses (including a 9‑module How‑to‑Invest series), and the promise of financial education to help people create multiple income streams. The talk blends personal anecdotes, market observations, and a persuasive call‑to‑action for viewers to join Rob.team and start monetising their passions.
Chapters
Hi, it's Rob Moore here, and I thought I'd share with you some investments to stay well away from. Not sure many people do content like this, thought I'd do it a bit differently, um, because right now there's some asset classes that I would not touch with a barge pole. The first one is cash. Cash is trash. Money in your savings account is going down by 10 or 15% or more per year. It's not safe, it's not secure, most of it isn't insured. So I, I would not be investing in savings, or at least having anything more than 3 months living emergency expenses in the bank. Cash is trash. The second thing I would not be investing in right now is anything backed by the government, like government bonds. For example, you're going to get a really low return. Interest rates are still very low, inflation is still really high. Honestly, I'm not sure I'd fully trust a government to back an investment of mine. So I personally am not investing in anything, any security or bond backed by the government, personally speaking. So that's cash I wouldn't be investing in, or savings. Um, that's bonds or anything government-backed. I, I would not be investing in. The next thing I wouldn't be investing in— sorry guys, a lot of you not gonna like this— I wouldn't be investing in most altcoins, stablecoins, or shite coins. A lot of these cryptos have turned out to be shite. They've gone to zero. Probably only personally Bitcoin and Ethereum are the ones I think that very unlikely to go to zero. Now I know a lot of my community talk about XRP and, and, you know, other, um, cryptos. I personally would not be investing in altcoins. They, they called some coins stablecoins that weren't stable at all. They went to zero. So not for me. Now look, I'm not giving you investment advice here. I'm giving you my experience, my thoughts, and my opinions. If you're going to put 1% or 5% of your net worth into something, you could probably speculate because they say you have to speculate to accumulate. And right now, you know, the markets are volatile, and of course that's really bad on the downside, but it's really good on the upside. Someone has asked me in the link here in the comments, is investing in real estate safe? Depends where it is, but if it's local to you, you know the local rules, you own the title deeds, and you know, you offer good security and you have a mortgage you can afford to pay back easily, it's very safe. Now a lot of people say, oh well, I wouldn't invest in property because you don't actually have property rights. Well, look, I think land and property rights are maybe not quite as secure as they were, but I still think they're really rock-solid secure, and I think there'd have to be a crazy revolution for you to not actually own your property. A lot of people are saying to me, well, Rob, it's own nothing and be happy. You will own nothing. There will be no middle class. I'm not fully sure how, um, you know how true that is yet. I think we've got a bit more of a revolution to happen, or a bit more governmental control, or more of this New World Order before that happens. Um, okay, uh, Bright Theory has said here, I'm, I'm struggling, failing to join Rob.team. How do you join Rob.team? Um, bear with me and I'll share with you, um, at the end once I've finished. Dylan has said they can also crash property easily. I don't think property markets are as manipulatable as other markets. Definitely not as many cryptos, definitely not as fiat currency, which can just be completely debased by massive quantitative easing. You know, for property prices to go down, there's a lot of variables. Interest rates are a big part of it, of course. Inflation, affordability, wages, um, all these other variables. So when you say they can crash the property market, who is they, Dylan? And I don't think they can do it easily at all. I've been in property 16 years and I've seen one crash of 2008. It went down no more than 30%. By the way, Bitcoin's gone down more than 70%, and many stablecoins have gone down 100%. So actually, 30% is not a massive drop in the grand scheme of things. And since that 30% drop, it's gone, uh, 100— it's doubled and then halved again since 2008, the property prices in the UK. So I like Bitcoin for a small amount of net worth because I think it's the only purely decentralized currency. I love gold for protection against the debasement of, um, fiat currency. I love watches because they're physical and they're real and you can own them. And if you know what you're doing and the right watches to buy— steel Rolex Daytonas, For example, they're secure, you get utility and usage. Um, so I love those. Uh, I love business. People think about investments and they don't really think about, oh, but a business is an investment. Like, if you said to me, Rob, here's 50 grand, what are you going to do with it to get the best return? Wouldn't put it into gold, wouldn't put it into watches, wouldn't put it into Bitcoin, wouldn't put it into cryptos, wouldn't put it into real estate. Do you know what I'd put 50 grand in if I, if I was given 50 grand for the best return? Let's say there was a competition Who could get the best return on 50 grand in 90 days? Go! What would you do with it? I would invest 50 grand into lead generation in my business and try and turn 50 grand into 250 grand or 500 grand, and I know I could. So actually investing in yourself, investing in a business, starting a business, investing in generating leads and building your personal brand— I think this is a great investment, and a lot of people aren't talking about that. I guess they're not talking about it because it's not passive, and I guess they're more looking for passive. So I'm going to do a summary in a minute, but I had a couple of questions here about Rob.team. Um, so to join Rob.team, well, I'll tell you in a minute. Let me tell you what it is first. Rob.team is a members area. It's just the cost of a large coffee. You can cancel at any time. There's no contract. Um, it's digital online platform, and if you can say yes to any of the following, I recommend you join. So would you like to start a business, your own business, and know how to do that and get masterclasses on that? Would you like to scale a business, get better financial education and knowledge? Would you like to build multiple streams of income? Would you like to build digital income? So for example, your personal brand, or websites and web domains, or SEO, or sponsors, or advertisers, or podcasts, or YouTube, or information into income and content into cash flow? Because if you can say yes to any of those, here's how you join Rob.team. It's really easy. You just open a new page, open a new window on the internet. Go do it now and type in Rob.team. Open a new internet page, do it right now, and type in Rob.team. I'm going to do some questions in a moment. Um, but that was a question from— I mentioned their name— Bright Theory, who's trying to join Rob.team. That's how you join. So there's a Content Creation Masterclass if you want to be a creator and earn a living doing what I do, which is content creation, in Rob.team. There's a 21 Ways to Monetize Social Media Masterclass in Rob.team. There's the 9-module, 10-hour How to Invest series now live in Rob.team. If you'd love to know what to invest in, how to invest, how to diversify, what's some— a safe investment, what's a speculative investment, that about 10 different asset classes that are hot right now, go and join Rob.team. Type in Rob.team in a new window right now and you can gain instant access to all these masterclasses for the cost of a large coffee, and you can cancel anytime with no contract. You can get content going back 3 years, 6-stage 7-figure launch masterclass, how to automate your sales and marketing masterclass. You name it, it's in there for start and scale-up entrepreneurs who want to get better financial education and knowledge, build multiple streams of recurring income, build digital assets. So some of you are asking or suggesting what you would do with 50 grand, seeing as I, I raised that question. Rosemary, is wine a good investment? Wine is a good investment if you know more about wine than the top— than the 99.99% of the population. You need to store it, and that's really important. You don't want it to turn, um, and you know, you need to know the class very well because most wine won't go up in value, most watches won't go up in value, most art won't go up in value, most property won't pay cash flow. Most, um, cryptos won't make any money. But in all of those classes, there are assets that do make money. There's art that goes up wildly. There are watches that go up wildly. Richard Mille RM 11s have gone crazy wild, and Patek Philippe Nautilus have gone crazy wild. Gold is firm right now. Bitcoin— you could buy goodness knows how many pizzas for a Bitcoin before it started, um, you know, going up, going to the moon. So even though it's down two-thirds, Bitcoin has gone wild. Real estate is— do you know, all of property and land in the UK in 1088 was £1 million, and now I live in a house that's more than that. So property has gone, what, doubled every 10 or 15 years. Okay, so what about a retirement account? Should we roll it into gold and silver? Well, look, um, it depends on your strategy. So many of you are asking Yes, and my daughter wants to come in. Come in, bubs. Um, many of you are asking about, um, you know, what you should invest in. It depends on your age, it depends on your attitude to risk, it depends on if it's active or passive, depends on how much of a return you want. Can you shut the door please, Ariana? Um, and other things. So gold is good as a hedge against a debasing currency. It's good when we don't have trust in the governments and the banks and the fiat money, which we don't right now. So in that regard, gold is good because it'll have a utility. You can use it to buy and trade. But gold doesn't produce income. So if you need income from your investment, gold is not the right one. Bitcoin is not the right one. Most cryptos are not the right one. If you need income from your investment Building a personal brand, being a creator, starting an information business, launching a membership site, investing in real estate— these are the best types of investments if you want an income. And that's why I've launched Rob.team. Rob.team helps you build assets that produce income, not just assets that have a store of value. So by the way, joining Rob.team is really easy. You just open up a new window, a new page on the internet. I can see people typing it in in the comments. And just type in rob.team. You definitely want to grab, um, your membership now. It only costs a large coffee. You can cancel anytime, no contract per month. And here's the thing, there's the 9-module, 10-hour How to Invest series, and I think it's vital that you get listening to that. You learn, earn, and invest. Because for example, people here talking about retiring on gold but you can't retire on it because you can buy it, but then you've got to sell it to liquidate it, and then you're slaying the golden goose. Because if you have an asset that doesn't produce income and you've got to sell it to get capital, one, you'll have a capital gains tax, and it could be big because the government love to tax you. Um, but two, you're eroding the value of your capital over time. So actually, for retirement accounts, you want to build things that produce income and you can live off the income. So if you invest in the stock market enough and long enough and reinvest your dividends, in the end, at 5% of your capital, you'll be able to live off the income. In real estate, in the end, 5% of your capital, you'll be able to live off the income. So that's— you probably want to think about income-generating assets. And people don't understand, it's so basic. They understand gold only has one way to make money, and that is to go up in value. You buy gold today what it's worth today. You cannot buy gold under market value unless your mate sells you some. But why would they? Because you can just go and sell gold at the market price. You sell Bitcoin at the market price. So you can't buy Bitcoin undervalued, you can't buy gold undervalued. So you can't get equity, you can only get capital store or growth. Whereas in real estate, you can buy it from a distressed seller, you can buy it undervalued and get equity, you can get capital growth and income. That's why I have 1,550 tenants. That's why I've developed 220 property units, uh, finishing off this year alone. Because you get equity, capital appreciation, and income with real estate. So if I had 50 grand, I wouldn't be putting it all into gold. I might put some. I like buying Krugerrands, a very good form of gold, um, very tradable and recognizable. Very easily storable. So I don't like buying digital or e-gold. To me, that's not the same thing. Is whiskey a good long-term investment? Whiskey is like art and like watches and like wine and like vintage cars. If you know shitloads about it and you become an expert in it and you're passionate about it, you can probably beat the market. I can beat the market at watches, I can beat the market at classic cars, and I can beat the market at property because I know those industries. I've made on every single watch I've ever bought, um, and I've made big on some watches because I love watches and I would study it as a passion if it weren't a profession. So all of you asking for things, certain cryptos, whiskey, art, wine, etc. Can you make money in them if you know them better than the masses? If you don't, it's a gamble. Now I've got a little rule because I invest in things that I don't understand. Warren Buffett and many other big investors say never invest in anything you don't understand. I don't agree. Now what they mean is don't put money you can't afford to lose into something you don't understand. I agree with that. But what about if you got expert knowledge and recommendation from people who knew those asset classes really well? So I'll call on my business partner or some of our contacts for investments in Bitcoin or crypto or the stock market, etc., in areas where I'm not as knowledgeable as I am in business and real estate and watches, etc. So get your go-to network of people who are really good at what they do and get advice off of them. William has said, what with the new rules on landlords and renting, is property still good? Yeah, property's still good. There's still a good margin. Unfortunately, what happens— and this isn't fair, but it's the government's fault— the government closed all the loopholes, so they reduce all the tax breaks, they make it harder. And then what happens is the rents have to go up because the landlords have to make a profit. Otherwise, why would they bother managing property? So in the end, it's always the consumers that end up losing. The consumers are losing right now because of the billions that the government wasted on track and trace apps and COVID loans and PPE equipment and all the money they're pumping into the wars and all the inflation. Who loses? You lose and I lose. The consumer lose who buys stuff. The consumers lose, you know, who pay our taxes. So it always ends up that the consumer ends up losing. The landlord has to make a profit, otherwise why would they go through the, the pain and the sacrifice of renting out a property and the management and the maintenance and the insurance and the gas and boiler safety checks and the legals and the voids and the bad debt? They have to have a margin to exchange in order to make those sacrifices. So yeah, the rents go up. That's what happens. That's just the way it is. Just like when inflation goes wild and wages aren't put up you know, in accordance, and taxes keep going up and everything keeps going up, what's going to happen to prices? Prices are going to go up. And then the government go, oh, please don't put prices up, please don't put upward pressure on prices to the consumer. It's the government's freaking fault, because if a business owner, an entrepreneur, can't make profit, they can't run a business and they just have to wind it up. So it all goes back to the freaking government who don't want to take any fucking responsibility. Dylan, do you not think banks control the currency? If you think not, why do we have central banks? Well, central banks are supposed to be for the people. They're supposed to essentially be a public service, but let's be honest, they're not. They're supposed to be decentralized from government, but let's be honest, they're not. That's my thoughts on that. Carlos, I have 50K but don't know what to do with it. Um, Gold. I wouldn't put all, all of 50K in gold. Gold doesn't produce an income. I'd start a business, so I'd put a little bit into gold. Can you hear me and see me, by the way? Just checking in. Um, okay, wow, loads of questions here. Oh, I don't know how I'm going to manage to do this. I've got to get out of here in a minute. I'm actually doing a presentation. Right there. So, um, look, I've launched the new 9-module, 10-hour How to Invest series. It is now in rob.team. It would usually cost you $1,000 if it was sold. I'm actually not going to sell it, it's only for rob.team members. But my one-day online courses are $1,000, my one-day live courses are £1,000. That's my price list. I have 4-day courses that are £4,000, mentoring that's £10,000, and I mean one-to-one mentoring with me is £48,000. But you can join rob.team for the cost of a large coffee, and you can get the 9-module, 10-hour How to Invest series. You can get the How to Build Your Personal Brand masterclass, the 21 Ways to Monetize Social Media masterclass, the How to Be a Creator Masterclass, the Content Repurposing and Omnipresence and, um, Growth Hack— Growth Viral Hacking Masterclasses. These are all live now or coming soon in Rob.team. So I can see a lot of you are asking questions. I think a lot of them will be answered in Rob.team. How to invest, what to invest in. If you have a lump of money, I probably wouldn't put it all into one thing. That's why Rob.team is only the cost of a large coffee. It's only a fiver. So it's basically Um, it's basically free, isn't it? Pretty much. Um, so yeah, um, it's to learn, earn, and invest. Learn, earn, invest. Um, so yeah, go and join, uh, start your business, scale your business, get better financial education and knowledge. Brad has said, I'd love to start a business but I have no idea where to start. That's why you should join Rob.team. Because it'll teach you the right kind of business models to start, the best business models to start, the best business models for this year. So, um, you know, membership sites are great, content is great, information into income is great, what you already know into cash flow, your passion into profit. These are all great ways to start a business quick, easy, low cost. So go and open a new page, a new window on the internet, type in R-O-B dot T-E-A-M. Go and join now for the cost of a large coffee. You can cancel any time, no contract. Um, you know, I turned my passion into profession with what I do here and real estate. I have the UK's largest property training company. It's, um, our best year, $25 million, £21 million, and that's a passion project. Uh, and I do six figures on social media from my content. And my information and my social platforms. And this is all stuff I'll completely teach you for free for being a Rob.Team member. Obviously you've got to pay your subscription, which is just the cost of a large coffee. Do you know it's one-third the price of Netflix? One-third the price of Netflix. So if you haven't done it already, what are you waiting for? Talk doesn't cook rice. Open up a new page, type in Rob.Team in a new window on the internet right now. Come and join us. See you there. Um, James has said, disagree with you on gold, I have shares in a gold mining company. Well, that's different, James. Having shares in a gold mining company is different from owning physical gold. If you have shares in a company, then you own a stock. And if you're involved in that company— so you could own shares in a company, but you could run that company. So then you're owning stock and you're, um, running a business. I actually think running a business is a great way, um, to get a return on investment, as long as it's a business you enjoy doing and it's a useful business. And I think it's— you're going to get a way better return on that than on a sleepy investment. And owning gold is completely different, James. Okay, Dylan has said, I'd love to know, Rob, what's your drive, your goal with all of this? I want to help as many people on this planet get better financial knowledge and education. That's my personal mission. I've helped millions of people. I want to help hundreds of millions of people. That's why I do what I do, Dylan. Um, obviously I want to make a lot of money along the way, a lot of money. Um, people say money doesn't make you happy. Fucking does. I want to make a lot of money, help a lot of people, build a lot of assets, build a big brand if I have you know, good positive influence and do something meaningful with my life and maybe leave a bit of a legacy that I changed people's financial direction and destiny, that I gave them education and knowledge and access that helped them get out of debt, that helped them build financial freedom. This is what I'm doing, Dylan. And you know, I always teach people, love what you do and do what you love, but also turn your passion into profit and profit from your passion. Monetize your mission and your message so your work and life don't have to be separate. And that's why I've got Rob.team, Dylan, because it's about helping you find your passion and turn it into your profession. Monetize your mission and your message, um, find that business that can really be in your flow to create cash flow. That's why I'm doing masterclasses every 10 days. In fact, in fact, we've got one right now going on live. Let me show you. A Zoom masterclass is going on right now live to my Rob.team members. There's a new live one every 10 days or so. I've got one on the quickest ways to 100K. Give me a yes in the comments if you'd like to learn the quickest ways to 100K, your first 100K or the next 100K, because if you'd like to learn that in one week from now, that's going to be the live masterclass on Rob.team. Because by the way, that first 100K is the hardest. It's probably harder than your first million, and your first million is probably harder than your first 10 million. So if you can get that first 100K, that's like planting the seed and seeing the, the shoots and the sprouts, and all the roots are in. That's the hardest part, and that's what I'm going to help you with on the Fastest Ways to 100K Zoom masterclass in one week, live. In fact, I'm getting a special guest millionaire to come and do that talk for you. So if you like a piece of that I can see loads of you putting yes in the comments. Open a new, um, page on the internet, open a new window and type in rob.team and come and join Rob.team. It's the cost of a large coffee. You can cancel anytime. We've got a movement, a new financial revolution in Rob.team. 5,000 members, disruptors like you. It's one-third of the cost of Netflix, so jump aboard. Look, I've got to get out of here now. It's been a pleasure to talk to you. Let me just summarize a few assets I would not invest in right now. I think it's really important that you share this because people are either not investing where they should be or they're investing in the wrong stuff and they don't know any different. This is why I launched Rob.team, to help you learn so you can earn. So you can invest. If you don't drink coffee, then save your fiver somewhere else and invest it into Rob.team. So I would not be investing in holding cash right now because of low interest rates and high inflation. I would not be investing in bonds or anything government-backed— premium bonds, bonds, anything that's secured by the government— because the return is crap and I don't trust the government. Um, I wouldn't be investing in altcoins or shite coins or any really risky unproven cryptos. Wouldn't be. Um, they're the main three I wouldn't be. I would be investing in starting your own business. I would be investing in real estate. I would be investing in gold. And I would learn to— to— I would create, um, an interest and a passion in an asset class or two, and I'd learn it as a passion and make money learning, earning, and investing. I do this with watches and a bit of art and a bit of classic cars, but mostly watches and mostly businesses. And I made tens of millions out of watches and businesses doing what I love and loving what I do. And by the way, when you love what you do and do what you love, it won't feel like work. You'll make the best return, you'll beat the market by a mile, and that's the best way to live. And that's what you can learn to do in Rob.team, in the brand new 9-module, 10-hour How to Invest series. And all the content on turning your passion into your profession. So go right now and join up at rob.team. Open a new window on the internet, just type in rob.team. Do it now, it's really easy. Talk doesn't cook rice. When all is said and done, more is said than done. I'll see you in rob.team. Thanks for tuning in. Hit the share button right now. Let's help get this message out to as many people as possible. Share the love, pay it forward, because right now the world is in a lot of financial turmoil. There's a financial revolution coming. And remember this— I can see some of you are saying you're doing it now, joining rob.team. Go and join. Open a new window on the internet, type in rob.team.
